Small, clean apartment in the basement

I rent out a nice little apartment in the basement, about 38 m² and fully equipped. Stammham is located in Upper Bavaria, about 12 km north of Ingolstadt/Audi, 5 minutes by car to the A9, Munich 55 minutes, Regensburg approx. 1 hour, Nuremberg 55 minutes, Ingolstadt Village 10 minutes, to the Danube Gorge approx. 30 minutes and to the Altmühltal Nature Park about 13 minutes. We have a Netto supermarket, restaurants, butchers, bakers, a doctor and a Raiffeisenbank in the village.

In Siegenburg (4 km), you'll find restaurants, shops and an outdoor swimming pool. For families, there are bicycles, toys, table tennis, table football and an outdoor play area available. The modern, bright attic apartment is quiet and sunny on the outskirts of Dietfurt. There is a spacious kitchen-living room , 1 bedroom and daylight bathroom with corner tub and balcony with seating. "Digital Detox" is top of mind with us (conscious waiver of wifi). The apartment has a wired connection. A car parking is right in front of the house. A public playground is right across the street from the property. The apartment is a non-smoking apartment and pet-free.

The apartment is situated in a quiet neighborhood about 2 kilometers from the city center of Regensburg. The beautiful historical old part of the city can best be reached by bus (3 bus lines headed for the city are only a couple of minutes from the apartment). Regensburg university is a fifteen minute walk away. The apartment features a fully equipped kitchenette and bathroom. The fridge has a freezing compartment, WiFi and a TV are included.

Good parking at the house. 12 kilometers from the A 9 exit Allersberg. To Rothsee 12 Km RMD canal 4.5 Km Good shopping facilities 600 meters away (bakery, butcher, supermarkets). Very nice marketplace with good restaurants 500 meters away.

Here, you can enjoy peace and quiet, away from any traffic noise, without having to compromise on short distances. The apartment is located in the basement of a villa surrounded by scenic nature.

The light-flooded apartment is located in the attic of our house (2nd floor). It was newly built in 2017 and, with its 100 m², offers plenty of space for a stay. On the large loggia you can sit in the evening sun or have breakfast outside. A washing machine and dryer can be used in the basement.

The apartment is on the ground floor of the more than 300 years old, lovingly restored house. The floors with natural stone and wooden floorboards are well-equipped with underfloor heating, even for the cold season. All spaces have several windows, which can be darkened in the sleeping rooms.
