Access to the property is via a quarter of a mile very unmade up track. Unless you are a fitness fanatic own transport is a must but be advised that lowered cars or those with sports suspension may not be going home again. The single storey dwelling includes kitchen/diner with Aga cooker and microwave, a large double bedroom with door through to bathroom with bath and shower and a comfortable sitting room with TV. Built only 12 years ago there is underfloor heating throughout, TV and Broadband Wifi. The woodburner in the sitting room is ornamental only! A very peaceful and tranquil spot but within easy striking distance of the coast, the historic market town of Framlingham and the twin delights of Woodbridge and Southwold. The renowned arts centre that is Snape Maltings is but 20 minutes away.
  • Fantastic place to relax. Beautiful views from all the rooms. Well equipped, warm and cozy. Just what we needed for our first holiday with new baby. Highly recommend this place

  • A lovely quiet retreat which is close to the coast and lots of interesting places. The accommodation is clean and spacious for two people. Recommended if you want to get away from it all

  • Marye and James's place is fabulous. We had a really relaxing Christmas break. It's a cosy, very warm house with views across the countryside. We loved our Christmas day walk to The White Horse at Sweffling, and local cycle rides to surrounding villages. We will return.

    Jacqueline2019-12-29T00:00:00Z
  • Lovely place in a great location, everything you could want for a countryside getaway! And Marye and James made us very welcome, would definitely return!

  • We had the loveliest weekend in this real country hideaway. Surrounded by beautiful scenery and with a comfortable sitting room, spacious bedroom and cosy kitchen, thanks to the Aga. You need to be aware that the access is up an unmade track, take it gently, and if you visit in the summer and the Aga is off you only have a microwave if you want to cook. Marye and James are really welcoming and friendly.

The White Cottage is a grade 11 listed dwelling dating back to the 17th Century. The cottage has views across the fields to the front , and a beautiful spacious garden to the rear. The property features open stud work, exposed timbers and a multi fuel stove. We have 2 bedrooms-sleeping 3 people. Although there is no kitchen for guests, a nespresso machine and a supply of coffee pods are provided. We recommend a visit to our very local farm shop cafe for a superb choice of cooked breakfast/brunch/lunch if required. Plates, cutlery, glasses and bottle opener are provided if guests want to bring their own provisions to the cottage,or order a takeaway to be delivered. Guests are also welcome to use the barbeque. An electric cold box is available for guests to chill drinks and food. Off street parking to the front of the cottage is available.

Campsea Ashe has a recommended auction house, and local market on Monday mornings. The market towns of Framlingham and Woodbridge with nearby Sutton Hoo are also easily accessible and provide a wide range of shopping and leisure facilities. The Suffolk Heritage Coast is just a short drive away, and Snape, Aldeburgh, and Orford are all within easy reach.
  • Stylish and cosy cottage. Very clean and comfy and despite the lack of kitchen, a very enjoyable stay! Within 10 minutes of many pubs and other towns and the coffee machine was a nice touch. Would stay again :)

The cabin itself was lovely and cosy with everything we needed for the weekend. There were lots of suggestions for activities as well as lovely places to eat (the white horse inn down the road was delicious!) We had a lovely time and would definitely stay again!

  • Priscilla and Ricardo are wonderfully warm and thoughtful hosts who took great care to ensure we were comfortable during our stay in their lovely garden annexe. The annexe itself is set in their beautiful garden with a light and airy conservatory that looks over a stunning landscape - keen birdspotters be aware, you will LOVE it here. It was spotlessly clean, full of thoughtful decorative touches relevant to Suffolk and really cosy. You’ll have everything you need in this Airbnb including a delicious breakfast in the morning cooked fresh and delivered to your conservatory, prepare to feel spoiled! I want to also mention that my fiancé and I got engaged the weekend we stayed and Priscilla & Ricardo went the extra mile to make it that little bit more special. They both are model Airbnb hosts and we certainly will be returning in the future!

  • Priscilla and Ricardo will give you a warm welcome to their beautiful annexe, where you will find all you need for a pleasant stay and exploration of the area. Breakfast is great too with a peaceful view of the garden and scenery beyond. We couldn’t fault it .

    Marina2020-02-08T00:00:00Z
  • Priscilla's place is like a little oasis. Priscilla and Ricardo provide a beautiful breakfast to enjoy in your own conservator while enjoying the beautiful views and birdsong. They are fantastic hosts and went beyond the call of duty to make sure we had everything we needed.

    Sandra2020-01-28T00:00:00Z
  • This is one of the best Airbnbs we have stayed at. Priscilla and Ricardo are friendly and thoughtful hosts who want the guests to enjoy this day as much as possible. The room is comfortable, private and spotlessly clean. We also enjoyed eating the breakfast which Ricardo brought to the door of our conservatory each morning. Highly recommended.

Appletree Cottage is a luxuriously renovated Grade II listed thatched cottage in tranquil rural Suffolk. It's a wonderful holiday base throughout the year for families, friends or couples, with local attractions including the coastal towns of Aldeburgh, Southwold, Thorpeness & Orford, countryside in a Outstanding Area of Natural Beauty, culture, days at the beach, sailing, horse-riding, clay-pigeon shooting, fishing, birdwatching, relaxing!
Apple Tree Cottage is a 17th Century oak timber-framed thatched cottage in a small Suffolk village on the edge of a country estate, brimming with historic charm but with the comfort of all mod cons. Comfortably accommodates 6 in the three bedrooms plus extra guests on two downstairs double sofabeds. If a relaxing haven is what you're after look no further! Originally two cottages, now joined together forming one home, there are beautiful traditional oak timber frames and beams, the original Suffolk brick floors and open Inglenook fire places. The cottage is arranged over two floors.  The ground floor has an open plan sitting and dining area with comfortable sofa and chairs piled with cushions and throws, a cosy woodburner, rugs on the floor, and a farmhouse style dining table which can accommodate up to 8 people.  The kitchen opens off this area and is well-equipped with fridge, freezer, dishwasher, microwave, electric hob and oven, Nespresso coffee machine (coffee provided) and all the crockery, cutlery and cooking equipment you would expect to use. There is a further separate sitting room with large corner sofa which can open up into a double sofabed sleeping two.  This room also has an open Inglenook fireplace and is home to the TV with DVD/CD player, AppleTV and surround sound system.  We have a selection of DVDs, books and games for you to enjoy. The spacious main bathroom is on the ground floor and contains a walk in shower, freestanding double-ended bateau style bath with handheld shower, basin and laundry cupboard housing a washer/dryer, iron & ironing board.  Here, should you wish you can dim the lights, fill the bath with bubbles and steaming hot water and gaze out onto the garden during a long relaxing soak! Upstairs, two double bedrooms are accessed by the main, original wooden staircase.  Both lead off a small landing area; the master bedroom has a high vaulted ceiling with original oak beams, a kingsize bed and small ensuite bathroom with loo and basin, the other with a double bed and more oak beams. The twin single bedroom can be accessed either through the double bedroom or via it’s own separate staircase. All bedrooms have comfortable beds & mattresses, high quality pure cotton bedlinen, cream carpets and windows with views overlooking the garden and open countryside. You can even reach out of the master bedroom window to pick an apple directly from one of the apple trees at the right time of year! The cottage has wifi with broadband connection and Bang & Olufsen wireless music player, compatible with apple or Android devices.  There is a selection of board games, cards and children's toys etc... for your use. The garden is secluded and quiet. It is a typical English cottage style garden with different areas to use and enjoy; whether it be eating lunch or dinner at the outside table under the shade of the apple trees, enjoying breakfast on the patio just outside the house, relaxing on a sunlounger, playing a game of table tennis, swinging in the hammock, reading a book on the bench under a tree or enjoying a glass of wine in the summerhouse watching the birds. There is a charcoal BBQ for your use - please remember to use a safe distance from the house and thatched roof! And plenty of garden games; full size outdoor table tennis table, croquet, boules, cricket, badminton etc... For children there’s a trampoline, wooden tree swing and rope tree ladder to play on. At the right time of year the apples will be in plentiful supply on the trees. Please help yourselves - they make wonderful crumbles, pies and chutneys. There is parking for two cars on the gravel under the trees. If you have visitors and need extra parking you can also park a car on the grass under the apple tree. Train station with link to London via Ipswich and big supermarkets Waitrose and Tesco are 1 mile away in Saxmundham.
The cottage is a wonderful place hole up and relax and simply enjoy the gorgeous country setting, but we are also no more than a 20 minute drive from all the attractions of the local area including beaches at Southwold, Aldeburgh and Walberswick, Framlingham Castle, Orford Castle, Minsmere RSPB reserve, Dunwich Heath and forest, Rendlesham forest, Woodbridge, Sutton Hoo National Trust Viking site. Some of our favourite activities are going to beach at Walberswick where our children like to play in the sandy dunes and spend hours catching crabs in the creek; horseriding over to Iken bay, fish & chips eaten on the beach form the famous Aldeburgh shop, boating on the Meare lake at Thorpeness or simply roasting marshmallows on an open fire at home... This area is a foodie haven, with delicious local produce, farmers shops and markets, artisan bakery, Orford Smokehouse and great eateries. Golf courses, horseriding, sailing, tennis, fishing & clay-pigeon shooting are all on the doorstep. There are numerous antique centres and vintage markets to browse and of course the internationally renowned Aldeburgh Music concert hall at Snape Maltings is just 1 mile away.

If peace and tranquility is what you're looking for, then Hill Farm Barns should suit you admirably. Located on a hill top with stunning views, and on the edge of the peaceful village of Sweffling, the towns of Framlingham and Saxmundham are within easy reach. Slightly further afield are the seaside resorts of Aldeburgh and Southwold. Comfortable and cosy accommodation with one bedroom (king size bed), en-suite shower room and combined kitchen/living space.
Originally two stables which housed the farms' working horses and more recently home to dairy cattle (hence the name), these have now been converted into a self contained holiday home. The location is within easy reach of many Suffolk attractions including Minsmere bird reserve, Snape Maltings, Framlingham castle, Dunwich (once a city, but mostly washed away by the sea), and Orford Ness. Whilst self catering facilities are included, the area offers many restaurants, tearooms and pubs some of which are within walking distance (1 to 1.5 miles).
  • Great hosts, great set-up, great location. We had a brilliant weekend. Need I say more?!

David and Zoë were excellent hosts, good communicators who are there if you need them. The apartment is a good size, plenty of room for a couple and kitted out for everything you need for a cosy hideaway.

The Snug is beautifully converted studio, attached to the farmhouse but totally self-contained. Situated in the rural idyll of the Alde River valley in coastal Suffolk, it is handily located for the RSPB nature reserve at Minsmere and the coastal attractions of Aldeburgh and Southwold, the concerts at Snape Maltings, and Framlingham castle. Located on a small family farm of 40 acres, there are plenty of dog walking opportunities on local footpaths, surrounded by horses, cattle and ducks.
The Studio has its own off-round parking in a gated, shared drive way and consists of one king sized bedroom, bathroom and kitchenette.
The Snug is literally walking distance from an award winning Sweffling White Horse real ale pub voted the East Anglia Camra Pub of the Year, and the more traditional fooderies of the Rendham White Horse and the village shop and cafe at Juniper barn. It is a 3 minute drive/10 minute walk to Bruisyard Hall for wedding/business events.

    Natalie2020-03-03T00:00:00Z
  • Loved this place. Was so much better than I expected for the price... it’s 5* accommodation at a 3* price. Photos don’t do it justice at all. Will definitely go back if we’re in Suffolk again. It’s very spacious, great location and really good if you have a dog, she was very happy and settled there

    Amy2020-02-23T00:00:00Z
  • Perfect little spot - lovely and quiet but easy to get out and about. It was a great place to stay.

    Megan2020-02-20T00:00:00Z
  • Nicola was an amazing host, The Snug was even better than we had hoped and it was peaceful even in the high winds!! It was extremely homely and absolutely spotless, and bigger than the photos suggest. Can’t wait to visit again and couldn’t fault a thing. We loved it (and The White Horse pub up the road is a must!).

    Amy2020-02-16T00:00:00Z
  • The Snug was far bigger than it appeared in the pictures. It was clean, spacious and lovely and warm. Even with the strong winds it was still really quiet and peaceful. Nicola was really lovely and helpful. She had provided everything we needed. I’d highly recommend staying here.

    Dominic2020-02-09T00:00:00Z
  • Nicola was a great host and the snug has everything you need to have a cosy and relaxing weekend away!

Family and dog friendly, self-catering accommodation in listed farmhouse. Set in the beautiful Alde Valley, within easy reach of the Suffolk Heritage Coast. * Coronavirus * We appreciate you may not be able to or want to go far from home but we are very much open for guests in the beautiful Suffolk countryside. We would like you to know that we are taking extra care with cleans between guests and for this reason we are extending the check in time to 5pm.
White House Farm is an early 17th century listed farmhouse, partly remodelled in the late 18th century. It retains lots of original features and character, and sits within beautiful countryside with views across water meadows and woodlands. The guest accommodation is the front part of the farmhouse. We live in the back. The accomodation is completely self contained with its own front door and separate amenities. It has a well equiped kitchen with a large dining table and 6 chairs; sitting room with 2 sofas, a desk, and a woodburner; bathroom with bath and overhead shower; master bedroom with king size bed and a fabulous view over the water meadows; cosy twin bedroom. We can provide a high chair and travel cot. The stairs are winding and a bit steep, so may not be ideal for those with limited mobility. But we do provide stair gates, top and bottom, to keep our young guests safe. There's a good sized garden for our guest's own use, with uninterrupted views across the adjoining meadow.
The countryside around White House Farm is beautiful with plenty of good walks to be had without getting in the car. We're on the edge of Suffolk Coast and Heaths AONB (Area of Outstanding Natural Beauty). Aldeburgh, on the coast, is 20 minutes drive, and other coastal villages & towns; Dunwich, Thorpeness , Walberswick & Southwold also within easy reach. Snape Maltings, home of The Aldeburgh Festival, is 15 minutes drive. With concerts and events, shops, cafes, galleries and walks. Our award winning local pub, The Sweffling White Horse, is quite unique and well worth the 20 minute stroll. It's only open Fri, Sat, Sun & Mon evenings and Sun lunchtime, and doesn't serve full meals. But it does do fantastic pies (heated up in the wood-burning range in the bar) and other "snacks" to soak up the local real ales. Our other local, The Glemham Crown (2 miles), is more conventional and serves good food most nights. The nearby market town Framlingham (5 miles), has several good cafes, pubs & restaurants, and market on Saturday & Tuesday, as well as its famous Castle. Saxmundham (4 miles) has a Waitrose, Tesco and a market on Wednesday.
  • The house was even more beautiful than the picture with extra special touches of a ready to light log fire and beautiful fresh flowers. A total delight with everything you could ever want

    Katherine2020-03-14T00:00:00Z
  • Lovely, warm, peaceful and relaxing place to stay. First class accommodation in a beautiful part of Suffolk. Good walking from the door and lots of places to visit within a short distance. Very highly recommended.

    Nigel2020-03-12T00:00:00Z
  • We had a fabulously relaxing weekend at White House Farm. The peace and charm of the place is evident as you arrive, and everything is spotlessly clean and prepared with real care. We all slept so well in the very comfortable beds, in the quiet of Sweffling, and it was a delight to wake to the views of the countryside in the morning. Returning from a day at the coast in nearby Aldeburgh, we lit the fire (which was already prepared for us) and spent a cosy evening in the tastefully decorated lounge. Anna and Craig are attentive hosts, recommending some great local places to eat, and I’d highly recommend White House Farm as a wonderful place to stay.

  • stunning little house in the middle of an idyllic quiet landscape! In the morning you are awakened by the crowing rooster, the sun shines in the romantic bedroom. The living room with fireplace is particularly cozy. The kitchen is well equipped and everything really looks like the photos. The host lives next door, but unfortunately we didn't find him and heard nothing from him. The beach is about 15 minutes by car. Perfect accommodation for a quiet weekend or a vacation in the country. Gladly again!!!!

  • A beautiful house in a lovely area. It is quiet and very relaxing. The house has large rooms but it was really cosy! We had a long weekend, exploring the area by day and cosied up at night. One of the reasons we chose the house was for the log burner but even on a chilly February weekend it was too warm to light it! The hosts were lovely. They live on site but were really respectful of our space. The beds were really comfortable and the kitchen extremely well equipped. We wanted for nothing (except a slotted spoon for our poached eggs) :-) We would definitely recommend a stay here. The only down side was the stairs. They are very steep. There are stair gates and we did use them, top and bottom. Other than this it was perfect and everything was very clean. Oh, and there was a hairdryer. I wasn’t expecting one! Thank you for a lovely stay Anna. We will definitely be back! Jen & Andy

  • We stayed three nights with our 13 month baby and would really recommend it for families. Lots of really thoughtful touches for little ones like fun bath toys. The house was spacious, sparkling clean and cosy with a really comfortable bed. Would definitely recommend to others and go back ourselves.

  • A perfectly peaceful stay, so quiet watching the wild life on the pond, surrounded by trees and fields and listening to birdsong. The cottage is well placed for trips to the coast and it was so lovely to return to, being so well equipped for a cosy, comfortable stay. Tina and Chris live in the main house and were discreet but on hand if needed. We would definitely recommend and is on the list to return to.

  • We had a lovely stay at Tina’s cottage. It is based in their garden and overlooks the pond - beautiful in the morning watching the ducks. There was milk, cookies, eggs and a bottle of wine waiting for us on our arrival which was a lovely touch. Tina gave us some information about the local area and there was also plenty of brochures. We ate in The Crown and also The Station in Framlingham, would recommend both.

  • Clean comfortable cottage with all amenities in a lovely tranquil setting. Our stay was so peaceful and relaxing and we enjoyed having breakfast watching the Moor hens and ducks on and around the pond. Upon arrival Tina was friendly and welcoming and we found she had left some welcome goodies in the cottage which was much appreciated. We had a wonderful weekend and would recommend.

  • I stayed in Caxton Studio for 2 nights whilst in the area on a work trip. I found it very comfortable and everything I needed for my stay was there. There is an off-road parking space right outside the flat which was great. The shower is very good! The host gave me a warm welcome and left fresh milk in the fridge for my arrival which is always nice. The area is very quiet, I had no problems getting to sleep. Great for a solo traveller looking for somewhere affordable to stay near the Suffolk coast.

  • Very clean and comfortable accommodation. Everything of what you need is there - the kitchenette area was a bonus. Friendly and welcoming host.

  • Steff and her husband are a friendly and welcoming couple. Nothing was too much trouble. We both had a very pleasant stay. The accommodation is cosy, although it was nice we were given a fan as did get very warm. I would imagine it must be very toasty in the winter. The beds are very comfy and we would definitely visit again if we are in that vicinity.

  • This is a lovely studio very close to the centre if Framlingham. Rosie supplied us with everything we needed. The space was spotlessly clean. There are 2 heaters , which as the weather was not too good were really useful. There is plenty of information on the area. Magazines and paperbacks are also to be found.

    Janet2019-10-14T00:00:00Z
  • Delighted to have found this gem! We had a great stay in this lovely place, and really enjoyed Rosie's hospitality. Thank you so much, and we would love to return.

    Andrew & Gail2019-09-13T00:00:00Z
  • Our stay at Rosie's studio was great above expectations. Starting with warm and friendly welcome through all the tips she gave us and her willingness (even before arriving) to her care about us and our contentment. I have to say, me and my friend Viky felt like being on holiday at our family member's house. The studio is cosy, well furnished, clean and located very well. If we ever come back to Framlingham, this is the place we're going to stay. We would definitely recommend.

    Michaela2019-08-29T00:00:00Z
  • Rosie is a kind and generous host, very welcoming and with good communication. The apartment is in a great location, and it was great to be able to sit outside on the decking each evening to enjoy the summer sun!

Bruisyard village is noted for the beautiful Grade 1 listed church of St Peter's which has a round tower that is believed to date from Saxon times, and for Bruisyard Hall which was the Abbey of the Order of the Poor Clares until the reformation when an Elizabethan Manor House was built on the site. Bruisyard Hall and Barn are now fantastic wedding and event venues. Bruisyard is also known as the setting for the novel 'Joseph and His Brethren' by H.W.Freeman first published in 1928. Bruisyard is listed as 'Buresiart' in the Domesday Book Bruisyard is a pretty countryside village close to the River Alde with nearby villages Badingham, Rendham, Great Glemham and Sweffling all offering excellent family and dog friendly pubs with great food and drinks within a 5-10 minute drive. The same local villages also boast a village shop/post office, tea room, butchers, antique shop plus the renowned Emmetts delicatessen in Peasenhall. Church View cottage is situated in a small village accessed via country lanes. The peace and quiet is amazing with very little traffic and the local countryside is a haven for wild life. The dark skies of Bruisyard are ideal for stargazing on clear nights. You may also be able to do some celeb spotting as Ed Sheeran has a house nearby and can often be seen out and about. It is even sometimes possible to buy his cast offs at a local charity shop in Framlingham! His hit single 'Castle on the Hill' was written about the area and the video was filmed locally. Bruisyard has an active local community with lots of activities and events centred around the village hall - including a Zumba class for the more energetic! Bruisyard Church is always very welcoming to anyone wishing to attend a service there and is well worth a visit regardless of your faith or otherwise. During renovation work undertaken in 2017, medieval wall paintings were uncovered and have now been preserved. Famous for its medieval Castle, the nearby market town of Framlingham has a good selection of interesting shops, restaurants and public houses. The market (which has been held for centuries since about 1285) is every Tuesday & Saturday on Market Hill offering a wide variety of local produce. Amenities in Framlingham also include a supermarket, a library, a doctors' surgery, a dental surgery and a bakery. Framlingham was also used as a major location for the BBC comedy series The Detectorists featuring Mackenzie Crook & Toby Jones. There is also a market in Saxmundham every Wednesday. The town has a Waitrose store which offers deliveries to Bruisyard (as does the Co-op store in Framlingham). Situated just off the A1120 tourist route, Bruisyard has good access to the Suffolk Heritage Coast with its famous RSPB Minsmere Bird Sanctuary and many coastal, heath and woodland walks, as well as the varied coastline and beautiful rivers. Also just a short drive away are the well-known coastal towns of Aldeburgh and Southwold, the world famous Snape Maltings concert hall and the historic market town of Woodbridge on the River Deben. Near to Woodbridge is Sutton Hoo – home of one of the most important Anglo Saxon finds of all time and now managed by The National Trust. A little further afield lies Ipswich, the county town of Suffolk and also the Norfolk Broads can be reached quite easily by car.
  • Cosy sparkling clean cottage. Lovely fire. Good size for family of 4. The living room was a winner for us with the log burner. Nice bedrooms too all seemed newly done. Close to places to visit. Co-op in Framlingham did regional produce so recommend there too. Delicious cake made along with wine milk and logs. Would recommend to anyone wanting to stay in Suffolk within easy reach of coast and plenty more we didn’t get to visit this time.

A cosy and compact room for one/two people. Adults only - no children or pets. Ideally situated for Sutton Hoo, Woodbridge, Snape, Aldeburgh, Framlingham, Dunwich etc. Off the beaten track but with easy access to A12. The room is self -contained and fully furnished with linen and towels. Kitchen with microwave, fridge and oven & table. Bathroom with overhead shower. Bedroom with sofa & desk. Own entrance and patio area. There is a second annexe 'The Garden Room' available also for bookings.
If you are wishing to explore this part of Suffolk for a few days - or perhaps are working in the area - Brick Kiln Annexe is the perfect little 'getaway'. Bigger than an hotel room, and with the facility to 'look after yourself' - it is private and cosy. Whilst the main house where I live is close, and therefore I can help you with any query you may have, I very much respect your privacy and you can come and go as freely as you wish, (obviously within reasonable hours). I also welcome long term/regular stays. Please ask for special rates
Campsea Ashe is a small village that boasts its own pub 'The Dog and Duck', and a well stocked village shop. You can walk to these across the fields if you wish. There is also a railway station in Campsea Ashe - confusingly named Wickham Market - where trains run on the hour to London, changing at Ipswich, and also North to Lowestoft. At the Station is a newly open Station House where breakfast and coffees are served. Closeby also is the famous FarmCafe with shop. Delicious food is served here and local products can be bought in the shop. There are many pubs in the local area - all with very good reputation for their food. Wickham Market is the nearest small town, 1 mile, and here the CoOp opens until 9pm. There is a Chinese takeaway and restaurant, Indian takeaway and restaurant and fish and chips. Also the butcher Revetts - famous for their sausages. There are a couple of gift shops, a post office and a chemist. The doctors surgery is also here.
  • Great value for money and a lovely little space for 2. The bath was the deciding factor between some other places and me and my partner were overjoyed with our stay. Clean, stylish, well equipped and great host. Would definitely go again. Not a bad thing to say - expect the fact we had to cone home!

  • We loved the annexe. It was so cosy and beautifully decorated. It was a shame we were only there for 1 night but a great, well-priced base for visiting Sutton Hoo and nearby areas. We’d definitely use it again if we came back up to the area. Lots of extra touches like tea, coffee, cereal, biscuits, milk and toiletries. Very homely. Thank you, Tina!

Situated next to the river Alde, this 17th century converted barn has been the home of a small hold pig and sheep farmer for over thirty years. Although retired, there are still farming activities taking place on this naturally beautiful four hectare farm estate.
The house is a very much a lived in home. There are 2 double bedded bedrooms available for rent and a large drawing room for your private use. Local highlights within a 30 minute drive are Snape Maltings concert hall, Aldeburgh beach, Southwold town, Framlingham castle, Woodbridge tide mill and town, Eastern Farm Park. The farm although retired from being a working pig farm still has some rare breed pigs, sheep and lambs and chickens, from which daily eggs are produced for breakfast, and two labradors. We also grow Christmas trees. Visitors are welcome to walk anywhere around the farm.
It's an area that is protected because of its tranquillity and natural beauty
  • Rupert’s farmhouse is lovely, with 2 very friendly dogs, guests have their own large sitting room with a fire and the traditional breakfast was delicious

  • This is an old farm house in a very quiet location. I had a very warm welcome and as it was a chilly evening, the electric blanket on the bed had been put on for me! The bedroom was a nice size and I even had a lounge to myself! The breakfast was great - all fresh food. Would be happy to come back here.

    Sam2019-09-25T00:00:00Z
  • This is a truly unique property and epitomises the wonder of Airbnb. The house is full of character and eccentricities and of course dogs. We had a lot of fun and the rooms were thoughtfully organised. We really enjoyed meeting our hosts who added enormously to the enjoyment of our visit.

    Melanie2019-09-01T00:00:00Z
  • Very definitely as advertised rustic and peaceful. We really enjoyed Rupert and Sally’s hospitality and this is very much a place to get away from it all. We were particularly impressed with Rupert’s optimism about the final day of the third Ashes test match which, on the day we left, resulted in England’s greatest ever victory against the odds!

    Ian2019-08-25T00:00:00Z
  • Rupert’s place set in a beautiful East Anglian countryside is an oasis of peace and tranquility. Coupled with a friendly company of his and Sally, we had a really enjoyable time. Many thanks !

Having undergone an extensive 2 year renovation programme this 16th century farmhouse has been sympathetically divided into 2 luxury holiday cottages and it overlooks 6 acres of livestock meadows and neighbouring farmland. The history and character of the farmhouse have been preserved and the original fireplaces and brickwork have been restored to their former glory. Using traditional methods and building materials like lime morters, this property now blends modern furnishings with period design. Guests enter via the sitting room, with it's restored inglenook fireplace – complete with wood burning stove. The kitchen/diner has bespoke handmade kitchen units and brick floor together with furniture handmade specifically for The Cottage. Up the cottage stairs, is the bedroom with handmade king sized bed and large window offering stunning views over six acre gardens and farmland beyond. The en-suite bathroom is a nod to modern luxury, with a freestanding roll top bath and separate shower. Outside the property enjoys private gardens, which include a south facing fully paved patio, and lawns overlooking a picturesque pond, there is also ample parking for two cars. Guests will also benefit from the use of the six acre grounds surrounding The Cottage.
This self-catering Suffolk country holiday accommodation is within easy reach of the Suffolk Coast as well as being an ideal location from which to explore east Suffolk's villages and market towns. It is located between Peasenhall and Badingham on the Suffolk tourist route, around four miles from the market town of Framlingham.
  • The Cottage is beautifully decorated with high end spec. Compact and bijou and super cute; the perfect romantic couples retreat.

  • A fantastic converted barn in the heart of rural Suffolk, close to the coast. Beautiful views from the garden and the experience was better than expected. Highly recommended from us.

  • Laura and Andrew were quick to respond to any message and all instructions were clear. They very thoughtfully supplied us with some free range eggs from the farm and some milk to get us started. No complaints and would highly recommend.

  • This was our second stay in this cottage and it was just as wonderful as the first time. The Easter eggs were a lovely touch.

  • I booked this AirBnB on Behalf of my colleagues. The property was fantastic respite whilst our team were out working. The home was clean, cosy and the amenities were perfect - Laura & Andrew were kind & courteous throughout, we’d happily return to this AirBnB

  • A wonderfully peaceful place with glorious views - Laura & Andrew are very welcoming hosts. We were greeted with homemade biscuits on the kitchen table, such a lovely touch. The cottage is one of 2 that sits on their farm, very well-equipped, cosy & comfortable with a roaring wood-burning stove. The perfect base from which to explore this gorgeous part of Suffolk. Our children loved the freedom of running around the farmyard, meeting the chicks with Laura & Andrew’s friendly 6-year old Teddy & watching the free-range chickens strutting their stuff! Such a great find - we’re already looking forward to returning soon. Thank you!

  • This Cottage was set in beautiful grounds with a lovely view across fields. It was extremely clean with a homely feel (the comfiest sofas I’ve ever sat on) and a brilliant open plan kitchen dining area! Overall a lovely stay where we felt very welcome!

The Nissen hut - garden studio. Bright, cosy, contemporary studio with breakfast included, great for a romantic weekend or for a small family. Surrounded by lovely walks, forests, windy lanes, beautiful beaches; 15 minutes to Snape Maltings, 20 minutes to Aldeburgh, Thorpeness and the coast. 5 minutes to Wickham Market train station, 10 mins to Woodbridge.
A Nissen hut is a prefabricated steel structure, made from a half-cylindrical skin of corrugated steel. Originally designed during World War I by engineer and inventor Major Peter Norman Nissen, it was used extensively during World War II. We renovated the hut as sensitively as possible using reclaimed and recycled materials where we could and adding underfloor heating, a reclaimed cast iron bath and a modern kitchen.
Hacheston has a playground and a farm shop and Easton has a lovely farm park, which is 10 mins drive. The Greyhound in Pettistree, 5 mins in the car, a 45 min walk or 20 min cycle has excellent food and beer. Framlingham is 5 mins away with its lovely pubs restaurants and 12th century castle.
  • Lovely space, great hosts and beautiful local area. Would highly recommend!

  • We had a fantastic stay. It was a pretty cold, wintery weekend but the hut was warm and cozy. The hut comes with everything you could need for a short stay .

    Jamie2020-03-01T00:00:00Z
  • We had the best weekend staying here, it's such a beautifully finished space with very thoughtful touches. Cat and Ned are were great hosts; made us feel very welcome, gave us complete privacy but in hand if anything was needed. Couldn't recommend the hut more.

    Pamela2020-02-23T00:00:00Z
  • We had such a good time in the Nissen Hut - it was really lovely. From the moment we walked in, everything felt so comfortable and inviting from the underfloor heating to the well-stocked kitchen (with local eggs and sourdough left by Cat and Ned) and of course the INCREDIBLE bath. The bed was super comfy and the location is great - we visited Sutton Hoo but wish we'd had longer to visit the coast, as well as spend more time lounging around. We'd happily go back.

  • Amazing space in a lovely village near to lots of great spots in Suffolk. Cat and Ned were great hosts and were super flexible with our arrival / departure. The Nissen hut is really relaxing, and has everything you need and more- it gave us the perfect weekend break!

    Charlotte2020-01-14T00:00:00Z
  • Inside an old Nissen hut Cat and Ned have created a large open plan space. It is warm and comfortable with all the facilities you need for a stay in this little-known part of Suffolk.

Comfortable double bedroom in Grade 2 listed house, central Saxmundham, 3 miles from Snape Maltings. Off street parking available. Two minutes walk to the train station or bus stops, yet very quiet courtyard gardens surround and protect privacy. Bechstein piano available.
Holly Lodge is an interesting Grade 2 listed house, with history dating back to 1690. Modifications and updating has been carried on through the 19th, 20th and 21st centuries. When we arrived in 2002, there was much to do; we hope we have found a balance between preservation and modernisation.
Saxmundham is a small market town, with good shops and a train station. 3 miles from Snape Maltings, six miles from the coast, an Area of Outstanding Natural Beauty. Minsmere Bird Reserve is close, and it is a good centre from which to explore east Suffolk with its amazing churches and castles.
  • Directions to and around the property were very clear. It was a really comfortable place to stay in a very central location. Highly recommended.

  • Rosie’s house is beautiful. She was incredibly welcoming, setting us up breakfast in the garden sunshine and giving us tips of things to do in the area. Would definitely recommend staying with Rosie!
