Scenic river and marsh walks, nature trails, beaches, riverside pubs, boat hire all close by. Seal pups at Horsey a special off- season attraction December to February.

We have private river access for fishing from our garden, scenic walks and cycle rides from the door step, & excellent local pub within 15 min walk. BYO kayak to explore the local river wildlife, or hire our new Hot tub to enjoy the sunset over the valley. Located on Norfolk/Suffolk border, an ideal base to explore the many delights of the region, including beaches, historic villages and numerous attractions

The Little Barn, a 16th Century hideaway artistically restored, by a Suffolk artist. With no through traffic and no light pollution, silent evenings and clear night skies. Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. A unique space in a detached timber building arranged as a "Cabinet of Curiosities" (BEWARE Some are quite scary). The space is heated by a wood burner. There is a sleeping loft with double mattress, It has WIFI. pool, sauna and hot tub. An adjacent building contains a shower room/toilet and small kitchenette with a fridge, microwave, toaster and kettle.
