Hello! We are Rob and Kate and we have poured our heart and soul into our guest house. Tucked away on the outskirts of sleepy Lympsham, enjoy the countryside around you whilst resting your legs after walking the renowned mendips. Enjoy a glass of wine whilst watching the many birds in the surrounding trees or be a little more adventurous with the numerous local cycle routes. We look forward to meeting you on your stay. Beech Cottage at Southlands Farm is a lovely self contained property set in 11 acres, on the edge of the Blackdown Hills. Situated adjacent to our farmhouse, across a pretty shared courtyard, the cottage is warm and comfortable. The bedrooms have views of the orchard and tennis court, which you are welcome to use, along with the table tennis in the courtyard. Southlands Farm is in a perfect spot: a rural location renowned for its outstanding natural beauty but close to charming seaside towns.

The Gaff with heated swimming pool and studio

This really is the most beautiful of getaways - An easily accessible hideaway under 2 miles from junction 27 M5 and Tiverton Parkway. Suitable for 1-3 adults wanting to explore the South West, a mini yoga retreat, working locally or just wanting to escape to the countryside. The heated pool is right on your door step and has a swim pump . There is a wet-room, bed and sofa-bed downstairs. Hopefully suitable for many with neurodiverse issues or dementia. Not suitable for children or babies.

Country House on a Farm

Converted barn in 100 acres of land. A home from home crammed with books, games and toys. Easily accommodates at least 10 people comfortably. The garden, pond, woods and parking areas are all exclusively yours for the stay. We live up the lane from the barn. So you have privacy. We have chickens, ducks, Sheep and pigs on the farm. 5 mins drive from J28 of the M5. 20mins from Exeter centre. Not near any good beaches so don't choose us for a beach holiday. There is no spa or hot tub.

It is in a tucked away location yet very close to the centre of Cullompton and amenities, including shops, bars, restaurants, bus routes and only a few minutes drive from the motorway. Only 5 mins drive from Upton Barn Wedding Venue! There is also easy access to the East Devon coastline, Dartmoor, Exmoor, East Devon AONB, Blackdown Hills, Exeter and much more.

Now, thoughtful and creative restoration has turned it into a very special place for two, peacefully situated on our family-run organic dairy farm. Sitting high above the Culm Valley it has stunning views of our farm and the surrounding countryside and is perfectly placed for exploring the beautiful north & south coast, Dartmoor & Exmoor National Parks.
