We host all types of fabulous events, from concerts to team building days and flower arranging workshops. The tranquility and seclusion of this very unique building, and its location makes it an ideal space. Each event is priced individually, please do get in touch with Emma in the office. Once part of a 12C Augustian Priory set in 8 acres of private parkland in the Suffolk countryside. We are surrounded by forest walks and marshlands, and only a few miles to the nearest beach. Between the coastal town of Aldeburgh and the popular town of Woodbridge, Butley Priory is the perfect country escape to relax and unwind in the company of your favourite people. Cook for yourselves in our big Aga kitchen, or once you are booked we can put you in touch with our great caterers at Butley Priory who can meet your every need! There are many gorgeous pubs and sea food restaurants in the area, Castles to visit, wild windswept beaches, antique shops, farm shops and walks. The house sleeps 18 guests in 8 bedrooms. There are two very large family rooms (large double bed, double sofa bed and single day bed), two double bedrooms, and one single bedroom. Four of the bedrooms have en-suite facilities, and on the top floor there is a further 3 rooms, 2 doubles and a single with a shared bathroom. Amenities: Melton train station, 3 miles. Direct train to London Liverpool St. (1.5 hour journey time) log fires Wifi Aga Dishwasher Washing machine Tumble dryer Parking Dogs allowed Televisions Amazon fire TV/DVD player On offer are many lovely walks, beaches, forests, good pubs, castles, seafood restaurants, log fires and fresh air! I live in the cottage next door to the big house, so I usually like to meet the guests and show them around on arrival, and I am available should they need me. If I am away, one of my team will fill this role. This is real countryside, amazing to be so close to London yet it feels like you are miles away. There is nothing but marsh lands and creek between us and the sea . . very few houses, and a real feeling of being in another world! You need a car ! . .or a horse? however additional guests can come by train. Melton Station is only 10 mins away, and there is a connection in Ipswich to Liverpool Street, 2 hours. We ask for a minimum of a two night stay in Autumn/Winter and during Spring/Summer we ask for a minimum of a 3 night stay. We sometimes can consider 1 or 2 night bookings on weekdays please get in touch. WEDDINGS AND PARTIES We are happy to host weddings and parties! The Great Hall and Drawing Room are both licensed for civil ceremonies upto 100 and dining/parties can be held in the house all year round. For those looking for more of a festival vibe there is also the option of putting your own marquee on the front lawn. Amplified music is permitted for events and we offer a fully licensed bar. We also have public liability insurance as well as a valid premises licence. Please look for us in the usual way and get in touch with our event team in the office to discuss your ideas. Suffolk is a beautiful county and though we are deep in the country side there is lots of fun things to do near by. We love to go swimming in the freezing cold North Sea at Shingle Street! Not for the faint hearted!! Visit the mediaeval town Orford with its fabulous castle and great pubs and a lovely village shop. Eat the best fish n chips on the beach in Aldeburgh Visit the saxon burial ground at Sutton Hoo. Or sit by the river in the sun enjoying local seafood at The Ramsholt Arms Pub (website hidden). Woodbridge is the closest town with all shops you need, about 15 min drive away. Or you could have an online Tesco's delivery delivered strait to the door! The closest store is Martlesham

  • We booked the Priory for a special birthday party. And it *more* than lived up to expectations. Emma (manager) and Peter (chef) were super helpful in the run-up and their teams were great on the night. But the place itself was the real star of the show. What an amazing building. It really made the party. A smaller group of us also had a lovely time on the Sunday in more traditional Airbnb style, cooking up a lovely lunch in the fantastic kitchen and snoozing in front of the fire. The bedrooms are great too. Can’t recommend this place enough.

  • An amazing weekend away for 19 of us. We had the most wonderful time at Butley Priory. The place is historic, without being stuffy, it is so tastefully decorated an every detail is thought about. It makes for a wonderful place for dinner parties, relaxing by the fire, dancing, playing the piano, going on walks and enjoying the gorgeous grounds. Thank you!

  • This is an incredibly unique and beautiful space - frankly the gorgeous photos don't do it justice. A great place to host friends for a long weekend or for a quiet retreat in the countryside. We spent our time cooking and walking in the local countryside. Francie was available to answer questions during our stay and stopped by to say hello. We stayed during January and being an incredibly old building, it can get a little cold but the fireplaces and heaters made sure that most of the rooms remained habitable even during the night.

    Trickers Mill is a 5 storey Grade 2 listed Tower Windmill with its own private courtyard located in the heart of Woodbridge close to the Market Square. The ground and first floors have been converted to provide fabulous accommodation for two people.
    You will have a unique experience as there are no other habitable windmills in Woodbridge.
    The Mill is just minutes from the Market Square where there are numerous boutique shops, bars, pubs and restaurants. A further stroll down the hill brings you to the bustling Thoroughfare with a further variety of shops, eateries and bars. We love Honey and Harvey for a light lunch and The Table for great evening meals . Walks along the Deben river wall with views of the Tide Mill are also enchanting.

  • The Mill was a great place to book a surprise birthday stay, definitely the wow factor! The accommodation is extremely comfortable, cosy and warm in winter. Thanks to Tessa"s extra touches of bread & milk and pretty flowers to feel right at home. The views from the top floor are well worth seeing if you are happy to ascend the top ladders. Tessa was wonderful to communicate with & offer recommendations as we didn't know the immediate area. Woodbridge is a very pretty town, lovely shops to browse and lots of lanes everywhere to wander and see where it takes you. We would love to return to Woodbridge and the Mill again. Thank you for rescuing and renovating it to share with us!

  • What can you expect from a stay at the mill? Expect to be wowed. It is a truly unique place. Many original features are preserved, whilst having all the comforts modern life needs. If you feel slightly adventurous, be sure to climb the stairs to the top of the mill. Woodbridgeis a nice quaint little town with lots of pubs and restaurants nearby.   • We had a very special Valentine's weekend at the Mill. It was such a different experience. The place was very clean and to a high spec. Perfect location to access shops and a great restaurant, The Galley, which was 2 minutes walk away. Also walking distance to the Tide Mill. I have recommended the Mill to all my friends.   • A wonderful unique experience. We loved staying here and exploring the top of the mill. The space is lovely and very well furnished. We had a delicious lunch at the gastro pub The Unruly Pig and a wonderful experience at the Solebay Fish Company. The seafood here is just out of this world. We loved arriving at this ‘shack’ in the middle of nowhere... I would definitely recommend staying here.

    Unique houseboat with stunning river views across to National Trust site, Sutton Hoo. Just a 5 minute walk from Woodbridge's thriving town centre with great pubs, cafés, restaurants, independent shops & cinema. 10 minute walk to train station (90 mins to London). Kitchenette, shower, toilet, sun deck, WiFi, TV/DVD BBQ and free parking available.
    Sea Rover is a houseboat with a difference. Located on the River Deben overlooking the historical site, Sutton Hoo. Great for bird-watching, fishing or just gazing out across the river. Just a 5 minute walk into Woodbridge where you will find fabulous pubs, cafés, restaurants, independent shops. and cinema. The boat is bright and spacious, 'a floating studio'. Double sofa bed in the main space and a single on the lower deck, so comfortably sleeps 3. Kitchenette (electric hob, fridge and microwave and grill), shower/toilet, TV, radio and DVD player all on board and a wonderful sun deck. Please take note that as this is a boat the shower is not a power shower and the washroom space is small. Also there are a few steps into the main part of the boat and several steps to the shower/toilet and lower bunk bed. There is a BBQ in the white seat box on the front of the boat and a picnic area next to the mooring. Bikes are also available. Exclusive use of the houseboat and sundeck. Use of the picnic/BBQ area next to the mooring. A welcome and introduction to the boat. We can be contacted by mobile anytime during your stay. An idilic spot with incredible views across the river and just 5 min walk from a fabulous selection of restaurants, pubs, cinema, swimming pool/gym and independent shops. Also just 10 min walk from the train station (90 mins to London). Suffolk's best beaches are just a bus ride away as is the concert hall at Snape for incredible dance, music and festivals. 10 min walk to train station (90 mins to London Liverpool St and 15 mins to Ipswich). Regular bus service to Aldeburgh (seaside town), Snape (concert hall/festivals and independent shops) and Felixstowe (seaside town). Sea Rover is a boat and staying on her is different to being on land. She is very sturdy and doesn't rock about but she will slightly sway when the tide is high. Please take care when getting on and off her when she is floating. As the River Deben is tidal, high tide is every 12 hours and the boat will be floating for 2-3 hours during this time.

The location and views were stunning and the boat itself was cosy and homely. The boat was very well equipped with some lovely extra touches added by Jo.   • This is the most lovely little boat to stay on. Jo is a wonderful host, welcoming, helpful but not intrusive at all. The boat itself is very clean and well equipped with anything you could need for a stay and there was still plenty of space, it wasn’t cramped at all. The beds are so comfy and the boat is a well decorated, cozy home. The area is quiet but lovely and the people so kind, especially others in the boat yard who are also welcoming and helpful. My best friend and I had the most wonderful three days here before we separate for university and will definitely be returning! Amazing!

  • The boat was really well equipped and bigger than I expected. The tidal aspect of the river is quite odd - no water for hours then you're up and floating for a bit - good fun! Lovely to sit on deck, people watching on the tow-path. We ate at the Unruly Pig - amazing meal and a nice 40 min walk to get there and walk if off afterwards!

    Our light and airy coachhouse is situated at the end of a quiet secluded leafy lane in Suffolk but within easy riverside walk of the plentiful amenities of Woodbridge. French doors open on to your own private garden with its own micro climate !
    Our coachhouse can comfortably house two adults and two kids with one double and a double sofa bed. With double french doors and large windows it is light and airy. Underfloor heating makes for cosy evenings watching TV or reading. The modest, clean, bathroom has toilet, sink and shower,There is no hot water in the Coach House but the hot shower is electric. The space is bright and uplifting. The french doors open onto the private garden. a veritable suntrap ! ( usually ). Enjoy a sundowner after a long Suffolk stroll. There are NO kitchen or cooking facilities, other than a microwave. However, feel free to bbq in the garden, picnic style, if the weather is good. There are tea and coffee making facilities and a fridge. Wifi is available but signal strength variable....this is Suffolk ! Small but endearing, the Coachhouse is ideal as a base for a short fun break exploring Suffolk. Washing machine and dryer not in the Coachhouse but we can cope with limited amounts if necessary. Pets welcome. Price based on 2 adults....extra persons £10.00 per head.
    The coachhouse is in a superb location. The beautiful River Deben is within walking distance and three other charming estuaries are nearby. All have regular boat trips. Opportunities for boating, birdwatching, fishing, walking, cycling, dreaming are plentiful. The sea is nearby so a bracing Southwold walk followed by a pint of its famous Adnams Ale is always refreshing. Culturally Suffolk is rich with Aldeburgh and Snape holding regular music events. Woodbridge is a mere 15 minute riverside walk away and has everything anyone could possibly want in the way of wining, dining, shopping, sitting, walking, talking. Sutton Hoo burial site is a 5 minute car journey away with a small museum, tours, a pleasant cafe, excellent walks to the river and great views. We have forests and nature trails nearby. Tacky seaside amusements at Felixstowe. Thorpeness has a Peter Pan themed mere with rowing boats for the kids or young lovers ! Aldeburgh has fine ale and fish and chips for old giffers ! Trains into Ipswich are quick and cheap, if you fancy a dockside meal or watching a very average football team underachieve....you could do worse than just stay put though, there are countryside and riverside pubs within walking and cycling distance, a cinema and a boating lake and more tea shops than you couid shake your walking stick at....!

  • Lovely coach house in a peaceful area. Very comfy double bed and double sofa bed. Fridge, kettle, tea & coffee making facilities. Microwave, bowls & spoons were very handy for making porridge in the morning! Even milk in the fridge when we arrived. T.v in comfy lounge. We picked up fish and chips 5 minutes away! Back garden very private with table & chairs. Lovely grounds to walk around. Dogs settled well after long walk at coast which is 20-30 mins away depending where you go. Lots of local attractions to visit, shame we were only up for the weekend to go a wedding, we must return!

    A beautiful period family home recently renovated to a high standard in Felixstowe town centre. With good road and rail links, both local and national, a walking distance away. Bathroom and bedrooms avaliable are brand new especially for our AirB&B guests. Local amenities include: - Seaside town with pier and promenade - Swimming pool with flume - Arcades and fun fair attractions - Independent cinema - Spa Pavilion theatre - Amazing restaurants, bars and cafes all within a short walk
    Our home has been described as artistic, tasteful, unique and homely. We offer a warm welcome to all our guests. It is just a very short walk to the beach and local amenities such as the our indepenedent cinema, bars, restaurants, leisure centre and swimming pool. There is access to our home via coded secure key box in front porch if we can't be available to welcome you in person. All of the 3rd floor is for our guests, access to the bedrooms and bathroom are via the staircase.
    Felixstowe boasts Europe's biggest container port but there is so much more to this quintessential seaside town.

Only downside is that parking is difficult to find around there because it is so central but not much of a hardship to find somewhere to park nearby. Thoroughly recommend staying here.

  • i struggled mildly upon arrival to find a park on the street (given it was a saturday), but once i got inside i was welcomed so warmly by lou, and had a most wonderful stay. the bed was super comfortable, both the bathtub and shower were incredible, not a single fault to the place - even the towels smelled good. if i ever find myself down this way again i can only hope lou’s airbnb is available. highly recommended. thank you again lou x

    We are a detatched bungalow set in 5 acres surrounded by open coutryside in an aonb on the suffolk coast.We are six miles from Woodbridge and 1 mile from Woodhall Manor. Local places of interest include ,Sutton Hoo,Snape Maltings,and Bawsdey Manor. Plenty of tracks and bridle ways for riding,cycling and walking.
    A spacious home is what is on offer, you will have your own room with shared bathroom, there is also a separate loo. The kitchen-diner, lounge and conservatory are shared spaces with us. Our lifestyle keeps us outside most of the time, so the chances are we would not be getting 'under each other's feet'! With the colder months approaching, there is a lovely wood burner in the lounge to relax in front of.

  • Staying a night at Simon and Ali's home was a superb experience. The house is very comfortable, cute and cosy ! They shared some of their life with horses with us, and we really enjoyed their 3 dogs which are all very kind (if you are a bit afraid of animals you don't have to worry at all). Mattress were really comfortables and the bathrooms perfectly clean. Perfect access to the kitchen with all equipment you could need. So much choices for our breakfast, it was fantastic. My friends and I highly recommend this place !

    IVYDENE is a luxury cottage with a lovely Lounge which has an open fire. A well equipped Kitchen. Double bed and bunks. With a Jack & Jill Bathroom and shower over the bath. Garden and Car parking. Unfortunately it is not suitable for anybody with a walking disability, as there are entrance path steps. It is close to Ipswich and closer still to Woodbridge. With the River Deben for Beach, boating. Golf, cycling & good walks. The Maybush Inn is just 40 meters walk for good refreshment and food.
    Just 2 miles from the A12 and 40 metres from the River Deben, Ivydene is ideal for a week or long weekend visit. 2 bedrooms, one with a double bed and the other bunks; Jack & Jill Bathroom with bath and shower over. Sitting room with open fire, well equipped kitchen & table seating 4, further sitting area looking out over the South facing garden. Cars can be parked beyond the garden with quick and easy access to the house.
    Waldringfield is a small village leading down to the River Deben where you will find the Maybush Inn overlooking the water, here you can enjoy good food and a drink or two, also it is open for breakfast. There is a quay, sailing club and good riverside walks. Just a mile to two away is Seckford Golf Club which welcomes non members. Wildlife can be found in abundance.

    This is a sunny Victorian cottage 4 miles from the Suffolk coast and Felixstowe. The house is light, airy and spacious. You will have a large single room with ensuite, use of the kitchen, your own cupboard and fridge/freezer space. There is a TV in your room and fast wifi. The parking is within the property, which is gated. You are welcome to bring your own food. I will offer toast and marmalade and tea/coffee for breakfast. The house is down a private track, away from the road.
    Besides the landlady, there is another lady lodger and we all use the kitchen and the rest of the amenities.
    There is a pub which does good food 1/3 mile from my house (down a lit road with footpath). There is also a farm shop with cafe open during the day about 500 yards from the house. If you enjoy going for walks, there is a lovely 1 mile walk through an Area of Outstanding Natural Beauty to the River Orwell estuary where you can follow the coastal path to Trimley Marshes wildlife reserve.

  • Susan gave me a very warm welcome. The single room was warm, clean and comfortable and the ensuite shower worked very well. There was a small multi channel TV in the room and good heating. Susan is an interesting and considerate host and provided a light continental breakfast which was a bonus I was not expecting. The local pub is a 10 minute walk and provides a varied and reasonably priced menu for evening meals. This was a great stopover on my way to Norfolk to visit family. Highly recommended and excellent value.

    An ideal holiday base for discovering the delights of Suffolk, it is wonderful place set in AONB (Area of Outstanding Natural Beauty) in which to relax and unwind. This comfortable and charming brick and flint cottage boasts light and airy accommodation is well placed for exploring the area’s many delights. Walking, cycling and bird watching are especially catered for locally.
    Both Sutton Hoo (an ancient NT owned burial ground) and Woodbridge, with its picturesque harbour, cinema, restaurants and good shopping, are less than 20 mins away. In addition a short drive away, there is Bawdsey Ferry, Orford nature reserve and Rendelsham forest.
    15 minutes walk to seafront along a quite country road. Good location for star gazing as there is minimal light pollution. Perfect location for birdwatching, walking or even cycling as we are on the national cycle network, route 41.

Basics provided for tea and coffee making etc and fridge, microwave if needed for your own food. No facilities for washing up but things were “magically” cleaned and refreshed each day. Robert welcomed us and were available for anything we might need. Good sized bedroom with TV, small living area and bathroom. For the two of us on a weekend stay for a wedding it was perfect and we enjoyed walking into Woodbridge to potter around and walk along the river. If you’re looking to prepare your own meals it may not suit but there is everything you need to make breakfast and the microwave could be used. It’s a lovely quiet area, but plenty of local places to eat and visit, and we would definitely recommend.

    Close to the coast which is great for walking, bird watching and beach combing, or even a swim. The coast in this area has a mixture of arable farming and lowland heaths. A lot of wildlife and birds.
  • This was exactly what I needed. I was working 90 miles from home on a two day event. By staying local, it saved me the 4 hour journey home and back again. Amanda has thought of little things; like making plate, knife, fork, spoon and a chopping board available - so you could take an evening meal in with you. A nice clean "period" house, that reminded my of my Grandmothers farm house. Shower and toilet is within the same room and very modern. Extra blankets being available was a nice touch.

The building is the former head office of Suffolk seed stores and was converted into shops and two luxury apartments in the 90s. The location is bang in the centre of town with a parking space behind the building in a private courtyard. A minute or two walk from the train station and water front you won’t find a better spot to explore the town & county.
    The apartment has a fresh , laid back feel. It’s recently been totally revamped, new carpets, flooring and all the other touches that make it feel great when you’re staying away from home. The apartment has two bathrooms. The main bathroom with a roll top bath perfect to start your getaway r&r. The second is a lovely new en suit bathroom part of the master bedroom. Two bedrooms one twin room (two single beds) , the master (double bed) , the apartment style is uncluttered & minimalist. We however try to provide all the essentials, like GHD hairdryer & straighteners just in case you forget yours. Bedside lamps with wireless charging, it’s so easy to forget to pack one. The lounge sofa also pulls out to a double bed. Open plan kitchen/lounge with pretty rooftop views of the town. A bar area to sit four , would also be a great spot to work from. A good size corner sofa. Bluetooth radio, smart tv ....& a couple of classic board games too. The kitchen has all you need , full size oven & hob. Fridge/freezer. Kettle, toaster etc. That’s it, have a wonderful stay
    Woodbridge is a cute , very friendly market town. It’s incredible that for such a quaint town we have soooo much to see and do like traditional cinema, leisure centre, river walks , yacht clubs , coffee shops , bistros, yoga studio, art galleries ...and tons more. The apartment is in Church street which is just off the high street, a quieter street of boutique shops and restaurants. The apartment has parking in a private courtyard at the back of the building (really rare in the town centre) there’s also a public car park 2 mins walk away with a really reasonable daily rate. I love the location here, you’re literally just steps away from the best restaurants and shops in town.

  • A fabulous find, we really loved the simplicity and location of this spacious apartment. In the heart of Woodbridge you are only a minute walk from the main high street. Situated on the top floor, this stay is perfect for couples or a family of 4, and beautifully put together with the added bonus of a roll top bath. You have everything you need for a relaxing break. A real home from home, we were sad to leave! It’s safe to say that we will definitely be returning in the near future! Mark is a fantastic host who was very welcoming and even messaged us into our break to make sure we were okay. We have no hesitation in recommending this lovely apartment if you are looking to explore the area or wanting to escape! Well worth the stay!

We arranged with Julie to cook in her kitchen, which was a huge plus as we stayed for three nights and I don't get on with takeaways or eating out more than once a weekend! The bed is comfortably firm and the shower in the room is excellent. There is a small basin in the room but the toilet is in the shared bathroom, although this wasn't a problem as Julie uses the downstairs toilet when she has guests. Check-in and check-out were easy and there is off street parking in front of the house. Highly recommended.

    Micklegarth provides a wonderful opportunity to stay on the banks of the River Deben. With perfect river views, it's a great summer base for touring the local area. The house is a peaceful chalet-bungalow with sun lounge overlooking the river at the front of the property, and a balcony perfect for BBQs at the back. The property has recently been renovated internally, with a good sized living and cooking area, sun lounge and 2 bedrooms.
    There are lots of rural activities to do nearby and The Maybush pub a couple of minutes walk away is great for a pint and a meal. Waldringfield has a small beach outside the sailing club. The area is great for walks and exploring the local area. The popular town of Woodbridge is a 15 minute drive away.

    This period holiday cottage dates back to the mid 19th Century and was originally home to the village schoolmistress. ‘Teacher’s House’ has been tastefully restored and furnished to a high standard and offers light and airy self-catering accommodation.     The front garden of this pretty semi-detached holiday cottage is predominately laid to pea shingle with off road parking for three cars. It is very nice to have the two bedrooms on the ground floor, well separate from the living space, which is wonderfully capacious, bright and attractive. The beds are very comfortable. If you wish to do any serious cooking, or even some not-so-serious cooking, you may need to bring a large stock pot to boil water for rice or pasta; and you may want to bring a couple of sharp knives.     Welcome to our cosy glamorous bell tent set in a truly magical location where the woods meet the reeds. Enjoy the wonderful combination of riverside wilderness, farm animals and comfortable outdoors accommodation which is only ten minutes walk to Woodbridge with all the buzz of a lively Suffolk market town. It's one of our two bell tents, both sleeping four people - a perfect opportunity to visit with friends or family. See also bell tent Reedbed.
    It's a unique setting at the edge of a lively town where you can enjoy the beauty of nature only minutes away from cafes and pubs. The bell tent is in an old willow wood and orchard, part of Spring Farm Barn, a seven acre site which is next to the beautiful river Deben and close to ancient Sutton Hoo. Inside the tent there is a king size bed with a comfortable mattress and bedding, two single futon mattresses tucked away, a couple of armchairs for lounging in and a blanket box full of, well, blankets for extra comfort. We provide bed linen and towels. In the reeds there is an outdoors heated shower and a compost toilet accessed via meandering boardwalks lit by solar lights. Next to the tent you'll find a cooking and sitting area covered by a shade sail. We provide a gas camp cooker, ice box with ice packs, pots and pans, utensils, cutlery and plenty of lovely crockery (collecting beautiful china being one of my vices!). There is a fireplace for bonfires and barbecues, there are hammocks and swings, trees to climb on, a stream to paddle in and an occasional train going by to wave at. We're close to the East Suffolk railway line and so we hope that, like us, you'll see the twice-hourly train as more of an entertainment rather than nuisance. In addition to the pleasure of observing rabbits hopping around the orchard, muntjac deer running through the woods and pheasants peeking from the reeds you can enjoy watching daily shenanigans of our three alpacas, hens and ducks - watch this space, our menagerie tends to grow monthly! We've had great fun developing a glamping site in Woodbridge reflecting our ambition to share this beautiful and unique environment with others.
    Woodbridge is a charming Suffolk market town with cafes, pubs, independent shops, cinema, swimming pool and plenty of buzz. It's the gateway to the Suffolk coast, to beaches at Aldeburgh and Southwold, the forests of Rendlesham and Tunstall (our favourite), and Sutton Hoo historical site is just across the river.     Elegantly decorated and fully furnished, the flat is located in the heart of Woodbridge (just 5 mins from train station, 20 mins from Ipswich and 1.5 hours from London). The flat is available for monthly rentals from 23/12 2019 - 1/4 2020 and would suit a professional person looking for temporary accommodation in Suffolk. The flat consists of one double bedroom with en-suite shower room, a large living-dining room, a small kitchen and laundry room. The flat also benefits from use of the garden at weekends. Despite its central location the flat is in a very quiet area and benefits from lots of natural light. Woodbridge is a very picturesque old town on the river Dene offering lovely walks and there are plenty of shops, restaurants and cafes. The sea and beach is within 20 minute drive. Other feature include: - flat screen TV - gas open fire - washing machine & tumble dryer - gas central heating The price includes all bills (gas, electricity, tax, etc)

  • I stayed just over a month in Christina's lovely home. I had everything I needed, and anything else was close by with many stores and pubs on the same street. I had a little trouble finding it. It's located on a private street off Thoroughfare above Barclays bank. Christina was highly communicative though and available for assistance throughout my stay. There were nice touches such as fresh flowers, scented soaps, and lotions for me to use. She also has an impressive and eclectic library/music collection :) I enjoyed walks by the river and the overall peaceful atmosphere in Woodbridge. Residents were friendly and helpful. Maybe it's just me but as an American tourist, that's a treat, as I've had mixed reactions in my travels. Another bonus was that the train station is a short walk away with links to major cities. I'd happily stay here again :)

Tunstall is a sleepy village within an AONB but just 3 miles from the famous Snape Maltings & Concert Hall, 5 miles from Orford & 8 miles from Woodbridge. Aldeburgh, Thorpeness, Southwold & Framlingham are also a short distance by car. I look forward to welcoming you to our home.

    With a wealth of knowledge of the local area, we are happy to assist with places to visit, pubs, restaurants etc that are off the beaten track. Lots of footpaths and cycling routes around the area including Tunstall forest.

  • Although we we were rather later than intended (flooding had closed a section of the A1), Karen made us welcome. The accommodation is attached to, but separate from the house, with its own entrance at the side. This meant that we did not disturb Karen when we left or came back in the evening. It was always warm, without being overpowering; I would recommend bringing a pair of slippers for the tiled floor in the bathroom and utility area. The bed was comfortable and had, for us, the right amount of covering. There were a number of friendly, domestic touches, such as the photographs of family, the drawings and paintings of ships and of North Wales on the walls, and the books and maps in the bookcase. You have your own bathroom and really good-quality towels. There are no street lights in Tunstall which means it is dark at night. Karen provided a torch and reminded us to put the outside light on if we were coming back late. Finding Karen’s from Wickham Market direction you have to remember that hers is the second turning on the right, just before the right-hand bend.

    Felixstowe Caravans is a small family business. We own 1 caravan on the popular Felixstowe Beach Holiday Park. Our sister company Oaklands Caravans owns 2 caravans situated on Oaklands Holiday Park, St Osyth. This listing is for our Debonair caravan. For more information please see our website. Check in and check out only allowed on Mondays or Fridays. All bookings must start and end on a Monday or a Friday.
    ALL BOOKINGS MUST START AND END ON A MONDAY OR A FRIDAY. Our Debonair caravan measures 38ft x 12ft, with 2 bedrooms and sleeps 4 people. The caravan is double glazed, has fully programmable central heating and also has an electric fire in the living area. There is free standing furniture in the living area, along with an Audio System, a TV, Freesat Box and DVD player. Sliding patio doors open up from the living area onto front steps. The kitchen has a fridge freezer, kettle, toaster, microwave, gas cooker and grill. There is a dining table which seats 4 people. The kitchen side door opens out onto a side garden and patio. The patio area has a table with parasol and 4 chairs creating a lovely outdoor seating space. The master bedroom has a king size bed and en-suite toilet. The second bedroom has two single beds. Bedding is included in your hire price, and beds will be made up for your arrival. The shower room has a shower, toilet and wash basin. The caravan is fitted with a fire extinguisher, plus working smoke and carbon monoxide alarms. Gas and electricity are included in the hire price. Please bring your own soap, towels and baby equipment as they are not provided.     Felixstowe Beach Holiday Park is situated approx 5 minutes walking distance from the beach. It is also within walking distance of local shops/supermarkets, cinema, cafes, Sunday market, an International shop and McDonalds. On the seaside promenade are fish and chips, various restaurants, pubs/clubs, ice cream, donuts, leisure centre with swimming pool and gym, and a newly refurbished pier with amusements and games arcade. Felixstowe is an attractive Victorian town, known as the 'Garden Resort of the East Coast'. This is due to its extensive and beautiful gardens, situated along its long, level promenade and in the town centre. The seafront gardens are listed on the English Heritage Register of Parks and Gardens of National Importance. Felixstowe also has a Nature Reserve leading to Landguard Fort, which is close to the Ports viewing area on the river Orwell.

  • A well-equipped caravan, perfect landlords who take care of all problems quickly, good access to public transport. The beach is 5 minutes away. There's a Lidl and a McDonalds nearby. The city of Felixstowe can be reached by bus in 10 minutes (6 stops) or by a 20 minute walk along the beach. We enjoyed our stay very much.

  • My 2 daughters and I enjoyed a 3 night stay here recently and everything was better than expected. The caravan is well equipped with everything you need and the on-site amenities are enough to keep the young ones entertained, although we spent most of the days out and about exploring. I did not hear 24 hour noise from the docks, even at night, the odd train but nothing major.

  • You will receive a warm welcome at Mary's place and a comfortable night's sleep - the pillows, mattress and cotton bed linen are of an excellent quality and were much appreciated after a long and exhausting journey with an aching back. My room was warm, cosy and quiet and had a pleasant outlook and there was space to sit and write, i.e a computer desk, which is always a bonus. Mary's home is spotlessly clean and ideally situated with a bus stop at the end of the road should you want to visit central Ipswich or the traditional seaside town of Felixstowe which is a must-see if you are not familiar with Suffolk. Sainsbury's is just round the corner and John Lewis and Waitrose are less than ten minutes walk away. And, of course, as Mary points out, there are plenty of eateries in close proximity. I highly recommend Mary's place.

    Enjoy a taste of the beautiful Suffolk countryside at Sunnyside Cottage. This is a truly individual property with plenty of character and is the ideal place to escape from the hustle and bustle of daily life. Being over 150 years old, Sunnyside has stood the test of time and has been sympathetically modernised to ensure its individual charm is obvious throughout.
    Sunnyside Cottage is a small one-up one-down cottage with plenty of charm. Downstairs you'll find a kitchen area (complete with a hob, oven, fridge and sink), a foldaway table with chairs, a sofa bed, TV (with streaming services including Netflix and Amazon Prime) and woodburner. Upstairs is a double bed, chest of drawers and ensuite bathroom with a shower/bath. Outside, there's a parking space for one car (although guests are welcome to use our main drive too), and a small garden. The property has plenty of interesting features - look out for the wonky chimney as well as the initials engraved in brick outside, which mark a couple's wedding day in 1935. Please note, the bathroom is only accessible through the bedroom, and the stairs lead straight into the bedroom. The stairs are also quite narrow and have no stair gates. A travel cot and high chair can be provided if you're travelling with a young baby, but we advise that the property isn't suitable for those with toddlers because of the stairs.     Falkenham is a quiet village just 4 miles from the up-and-coming seaside town of Felixstowe and 6 miles from Suffolk's county town, Ipswich. We are also only 15 minutes away from Woodbridge and within driving distance of popular spots such as Aldeburgh, Southwold and Bury St Edmunds. There are some beautiful walks that can be enjoyed right from the doorstep of Sunnyside Cottage and across the road is the award-winning Artisan Smokehouse and Cafe (open Thursday-Saturday), which we can highly recommend. We're also only a short drive away from some fantastic pubs including The Newbourne Fox and The Maybush at Waldringfield.
