NIKA Loft is a stylishly furnished 70 sqm attic apartment in the Rosenheim city center. During the core renovation 5 years ago, practically everything was renewed, except the old roof construction which gives the apartment a lot of charm and warmth. The advantages of the apartment are the quiet location with simultaneous center and train station proximity (10 min. walk), the spacious living room, 1 private parking space + public parking in front of the door and the proximity to nature with the Landesgartenschaugelände.

Our family-run organic farm is situated 985 m above sea level with a beautiful view on the alps. We are surrounded by skiing areas: Zell am See-Schmittenhöhe, Kaprun-Kitzsteinhorn, Kitzbühel, Saalbach-Hinterglemm and Leogang. In addition, the Krimml Waterfalls and the Grossglockner High Alpine Road are close. The apartment is situated on the bottom floor of the farmhouse. It has its own entrance and a cosy sheltered patio with a great view that is situated directly next to a big garden.

100 years old log house, which was demolished in 2008 in the neighboring village and rebuilt at our organic mountain farm. Special care was taken with regard to the use of natural building materials (reed, clay plaster, waste wood). Traditional larch shingles serve as roofing. The house is heated by a large kitchen stove and a solar thermal system, the bathroom has underfloor heating. The cosy little house (75m²) served us for 10 years as a residence.

Cozy with local flair, with fantastic views of the Uttendorfer Stubachtal! We are in the middle of the village and yet quiet. Shops are within walking distance. In summer, the mountains from hiking, climbing, swimming to mountain biking offer you everything you desire. Even in winter we have a lot to offer. A cross-country ski trail on the lake and all well-known ski areas can be reached within 30 minutes. Looking forward to seeing you soon!
