The property is located at about 1,250 m above sea level and is characterized by the cozy atmosphere and the quiet location at the end of the access path. The lift station for skiing or the mountain bike trail (summer) is only about 5 minutes away by car. To the valley and to the nearest supermarket it is about 12 minutes, there is a bakery near the lifts. Imagine peace & quiet, 100 metres from the road up a stone track, no immediate neighbours. (Owner lives onsite in the attic of house, separate entrance). Seating areas around the house offer different beautiful views Morning sunrise, shaded south seating; but sunny in winter! Lunch/ dinner table west facing shaded by old pear tree. Dark starry nights, moonlit or Milky Way, silent or animal sounds! Village life is a 10min meadow walk. In summer a cosy traditional bar/cafe serves home-cooked food.

You can reach the lift, ski school and ski rental on skis or on foot! Directly from the chalet you can go on fantastic hikes or ski tours! It is only 5 km from the A2 in Modriach, in beautiful West Styria. Absolutely no noise from cars or anything else. There are currently great tobogganing opportunities! Shopping is available in the village of Edelschrott or in the village of Hirschegg, 15 km away.

We rent out our cottage, built in 1928 and lovingly restored, which is located on our organic farm about 1 km from the idyllic mountain village of Gasen in Styria. Enjoy the quiet, decelerated atmosphere in our vintage cottage, ideal for 2 to maximum 4 people. Pets are welcome! Bed linens, hand towels and dish towels are provided, Wi-Fi, tourist tax, pellets (heating material) and all operating costs are included!
