Situated 2 miles from the pretty, historic town of Emsworth, it's a short walk to the seafront and the beautiful Chichester harbour, known for its unspoilt coastal landscape and a haven for local wildlife. The area is perfect for walking, boating, cycling and sightseeing. Chichester, Portsmouth, and Goodwood are nearby as well as the award winning beaches of West Witterings.

Award winning architecture in a National Park

Wakeham is a minimalist house in a classical shell. It won the Country Life 'House of the Year' award. It is in the middle of our farm, with woods, valleys & a river, and stunning views of the South Downs. Its pool (closed from 10 Nov to 14 April) is 12ft deep and has 3m and 1m springboards . In winter there remain log fires, a tennis court, a brilliant sandpit, and access to lots of country walks. Great for short stays but also as a base for a few months for house-hunting newcomers. Pitlands Barns

Pitlands Barns is divided into three separate units, The Granary, the Stables and the Cart Shed. Ideal for families and friends wanting to spend time together, the Granary is the most spacious, sleeping 6 in 3 bedrooms and can accommodate 14 people for dining and socialising in the large entrance hall and first floor open plan area with a viewing gallery. The Cart Shed also has a very spacious living area and kitchen. The Stables is the smallest of the three but still offers ample space for 4.

Just 5 mins from Goodwood, our cosy wooden cabin is set in the South Downs National Park, in a quiet and pretty village. Nestled in a peaceful, private spot at the edge of our garden with lovely views to the open countryside, the cabin gives a feeling of being away from it all and yet is only a 15 min drive to Chichester, a 30 min drive to the sandy beach at West Wittering and just a 3 minute stroll to the village pub. There are lots of lovely walks and cycle routes in the surrounding area.

Secluded self-contained apartment above cartbarn in pretty Sussex village close to Goodwood. Snuggled into the foothills of the South Downs and 2 minutes walk to the fab village pub, this makes the perfect base for a weekend away. Bedroom has twin single beds that zip into a superking, single bed in separated alcove, double sofabed and fully equipped kitchen and bathroom. Lovely south facing terrace and tennis court. Continental breakfast provided ie cereals and croissants. Dogs welcome.

Situated in the grounds of our Victorian family home, the newly converted 'Garden Rooms' occupy a separate self-contained building, furnished to a high standard, and perfect for coupes wishing to enjoy walking, cycling & sailing in the South Downs National Park. The annex has its own driveway and self check-in is via a key box. The Garden Rooms are located in the pretty downland village of West Ashling. There are three local pubs & a restaurant, all within walking distance.

Converted Granary, South Downs nr Goodwood

Our beautiful converted Granary is just across the courtyard from our farm house and is totally self contained. It is a huge open plan room with exposed beams, wooden floor, rugs, an extremely comfortable sofa bed, a mezzanine with two single mattresses suitable for agile extra guests, a kitchenette and a lovely shower room. There is an enormous bookcase which guests are welcome to borrow from during their stay and a equally large flat screen TV with Sky, Netflix etc
