Our home & 4 yr old fully self-contained cottage is on a 0.9 hectare (2.3 acre) "lifestyle" property in the country but is only 5 mins drive from the University and 4 local schools, our local supermarket, post office and food outlets. We are also 15 mins drive from Hamilton central business district (CBD), the Hospital and Wintec in one direction and the Airport in the other direction. We do NOT charge separate cleaning fees (NB when comparing), offer a 25% discount for 1 week, 35% per month.

Very Central to do day trips to Rotorua, Taupo, Waitomo caves, Hobbiton. Tauranga . great views, awesome heat pump in the winter months and cool in the summer months, swimming pool and a very quiet neighbourhood. 10 minutes walk to town and 10 min drive to Golf course 15 minutes to Hamilton Airport 20 minutes to Mystery Creek (Field Days) 40 minutes to Waitomo Caves and the Hobbiton. 45 minutes to Raglan 1 hour to Rotorua 1 hour 15 minutes to Taupo 1 hour 30 minutes to Mount Maunganui

The main room has a king-size bed and a comfortable lounge area with a TV, coffee/tea/breakfast-making facilities and a dining area. The second room has two single beds. The bathroom is large and modern and was brand new in 2019. There is a covered outdoor deck with rural views to neighbouring farms and there is ample parking for cars/trailers/campervans. Continental breakfast is complimentary.

Has a living room, 2 bedrooms with queen beds (single on request), separate bathroom, toilet, and dining/laundry kitchenette. Garden, patio, salt pool, BBQ, and pizza oven. Free wifi off street parking and a paddock for horses. Fridge, microwave, toaster, coffee machine, and everything you need to make a simple meal. Not a full kitchen.
