Welcome to the Green Room Nestled on the edge of Brighton amidst the picturesque South Downs, the Green Room has stunning views of the South Downs National Park. It is just a 20 minute bus ride or cycle into Vibrant Brighton and its glorious seafront. The Annex has its own entrance and is fully equipped with everything you’ll need The Annex is part of our family home and although it’s a private space, you will be able to hear kids and dogs playing in the garden below your decking at times

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The Haven

The Haven is a bright and spacious Annex which overlooks Peacehaven Beach. The sunrises and sunsets are spectacular. The master bedroom has a double bed and the lounge has a brand new futon which opens out into another double bed. Peacehaven has all the shops you need within 2 minute walking distance. Brighton City Centre is a 15 minute bus or car journey. Your hosts, Tony and Chrissy are very welcoming and caring.

Welcome to our private garden studio in the vibrant city of Brighton. You will have your own free, off-road parking space and outdoor terrace area for a chilled glass of wine. We are perfectly located for the South Downs National Park, Brighton's famous beachfront, the Laines' shops and many bars and restaurants. We really look forward to welcoming you and being your hosts for your special stay.
