Located centrally in the National Forest we are in a quiet and peaceful semi-rural position, on the edge of the Staffordshire, Derbyshire border, yet close to town. This is an ideal spot to explore the Derbyshire peaks, or for visiting any of Staffordshire's major tourist attractions (such as Alton Towers, the National Memorial Arboretum, and St Georges Park), and is ideal for ramblers, business travellers, and holidaymakers alike, however, connectivity could be difficult without own transport.
We are a retired couple who offer a newly-furbished double room overlooking green space. The main bedroom price per night is for 1 or 2 person, with an extra £10 for each individual using the sofa bed. In addition you will be able to enjoy a PRIVATE bathroom, and sitting room, on the ground floor, with patio access to a secluded rear garden with water feature and decking for al fresco dining in summer. The sitting room has a bed settee which may be used for an additional 1 or 2 guests at £10 per person per night. This living room space is only available to guests renting the main bedroom, and has a TV/DVD. It also has a microwave and toaster, and a small fridge, and cutlery along with crockery to enable guests to prepare simple evening meals for themselves. The listing is for one guest, or two, sharing the double bedroom. In the event that a guest would be uncomfortable sharing the double bed, the sitting room sofa bed is available, at an extra £10. However, the sofa bed is more suitable for younger people. Tea and Coffee is available if required.
Our semi-rural location means that we overlook countryside and yet are only a 20 minute walk into the centre of town. We are a stone's throw away from the river Trent which has beautiful riverside walks and countryside walks are also right on our doorstep. Canal walks and forestry centres and reservoir lakes are close by as is the National Memorial Arboretum. Day trips out are quite manageable to the Peak District National Park and also the Cotswolds.
  • Such a wonderful little set up with all the necessary amenities. The Hosts are super warm and welcoming and take clear pride in their home and the space they have to offer for your stay.

  • What can I say, I was greeted warmly by Sharon and Simon and made to feel at home right away, after being shown around their beautiful home, I was directed to my bedroom which was very clean, spacious and has everything needed, the personal touches like tea/coffee and even biscuits in the room were excellent, the view from the window across the fields to Englands “St George’s Park” were a delight. Simon and Sharon are more than happy to chat, or to leave you in peace, if that’s what you require, if you stay here, you’re going to love the house, surroundings and of course, Simon and Sharon. I can’t wait to go back the next time I am up this way.

  • A great flat, in a good location. I was attending a course at nearby St George's Park and it made a great crash pad 15 minutes from the venue. Be aware there are some low beams if you are bit taller you may need to duck a little in parts of the flat. Otherwise it's lovely and has a great finish.

They kindly offered to make me cups of tea, some evenings, even though I had tea and coffee making facilities in my room, which was warm and cozy. They allowed me to use their fridge to store food and offered use of their cooking facilities. I drove up from London and stayed for 3 nights due to being on a work training course and wouldn’t hesitate to book again, if I had to stay up again. Thank you xx

My lovely home is a large detached house in a quiet cul de sac on the edge of the small village of Fradley, close to the A38 with convenient access to the historic city of Lichfield, the National Memorial Arboretum, St George's Park National Football Centre and Burton -on-Trent, Derby and Birmingham are 30-40 mins drive away. Also, for business guests, Fradley Park commercial centre is just 5 mins drive. There is ample parking at the property.
My house is good for singles or couples as well as business guests for short or longer stays for pleasure or business. It is light, spacious and airy with modern features such as the glazed staircase and the lime green kitchen.
Fradley is a quiet village, yet there are plenty of activities around the area from lively Lichfield, Birmingham only 30-40 mins away and a vibrant community offering village hall activities from fitness groups to a free monthly film club.

Although we weren't able to get into the restaurant she recommended for dinner, we had a lovely walk around town and found another place we liked. (Try Ma Ma Thai!) We thoroughly enjoyed our stay and will be back next time we're in the area.

So perfect we were reluctant to leave. If you work around Derby area or even towards Sutton etc dont think this place is too far. It is the perfect place for respite and working away from home.

Rachel is an amazing host who thinks of everything and Alrewas is a pretty village. The barn is on the edge of a beautiful canal and the village had great places to eat, including a good Indian restaurant on the doorstep. I’d recommend it to anyone and would love to go back.

Delightful 2 bedroom barn conversion in the village of Edingale with far reaching views across the Mease valley and located on the edge of the National Forest and close to the National Memorial Arboretum. The property in with in easy reach of neighbouring towns of Lichfield Tamworth and Burton upon Trent.
The property is within a very small complex of converted barns along with the main farmhouse which dates back to the early mid 1600s. This particular barn was used as a dairy when the farm was fully functioning. The property was converted into a dwelling some years ago but has been fully renovated in the last 6 months. It is an idyllic setting and offers a great country get away.
  • Fantastic child friendly accommodation in an idyllic setting. Close enough to family attractions and fun days out but far enough away to unwind and relax after busy adventures.

  • Lovely location with a great rural view and setting to wake up to. Located within the courtyard of a historic farm, really felt like getting you’re getting away from the hustle and bustle while still very easy to get to local towns and villages. A great part of the world well worth a visit. The cottage itself is delightful; well appointed and very clean with a good kitchen and spacious living areas. Paul was highly communicative and flexible and we’d highly recommend him as a host.

  • What a lovely cottage, a good size and well equipped! Set within a private courtyard with parking for two cars the entrance overlooks amazing rural views (including sheep at the bottom of the garden). The bedrooms are large and the sitting room and kitchen have a lovely high roof line giving a wonderful feeling of space.

    Tony2019-10-26T00:00:00Z
  • Paul’s place was great. The house is at the end of a quiet courtyard and isn’t overlooked at all. There’s great views of the local farmland and a large garden to sit in. The house is spacious with high ceilings. Would highly recommend

I only stayed 1 night and arrived late and left early but Sarah did all she could to make sure my stay was enjoyable with quick and positive communication. I’d have no hesitation staying again.

  • We had a fantastic night stay at the Peakes! Sarah was so welcoming and helpful upon arrival. The place was lovely, stylish and comfortable with some really thoughtful touches (such as having breakfast provided and all the nice Neil's yard toilettries). The hot tub was also a great touch and made our stay super relaxing. Would definately recommend and come back!

  • Sarah's Peakes retreat is by far the best Airbnb I've stayed in. There are so many thoughtful touches and much care put into ensuring you can just relax and not worry about the outside world. From cooking in the Finnish bbq hut to watching the stars in the hot tub, to the ultra comfortable bed in the loft, you are really are spoilt for choice about how to relax. Close enough to local amenities too should you wish to leave, but far enough out in the countryside to feel secluded from the rest of the world.

    Jordan2020-01-12T00:00:00Z
  • The Loft was lovely and Sarah couldn't do enough for us. Going as far as calling a their friend who happens to be a chauffeur to take us to and from dinner at a local town. I can't recommended Peaks retreat enough!

The room was very comfortable, there was tea and coffee available with fresh milk, as well as some other treats that they had kindly provided! The shower was exceptionally good as they have recently had the house newly refurbished to a very high standard. Lisa was very kind to offer us the use of the living room as well, and provided a wonderful breakfast in her conservatory with views across the garden. A listed Malthouse with it's own gated carpark, the Malthouse is a listed building dating back to the 18th century and is a major part of Burton's history. It retains its bare brick walls and high ceilings and our particular apartment still has the high wooden shutters that would have closed off the loading bay where some of the malt would have come in or been loaded on to wagons. A very quiet block of apartments were our guests feel nice and secure with all the coded entrances.
Although only a one bedroomed apartment, Number 25 is very spacious with its high ceilings and tall windows which let in he light. Expect to feel cocooned in the peacefulness of the whole building. We have made it our mission to retain the industrial feel of the place by using up cycled furniture such as cable drums, tin trunks and hand painted furniture. Cosy throughout with lots of throws and cushions for you to relax and extra pillows for your comfort. Our towels are white and fluffy and our linens are hotel quality and beautifully white. We add many extras to our apartments such as bathroom products, biscuits and coffee and tea. In the fridge you will alway find a bottle of prosecco and water and milk.
This is the heart of Burton with its many and varied restaurants and pubs, along with a cinema just a few minutes walk way, a bingo club and a gym. Previous guesst often leave suggestions in our visitors book and by leaflet to let you know the best places to visit. But we are on the doorstep of theme parks, places of historical interest, the river and the National Arboretum, and last but not least, the Brewery Museum.
  • Excellent place to stay and what a wonderful host. It's the little touches that Jane goes the extra mile with. Perfect location, lovely cosy and stylish apartment but with wonderful tall ceilings so it feels really spacious. Jane also answers any queries within minutes! Can't recommend enough.

Delightful 1 bedroom barn conversion in the village of Edingale with far reaching views across the Mease valley and located on the edge of the National Forest and close to the National Memorial Arboretum.

  • James was very flexible during our stay

    Alan2020-02-23T00:00:00Z
  • Well where do I start!! Myself and 2 other work colleagues stayed here for 2 weeks as we were working away from home. James met us on arrival and showed us around the place, it was a lovely home!! Very clean, very tidy, all the bathroom and showers were spotless! The living room was very spacious, and the bedrooms were all massive, more than enough room! The kitchen was full with everything we needed to cook for meals for 2 weeks, with a lovely dining table to sit down after work and have food. There was plenty of parking for 3 vans at the front and rear of the house! But honestly James made it the most pleasant 2 weeks. He was very friendly, we would all often sit down around the dinner table and food together, and watch tv and just chat for hours after work. On the last night James offered to take all of us to the local Indian and wewe all had a great time, stopping at the local pub on the way home. I have no doubt we’ll be staying here again, and we’ve made a great friend in James. Was a pleasure being hosted by him! James, we will see you soon!!

    Julian2020-01-24T00:00:00Z

  • Fantastic place. Host James was fantastic, as was his daughter Tors who I spike to via email. Amazing value. Location a bit rural, but it never claimed to be anywhere other than where it was! Great amenities and ideal as long as you have a car to get around. Thanks very much!

    Mali2019-10-20T00:00:00Z
  • James was the best host ever, he was very friendly and helpful. We were traveling with 2 pets by car from Paris to the north of Scotland. He has a special place for pets to stay downstairs, where our dogs were very happy. For humans, the beds are very comfy, which allowed us to reload batteries to continue our trip. James, you have a beautiful house, and you made us feel like home all the time, thank you so much for everything!
