Connie's place is very quaint, great value for money and with everything you need for a lovely get away, situated in a picturesque village. They are a very friendly and helpful couple too. The local pub serves amazing dinners and is only two minutes' walk away, with the bigger centre of Oakham only a short drive away. I would definitely recommend staying there!

Connie was very welcoming and efficient upon my arrival. Took me directly to the cottage and pointed out the essentials for my stay. Unfortunately, I didn’t have as much time as I would have liked there. That’s no fault of the host. Thank you for a very pleasant, uncomplicated stay. Paul

A really comfortable, clean and stylish new apartment a 30 minute walk from Oakham Station. Perfect for a stay in the area.

The house was lovely, comfortable and clean. The beds were so comfy with lots of pillows, and the living room was just right for relaxing in after busy days exploring the area. Tracey even left us a bottle of wine, pint of milk and plenty of tea and coffee supplies, which was a lovely touch. We had a fab stay here.

We had a lovely time at Tracey’s house. The house itself had everything we needed for our weekend break. There was plenty to see and do as five adults and a dog.

This is a wonderful stay. We have visited many Airbnb’s and this is the best. If I could pick this house up and move it around the country I wouldn’t stay anywhere else. Warm, cosy and with wonderful touches like an Xmas tree. We always bring essentials even when the place says it has essentials but there was no need this time - it had it all. Tracey is a wonderful host who takes the time to welcome her guests. The house is great with super comfy beds and lovely towels and sheets. We were 2 adult couples with 2 children (3 and 5 years old) and the property was perfect.

Quiet location, not far from town centre but also within easy reach of main routes, Plenty of parking, clean tidy and warm.

This is a really well equipped house which makes it a home from home. All you need there. The lounge is comfortable and spacious, with sky tv. Good comfortable beds, large shower and plenty of towels. Very big gravel drive easy to turn in. Plenty of information leaflets and ideas of things to do. Tracey was a superb host always at the end of the phone. If I go down that way again I shall not hesitate to book Honeysuckle House. We had a thoroughly enjoyable weekend there.

Great location with an easy walk to town, pubs and restaurants. Judith was lovely and very welcoming, very clean and a nice selection of fruit and breakfast things.

We stayed in Nicholas’s for 2 nights just before a friends wedding in Oakham. We aren’t at all familiar with the area but Nicholas was hugely helpful before we even booked, with information on how to get to both the chapel and reception. The flat itself was perfect - clean, spacious and a very comfy bed! Check in was also really easy - and Andrew was able to help further with information on the area. Definitely recommend! Fantastic property right in the heart of Oakham. Everything you need within walking distance including the castle and a Tesco. Parking is restricted for permit holders (which the property has) so no issues parking. Beautiful house with lots of nice touches such as toiletries and tea/coffee. Very clean and warm, would definitely recommend for a quiet break. Gail is easily contactable and very responsive to messages.

This was our first AirBnb experience. The occasion was a visit with my wife, 16 month old toddler and mother-in-law to visit my hometown for my parents' 50th wedding anniversary. We stayed from Friday night to Sunday morning. Firstly, location is great - just about as central as you can get in Oakham. The house itself is beautiful. There are two double rooms (one en-suite) and two single rooms, a lounge with a comfy sofa, TV etc and a kitchen with all that you need (bar an espresso machine ... but there's a Costa nearby). There's even a little garden out the back (which we didn't use but looked lovely). Communication with Nick was great. Check in and check out a breeze. Really couldn't recommend this place highly enough!

Good place to stay. Very central. Best pub and for Sunday morning breakfast was the Nelson just off market place. Recommended

The staff at the opticians are all really friendly and welcoming and gave us some great tips on where to go. Location was brilliant as it's only a 5 minute walk from the station with lots of lovely bars and restaurants near by. The room was spotless and modern, would definitely go back! Great value for money. If only they could control the weather too, then it would be perfect;)

The Old Farmhouse is a beautiful home in the secluded, picturesque village of Teigh (pronounced “Tea”), but only minutes away from Oakham and Uppingham. Karen and Tim are wonderful hosts, very attentive, but very relaxed, and happy to share their local knowledge if you want to explore the area. We were made to feel really welcome and at home from the moment we arrived. We stayed in the upstairs room, which has an extremely comfortable, and very large bed. And - most important for me - a choice of two baths! (I live on a narrowboat - baths are a luxury.) The hospitality tray in the room included a cafetière for making proper coffee, and a choice of teas. Breakfast is a buffet in the kitchen, and I thoroughly recommend the sourdough bread from the local Hambleton bakery. Perhaps by the time you stay, Tim will have homemade marmalade to offer you - it was his next project when we stayed - we would look to do a return trip to see (and taste!) the outcome. I’m sure you’ll enjoy your stay as much as we did.

This was our second stay with Karen & Tim and we thoroughly enjoyed our mini break. Great facilities, lovely hosts and a well cooked full English for a small supplement which we highly recommend.

Location superb, it is in the centre of a delightful English village close to two good eating pubs. The inside of the building is larger than you may expect from the description and if you are there in the winter months there is plenty of heating. In the summer the outside patio is nicely stocked with chairs and a table. Indeed a very good find with very pleasant and helpful hosts.

The private apartment in the garden has everything you need for a comfortable stay in the area, a well equipped kitchen, lovely little touches, good size bathroom and comfortable bed. You have your own entrance to the garden and privacy. Stephen and Randall were wonderful hosts, I would highly recommend!

As good and relaxing as I had hoped! - I really enjoyed staying at Stephen and Randall's cottage annexetucked away in a beautiful Rutland village. Very handy for Oakham and nearby excellent road connections. It also has lovely little courtyard and actually a secret extra garden to relax in. Thanks for a great stay!

Stephen's place was a perfect retreat from our sailing and walking break. clean, tidy, cosy, friendly. Just right.

Comfortable cottage that is very well equipped. Separate entrance, roomy lounge/bedroom, separate kitchen with more than adequate cooking facilities eg oven and four solid ring stove top. Really good shower room with toilet. Shower has great water pressure. Cottage is light and airy and has lovely outside living with table, chairs and deck chairs for those who like sitting in the sunny and a private area. No washing machine or microwave but that is clear in the information. Safe on-street parking. Lovely village, lots of walks. Near to Oakham and Rutland Waters. Also National Trust and English Heritage places. Host Stephen responds promptly to communication and helps out with any questions, needs, or comments.

Great space for a night away. All the things you might need, quiet, clean and a few bits in the fridge meant it was perfect for our needs.

The annexe was lovely and warm and spacious, even with the dog. Very comfortable bed, and having breakfast provided was a great treat. A very quiet and peaceful location, and it was great to be able to leave the dog in the large garage space to dry off after some muddy walks. So close to Oakland which has some great places to eat and drink. Perfect place to stay for exploring Rutland Water. Thanks Helen

Great little touches- jam and OJ for the morning! Being able to let ourselves in was perfect for our group and we were lucky enough to get a late check out so we had a lovely lazy morning.

A lovely spacious cottage with comfortable beds fluffy towels and a well stocked kitchen . Anna thoughtfully left us bread milk butter and jam for breakfast. Great quiet location but also very close to the centre of uppingham. Highly recommended.

A lovely place to stay. We were made to feel very welcome by Anna and her husband. The place is very clean, peaceful and the beds very comfortable. There is no lounge as such but the kitchen has a lovely big table and chairs. There was tea, coffee, milk, bread etc. left for us which meant we didn't need anything much at all as we were only staying one night. Great for our needs and would certainly recommend.

We had an absolutely wonderful few days at Topiary Barn - Wendy is a delightful and attentive host, without being intrusive, and communication was excellent from day one. You really do feel like you're staying in a cottage in the countryside given its delightful location in Wendy’s beautifully tended topiary garden; quiet and peaceful yet only a very short distance from shops, cafes and local hostelries. Being able to park in our own dedicated, secure parking space just next to the building was an added bonus and much appreciated. The accommodation was warm, welcoming and very comfortable. The kitchen area was exceptionally well equipped with everything you could possibly need if you were planning to cook and prepare a meal at home.... or even do some washing and ironing! Tea, coffee and milk were all provided and after a busy day out and about, enjoying a cuppa or glass of something on your own sunny patio was a perfect end to the day. If you're planning to visit Rutland Water, Burghley House or to explore a little further afield, then Topiary Barn is the ideal place to stay; I will definitely be back...... if the many friends I've already recommended it to don't get there first! Mikes cottage was an amazing place to base ourselves for our short break in Rutland. Amenities in the local area were great, particularly the pubs which are only a short walk away and Mike’s warm welcome and hospitality made our stay really pleasant...

Meadow Barn is a beautifully converted barn in the pretty village of Braunston. Clean, comfortable and well equipped it was perfect for a weekend away for 4 adults. Greeted by the owners personally on arrival, who offered any help if we should need it. The barn is perfectly situated for exploring Rutland and surrounding areas. Set in a peaceful area with 2 excellent village pubs, it was the relaxing break we needed, away from the hustle and bustle of daily life. We will definitely revisit the Barn again.

A beautiful place in a peaceful location. The biggest surprise was value for money! It’s a great luxury place for little getaways in the country. There’s plenty to do outside of the location, like walking around Rutland water and visiting local towns. Wonderfully clean and with really helpful touches like emergency toiletries and other essentials. Make sure to wrap up in the colder months as it does get a bit chilly!

We spent lovely couple of days at The Chapel, it had everything we needed. The place is beautiful and Samantha & Colin are great hosts. We were only a short drive from all the places we wanted to see and the weather didn't spoil our trip! Can I also recommend the pub in the village - the Kings Arms. Great food and friendly service :)

The Chapel was beautiful, the photos do not do it justice. The attention to detail was just amazing, little added extras. Full information on the area and things to do. All very thoughtful, a lot of care has been put into making sure everything is perfect.

What a super stay! We had a brilliant time. Helen was fab before we arrived, very responsive and answered any Qs/ recommendations. On arrival, Helen was kindly there to greet us. The place is super easy to find and there is secure parking right outside your door, which is great. A lovely, cosy space and many small touches making it a very easy stay - bread, cereals, eggs, milk for breakfast were provided; as well as a fab coffee machine. A selection of books and a great tv in the cosy living room for a relaxing night in - TV is Netflix and amazon prime enabled, so you can just log in with your account. Everything is high quality and the pictures on the listing are 100% accurate, if anything it’s even better in person. A bright, roomy and light space with high quality mod cons & furniture throughout. I would definitely recommend and waking up to the alpacas in the paddock across the drive was a cute bonus. Thanks so much Helen, you made out special weekend perfect!

Such a fantastic place to stay with our dog before I ran Burghley 7. Huge secure field for her to run around in, great local recommendations and very welcoming check in with Helen. The annexe itself was spotless and very comfortable to stay in and the alpacas were so cute to see in the morning out the window. In addition the local pub was incredible; dog-friendly, outstanding service and delicious food. Helen was very flexible with check out as I wanted to shower after my race in Stamford and was great at communicating throughout the whole process. Cannot recommend enough!

A truly lovely home from home . Helen greeted us with a smile and was really friendly. The accommodation was perfect in every way. It was spotlessly clean , had everything that you could possibly need ( including fluffy bathrobes) . It was quiet but had a good pub serving excellent food a short walk away . Our stay at Highfield Farm was great. Everything you needed and more! Beautiful farm setting looking out onto Alpacas, horses and free roaming chickens. Impeccably clean and warm, comfortable bed, large shower, lovely bedding towels and robes. The kitchen is well equipped and the range of cereals, bread, milk and eggs were enjoyed. Our dog loved his stay too, especially being able to free run in your empty field. Thank you for your warm welcome Helen, we definitely recommend anyone stay here.

Helen’s property is just perfect - bright, spacious, modern and spotlessly clean . We, together with our dog Alfie, felt welcome from the moment we were first greeted upon arrival by our wonderful host. She was informative about the local area and and had added wonderful touches such as breakfast goodies and her own eggs which was so appreciated. To wake up and see the Alpacas in the field close by was wonderful. Perfect location with so many wonderful places to visit. We would recommend a stay here .

Wendy's place was beautiful and in a perfect location close to a Tesco and within easy walking distance to downtown. We had everything we needed for a family of four. The neighbors were friendly and it ws great to have a place to park. We could have easily and happily stayed longer than the four days we were there.

Really understanding and helpful when we had a problem that caused us to arrive late

We loved the Nest for our couple of nights in Rutland.its perfectly situated for biking around the lake. We only made the 17 mile route due to limited daylight hours so will be back to cycle round the peninsular too next time. The nest had everything we need, very comfortable bed, and it was very cosy. Alex was very friendly and helpful. Looking forwards to our next cycling trip to Rutland

We had a great stay at the Nest. Kate and Alex are fantastic hosts - very helpful and friendly with lots of local tips. The Nest is very well appointed, close to the lake and private. We hope to stay again soon

If you want a quiet, peaceful, out of the way place to stay, this is it. Marcia and Allan were perfect hosts, and ensured we were comfortable and had everything we needed. The accommodation is immaculate, and tastefully decorated. The bathroom actually has a lovely bath which is unusual these days. Would highly recommend staying here.

Greeted by Emma at the door along with her two beautiful dogs who we instantly fell in love with. Our room had its own entrance so was private and our own bathroom which was sparkling clean with towels and some toiletries. Couldn’t have asked for anything more.

A brief overnight but thoroughly enjoyable visit to Emma’s - a warm, welcoming, clean & well appointed peaceful annexe space with private bathroom & own personal entrance at side of main property - situated 5 mins by taxi to the lovely historic town of Stamford Lincs. Top accommodation & night out.

Fab place to chill after a long car ride and watch tv (high spec) with a cuppa. Emma is charming and welcomes you in. She has thought of everything, so you can have a comfortable, clean, quiet and private evening in a lovely room.

I have no hesitation in saying that this was the best bed & breakfast experience I have ever had: very kind and welcoming hosts (giving us an excellent insider's tip on where to eat a really special, memorable and good-value evening meal in an out-of-the-way location); the accomodation (peace & quiet, lovely views, very comfortable bed and excellent bathroom) was excellent; the delicious breakfasts were absolutely outstanding. I cannot imagine a better or nicer stay anywhere: exceptional in every way, and in a fabulous and seriously under-rated part of the country.

From the moment we arrived Jane and William were so welcoming. It felt more like we were friends visiting. The house and gardens were beautiful

What an amazing place, and even more amazing hosts. Putting aside how beautiful the place is, Jane made me feel incredibly at home, so welcoming and kind. Her scrambled eggs are to die for, with fresh eggs from their 32 or so chickens. I even had a spot of washing that Jane kindly did for me. You won't be disappointed by anything if you stay here, one of the best experiences I've had with AirBnB.

Great warm welcome at this lovely farmhouse. Breakfast excellent with local produce including on-site free range hen's eggs. Within easy reach of Rutland Water with it's cycle paths, walks and birdwatching, as well as the delights of Oakham itself.

Jane and William are the most genuine and kindest hosts you would want to meet. The farm is in a lovely area and extremely well kept and plenty of space to park a van and trailer. Communication with Jane and William is almost instant, making booking a breeze. The cooked breakfast was amazing with eggs that were merely hours of being laid and the rest being local ingredients. Super selection of porridge, cereal and bread. Room was spotlessly clean and the bathroom was well equipped with an amazing power shower and a bath. Many laughs were had!! Thanks again Jane and William.

This is a perfect place for a romantic get-away. Alex & Kate are friendly and hospitable and the room is sparkling clean with great little luxury touches. Amazing breakfast and thoughtful hosts. Rutland is a beautiful place to walk and birdwatch. We will be back for a 3rd stay :)

We had a lovely couple of nights in Whitwell. We received a very warm welcome from Alex. The room was very nice. Breakfasts were also great, with a good choice of options. We were given a place to store our bikes, and despite the rainy weather we were able to explore the local area. Hopefully we’ll be back soon!

We stayed for just one night. The bed was comfy and the room was very clean. The cooked breakfast is amazing, with all different options. I was very impressed with breakfast order form. I love the attention to detail. We are vegetarian and that was no problem for them. The two border terriers are lovely and very well behaved. Alex communicates really well from the get go, sending an extensive list of restaurants and cafes in the area and exceptional directions to their place!

Alex and Kate were super hosts. Everything about our weekend stay was first class. The Linney was super cozy, spotlessly clean and private. Breakfast, cooked to perfection and handy local tips set us up for a wonderful day of exploring the beautiful county. Would definitely recommend and return!!

Birthday Cottage is charming and filled with character. The garden is secluded and gorgeous for sunlounging and relaxing brunches. The fireplace just perfect for cosy evenings in. Located a short drive from the beautiful Rutland water as well as the historic Uppingham Town makes it a perfect location. Note however that the only pub in the village isn't open every day, so good to check before you plan a meal or drink out.

100% recommend! This is a beautiful property. It was sparkling clean, with lots of lovely little added touches! Communication was super and Lynn went the extra mile by making sure we had everything we needed.

Lynn's place is brilliant: comfy, well equipped and central for all things Oakham has to offer. We had a wonderful week and will definitely be returning. Enjoy your stay, you won't be disappointed!

This is a little gem. Could not fault it at all. Sparkling clean, very well equipped and spacious, it felt like home. Excellent value. Lynn was great with her communication prior to us arriving.
