The Dairy at Middle Nuckwell is a one double bedroom property, with a luxury double sofabed in the lounge, so would sleep 4 people comfortably, and is detached from the main farmhouse. The Dairy is a traditional stone built property (the original dairy to the farmhouse) and has been recently renovated to the highest standard and includes a fully fitted kitchen, luxury bathroom with walk in shower, underfloor heating, wood burner and private courtyard area, which includes dining set and BBQ. There are horses, chicken and ducks on the property, and you are welcome to collect your own eggs for breakfast. The property has amazing views over a beautiful, peaceful valley. The Hayloft at Middle Nuckwell is also available to rent if you require space for more people.
Nestled in the heart of the South Hams (Area of Outstanding Natural Beauty), the property is nestled in a beautiful valley. There is a tidal road and estuary within half a mile and there are public footpaths and bridleways nearby, so the location is perfect for walkers and mountain-bikers. Bantham Beach (voted one of the best beaches in Europe by Lonely Planet) is about 3 miles away, so the property is perfect for surfers and water sports enthusiasts. The property is set in the heart of the South Hams so there are numerous sandy beaches and coves to explore. The market town of Kingsbridge is about a mile away, where you will find numerous amenities including supermarkets. The yachting town of Salcombe is also very close by, providing water sports, shopping and many restaurants. Dartmoor National Park is also close and can be seen from the property in the distance.

  • I booked Katy’s place as a surprise for my sister and her boyfriend and it definitely lived up to expectations! The cottage was extremely clean and a perfect set up for their little weekend away. They certainly made use of the hot tub and said Katy was super friendly and they loved meeting the dog too! They had a lovely walk in South Milton and thoroughly enjoyed their stay.   • Stayed here for 2 nights with my partner and we couldn’t fault a thing. We were greeted on arrival and given tips on the best places to visit in the area, they were very friendly and welcoming. Easy to contact also, they even politely gave us some foil that we’d forgot to buy from the shop! (It’s only a 10/15 minute drive to Tesco.) The fire and the heated floor boards made everything so warm and cosy, just wish we’d booked even longer. Thanks again for such great hospitality!

  • A peaceful and restful retreat. The local eggs available from the farm made for a tasty breakfast. Katy had left out several informative local brochures for us to taylor our stay at The Dairy, which were extremely helpful. Ending the day relaxing in the hot tub !   • Very nice little converted dairy. Loved the underfloor heating, so cosy didn’t need the log burner. Perfectly appointed in the home for self catering, pretty much everything you could need, and the family hens kindly allow free eggs! Unfortunately on our stay the lights outside had just been blown so was pretty dark navigating down to front door and hot-tub, it really is huge, thought there may have been a view from there in daylight but not. Location off the beaten track (literally) but local amenities are good and fantastic beaches/places to visit nearby.

    Close to Bantham Beach, Bigbury-on-Sea, Salcombe and Kingsbridge, this fully-equipped high quality Shepherd Hut is set in a tranquil location with stunning views across to Dartmoor. Now with private hot tub adjacent to The Hut, offering a perfect place to enjoy sunsets or starry skies. The Hut is ideally situated in South Devon and offers a peaceful rural retreat with close proximity to many Devon beaches and towns.
    Uniquely situated to visit all the South Hams beaches, towns and villages, private and secluded but not remote. A 10 minute walk from The Hut up the lane will take you to the main road where you can catch a direct bus to Dartmouth along the stunning coast line passing through Slapton, Strete, Stoke Fleming and Blackpool Sands. At the top of this lane also is the Church House inn – a 13th century former monks’ house with a great selection of food and wines. Other dining options nearby include The Oyster Shack, The Sloop at Bantham, Britannia Shack at Beesands, The Crabshell in Kingsbridge as well as other excellent eating places in Salcombe and Dartmouth. The Hut has a fully made-up double bed with a pocket spring mattress and duck down quilt and pillows for a comfy and cosy night. The bed just folds up against the wall to reveal a generous living space with table and benches. The toilet/shower room is plumbed in with a “proper” toilet and shower. The well-equipped kitchen unit incorporates a 2 ring hob, combination oven, microwave and grill, a small fridge and sink, [as well as crockery, cutlery, glasses, toaster, kettle etc.]. The wood-burner offers additional heat and cosiness if required in cooler months. Set in the corner of a large 5 acre plot The Hut is totally private and away from the owners’ accommodation. Ample parking [a short walk along a path] is provided as is a useful storage shed next to The Hut to maximise your space inside. The Hut now has it's own hot tub, which is perfectly situated to enjoy a tipple whilst enjoying spectacular views across open countryside to Dartmoor. As well as the hot tub, outside The Hut is plenty of space to unwind with lounger chairs, picnic table and chimenea. There is ample room to pitch a tent for additional guests by [small extra cost by arrangement] but please note there are no other toilet or shower facilities available.
    This is a beautiful place to live, a gem we found a few years ago and have gradually been transforming into our forever home. We love the combination of privacy with rural living and proximity to the wonderful South Hams places, events and culture. Waking up to gorgeous views, listening to the birds and countryside noises is bliss.

  • We had the most wonderful stay here and I would recommend it to anyone (in fact I will be!). Alistair and Siobahn are such lovely hosts, they really go above and beyond and are so easily contacted when/if needed. The place itself is so cute and has everything you need plus a hot tub!! We came for a long weekend for my boyfriends birthday and it’s a perfect base to explore the local area - it’s only a £20 taxi home from Salcombe if you fancy a few bevs. The pub that’s a ten minute walk is lovely too with great food and friendly staff. Thank you so so much, we loved it ❤️

    The bright and sunny Studio is situated in a quiet and picturesque valley a mile from the award winning Bantham beach. With a yoga platform in the garden and surrounded countryside, its the perfect retreat for couples, yogi or a small family looking for a relaxed getaway near the sea. Max 4 people!
    The Studio is a unique little haven tucked in a Devonshire valley, a mile from the sea. Owned by an artist, it has a quirky shabby chique interior with an open plan living space, breakfast bar and balcony overlooking the valley. Its beautiful setting and location make it a perfect place to retreat to. The garden has a yoga platform for those who want to salute the Devon sun. Its located in a valley with a handful of other holiday cottages nearby and in sight, though its elevated place on the hill means its quiet and feels private. There are gorgeous country walks leaving from the property and a 20 minute walk to the famous, award winning Bantham Beach. Guests book repeatedly each year for its charm and location. The bedroom has its own balcony doors opening onto the valley and a skylight overhead for stargazing from bed. The living room has a pull out sofa bed for 2 people expanding the capacity to 4 people staying, though please note that the space is best suited for couples. The Studio is light and airy during the summer with lots of wild birds. Please note that cooking facilities are not extensive but certainly sufficient. Have a look in the pictures so you can see what is available and know what to expect. There is a lovely stray black and white cat, Miss Frieda Meoiw, who comes and goes over the year, who makes her home the studio for some of the time. She may or may not be there when you visit. She is to stay outdoors, although she loves a cuddle and feed if you like cats! During the winter, it is snug, cosy and warm! There are village shops and excellent pubs in Thurlestone (1.5m), Bantham (0.9m) and Churchstow (2m) and Kingsbridge (4m) offers a supermarket, banks, numerous shops, cafes, galleries, yoga studio and a regular farmers markets. Surf rentals can be found in Churchstow or on Bantham beach. Free parking for 2 cars. Please note a car is essential to get to this area!
    Just a short way from the award winning Bantham Beach, this is an area with incredible country walks in every direction leaving the house. The solitude and quiet of the valley is at the heart of its charm and with little light pollution, its a great place for star gazing at night. Truly a beautiful retreat!

    Cosy One bedroom semi detached annex with private parking and garden. Our cottage is perfect for a quiet winter break storm chasing or a lovely summer break by the sea. Situated near the South West coast path and walking distance (20mins walk 1 mile) to pubs and beaches at Hope Cove and South Milton Sands. Salcombe and Kingsbridge less than 10 mins drive away! We are very happy for you to bring dogs but we request that they are not left at home unattended and that you clean up after them.
    Well equipped and self contained holiday apartment with spacious kitchen, living room and two bathrooms. Bedroom is light and airy with a large super king sized bed which can be made up as two single beds on request. Outdoor patio and enclosed garden with private parking.
    The property is in a village setting in a rural area surrounded by wonderful walks.
  • My partner and I stayed here for a weekend away and it was just what we needed! We were able to switch off from everything and relax, there were many places to go and explore and it’s only a short drive from the shops. The enclosed garden is great however dogs will be able to get out! We had a lovely weekend and would definitely come back!

  • We had an lovely weekend staying at Sam's place. It is very comfortable, cosy and well equipped. Despite living in Cornwall, the South Hams and East Devon are areas we hadn't visited much, but this weekend enabled us to really explore. Sam communication was excellent, informative and friendly. It's the storm season...! But with better weather / lighter evenings, we would have easily been able to walk to Hope Cove. We would definitely recommend it here.

  • Lovely quiet spot in a beautiful part of Devon only a short drive from Salcombe. The most spectacular coastal walks are easily accessible from The Lair and plenty of places to visit too. The cottage was beautifully clean and the kitchen was well equipped. The super king bed was so comfy. Sam left a lovely bunch of daffodils in the sitting room along with other nice touches. You can even buy lovely pieces of handmade pottery that are displayed in the cottage. The wifi was a bit intermittent but we did manage to connect iPhones and an iPad to the wifi. There was no mobile phone signal for our phones but that might not apply to all networks. We would definitely go back to Sam's place.

  • The Lair is in a beautiful and rural part of Devon, yet not totally isolated. The property is well equipped, fantastically cleaned, homely and well decorated- something which is more difficult to find when looking for a place that accepts dogs too! Value for money is excellent as you get a lot of space both outside and inside all to yourself! Communication prior to our visit and check-in couldn’t have been any smoother. We were left to ourselves, yet, it was reassuring to know that help/advice was only around the corner if needed. Perfect little set up for a relaxing weekend away to switch off and explore the coasts and moorlands! Thank you.

  • Had a great 2 night stay at Katy’s place, location is fab if you want something out of the way in the middle of nowhere. The air bnb itself is next to the main house but very private. The hot tub and terrace outside are not overlooked so it felt like we were completely on our own which was lovely. The pictures don't do it justice as there was a lot more space than we were expecting, and the house was super clean and modern. Just a tip if you're a light sleeper you may be woken by the roosters but in general we couldn't hear a thing it was so quiet around. Overall would be very happy to stay again!

    The newly converted spacious loft in the Barn (Upper Deck) of the gardens of Lower Kerse set in 30acres of beautiful, tranquil gardens, woods and fields and only 5 minutes from local beaches such as South Milton Sands, the surf beach - Bantham, village pubs, beach restaurants, coastal walks, tennis and golf clubs. Upperdeck is newly furnished with constant free WiFi.
    The Upper deck is a newly converted and furnished upper floor of a new oak open plan barn (40ft x 14ft). It has a separate toilet and a separate shower room with hand basins in both. We provide professionally laundered linen, fresh towels and beach towels. The superking bed can be split into twins. Please state at time of booking how you would like beds made up. There is the option to assemble a single bed for a third person to share the room. There is a nightly charge for this.
    The Upper Deck is in a unique setting. It is in a designated area of outstanding natural beauty surrounded by beautiful gardens. We are only 5 minutes from the centre of Thurlestone Village in a secluded, peaceful valley with views of the sea from the garden. Thurlestone is a pretty thatched village with an excellent pub, golf/tennis club. Over 4 beaches in Thurlestone alone and Bantham beach, famous for its surf and surf school is only 10 minutes from your front door. Also, popular for kite surfing and wind surfing. Bantham beach also offers superb Stand Up Paddle boarding down the beautiful River Avon. Hire of Paddle boards can be arranged prior to arrival. Salcombe, 15 mins away and Kingsbridge under 10. We have put together a useful manual with all our favourite restaurants, cafes, sailing schools etc etc.....

  • Upper Deck is just fab! We totally recommend as a base for exploring the South Hams. It’s super close to the Best beaches. Especially South Milton Sands. The accommodation is very private. We were met by a lovely man with some umbrellas as it was absolutely chucking it down! Much appreciated! The bed is so comfortable we didn’t want to get up! The kitchen space is fab. Good size shower and cloakroom. Lots of little personal touches around the room. We will certainly be back! If you are looking for a base to explore the area you can’t go wrong here!

  • I booked a stay at The Upper a Deck as part of a Christmas present for my Mum. Being from Devon ourselves, we were familiar with the Salcombe area - but it was nice to try somewhere more off the beaten track. The room was sparkling clean, spacious, stylish and comfortable. We had everything big we needed for our night away, including little personal touches from Lou. There are three radiators in the annexe, so don’t worry about being cold in the winter - mum and I were very toasty. There were even two hot water bottles, just in case! I’d highly recommend The Upper Deck and hopefully will be back again soon :)

    Paddlers View, newly build in 2017 is extremely spacious and has a wonderful open plan living, dining and kitchen area with sliding doors which open out onto a veranda with the luxury of a hot tub positioned overlooking Kingsbridge estuary with spectacular 180 degree views. Whilst sat on the veranda, you can watch the world go by! The Rivermaid passenger ferry taking its daily trips between Kingsbridge and Salcombe, boats and enthusiastic Paddler boarders heading out on the water, making the most of the tides. Inside you’ll find the king room with french doors opening out onto the veranda with the same rural views over Kingsbridge estuary. The wood cladded wall, king sized bed; dressed with gorgeous white company bedding, faux fur cushions and blankets. You will find any excuse to stay in bed! The en-suite fully tiled bathroom, has a bath, huge mirrored wall,hand held shower, basin and toilet with underfloor heating throughout the property - a real treat for your feet! We provide GHD hairdryer and straighteners, along with cotton wool pads and cotton buds. The twin room has 2 single beds, which can be pushed together if required. The bathroom is adjacent which has a shower, toilet and basin. All bedding and towels are The White Company with branded toiletries provided. Both bedrooms are large enough to fit a travel cot, please contact me if you require one.( a small fee will apply). The utility room is equipped with washing machine, tumble dryer, ironing board and iron. The shaker style grey kitchen includes; fridge, freezer, microwave, fan oven, hob, Nespresso Coffee machine, toaster, kettle, utensils and cupboards filled bakeware, serving dishes and a few little extras. Parking outside the front door and another space if required either next to Paddlers View or out on the road side. Paddlers View is perfect for couples, families and friends. Please contact me prior to booking if you are looking to bring a pet as there is an additional fee of £25.00 per pet per stay, which I will email details of how to pay for this separately.
    Paddlers View is situated in a beautiful part of the town. South westerly facing, so always bright and airy. As you drive along the promenade, past the shops, the town square and park;we are located only a short distance up the hill. On arrival you will go down a long drive ( not realising what is at the end) then a nice surprise will be waiting when you open the door of Paddlers View, stand out on the balcony and admire the views. You can see The Crabshell from your veranda, which is only a few minutes walk away. This will be your local! With its water front location it attracts all the boats from Salcombe on high tide, for an oven fired fresh baked pizza or they offer something a little more substantial from the restaurant menu on the first floor. If the sun is out then this little venue is the place to be! Booking is a must.The other top place to dine out is Wild Artichokes. Again booking is a must and please look at their website as its not your usual dining experience, a real hidden gem for Kingsbridge. Kingsbridge is a little hidden gem, only recently mentioned in The Times magazine as ‘ Going places, Kingsbridge’. We have an adorable cinema located in the town hall, museum, Quayside Leisure Centre for multiple sports activities and Olympic size pool, Beautiful high street with a variety of independents retailers; larger chains such as Costa, Tesco, WH Smith and Morrison’s. The area is known as an area of outstanding natural beauty with so many beaches and costal walks you are spoilt for Choice, with the bonus of an abundance of fantastic shops, restaurants and pubs.     Less than 1 mile from the South West coast path and the famous surfing beach at Bantham, in an area of Outstanding Natural Beauty, 'Rockpool' sleeps two (plus 2 on sofa bed) people in one bedroom. Light and airy accommodation with stunning views across the valley of West Buckland. There is off street parking on a shared drive and the apartment opens onto the shared front garden of the main house.
    Rockpool is very handy to the beach and you can leave the car and walk. Rockpool was built last July and has a modern bathroom with separate bath and shower. There is also an outside shower for rinsing wetsuits.
    West Buckland is a hamlet with easy access to the villages of Thurlestone and Bantham where there are great pubs, shops and coffee houses.

Extremely comfortable and excellent shower! Good location for exploring the coast and it’s not far from Dartmoor if you are into hiking.     We offer accommodation in a large, comfortable double room above our pub in the estuary town of Kingsbridge in South Devon. The room has an en-suite with shower and toilet; TV; tea and coffee making facilities; hairdryer; wardrobe and drawers. The pub downstairs is a traditional pub, with a pool table, piano and charming, courtyard garden. We are based in the heart of the town, close to a variety of fine restaurants and shops, the bus station and the scenic estuary.
    There is a private side entrance to the building which is available to guests if they do not want to use the pub entrance. We do not provide any meals, but there are a number of places nearby which offer food throughout the day. It is important to be aware that the room is above the pub and so there is a level of noise which comes from downstairs. There is live music performed by local musicians on a Sunday from 5-7pm. We are situated on a street with award winning restaurants, another pub and take-away outlets. It can therefore be a busy part of town, especially on a Saturday night, so there is some noise outside the pub. Some may enjoy being so central, while others may not, so please keep this in mind.
    Kingsbridge is a charming estuary town in the South Hams, an Area of Outstanding Natural Beauty. The town has a number of interesting independent shops; art galleries; cafes; restaurants; pubs; a cinema and leisure centre with a swimming pool and gym. There is a scenic embankment for those who enjoy a stroll and for the adventurous, the town is an ideal base from which to explore the nearby coastal areas, moor and neighbouring towns.

Thank you so much. ❤️ There's is a slight bit a noise heard in the room from the downstairs pub, but not enough to disturb your sleep etc. Smack bang in the centre of the town, close to all restaurants and pubs/cafes. The room was spacious, clean and well lit. Lovely touch with the coffee cafetiere, a great start to the mornings. :) Would highly recommend the hermi, and should we be needing a place to stay in kingsbridge again we will defiantly be back.

  • This lovely room hidden away on one of the side streets in Kingsbridge is a gem. It is situated above a “proper” old pub and has one of the comfiest beds 👍. As it is above the pub, you can hear muted music and chat but to be honest I hear more noise from the tv from my neighbours house ! It’s a lovely old building with plenty of restaurants nearby and take any direction to explore many of the nearby towns like Salcome, Totnes or Dartmouth. The hosts are very friendly, they will give advice on places to visit, eat and nothing is too much trouble. We brought back take-always to our room and they provided us with plates and cutlery and having a bar downstairs was very useful 😁. We took two dogs with us and they enjoyed all the attention from the friendly locals too. This is a lovely little bolt hole to escape to and we enjoyed it so much we’ve booked again already. Thankyou for an enjoyable stay x🐶

  • There is a huge, light-filled room above the pub with the most comfortable bed. The power shower has just the right pressure for a delicious hot shower with toiletries provided. This is a pub facility so expect some noise, but even with a live singer performing, it was not obtrusive. Anna and Austen are very strict with closing time so my sleeping hours were never interrupted. Added advantage is of course a freshly drawn pint before bed. Kingsbridge abounds with eating establishments within a 5 minute walk. On-site parking and access is very convenient. There’s loads of wardrobe space too for longer stays.

    Marwell Lodge is a beautiful lodge set in large grounds down a quiet country lane. It is beautifully presented with many home comforts for your stay - summer or winter. The lodge is a true getaway and feels miles away from anywhere , however you can walk to a local pub and shop and a short drive to many wonderful beaches. We pride ourselves in customer care and you will arrive to a welcome pack including fresh milk , coffee , tea and a few little treats to welcome you after your journey.
    The lodge is south facing so nice and sunny ! Very peaceful and private. You can relax on the terrace and have the joy of your own grounds. It is well situated for the South West Coastal Path, Dartmoor and country walks , amazing beaches - no need to get in the car if walking is your thing .
    There are many good pubs nearby with great reputations for good food and friendly service . Close to a village shop and nearby Modbury for everyday needs.

    This is a very comfortable and attractive living space and would suit a professional person looking for a room that is a home away from home. It is in the heart of the beautiful South Hams and offers stylish contemporary living in the desirable town of Modbury. Small South facing garden with sunny rooms and safe and secure. Parking available, including locked garage if needed. Modbury has its own Fair which will run from 5th to 13th May with a whole week of activities. This house can also accommodate a couple as the bedroom is a double room with large wardrobe. There is a private bathroom with bath and shower. All facilities available including washing machine, tumble drier, dish washer, ironing facilities, towels and bedding.
    The neighbourhood is largely professional. It is quiet in the evenings and at weekends and it is a quick ten minute walk into the heart of Modbury town where there are 3 thriving pubs, an Indian and Chinese restaurant, bistro, post office, GP surgery, pharmacist, barber shop and hairdresser. There are also individual specialist shops plus a small Co-op store. There is also a thriving church.

The house itself was peaceful and quiet and the road also, but it was also easy walking distance into the lovely small town of Modbury. The bedroom was very comfortable and the private bathroom next door was perfect. I didn’t feel I was intruding on Tilly’s privacy as I had the middle floor to myself. We shared the kitchen but I didn’t use it for more than a cup of tea as I was eating with my sister locally for all meals, but had I needed to it was very clean and Tilly had said I could use it if I wanted to. There was a TV in the lounge which I could also use if I had wanted to. WiFi was also available. All in all, Tilly’s place was perfect for my circumstances and I would happily stay again if I needed to.

  • Tilly's house is on a new estate in the attractive little Georgian town of Modbury. The Development where the house is located is very pretty with some great views out towards Dartmoor. This is a relatively new housing complex and the facilities within Tilly's lovely town house are exceptional. She couldn't have done more to make me feel relaxed and at ease. Nothing was too much trouble and I felt at home almost as soon as I'd arrived. The house was spotlessly clean and I cannot think how anything could be improved upon. Staying with Tilly has been a wonderful experience and I cannot recommend her home and hospitality highly enough.

    The light and airy master bedroom and living area is on the upper floor, above the garage making the most of the views. There is a fresh, modern compact kitchen/dining area with a table and chairs, a generous bathroom en suite leading from the bedroom. Wireless internet access is also available. There is no mobile reception in the house, but you can get mobile reception with O2 in the garden where you park your car, freesat HD TV, DVD player.
    Close the the famous surfing beach at Bantham. There are two local pubs, The Sloop Inn at Bantham (10 minute walk) and The Village Inn at Thurlestone. There is also a café at Bantham village stores with a terrace which overlooks the beautiful Avon river flowing into the sea. There is also a bus on the beach which serves tasty food and drinks.

Kay is a great host and provided some great welcoming touches; homemade bread, fresh orange juice, wine, tea, coffee, butter, jams and more. The best we have ever received at an Airbnb. The apartment was lovely and warm thanks to the ground source heat pump heating. We arrived in the middle of storm Ciara but the apartment kept us snug, warm and was quiet thanks to the double glazing. As Kay says the apartment is about 15 minutes to Bantham beach which we and our dog loved.

No noise, pure tranquility.Great use of space, amazingly comfortable bed, slept so well, bath made it for us, was amazing.     Situated in the beautiful South Hams Area of Outstanding Natural Beauty in South Devon, Badgers Den is a privately owned pine lodge nestling in the peace and seclusion of Buckland Park. It is one of only six lodges set in two and a half acres of this beautiful valley, a haven for birds and wildlife. A stream borders the site and the views are of rolling hills grazed by sheep and cattle and with buzzards soaring overhead.
    There are village shops and excellent pubs in Thurlestone, Bantham and Churchstow. Kingsbridge offers two supermarkets, (Tesco and Morrisons), banks, numerous shops and regular farmers markets.
    The old smuggling village of Bantham is only one mile away and from here, it is a short stroll to the famous Bantham Beach with stunning views of Burgh Island and the coastline as far away as Cornwall. For those who do not surf or swim the coastal path leads eastwards to Thurlestone and Hope Cove or westwards via the small estuary ferry (in season) to Bigbury-on-Sea and beyond. This area is a walkers’ paradise as you follow the numerous footpaths with wonderful views of sea, shore and countryside.The towns of Kingsbridge and Salcombe are nearby, only 10-15 minutes by car, and a ferry links the two in summer. Smaller boats also take visitors to coves and beaches in the estuary. Further afield Totnes and Dartmouth make an interesting day out with delightful trips on the River Dart linking the two towns. Steam trains also run from Kingswear to Paignton where there is an excellent zoo and Totnes to Buckfastleigh with its Butterfly and Otter Centre. Other local attractions include Dartmoor, Plymouth and numerous National Trust properties.

Judy and Graham touched base to see if everything was fine which was very appreciated. Loved the little outside area and verandah and there’s so much to see and do nearby. Lovely and peaceful, gorgeous nature, we’d like to come back sometime :)

    Our charming shepherd hut provides cosy accommodation for two with stunning views to the countryside nestled in its own meadow on our small farm. Although our beautiful hut is hidden away in a peaceful quiet location, there’s something for everyone nearby. Located in the heart of the South Hams countryside near the town of Modbury there are spectacular views, walks and scenery all year round.
    Drive down our private lane and park in the car park before a short (200m) walk down the fields to access the hut. The double French doors open up to reveal a beautiful characterful interior. At one end is a built in double bed, with lots of storage underneath. There’s an open plan living and kitchen space with power points for your electrical items. A door at the other end leads to the shower room with electric shower and WC. For the colder nights you can stoke up the wood burner, providing plenty of warmth. The galley kitchen has all the basics (including tea, coffee and sugar) and provides a simple space with a useful drop-leaf table for cooking up your own meals. There is a fridge to keep the essentials cold and an electric hob, kettle and toaster. Outside the French doors is a decked covered balcony with table and chairs so you can relax and enjoy the views in peace and quiet. A perfect setting to enjoy an alfresco dinner at the end of the day or a game of cards. Feel free to use the BBQ or fire pit (some wood provided) in the evening, you may even hear the rustle of the local badgers, deer and wildlife in the fields. We are a short walk from Andrews Wood Nature Reserve, an established woodland with a collection of ferns and beautiful wildflowers. A walk through Andrews Wood takes you past a ruined farmstead and gardens long abandoned by people. Exmoor ponies graze the wood which is home to the Heath Lobelia which is thought to exist in just six locations in England, making Andrews Wood a site of Special Scientific Interest. A short 30 minute drive from the farm will find you in picturesque Dartmoor National Park for some breathtaking walks. In the opposite direction, some of the West Country’s best beaches can be found. Bantham or Bigbury for the surfers (or sunbathers!) and plenty of coastal paths for the hikers. If shopping is more your thing there are plenty of small towns to potter through including Totnes, Salcombe and Kingsbridge. There are lots of places to eat nearby more details and recommendations will be in your welcome pack. Less than a mile from the hut you can easily walk to the local pub which has a well-stocked shop opposite if you’ve left any of your essentials at home! There are lots of places to eat nearby
  • Had a lovely mini break here with my partner and my little dog. Jan was very helpful through the booking process as I had a few hiccups with the air bnb app. Her directions were spot on and she was very welcoming when we arrived and left us to our own devices for the duration of the visit. She had very kindly provided a water bowl, dog towel and some dog treats for my four legged friend which I thought was a lovely touch. The shepherds hut itself was very secluded and far from the main house, situated in a field that we had all to ourselves, which was lovely for my dog to play with toys when we weren't out exploring. And even though it was pretty cold outside, the woodburner made the place lovely and warm. Would definitely recommend this to anyone looking for a quiet little getaway and I would definitely visit again!

  • We had a lovely couple of days at the cabin. It’s located at the end of a field so you are well out of the way and it’s lovely and quiet. The log burner does a great job heating the place and it was nice not to have to go outside to get to the loo/shower. The cabin was spotlessly clean and the bed nice and comfy. Good hot shower too. The cabin was easy to find and only a short drive to the coast for days walking and exploring the area. It’s beautiful even in January!

  • This was our second time staying at Jan's hut and it felt as if we were returning to a place that we own! As always, the hut was spotless clean and well stacked with coffee, tea, milk, sugar, wood for the log burner, etc. This time around we booked ourselves on the Great Robin Round Trip (Steam train, Bus and Steam Ferry) and it was lovely returning home to a warm and cosy cabin. We spent hours sat on the veranda, watching the stars and chatting. Maximum romance! I just love seeing the effect that this gorgeous secluded spot has on my often-stressed husband. Your place is magic, Jan, a real tonic and you're a wonderful hostess. Thank you so much for having us again, we can't wait to be back soon!

    Kingsbridge is a pretty and active community town in the lowest part of Devonshire. An area of outstanding beauty and set around the top of Kingsbridge estuary it has numerous attractions especially for those who love being by and on the water. In the early morning head east to Torcross 9 miles away and watch the sunrise over the beach and travel along Slapton Ley. In the evening head out to South Milton Sands 3.5 miles away and watch the sunset, have a barbeque and an evening walk or swim. The South Hams penninsular has much to offer.

Annie is very welcoming and shows an interest in you as a person. Pebbles her dog is lovely , if you are not used to dogs don't worry she is noisy when greeting you and then just wants a stroke! The property is well situated for Kingsbridge and the local amenities, I didn't have time to check out the Ring O'bells pub down the road but it looked like it might be a nice place

    The Space - Our cosy, quirky detached guest house has everything a couple, friends or small family would need for a relaxing stay. The open plan living and kitchenette is a perfect space to cook and relax. The kitchen is equipped with kettle, toaster, microwave, hob, small oven, pans and utensils to cook. The sofa converts as a small double bed for extra guests. There is WiFi, a smart T.V and a few games provided. The bathroom has a large new shower and towels. The separate double bedroom with cosy duvet has high ceilings and feature stone wall. It has enough room to fit a travel cot (available on request). There is a chest of draws and hangers.     Overview Kingsbridge is a friendly market town. Every other Saturday is the Farmers Market near the pretty estuary and every Wednesday is the local market produce in the Kings Cinema. There are lovely bakeries, coffee shops, cafes and restaurants to enjoy, all in walking distance from your guest house. Nearest amenities Supermarket - Tescos and Morrisons are less than 10 mins walking distance and a newsagent just a few shops up the road opens until late. Local produce - All on the high street are 3 yummy Bakeries, Alans apples is a local green groceries, 2 butchers and a great fish mongers. ATM & Banks- Just a few mins walk on high street. Activities South Hams is an incredible beautiful place, it is a designated Area of Outstanding Natural Beauty. With so many things to do and places to explore, It will be hard to choose between, coastal walks, trekking, surfing, paddle boarding, kayaking, sailing, horse riding, shopping and beach combing. It is also a fantastic place to just completely relax, unwind and kick back. There are beautiful estuaries for boating, paddle boarding and kayaking (we can help arrange hire). We are only 10 mins drive to Bantham the best surf beach in South Hams, 15 min drive to the beautiful Salcombe town and its beaches and to the pretty Hope cove, to name a few of the wonderful beaches to visit. South hams has an action packed calendar for the year of local events, from food and music festivals, regattas, art trails and many more.

This is a true find just one stay and you will be in love with the huge expanse of sky, the peace, the air, the scenery and wildlife. The beach is popular for all the fun it offers - water sports, rock pooling, safe swimming. Kayaks & stand up paddle boards can be hired. The Beach House cafe is a hidden treasure, serving daytime snacks and dinners and full English breakfasts during the summer months. This area is very popular for birdwatching as the wet lands attract rare sightings. Horses and cows graze in the meadow - idyllic. Just relax and breathe and enjoy!     Light and airy throughout the cottage, downstairs is an open plan lounge and kitchen space. Fully equipped for home cooking with a dishwasher and large fridge/freezer, the space also boasts a 50" SMART TV with unlimited WIFI access and complimentary NETFLIX included. A kitchen island with stools provides a quirky eating area, with a smoothie maker and Tassimo coffee machine for your daily fix. A washing machine, iron and ironing board, airer and outside washing line are also available for your use. Situated on the first floor is an open plan bedroom with king size bed, wardrobe and chest of drawers. It has direct access to the bathroom. The bathroom boasts a bath with shower mixer taps as well as a separate shower, toilet and sink. Guest towels, essential toiletries and a hairdryer are provided for your use. Up a further flight of narrow but quirky wooden steps is the second double bedroom located in the eaves of the loft conversion. Period beams and sky windows make this space a treat to stay in. Bedside tables and an end of bed bench provide storage for your stay. Please note there are no electrical sockets in the loft room and there are some height restrictions in the eaves. Please note access to the bathroom and loft room is via the open plan bedroom on the first floor. There is a courtyard garden to the rear of the property with an outside hose pipe and washing line.     Our spacious family home is close to the beach and has beautiful views over the estuary. Bigbury is the perfect location for a beach holiday in Devon. The expansive sandy beach is just a walk away and plenty of water sports are on offer.
    Guests would have a good sized double room with a king sized bed (and space for a travel cot if needed). There is an en-suite shower room with a large shower, and a walk in wardrobe area too. Breakfast will be a informal meal, with a choice of cereals, bread, toast etc. Other options may be available by arrangement.
    Bigbury has a very popular beach and gets very busy in the summer. Our house is at the top of Folly Hill in Bigbury on Sea so it is away from the hustle and bustle but still close enough to walk to the beach (down a steep hill). We also have access to a footpath running down a farm field to Cockle Ridge which is a beautiful quiet beach on the side of the river mouth.
  • The cottage is very spacious and accommodated our party of 5 adults, one toddler and twin babies. Although the beach is within walking distance, this is not recommended if you have small children to carry plus beach equipment. Parking nearby can cost upto £12 a day.

The property is ideally situated for Salcombe, Modbury, Kingsbridge, Dartmouth, Bigbury-on-Sea. The cottage has an open plan living space with a stable door leading to a private terrace with BBQ and seating overlooking the beautiful shared outdoor swimming pool.
    The terrace is the perfect place to sit back and take in the views of the majestic trees within the grounds of the Colmer Estate. This view is really quite special and one that persuaded us to buy the cottage, well that and the lake, the wildlife, swimming pools and it's close proximity to both the sea and Dartmoor National Park. After viewing properties for over a year this is the one that both we and our children fell in love with. I think there’s 20 or so cottages on this site, but we felt this one was the most ideally located! A balcony overlooking the outside pool with direct access to it & directly opposite the indoor one! We had the indoor pool to ourselves every time we used it! Exceptionally beautiful grounds, which was ideal for walking the dog but not a great deal of places to let the dog off, which was fine for us as we were aware of this. Plus there are so many beaches to explore so not really a prob! Highly recommend North Sands if you are taking the dog; absolutely stunning beach and safe! Highly recommend The California Inn for food & drinks! Not the cheapest but staff, service and food great! Plus it takes less than 10mins to walk there. We’ll definitely be returning...

My daughters were thrilled with the books & games and the indoor pool is fabulously clean and really warm. We stayed through storm Dennis and didn’t much care that the weather was so bad! The grounds are very are beautiful with lovely walks and the patio overlooks the outdoor pool which would be a fantastic place to sit in the warmer weather whilst supervising children in the pool. Unfortunately we were unable to use the it as we came in December/ January and the weather was wet! The cottage is very well equipped and the little touches, with the games, books and toys were a nice touch. The bed in the master bedroom was so comfortable. There was everything we needed and we were close to Dartmouth, Blackpool Sands and Bigbury beach, all of which we visited. I would highly recommend this cottage.

Got a little lost finding the cottage but this was mainly to the fog and we didn't get there till dark. Lovely estate with lots of grounds and history. Also Plymouth and attractions such as South Devon Railway were easy drives. Highly recommended, I imagine even more amazing to see in the summer with gardens and wildlife.

I do not cook a breakfast. No access to main house, as we have a resident dog. Iron etc available on request and hair dryer. Parking for vehicles, and one mile from Kingsbridge. We are close to Salcombe, Bantham, Hope Cove, and Thurlstone all great location for surfing, walking and other activities.
    A very peaceful location one mile outside of Kingsbridge, for info it is not possible to walk into town as the road has no pavements or street lights but there are plenty of taxis in town. We have beautiful views and it is a quiet, relaxing location.
    There are many interesting shops in Kingsbridge and a sports centre. We have Harbour House which regularly has art exhibitions on, it has a lovely cafe etc. There are many places to visit in town.

About 10 minutes drive max. Being from a city we struggled with the windy Devonshire roads but once the journey was done a few times you easily remember the routes. We also left our little boys rucksack within the caravan which they immediately called us once they found it. Unfortunately too far away to turn round but the hosts are agreeing to post it to us! - what more could you ask for?     A newly refurbished luxury two bedroom flat with interesting features, fixtures and fittings. The building was once a farming supplies shop and is in a charming position near the centre of town, a stone's throw from the beautiful estuary and the bustling high street full of independent shops and restaurants. The flat is filled with quirky and fun features, such as the 1980's Amstrad Hi-Fi for guests to play all their old vinyl, an old typewriter and telephone to play with and many more.
    The flat has a comfortable double bedroom and a smaller bedroom with bunk beds. The sofa also converts into a further double bed. The living area has a smart TV and retro hi-fi system for guests to enjoy, and is open to the stunning newly fitted kitchen. The kitchen has a fitted dishwasher, but no washing machine as there is a launderette just 100 yards down the road for guests to use. Flat 2 has it's own parking space adjacent to the flat. A travel BBQ is for guests to enjoy, our recommendation is to take it to one of the stunning beaches situated within a few miles of the property, or chill out in Duncombe Park, a lovely amenity only 200 yards away from the front door.
    Kingsbridge is in the heart of The South Hams, one of the most picturesque places in the South West. Kingsbridge is situated on a pretty estuary, and the high street and quay area are full of independent shops and restaurants, with a farmers market every Saturday. The well-known surf spot at Bantham is only a ten minute drive, and beaches at Bigbury, Hope Cove, Salcombe, South Milton and Thurlestone are all within a half hour drive. The bustling shops of Totnes, Salcombe or Dartmouth are close by, and a trip to the wild and breathtaking walks on Dartmoor is no more than 20 minutes away. Kingsbridge boasts numerous pubs and restaurants as well as a leisure centre and two parks, all within an easy walking distance from the flat. An evening stroll along the estuary will take you to further pubs/restaurants and some wonderful spots by the river to set up your BBQ.

    Langmans Bothy is a self contained and detached converted barn with a bedroom, shower room with loo and a living area which includes a sofa, TV, WiFi internet and a small kitchen area with a kitchen in a cupboard which contains a fridge, two ring hob and sink, and separate combi oven. There is a south facing terrace with a table and two chairs. It is within walking distance of beautiful Bantham beach.
    The living area has a sofa, coffee table, television, dining table and two chairs and a kitchen area. The 'kitchen' is a purpose made kitchen in a cupboard in the living area containing a two ring electric hob, fridge, sink and storage facilities. A good range of cooking utensils are provided. There is also a separate combi microwave/oven, toaster and kettle. There is a bedroom with double bed, built in wardrobe and chest of drawers. We provide cotton bed linen and good quality white towels. The shower room leads from the bedroom and has a walk in shower, basin and loo.
    West Buckland is a hamlet which is 10 minutes walk from Bantham, where there is a shop and a pub. The beach is a further 10 minutes walk from Bantham and has a large car park for which there is a charge for much of the year. There is surfing at the beach and sailing, kayaking and paddle boarding in the Avon estuary. Thurlestone is a 15 minute walk away and has a shop, pub, hotel, and golf course with tennis courts.

  • Fabulous little bothy - the perfect size for a single person or couple travelling with (or without) a dog. The property is extremely well equipped and spotlessly clean. This is a great location for exploring the Devon coastline - Bantham beach is a half mile walk from the bothy with a great pub on the way! David & Anna are lovely hosts who have obviously taken great care to create a cosy home-from-home for their guests. All communication prior to our travel was comprehensive and received in good time and there is lots of information available at the property covering the local area. We’ll definitely try to stay here again :)

    This tidy and convenient flat has a large terrace, private entrance and plenty of parking. From our quiet sun filled valley location you can drive to many fantastic sandy beaches or there's a flat walk to town where you can catch a ferry to Salcombe . Use this as your base to enjoy local walking, biking, SUP, surf, kite, food & beer. The accommodation is open plan styled in a modern yet comfortable way. We have some cold beers waiting in the fridge for you as well as other treats & essentials.
    The bedroom has a super king sized bed as standard, or this can be altered to 2 singles. We also have 1 fold out single bed. The linen is beautiful hotel quality Egyptian cotton. We use 4.5 tog duvets (John Lewis), but can swap to 9 tog if you prefer. We hope you will get a good nights sleep with our comfortable bed, blackout curtains, quiet location and fresh air vented gently into the bedroom. The flat is modern and light, with 45 sq mtrs of space to relax indoors and more outside. There's a kitchenette with breakfast bar and stools, and a comfortable seating area with 60" TV. A large flagstone terrace outside with table, chairs and planting around. We have plenty of parking & turning space in our car park infront of the flat. We can also offer space in our large garage to store and dry any sports clothing and all sizes of sports equipment by arrangement. We are pet friendly, but please do not allow your pets on the furniture or in to the bathroom. There is an outside tap on the side of the industrial unit before the flat that you can use to clean your pets. Please bring your own pet bedding and towels. We are immediately next door to a large field which is used as the council’s amenity space for dogs to run off their leads. There is stream adjacent to the footpath at the bottom of our car park area.
    South Devon is an area of outstanding natural beauty and the sea is only 15 minutes away. There are quiet coves, super surf beaches and coastal walks. We have a map on the wall so you can easily identify the local places you may want to visit. There are also leaflets in the cabinet below to help you identify local amenities and find your way around. We are also happy to help with suggestions. Kingsbridge is a small market town with a population of approximately 4,500. Kingsbridge was owned by the Abbot of Buckfast, who in 1219 needed an outlet where the monks could sell their produce, so he petitioned the Crown for permission to hold a market at Kingsbridge and a Royal Charter was granted. It is now a vibrant town all year round, with many local facilities, for example as follows; 2 supermarkets (Tesco and Morrisons) A petrol station with a Spar shop that is open longer hours 3 banks (HSBC, Barclays and Lloyds) 2 Chemists (Boots and an independant) W H Smiths Various independent butcher shops, baker shops, kitchen shops, cafes (including Costa) and 2 delicatessens, Mayne Gallery, Harbour bookshop, Beacon Electrical shop 5 pubs (the Crabshell, the Seven Stars, the Creeks End, the Hermitage, the King of Prussia) and wine merchant Barrel and Still Various restaurants (Twenty Seven, The Old Bakery, Maharabat, Cafe Asia, Wild Artichokes, the Loft). The indian and the Chinese both offer a takeaway service. 3 Opticians (Kingsbridge Eye Care, For Your Eyes Only, Vision Express) South Hams Hospital (not 24 hours) and Norton Brook Medical Centre Quayside Leisure Centre (offering a swimming pool, badminton, fitness classes and a gymnasium) The Recreation Ground ( offering Boules, putting, table tennis, bowls and tennis) The Reel Cinema and Cookworthy Museum. 3 golf courses close by (Thurlestone, Bigbury and Dartmouth) Tourist Information Centre on the town quay.

  • This is our second stay at Coombe Rest Flat. We visited for a family party and the flat is superbly positioned in Kingsbridge, easy 5 minute flat walk into town and the local shops, pubs etc. Great nights sleep in quiet location and comfy super-king sized bed. Great shower and easily controlled heating. Parking was very easy, right outside the flat. Nice quite location and great for our dog, who loved running around in the field next door. We really enjoy staying in Coombe Rest Flat and will be back again in the summer.

  • Lovely spotlessly clean, modern, well equipped accommodation, which is in a very quiet location with easy flat walk into town. There are several pubs and restaurants in Kingsbridge so need for a taxi home. My sister has already booked for after Christmas and will be able to take her dog too. Julia and Julian are very helpful and friendly hosts.

  • The Rest Flat is in a unique location, it is lovely and quiet but so close to the town. We visitied with two young children, Three and One years old. The rest flat couldn't have been more suitable for our needs. It has the space required for two little ones aswell as the added bonus of being a safe environment for them. They even provided yoghurts for the kids which is a nice touch aswell as a couple of chocolate bars for us ;0). The rest flat is highly recommended as a comfortable and quiet retreat. We will definitely be going back on our next visit to Kingsbridge. Big thumbs up from us.
