Located on a quiet working farm our hut has beautiful uninterrupted countryside views and is situated in it's own field with peaceful surroundings that make it feel very private. The large patio doors opening onto the outside seating area, the wood burner and the underfloor heating all make for a comfortable stay at any time of the year!

Facing St Mary’s Church, the house is surrounded by cobbled streets, period architecture, literary associations, stunning coastline, and vibrant culture. Camber's sandy beaches and dunes are an easy walk/cycle/drive away. A High Street full of independent shops, restaurants, inns, art galleries, Kino cinema, Rye Spa Retreat, tea rooms are round the cobbly corner.

The nature reserve is ideal for walks and birdwatching, and is home to the Discovery Centre where you can grab a coffee and learn about the area. There are lots of pubs, cafes, restaurants & a winery in Rye town, 5 minutes away by car. The house is also conveniently located for day trips to Winchelsea and Camber Sands.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
