We’re 3 miles outside Franklin, 15 minutes from Walton NY and 30 minutes from the Baseball Hall of Fame in Cooperstown, NY.

Our beloved property is perfect for couples needing to escape the city, decompress and deplug. You're minutes to charming Delhi and other Catskill villages, with nature all around. If you want to experience nature, our homestead has a one room king bed cottage between 2 ponds. A private full bath is 25 steps away. Enjoy the serenity of the water. The cottage is insulated, heated, has electricity,Wi-Fi, and a smart tv to be used with your own accounts. The cottage is separated from our home by a garage. We leave guests uninterrupted unless they want/need anything. Guests have full use of the ponds and acres to enjoy!
