The Lower Garden District/ Magazine Street area is one of New Orleans' oldest and trendiest neighborhoods, with a mix of 100-year-old houses, cool shops, and restaurants. Walk to Magazine Street, the St. Charles streetcar, coffee shops, and the beautiful homes of the Garden District. Close to the French Quarter, but tucked away from the noise. City bus system close by, St Charles Streetcar within walking distance and only $7-$9 by Uber or Lyft into the center of the city. Parking outside right in front of the house. (Of course, on occasion, you may have to park a couple spots away, however it's rarely a problem to park right in front).
