WELCOME TO OUR AIR BNB LISTING PLEASE READ THE ENTIRE DESCRIPTION AND FEEL FREE TO ASK ANY QUESTIONS BEFORE OF AFTER YOU BOOK THANKS NICK & JAIMIE Set in the upper Delaware Region of the Catskills this eclectic, rustic School house is the perfect place for a magical relaxing or activity getaway weekend in the country with a medium to large size family or friends group of up to 20+ .Furnished in an upcycled shaby chic style similar to an artist loft in Manhattan The property is located in a picturesque hamlet and the garden is fenced in on three sides and secluded from the village by a border of trees on all sides so bring your pet .We have a fire pit and barbecue and there is a patio on the front lawn next to the main stairs which are also a popular gathering place for guests Also a great location for a photography shoot, music video yoga group or retreat. Discounts available for smaller parties .Now with updated stainless kitchen and new gas cook stove . The rental consists of two floors with 4 very large suit like rooms ,bathrooms and lobbys totaling about 5000 sq ft on two floors .We have a nice yard with large play field and garden and hope to offer some organic produce to guests this year including fresh eggs .The floors have four 800 sq/ft loft /suites each with bathroom kitchen kids room and lobby . The north top room {Red room} is set up with a large kitchen , gathering area and queen loft bed plus full pullout sofa . The south top room {Blue room}currently serves as media room with the record collection and flat screen with dvd and vhs pl;us HDMI inputs and sirus XM radio ,it has 2 singles and one queen plus full pullout sofa bed.Also on the top floor is the "kids" room with 2 singles. In the north lower room we have a pool table and 2 queens with a pull down sofa .The south lower room{ music studio} is available for band rehearsal and jamming with a full drum kit and guitar amps and PA. Recording also available {contact for details}and has 1 queen bed .We have a library in the top lobby with books on a wide range of topics of general and special interest and a collection of games .All rooms have double function and can be made private for separate activity by closing the door .We heat sustainably almost exclusively with wood and all rooms also have stoves and heat exchangers instruction and assistance is available for those not familiar with wood stoves all firewood is provided ,our winter rentals went very well and we are open all year round .Set on one acre with a large lawn area and bordered by 2 rushing streams the house is only one half mile from the Delaware river where swimming boating rafting and fishing access is available and one mile from Hancock where all shops and services are available.We also have a 12 acre wood lot available to guests for no additional fee and there are many local hiking trails around the village .There are 2 golf coarses within 5 miles and recreational boating is now allowed on the pristine Cannonsville reservoir just 6 miles away. The town of Calicoon is about 20 miles away and there are many antique and craft stores in Walton.   • Our group of 11 loved our stay at Nick and Jamie's schoolhouse. Like all the other reviews mention, it truly is a unique property, a great place for a big group to stay, relax, and hang. There's a huge communal table for sharing meals and even in the dead of winter, the place is easy to make cozy and comfortable (think: ample blankets and even heated beds). The record collection is enviable, as well. Nick is a great host. Don't hesitate to book!

  • Our group (6 people) stayed at Nick's place for 3 nights and had a fantastic time. The pictures don't capture how wonderful and unique the property is. We arrived during a bit of a cold snap, but the wood stoves do a great job keeping the place cozy and the beds are very comfortable. I'll also note that the kitchen is very well equipped with pots, pans and utensils. Overall, we would definitely make a return trip if the opportunity arises!

  • It's difficult to understate how incredible the Cadosia Schoolhouse is. As soon as you walk in you can immediately see how passionate Nick and Jaimie are about this place. There is thoughtfulness, ingenuity, and hard work put into every square foot of this place. Not only is the space filled with awesome artwork, music, and antiques, it is a work of art in itself. Myself and 15 close friends stayed here for three nights for our annual fall retreat, and it could not have suited our needs better. If you're look for a place to stay with a large group and want to have a truly one of a kind experience, I cannot recommend the Cadosia Schoolhouse enough. Thank you so much Nick and Jaimie.     Feeling all at once close to town center and yet completely enveloped in mountaintop thicket, this idyllic perch above Bovina sets the scene for many a cozy adventure - snowshoeing and fireside cider in the winter, hammock swinging and pond dipping in the summer. Set atop Bramley Mountain, Owl's Nest boasts cathedral ceilings, an open first floor for lounging & entertaining, a wood-burning stove and two separate, cozy bedrooms upstairs.
  • We LOVED our stay. The location is perfectly secluded and quiet and felt very ‘off the grid’. The property is beautiful and we loved stomping around with our littles being in nature and sledding in the snow. There isn’t too much around which makes it the perfect little getaway. The aesthetics of the space is super comfortable and simple. Such a cozy stay (my kids are already asking to go back!).

  • We had a great trip and would certainly go back again. This is one place that is actually as beautiful as the pictures! The cabin is wonderful, the neighborhood is quiet and peaceful, and there are plenty of woods to tromp around. Our kids loved it too! We cook a lot, probably more than most, and could have brought a few more kitchen things from home. That certainly didn't detract from out trip. The style is minimalist throughout which makes for a clean, calm stay. It was a great change of pace.

    The studio is located halfway between Walton and Delhi. There is a gas station convenience store that does offer some food about 1 mile towards Delhi. There is a small local hang out about a mile towards Walton called Road House Inn.

  • The cottage is just as nice as advertised! It is a very comfortable space to place and in a beautiful setting. I had a wonderful stay. Stewart was always very responsive to questions and even cleaned the snow off my car! 😊 And then there is the official welcoming committee, JoJo, who is the cutest dog you have ever seen. The bathroom and kitchen were also accommodating with everything I needed for my stay. The hosts next door were quiet and courteous, and took care of the snow removal along the cottage as well.

Close to town but also lots of space for the dogs to run and for humans to hike around. I imagine it’s wonderful in the summer as well. They even provided my dog with her own towel which was a touch we loved. We’ll be back!

    This beautiful 1905 home is located in one of Walton's finest neighborhoods and surrounded by other beautiful homes. This house is comfortable and quiet with wrap-around porch, private yard, and large back deck. We also have high-speed internet, cable tv, plenty of puzzles & board games to enjoy during your stay. The home is located just minutes from local restaurants, parks, theatre, and surrounded by the beautiful Catskill Mountains!
    This is a very elegant home that maintains most of it's turn-of-the-century details: beautiful woodwork, pocket doors, and period fixtures. The rooms are large and comfortable and all visitors to this home have impressed with its beauty and charm.
    Nestled in between beautiful mountains, Walton is located on the West Branch of the Delaware River near great trout fishing, kayaking, canoeing, hiking and an area loaded with fascinating history. Walton is also home to the great Delaware County Fair in August and the American Cancer Society's Harvest Festival in October. Our farming community also boasts many local Catskill farms with fresh vegetables, meats, cheeses, farm tours and summertime events.

Ken was lightning fast in responding to our concerns/any problems with the home. An absolute wonderful person to talk to that thought of every detail that could make our lives easier (shoveled the driveway and sidewalk early in the day, took out our garbage, etc.).

  • We had a fantastic stay at Ken's place! We were in town for the Baseball Hall of Fame Induction (1 hour away), and we were thrilled to come home each night to such a beautiful space - and it was cool with the A/C, which helped in the 100-degree heat! When a little problem arose, Ken was on top of it in moments, and we had no interruption to our stay. The bed was very comfortable, and we enjoyed watching a movie and relaxing on the porch. I can't recommend Ken's place enough!

  • Ken was a lovely host and made our stay pleasant from start to finish. Ken made himself available if we had any issues and it was nice to see him around town for the duration of our stay. Ken was also generous enough to give us a ride to Delhi when our cab booking fell through! The house itself was beautifully furnished, comfortable and quiet. It was spacious and peaceful and most of our time was spent cooking (though the kitchen was old it was clean and well kept) and sitting on the porch watching the neighbouring bird tend her nest. A great spot for a much needed break from the city!

    Beautiful renovated and tastefully decorated home nestled in the foothills of the Catskill Mountains. Walton, NY is home to the Delaware County Fair and the annual Harvest Festival, close proximity to Delhi, NY which hosts the "Taste of the Catskills" festival, and an easy drive to a number of other great attractions like: the Baseball Hall of Fame, Glimmerglass Opera House, Hunter Mountain, and numerous hiking, biking, walking, and canoe trails.
    Driveway Parking for 1 car (others may park on street during permitted months). Downstairs: Eat in kitchen, full dining room (seats 10), comfortable living room with wifi, decorative fireplace and seating nook, office/game room stocked with games and books, and a half bath. Upstairs: 4 large bedrooms with closets and full bath with tub/shower combo. Outside: front porch with seating for 4, back deck with picnic table - both beautifully landscaped.
    our home is situated adjacent to the elementary school which is perfect for kids who can access the playground. Its also an easy walk to Austin Lincoln Park, complete with ball fields and a pavilion. It's also an easy stroll to the movie theater, library, local antique shops, and coffee shops!

  • Kennith’s house is absolutely beautifully decorated and so warm and cozy in feel! (The woodwork of the house is gorgeous, too) It was a big hit with my entire family, who was visiting to go to my son’s graduation at Binghamton, and even convinced my uncertain sister how great airbnbs can be!! Every need was accounted for. Kennith was very quick to respond, too, giving us a great recommendation for dinner even though we asked late that day. We will definitely be looking for reasons to go back.

Also not far from all different level hiking trails. Took a hike on the Andes Rail Trail followed by a bite to eat in a local restaurant. Everything in the area is produced locally which adds to the experience of being in the Catskills.......

    We are close to Cooperstown, Oneonta, Delhi, Roscoe, Binghamton. We are also 45 minutes from Monticello Casinos.

  • This place is very private, has a good drive way, it was winter so the lake was frozen and snow covered the ground which was awesome. the host are quick to respond and very friendly. the two heating units worked extremely well and had the cabin warm in no time. the barn had a bunch of different games from ping pong to darts as well which was fun to play around and compete against each other.

  • This place is wonderful! We came in winter to do some hiking and Doug provided maps and trail suggestions to make this easy. The kitchen was well-stocked with much more than expected which was a pleasant surprise. We had plenty of comfortable room for 5 adults. Cell service is poor as mentioned in the listing, but we were able to get to the house with no problems and the Wifi worked great once we where there. Doug was quick to respond and provided a lot of useful information about the town and house. If you're planning on coming in winter, an all-wheel drive vehicle or snow tires are recommended as the house is up a steep driveway and the surrounding roads are steep and may not be plowed. The house's driveway was plowed for us during our stay.

THE CABIN DOES NOT HAVE INDOOR PLUMBING OR RUNNING WATER AND SO DOES NOT HAVE A SHOWER. We have a composting toilet in the cabin along with a wash basin for cleaning, as well as a solar outdoor shower bag that hangs nearby outside.
    The cabin is set on the side of a quiet road, and the main house where we live is about 50 feet away. Inside the cabin there are two rooms: one acting as a common area with a kitchen table and cabinet with amenities (dishes, hot water kettle, microwave, toaster oven, French press, coffee, and tea) a sofa (with a pull out bed), DVD player, stereo, mini-fridge, two large water containers filled with fresh, filtered water from our spring, a wash basin, washcloths, and private compost toilet. The other space is a bedroom with a full bed, up a few steps from the common area, but it does not have a door to separate the two spaces. There is wifi access in the main room of the cabin. We also have a small pack n' play for an infant if desired. For guests staying more than one night, we will empty and clean the compost toilet each day while you are out. We also wash all your used dishes, refill the water containers, and provide clean washcloths. We also run a small farm on our land, and July through September there are fresh fruits and vegetables for sale at our farm stand, or guests are welcome to explore the garden and pay separately for whatever they want!
    Downtown Delhi is a small village about a 7 minute drive from our house. This is where SUNY Delhi is located, in addition to a couple of great cafes, a food coop and grocery store, an art cooperative, and a few stores carrying antique and local wares. Andes and Bovina are only 20 minutes away, and they offer more delicious restaurants, a beautiful cidery, and easy hiking trails. In the other direction is Walton which has a bunch of great antique shops. There is a binder in the cabin detailing all the many places to visit and enjoy in Delaware County!
  • This what a great place to stay that was extremely close to the town of Delhi where the restaurants and shopping areas were, making it easy to travel back and forth. Jenine was very nice and helpful and made it a point to meet with us and introduce herself. We stayed in February on a night with a very low temperature and because of that it got extremely cold in the middle of the night but other than that, great place all around.

  • Jenine's was *amazing* ! I stayed in winter and it was toasty warm - and way bigger than I expected! There is a giant living / dining area (stocked with DVDs and games) with a compost toilet and wash basin. Then there is a separate room (adjoined by a doorway with no door and some pretty windows) that is also quite large with a changing area and dresser. Lots of space! I would say definitely plenty for a couple to stay there, and though I did not check out the sleeper sofa, I'm sure three would be comfortable too, or perhaps a small family. In any case, Jenine is super responsive and helpful, so if you have any questions, just ask! She met me upon arrival and all of her restaurant and hiking recommendations were right on the nose. I did the beautiful Palmer Hill Trail and the nature preserve - really great hikes on icy days (safe even without spikes), very beautiful. There were great places to eat locally sourced food and drink, from coffee spots to a nearby cidery and all. I bet this place is dreamy in the summertime too! I stayed for a few days and had no problem without a shower, just needed a gentle wash up. Jenine takes out the used water each day and makes sure you have fresh water, fresh compost toilet, fresh towels, and clean dishes. The whole place was super comfortable and clean!

The only thing not included is running water, but I found living with a pitcher and basin and a compost toilet to be a perfect one day sojourn in the 19th Century. Best of all is hostess Jennie, a smart, loving presence if ever there was one. Go, ask her for suggestions, and take your small children—-they will love the garden and especially the chickens.

    This updated 1-bedroom apartment with deck is nestled behind a house with a large open yard. Easy walk to Main Street with consignment shops, restaurants, grocery store, as well as the public pool and village park. Days can be spent hiking or biking the Catskill Scenic Trail, 22 miles of packed macadam meandering through corn fields, villages, and over creeks. Or you rent a canoe for a drift down the East Branch River, ride horses on the trail, or just lay out by the public pool. If sports is not your interest, antique shops abound in the region, the Baseball Hall of Fame is in Cooperstown, apple picking-- too many activities to mention. In the evening, after BBQing on the deck, relax by the firepit and look up at the stars, or enjoy the many options for local farm-to-table cuisine. Sleeping options: we have a queen-sized bed in the bedroom, A queen-sized sofa bed in the living room and a queen size inflatable bed.
    When I think of Walton, I think of Frank Capra's "Bedford Falls" with wide, tree-lined streets laid out in the holler of ridges and peaks. The grid layout makes finding your way around on foot to be easy.

    A log cabin nestled atop a mountain in the Western Catskills.     The cabin is situated on 4.2 acres of very private land, located 2,400 feet above sea level with spectacular views into the valley below. We’re located 3 hrs from NYC (2.5 from the GW Bridge), and 30 minutes from Roscoe which is home to some of the best trout fishing on the East Coast. There is full cell phone service at the cabin (both Verizon and AT&T) as well as wifi. Outdoor activities in the area include hiking, kayaking, fishing and swimming at the local swimming holes nearby. We recommend driving a more rugged car if possible, as the driveway is dirt and loose gravel. The cabin is pet friendly. But more than that, it’s about being in nature from this height, from this vantage point. The weather on the mountain is so diverse – on a single sunny day the wind will kick up, die down, do things because of the cycle of the day. You see all sorts of cloud patterns -- cumulus, cirrus, flowing overhead and below you. Sunsets blaze from orange to red to purple, setting later and lasting seemingly forever, kind of like watching the sun set from an airplane. Perhaps also because of the altitude (2400 feet) and the lack of light pollution I saw more stars than anywhere I’ve been east of the Rockies.. On clear mornings a blanket of fog slowly burns off the valley. Red-tailed hawks surf the wind currents. The landscape here feels alpine, not because the inclines are so steep or the elevation is so very high but because of the closeness of the hills to one another, snug and intimate.     Small cozy cabin that my father originally built for hunters. After I graduated from high school I lived in it for 12 years. 2 of which was with my now husband. Small open cabin with loft. Ladder to loft space and two twin beds. Small bathroom. Kitchen. Kureg coffee pot.
    5 miles outside the village of Delhi and SUNY Delhi. Within an hour drive of Cooperstown NY and 30 minutes from Oneonta.
    We live on a dead end road with very little traffic. Very peaceful and quiet. We are around and very active in outdoor activities on the weekends.

We love Delhi and the neighborhood of the Division Street - it's the best small town community here in Delhi! Next to being close to hiking, fishing and all the goods Catskills have to offer, here you have the opportunity to walk over to Cafe Blue Bee for the best cupcake of your life, or to shop from the diverse, vibrant and dedicated vendors at the Delhi Farmers’ Market (held every Wednesday) or the amazing vintage shop right on our corner. ------- About the apartment: CHECK IN: To make it easier for you, we have a lockbox installed for easy check-in. The apartment has one sun drenched living/dining room, a big kitchen with all necessary equipment, a big and sunny bedroom with a full size bed and a small bedroom with a full size bed. The bathroom has a shower (no tub). There is a backyard as well, we are currently landscaping it, but please feel free to use it. -- House Rules The apartment is STRICTLY NON-SMOKING, but you are welcome to smoke in the backyard. We love animals, but because of a couple of bad experiences pets are sadly not allowed in the apartment, nor in the backyard. Please respect our neighbors and don't make any noise between 9PM-8AM.     Nestled in the foothills of the magnificent Catskill Mountains, Delhi offers so much to visitors. The area is anchored by the quaint college town feel of the bustling Main Street (Excellent wine store Dixie's, coffee&restaurant Blue Bee (their pastries are exceptional), pubs (there is an great cocktail bar & restaurant right next door called Hollow), local stores (Good Cheap Food is a great little grocery store with local produce), vintage clothing stores, farmer's market) while also offering the magnificent splendor of agricultural landscapes and fantastic surrounding towns. Go on a farm tour, on a hike, golfing, tubing, check out the local museums - Delhi has it all!

While we hadn’t intended socializing too much and just heading for bed, we ended up spending the night chatting to Deborah over a glass of wine and it was just lovely. She also has cats and a dog (which she will keep away if you don’t like them) but for us the cats were a highlight! The sweetest, friendliest kitties you’ll ever meet.   • We had such a great weekend at The River House! The views were amazing, and the house was so cozy but still way more than enough room for 5 adults. It was the perfect spot for a fall getaway. We especially loved the beautiful fireplaces and had fun looking through the countless DVDs. The house was everything we needed and more. We didn’t get to meet Tiffany, but her setup was amazing — so nice of her to leave us a bottle of wine! — and she was very flexible when we had to change some of our booking information just a few days before the trip. There are tons of things to do in the house - movies, games, music, etc. -and the nearby town has a number of cool breweries to check out.   • I’ve been coming to Downsville every year for the last 8 years and this year we decided to rent an Airbnb rather then the small family cabin we usually stay in. I cannot express in full detail how absolutely magical this place is, it’s something you have to see for yourself. Tiffany was the best Airbnb host I’ve ever dealt with over the years. She was hospitable beyond my expectations and her response time made it super easy to breeze through my questions and concerns. The house is stunning and the land it’s on may even top that, there is no shortage of relaxation or adventure, whichever you choose to indulge in is more than rewarding. I hope to come back sometime soon to enjoy that place yet again, I’m sure all of the previous guests share that same desire!

  • My friends and I had an amazing stay here! We were celebrating my cousin’s upcoming wedding and this was the perfect location for us! The house itself was adorable and had everything we needed and didn’t think of packing. Tiffany was so sweet and always available for questions if we had any. The location is pretty remote so be prepared to unplug when not in range of the WiFi but that’s the point of a vacation sometimes right?! Her neighbor was so sweet to us as well so we felt safe. There are plenty of places to go hiking and antiquing within a 20 min drive depending on what you’re looking for. Overall we had an amazing experience and would recommend this location to anyone interested!!

    I love my (first!) new house and I know you will too. Modern look with some cottage / cabin charm. The outdoor space is a great bonus. A grill, chairs and picnic table are behind the home through nice patio doors. *** If you plan on coming in the winter, all wheel or 4 wheel drive is essential. I take care of the driveway myself with a snowblower. Please message me if you have questions or concerns.
    Quiet neighborhood; with one acre the neighbors are not close at all, mostly blocked by trees.

  • I highly recommend this cabin as a small getaway! Very clean, cozy, and has cute little touches throughout the house. Very private. The kitchen is well equipped with cast iron & nonstick pans, a variety of cutting boards, sharp chef knives, a powerful Samsung stovetop, etc. The living room has 2 comfortable couches that recline into beds, a variety of DVDs & a great selection of music for the stereo system. The remote powered fire place warms the place up very quickly! The bathroom has everything you would need from brand new toothbrushes, to different body washes/shampoos/conditioner & even had a washer & dryer if needed. The upstairs was very open with 3 beds & a comfortable leather recliner. The house was a 20 minute drive to Oneonta where you can find all the local shopping (Walmart, Hanafords, BJ’s, Aldi, etc). The host, Carin, was very accommodating and allowed us to check in early & had the place warmed up and all set for our arrival!

  • This place is GREAT! We stayed here over Thanksgiving and the fabulous kitchen amenities made it possible for me to make my "assigned side dishes" and take them to my Grandmother's for a family feast. This place has everything you could ask for and was cleaner than any hotel room I have ever stayed in. I was worried about finding the place since it is on a winding twisting road in the Catskills but Carin's directions were perfect and it was easier to find than anticipated. I would not recommend this place to people with small children in the fall/winter, only because children are easily bored and you cannot send them outside to play. But my older kids (18 & 13), had no trouble unplugging and relaxing here. They already want to go back in better weather so they can explore the trails and woods beyond the cabin. Overall wonderful experience and we made great memories in what my 5 year old keeps to referring to as "our cabin." Would definitely stay here again. Thank you, Carin!

    Although the cabin does have electricity, this is truly an off the grid experience. With no internet, cell service or running water (bring your own drinking and dishwashing water), you'll have an opportunity to be disconnected, and unwind from the hustle and bustle of the daily grind, and experience the novelty of an outhouse and sponge bathing! Enjoy the glow and warmth of the wood stove in the winters wildflowers in the Spring, Summer swimming in the pond and blueberry bushes around July/August , and Fall time foliage and apple picking in the yard. Quiet, private, and nestled at the forest's edge; this sweet and thoughtfully appointed cabana is the perfect place for a retreat of any kind with space enough to do your daily yogic practice; and peaceful enough to write, read, meditate or simply commune with the beauty all around you. Grace stocks the fully fitted out kitchenette with coffee, tea, fruit, healthy trail snacks, homemade biscotti and super fresh bagels - completing all that with butter, two kinds of cream cheese, jelly, bottled water, and both dairy and non-dairy lighteners in the frig! This level of amenities is seen throughout her little guest house - with travel shampoos, razors and the like in the bathroom; and extra blankets and a big TV in the bedroom. The WiFi worked well throughout the space and my laptop fit perfectly on the kitchen table. Grace's AirBnB will receive high recommendations to even my fussiest of friends; and I truly hope to have the opportunity to stay at this lovely "home away from home" again soon.

  • We booked a last minute trip during President’s Day weekend and stayed 2 nights at Kathleen and Kevin’s house. It is beautifully located, don’t forget to go for a quick stroll and take a peek at the cows and pigs! Communication was easy and quick. Kathleen welcomed us and showed us our room. The bed sheets were the softest ever (!!) and everything was nice and clean. Loved the little touches and original furniture, definitely not your basic IKEA stuff. Even though the bathroom is private, it’s next to the living room that is shared with other guests - not a problem for us at all but maybe good to know for others. Breakfast was included, which was super convenient and we even had a piece of home baked cake! Would definitely recommend! Loved it in winter and want to come back in summer too.   • We were lucky enough to book a place here with Kathy and Kevin, the third-generation owners of this well-run farm and Bed and Breakfast. The location is convenient to SUNY Delhi, SUNY Oneonta and the Cooperstown Hall of Fame, among others. We were in town for a wedding in Delhi and no other place came close to offering what the Inn at Toll Gate Creek offers. Everything was scrupulously clean, fresh linens, ample local loose teas, and plenty of coffee, always available. Breakfast was served or left to go if you sleep in. And why not sleep in? The bed was fabulously comfortable and the sheets, luxurious. Seriously, stop searching now and hope you can book a room here. Even if it means driving a few miles out of your way.     On the edge of a tiny village, this is a great place for a quiet retreat from a busy life. With the yard circled by a beautiful trout steam, you can sit on the large deck, or curl up with a good book in front of the stone fireplace. The knotty pine accents and hardwood floors add to the cozy atmosphere. Look out from the deck across the stream to an open field. Look out the front picture window and see a park like lawn. The nearby neighbors are quiet and friendly.
    Less than 7 miles from interstate 88, this is a convenient location. 8 miles from Sidney where there is a nice variety of shops. Only 3 hours from NYC. Book for 7 days for a big discount.
    The village is a wonderful example of small town America where you may see kids riding their bikes, moms pushing a stroller, or a family out for a walk. If you want a lot of activities, this is not the place for you. Bainbridge, which is nearby, has a swimming pool which is open through the summer.

    This beautiful architecturally designed house is situated in the Catskills,on the banks of the east branch of the Delaware River at Harvard NY. Fish from your front porch, or just laze about the large garden. The property borders on a 1000 acre state park and with no immediate neighbors, your privacy is ensured. The house has a grand living room, separate dining room and practical kitchen with eye-level oven, 4 hob gas stove,dish washer etc.. Upstairs are 2 spacious bedrooms,a sauna with sleeping alcove on top and a large bathroom with jacuzzi and open shower. The house is surrounded by decks on different levels including a built-in fire pit for those summer night BBQ's A mere 2 hours of easy driving from New York's GW bridge. Two miles down the country lane is a gas station/convenience store, with Hancock a further 12 miles away, where all your shopping needs can be met.The house has wi-fi with high speed internet and Pandora/Netlflix for your enjoyment.   • A truly beautiful home in a gorgeous natural setting - even during a mostly gray, rainy winter the walking and hiking in the area was delightful and the views from the home were stunning. The house itself is spacious and great for hanging out (tons of comfy lounge space, plenty of bedroom space) and cooking (decent kitchen with standard rental equipment - BYO if you have any "must haves" for your cooking, but the basics are here), building wood fires (phenomenal fireplace!!), and enjoying the jacuzzi (the host recently got a larger hot water heater in so you can really fill it now). It was also accessible to our little sedan even when there was snow and an ice storm, and the WiFi worked fine for us the whole time. A couple of things worth noting that aren't entirely obvious from the description: There is NO cell reception, at least not for Sprint or AT&T. The host will send you a cell number for someone who can assist you with things like firewood (and fresh eggs, yum!); make sure to reach out to them while you're traveling because you won't be able to text when you arrive, although you get reception back pretty quickly in nearby highways and towns. Also, there are neighbors closer than it looks from the photos. You still have plenty of quiet and privacy inside the house, but it's not isolated outside of it. And you absolutely must be able to manage large amounts of steep stairs - the entire house is built around them, including getting into the front door (fine if you're able-bodied, but in no way ADA accessible). Finally, the beds are incredibly hard and uncomfortable to sleep in, like sleeping on the floor. If you have a mattress topper, it's worth the space in your car to bring it. (But the house was so great I'd gladly stay again even after a week of aching joints.)

  • My family of 5 with our dog had the most wonderful stay at Sam’s house on a river during Christmas week. We loved absolutely everything. Waking up to the views of the river and mountain with a cup of coffee in your hands; sitting by the fireplace during the cold crisp nights and listening to holiday tunes; watching the starts while laying on a snow. The house had everything we need for a week stay. Sam was responsive prior and during our stay. We can only imagine how wonderful it would be to come back during the summer when you can canoe in the river and swim. Can’t wait to be back and thanks for everting.

  • Sam’s home is so well used so well loved and couldn’t be more comfortable. Nothing beats after a day of fishing and then driving down the road to Sam’s knowing the sauna/steam and big fireplace await. The property managers are so lovely and helpful. The big yard and the access to river at the property are so great to run around and play outside! It’s a wonderful place to be! The only thing I would note is the Internet wasn’t working and there wasn’t a DVD player or way to watch movies. Everything was wonderful though!! Hope to go back.

    Hawkhill, an idyllic and secluded out of the city getaway. Hike on 30 acres. New hydronic electric heat, new wood stove, and large windows. Snuggle by the fire and watch the wildlife. Driveway access all year. Trails to the pond, the creek, and a small waterfall. Oneonta 15 minutes away. Cooperstown 45 minutes. Private, yet civilization is a short drive away. An amazing second story deck that faces only trees. Watch bald eagles overhead and hear hawks call. A peaceful slice of heaven.
    Truly a private setting. Magical. Peace and quiet. Stars everywhere. Very common to see wildlife including deer, turkey, porcupine, eagles, hawks, and owls. Secluded get-away to unplug. Semi-rustic setting in nature. A nice DVD selection provided with a blue-ray player with Wifi for Netflix, Hulu, Prime, etc. Generally cool in summer with A/C provided in July/August, and electric baseboard heat in winter and a woodstove with views of the woods. Snuggle by the fire for some relaxation, we Recommend on very cold nights to supplement electric heat with a nice fire. The outdoor shower is awesome (seasonal). Access to hiking, farmers market in Franklin on the weekend. Oneonta is just 15 minutes away. East Sidney Lake Dam 2 minutes away (seasonal). Two queen beds in two separate bedrooms. Reading/napping loft with a full size mattress. A large leather sofa with a view of the forest to relax on. A full kitchen and dining area with lots of natural light.
    Woods, woods and more woods. Two distant neighbors that you can not see through the woods. East Sidney Lake Dam is minutes away with access to swimming, fishing, and boating for a small fee. Several small towns a short drive away. Self Check in begins at 2 pm and check out is 11:00 am. Baseball all star village in Oneonta 18 miles away.

  • Our stay at Gail and Chris' cabin was absolutely amazing! The space was large and beautiful - the pictures certainly do not do it justice. Gail and Chris were so responsive and helpful, and even gave us local tips on nearby hikes to visit! We loved the thoughtful and stylish touches, such as the vinyl player, the fireplace, and the guestbook. The bathroom was very clean, and has a really nice tub for you to enjoy a hot bath after being out in the snow. The kitchen was well stocked with all the kitchenware you would need to cook a full meal, and the dining table was spacious (and expandable!) enough to seat a large group. Overall, we are very pleased with our stay, and would definitely want to come back in the summertime!

  • Peggy’s home was a picturesque, expansive house in a secluded forest area. We were alone except for a few deer and surrounded by beautiful trees all weekend. We were really impressed by the modernness and amenities given the remote location (games, DVDs, basement with pool table etc.). Town was a 15 minute drive away and we were able to stock up with everything we needed. We were a little concerned initially about the potential of bugs given our proximity to the forest but no one was bitten or accosted by any. Wifi is consistent—a little too slow to stream anything (not a problem due to a great modern selection of DVDs) or to do work (which is perfect for a secluded vacation). It was great to get some fresh air and peace and quiet. Overall would recommend!

  • We were thrilled to stay at John and Nitza’s house. It's a lovely secluded and quiet spot could be a perfect escape from the city. The house is very beautiful and modern. Kitchen is fully equipped. It’s a comfortable space to cook any kind of meal. The skylight gives you a lot of natural light. And the fireplace makes you feel cozy and relaxing. We liked the locations of the bedrooms. They are nicely separated from each other with the closet, so you won’t hear your friend’s snoring. We had some hiking and the trails were very beautiful even during a winter time. We really enjoyed them. John and Nitza are very good hosts. We highly recommend this place.

The hospitality was top notch and you will find all kinds of extra touches you never see at the other spots locally. The fishing is a short walk to a couple of access points and good if you’re up to the task of East Branch trout. Finally, you can rent canoes and kayaks upriver and the pull out is walking distance back to John’s. Looking forward to heading back.

    This is a cozy cottage, tucked away at the end of a dirt road, surrounded by hundreds of acres of NYC . Perfect location for a work-from-home alternative, High Speed Internet. There is a large pond direct by the house and another hidden pond. The cottage has all you’ll need for a secluded vacation get away. The only neighbors you can see is us, at the end of the road about 500 feet ( 2 football fields ) away from the cottage. Pets are welcome, perfect spot for dogs to run off their leash!
    There is one bedroom with a queen-size bed, and a comfortable sleeping couch in the main room. Spacious porch. Wood burning stove, plus central forced-air heat.
    The Tremperskill Country convenience store, is 8 minutes away, where the owners Candy & Eddie will provide you with home made sandwiches, baking, fishing supplies, gas, books and beer. The central village of Andes is just a 15 minute drive. Eateries include Two Old Tarts, Wayside Cider, Woody’s, the Andes Hotel and the exquisite wine & spirit store " Wild Common Wine". A number of unique and curious shops including Clementine await exploration. Margaretville is 25 minutes to the east on Route 30, providing a supermarket, liquor stores, pizza and ice-cream. The house is 2.45 hours from the GWB.
  • This was my third stay at Pia's. I absolutely love this place. I love the mid-century modern decor; it's just easier to relax when everything is simple and minimalist. I love the location: you can be in the center of Andes pretty quick, but you're in the woods and it's super quiet. All check-in/house stuff/recommendations are thorough. Communication is wonderful. I really wouldn't ever stay anywhere else in the Catskills!

  • This was our third stay at this perfect cottage, which should tell you everything! If you are looking for absolute serenity, this is it. It’s extremely quiet, perfect for those who need a break from busy lives and to catch up on SLEEP!! Our dogs seem to appreciate the peace also, and they love running in the yard and hikes in the nearby trails and local Andes hikes (see brochure). I would definitely recommend checking out the host tips within this listing for great dining and hiking options. The perfect balance of peacefulness but close enough to all the nearby Catskills towns to explore once you’ve caught up on your rest. :) Beware though, you may not want to leave!     Cerca 1930’s post and beam barn has been renovated with its original character in tact. Guests will enjoy sitting inside with a good book or outside under the shade tree listening to the sounds of nature.     You will have the entire tiny post and beam cabin for your memory making adventure. Enjoy family games, hiking the mountains, biking the country dirt roads and wadding in the brook with loved ones at the Wheelhouse Cabin. The cabin is adorned with a cozy living areas and dining areas only. There is an outdoor shower and bathroom area a short walk (approx 70 feet) from the cabin doors for guest convenience while enjoying their adventures.
    We are 10 miles front the nearest town with a grocery store. You will need a car to get around.

  • The place was lovely and Shannon was a great host. We arrived late, and were planning on grabbing food on the way, but didn’t find a place. Shannon made us sandwiches which were above and beyond, and were really a lifesaver. Also, we made friends with the cat (we called him Tonks). The place was clean, cozy, and inviting. We spent the morning checking out the livestock and the beautiful surroundings. It’s a great location between Rochester and the City, and I think my mother would really like to visit and join in livestock rotation. Next time I stay, it will definitely be for more than one night.     Our rustic cabin is set far off a very seldom travelled mountain road. Nestled in the woods, you will find total peace and relaxation here. The cabin comes with a wood stove, a full vintage gas stove, outdoor shower and a outhouse. You will be the only campers up there, with only fireflies and the Luna Moths as neighbors. The area has great swimming holes, canoeing/kayaking, hiking. The cabin was built by us, with lumber from the land and only hand tools -- we hope you love it as much we do.
    Our rustic cabin is set up for comfort, contemplation, tranquility and relaxation. There is a wood burning stove in the cabin and firewood is provided with all rentals. Also there is fire pit outside for campfires. There is a working vintage Master Chef gas stove. Running water for cleaning dishes. The water is from a spring & rain water gravity fed system. So it is good for the sink and the outdoor shower in the woods- but not for drinking. Hancock and Walton are close by. Bring your fishing pole, world class fishing is a short drive to the Beaverkill or the West Branch! There is a double bed in the loft for sleeping and a mid-century daybed for either afternoon naps or a second bed. A wonderful handmade farm table for dinning or writing your next masterpiece. It could also be a great drawing table. An outhouse is available as the primary bathroom for guests, as well as an outdoor shower. The cabin is off the grid and Internet free! You can only reach this hidden away place by a 4x4 vehicle or by hiking in. This is really getting away from it all. If you are looking for a magical, relaxing and rustic experience the cabin is for you.
    There is world class fly fishing only minutes away. If continue hiking on the trail you will an old abandoned cabin community.

Everything else you need, or didn’t know you need, is there for you. No better way to turn off the outside world and indulge in yourself. My dog and I spent our time cooking, stoking the fire, reading, hiking up to quarry, jogging from the cabin, and we even took a quick trip to Roscoe and Trout/Mud Pond (recommended by Mike). Mike was incredibly kind and helpful, truly the perfect host. By far one of the best Airbnb experiences I’ve had.

  • If you want to disconnect and escape to the woods, this is the place to go. The one-room cabin has no electricity and no cell service, which is exactly what we were looking for. The accommodations are simple and charming - an awesome vintage propane stove from the 40’s, old-fashioned oil lamps, and the isolation of it all completely takes you back in time. This is a true off-grid experience! I would definitely ensure you have enough provisions when you head up, and possibly something to like a board game, etc. It’s an awesomely isolated place, comparable to very fancy camping. Would highly recommend to anyone looking to try an alternative experience!

    Tucked far away from the city, this cabin is a rustic escape from anything hectic. Build a fire, wake up to birds chirping, float on the river, take a hike, write a book, thank us in your dedication. This place has everything you need to leave the city and get back to simple pleasures like spotting deer, roasting marshmallows and yelling at porcupines.
    The cabin is a cute little space, cozy and clean, but still down to earth with a camp feel. It’s great for a few days of quiet, some sun bathing, fishing, relaxing. The grounds are rustic. There is wildlife in the form of wild turkeys, white tail deer, trout, and that awful porcupine (he only visits late at night to chew on wood.) The spot is about a 10 minute drive from the lovely town of Roscoe. Roscoe has a brewery, a distillery and lots of great fishing spots. The Orvis store has free fishing lessons every weekend! It’s a 5 minute drive to the Red Rose Motel, a great spot for weekend cocktails and food.
    The neighborhood is all weekend houses that are seldom in use. You will rarely see a neighbor. Roscoe is a cute town with lots of fishing and a great brewery.

    This is an exclusive Tentrr site. Tentrr partners with farmers, ranchers, and other property owners to offer unique outdoor accommodations on beautiful private land. Each Tentrr Signature site includes a 10'x12' safari-style canvas tent on a raised platform, and you'll find a queen-size single or bunk bed inside. You'll also have a 6-ft picnic table, outdoor fire pit, 2 Tentrr Adirondack chairs, and a heating source to keep you warm and toasty at night. The Tentrr Bambi and Thumper's Hideaway is a cozy campsite is tucked away on a hidden meadow close to a beautiful swim pond and is surrounded by environmentally protected land. A rowboat is available for pleasure and fishing on the Pepacton Reservoir. A hiking trail begins directly on the property and leads through miles of DEP forests and meadows.
    This campsite is off-the-grid, offering the chance to relax, unplug, and experience nature! There is no electricity or WiFi, and cell service is hard to come by. You'll have the entire campsite to yourself, as you'll be the only Campers enjoying this piece of paradise. When it comes to bathrooms, this campsite comes with a solar camp shower (that will be filled with water and can be hung anywhere around your campsite you feel comfortable) as well as an outdoor camp toilet (you'll line the loo with a provided CleanWaste bag, do your duty, then remove the bag, tie it off, and throw it in the garbage). When you arrive, you'll follow the map provided to arrive at your campsite. Parking will be closeby and dogs are always allowed! Whats included at the campsite: -A large canvas tent with a Queen sized bunk and two air mattresses -A separate five person pop-up dome tent -Picnic table and benches -Outdoor camp shower and toilet -2 Adirondack chairs We also provide bedding for the bunk bed (pillows and sheets) as well as firewood for no extra charge! What you should bring: -S'mores supplies & any food you'd like to eat -A cooler to keep your grub from spoiling -Lanterns and lighting Upon check out, you should leave-no-trace of your stay and be sure your campsite is returned to its natural glory!
