AC/Heater in main area and AC unit in bedroom. Original large sleeping porch w/2 twin beds, and seating area. NO AC in this room. Very dog friendly!

Happy Our River House

We are located about a mile south out of Utopia off of FM 187. Close to town yet a secluded feeling surrounds the property. Bird watching and wildlife viewing right off the back deck. We are located within a 20 minute drive to Lost Maples State Park or Garner State Park. We have a walking trail down to the riverside that you can use as a picnic sight. Right now the Sabinal river site we have is not swimmable due to the drought.
