HOT TUB INCLUDED IN THE RATE FOR ALL BOOKINGS FOR MARCH 2020. A beautiful modern family home offering spacious living accommodation with 6 en-suite bedrooms and large grounds. Although in a peaceful rural location the house is close to all major towns to include, Stratford Upon Avon, Warwick, Oxford and Leamington. This beautiful luxury property is only 4.5 miles from Soho Farmhouse in Great Tew.
Accommodation set over ground, first and second floor offering large open entrance hall with open staircase rising to en-suite bedrooms. Ground floor offers bright and beautifully furnished drawing room with inglenook fireplace. There is also a multi-media system, surround sound music system providing music to the ground floor of the property. There is a dining room which offers seating for up to 20 people for formal dining. The Large well equipped kitchen offers a AGA along with a further eye level oven, 2 x 4 ring hob, dishwasher, fridge and all other necessary items for a well equipped kitchen. The kitchen leads to a large utility area which offers washing machine, dryer, american fridge freezer and pantry. Also leading directly from the kitchen to walk directly in to a further TV/sitting area and in turn leads through to a conservatory with further seated dining. Within the main house there are 5 en-suite double bedrooms 2 of which offer family accommodation with double beds plus double sofa beds. The master suite offers a jacuzzi bath and double shower and his and hers wash basins. All other bedrooms offer either bath or shower en-suite facilities. The 6th double bedroom is situated in the annexe right next to the main house. The gardens extend to 6 acres and are approached via a double electric gate and lead to a gravelled driveway to the double front doors. At the rear of the property there is ample seating for 20 people and loungers for 8. BBQ facilities are available and a hot tub is available at an additional cost of £200 for the duration of your stay at the house. The property is rented as a whole and therefore guests have the full use of the property and gardens. The host will meet & greet the guests and will be available on call for the duration of the stay. The host will also check out guests on departure. The property is situated in the Oxfordshire Countryside and very private. There are golf courses and riding stables closeby. There is no public transport available close by. If required, a cleaner can be made available at an additional cost. If your rental is for 7 nights plus a weekly clean is included in the rate.
The property is located just off a country road set within 6 acres of grounds surrounded by open countryside. The property is on its own. Close by there are golf courses, riding stables, public houses and restaurants.

  • We stayed at this beautiful home for 3 summer nights and have to say the weekend was perfect. The accommodation was great, everyone had an ensuite bathroom and the grounds were huge with plenty of activities to keep us busy including a BBQ, table tennis table and hot tub. Indoors there was a nicely sized dining room and living room which we could all fit in, and we spent most of our time in the open planned kitchen / breakfast area, so we were very comfortable. Our host left us plenty of guidance prior to arrival and was available to assist with any queries throughout. For a group of friends with young children the home provided an ideal place for quality time and making some great memories.

    Honeycomb Cottage is a lovely 18th C beamed cottage with woodburner, beautifully furnished, tucked away in a quiet location down a pretty country lane with a lovely ford at the end. A cosy retreat from which to explore the Cotswolds. Soho Farmhouse a short drive away. Beautiful walks from the door.

  • Wow - this is a great place. We visited for two nights for my wife’s 40th birthday and had such an amazing stay. The property is fantastically furnished in a beautiful location and the pictures don’t do it justice. There is so much space and you don’t feel like you are living in each other’s pockets. The children loved the freedom and also the amazing pool with its great features! We were blessed with great weather so never left the property and would highly recommend.

    The comfortable open plan living area has an oil fired Aga/Rayburn for heating and country style cooking. There is an induction hot plate and microwave for quick cooking. We have horse riding for all ages and abilities. We are a council licensed riding school. We also have a micro brewery for beer lovers on site! There is a golf course Rye Hill, Milcombe near by. We live on site and like to meet guests when they arrive, or shortly after. If you have any questions about the local area we are pleased to help. The Darcy Dalton Way runs through our property and there are footpaths to Hook Norton in one direction and Swalcliffe in the other. A car is necessary. There is a regular train service to London from Banbury. There are walks and maps in the cottage for you to use.

Lower Nill Farm is just a short distance from the historical village of Hook Norton. Hook Norton is famous throughout the world for its brewery which has been making beer since 1849. Lower Nill Farm is also located on the historic D'arcy Dalton way which spans the length of the county of Oxfordshire.
    The Cabin is an oak framed structure complete with exposed beams/trusses and vaulted ceilings which make the space light & airy. The glazing makes the most of the views looking out to Brailes Hill and beyond, it also makes a great space to watch local wildlife. The Cabin also has a huge garden at your disposal perfect for summer BBQ's and for children to play safely. The plot is in a very peaceful part of the farm an excellent place to unplug and relax.
    Lower Nill Farm is located in the spectacular Oxfordshire countryside. It's a great base to explore the Cotswolds and also historical cities and towns like Oxford, Stratford upon Avon, Warwick, Banbury, Chipping Norton and Leamington Spa. The local village, Hook Norton, is a very picturesque place where agriculture and brewing have played a huge part in the prosperity of the village. The local brewery is the home of Hook Norton ales and a huge source of local pride. A visit to the brewery shows you a process that has barely changed in 200 years in a majestic building purpose built for the serious business of making beer. Other local gems are: -Whichford pottery and the adjoining Straw Kitchen Cafe -Broughton Castle -The Rollright Stones -Upton House -Chastleton House -Blenheim Palace

There are tons of walks to explore nearby and the fireplace is perfect for a cosy evening in with a glass of wine.The cabin has all the cooking amenities you might need as well as plenty of maps, books, etc. on the local area. The local ales were a really nice touch.

  • This stay really made our trip to the Cotswalds. It’s a bit outside of the Cotswalds, but if you have a car, it’s easy to get around. You can tell a lot of attention went into making this the perfect farmhouse. One bed is a pull-out couch but the duvets they provide are lovely and it’s nice to sleep by the fireplace and see the view out the windows. We really loved the fireplace and the wood/fire starting materials made it easy. The kitchen is lovely for cooking with all the utensils you need. We brought milk but didn’t need to, as they provided some. The hosts greet you and come by if needed. This rural stay outside of the Cotswalds was everything we needed for a weekend getaway from London!

Nice extra touches, like leaving the place stacked with board games, dvds, books and even a couple of bottles of the local beer from Hook Norton Brewery. Holly was there waiting for us when we arrived and showed us around. She was available via text at any time should you need her. Just a note that no toiletries were provided so dont forget those. They kindly left us some milk, orange juice, tea etc. Kitchen is fully functional and has everything you need to prepare dinner. The place is on a working farm so pitch black and silent of an evening - the perfect escape.

    The Hayloft is a unique conversion of a Cotswold stone farm building set in the grounds of a house which has been in the same family for nearly a century. A private entrance leads to stairs up to the spacious first floor lateral living space, neutrally decorated with the original 17th century beams. Cook in the well equipped kitchen with some carefully selected recipe books, then collapse on the comfortable sofa and enjoy views over the walled garden and cosy up in front of the woodburner with logs sourced from the property. Or simply have a well deserved rest in the super king size bed with white cotton sheets in the luxurious separate bedroom with ensuite bathroom. An additional shower room completes the accommodation.

  • This gorgeous cottage is the perfect rural retreat. We enjoyed four nights here over NYE, and came with high expectations having read the glowing reviews on airbnb. However it still managed to blow us away! The interior design is wonderful, and filled with generous touches like crisp White Company sheets, REN bath products and scented candles. Mark's guide book is packed with useful tips, including a rundown of good pubs in the area. We picked a new one every day and made good use of the many walking trails around Little Tew. In the evenings we would light the log burner, run a bath and curl up on the sofa with the board games provided. Heaven!! Thank you Mark & family for being such generous hosts. The best airbnb experience we've had, hands down!

The stable door opens into the main living area, and the following rooms are in the cottage: Living/dining area: A lovely room with oak beams and a wood burning stove. There are two sofas, a Smart TV and a digital radio. The wooden dining table comfortably seats four; Kitchen: This bright and spacious kitchen contains an electric oven with four-ring hob, a fridge/freezer, dishwasher, microwave, kettle, toaster, cafetière and Espresso coffee machine; Bedroom 1: A bright, spacious room with a super king size bed and an ensuite bathroom, with a step-in shower, toilet and wash basin; Bedroom 2: With French doors opening onto a pretty patio area, this room contains either two single beds or a super king size bed and an ensuite bathroom, with a bath with overhead shower, toilet and wash basin. In the Middle Ages the wool trade made the Cotswolds prosperous and some of this money was put into the building of churches, leaving the area with a number of large handsome Cotswold stone "wool churches". The area remains affluent, which has encouraged the establishment of many high quality pubs, restaurants and antique shops.

    Garden Cottage is accessed via the front door which opens into a spacious living area. The following rooms are on the ground floor: Living/dining room: This sociable living space has been tastefully decorated and has lovely features including a spiral staircase, Cotswold stone fireplace with wood burning stove, and wooden beams. There are two sofas, a Freeview TV with Apple TV box, a selection of books and games and a round wooden dining table with seating for four; Kitchen: This well-equipped space is perfect for home cooking and features an electric oven with four-ring electric hob, a fridge with freezer compartment, dishwasher, Nespresso coffee machine with milk frother, a kettle, toaster and microwave; Utility room: Contains a washing machine and tumble dryer. The wonderful open riser spiral staircase in the living room leads up to the first floor landing, off which are the following rooms: Bedroom 2: This smart and stylish bedroom overlooks the street below and has a lovely arched doorway. There is a double bed, a bedroom chair, a chest of drawers and hooks for hanging space; Family bathroom: Contains a bath with handheld shower attachment, toilet and wash basin. A second staircase leads from the first floor landing directly into the master bedroom: Master bedroom: This contemporary bedroom contains either a king size bed or two single beds (75cm wide), a bedroom chair, chest of drawers and wall-mounted hooks for hanging clothes. The wonderful walled garden is at the rear of the property, with a pathway that leads uphill to a patio area with a gas barbecue and garden table with seating for four. Continuing up, there is a second patio with further seating and a fire pit. The garden levels out with an elevated wild flower meadow and hammock, a lovely area to relax and unwind. With the lowest wall on the long south side, the garden enjoys sunshine throughout the day, while mature trees provide welcome shaded areas in the warmer months. Please note that there is a steep drop between levels at several places in the garden. Free on-street parking is available close to the property.
    Chipping Norton, better known as "Chippy" by locals, is a well-known market town in the Cotswolds which has been runner up in the Great British High Street awards for small market town for the last two years. Once the site of a Norman castle, the town is the highest in Oxfordshire and has a number of notable buildings to visit. The Town Hall proudly marks the days when the town was a Borough. It was built in 1842 and used to host the poultry and butter markets on Wednesdays, as well as the Corn Exchange. It was also used for entertainment and auctions and lucky visitors may catch a glimpse of a bride and groom as the hall is licensed for weddings. A picturesque row of traditional Cotswold stone cottages can be found in the town which were once almshouses given to Chippy by puritan Henry Cornish. The almshouses are set back from the road and are entered through a grand archway which has elaborate finials and cresting. Another standout building is Bliss Mill. It dates back to the 1870s and was once used in the manufacturing of wool and tweed for cloth manufacturer William Bliss. The mill was designed to look like a country house, but has the large chimney at one end for which it is recognised. It is now a Grade II listed building and was converted into luxury apartments in the 1980s. Being a relatively small town, it comes as a surprise to many to find a theatre in Chipping Norton. The team put on an array of productions including theatre, music, comedy and the annual pantomime. As well as live performances, the theatre also screens a range of classic, art house and foreign language films. Food & Drink As one of the main market towns in the Cotswolds, Chipping Norton has a wide variety of places to eat and drink, catering for most tastes and budgets. Communication with Alison was immediate and she contacted me shortly after my arrival to make sure that all was well. Using the lockbox was straightforward. I didn’t have any difficulty finding a space in the residents car park. I have no hesitation in recommending this cottage.

  • The house felt more like a home, warm, full of all the essentials you would need. The decor was cosy and country, perfect for a break in the Cotswolds. The location was perfect with a short walk to most sights and pubs. The hosts were fab and only to happy to help. Parking was only a 2min walk from the property and everyone was so friendly. We enjoyed spending time in the house as so warm and homely. 2 sofas to make watching films and drinking wine very easy. Thoroughly recommend!

The vibrant pillar-box red kitchen walls make for the perfect backdrop against some of the quirky takes on traditional country kitchen utilities. A deep Belfast-style sink, curtained cupboard space and country antique furniture add to the kitchen's rural feel, whilst a new electric AGA, large Smeg fridge/freezer, dishwasher, microwave and washing machine ensure you have all the mod-cons you need for a comfortable stay. The dining area has an antique oak dining table seating up to 6, the ideal spot for leisurely meals where you can discuss plans for the day. The kitchen is a fantastic communal space and very well-equipped if you’re looking to cook whilst you’re away. Sit around the antique wooden dining table and absorb the Cotswold views and morning sunlight through the large bay window. Downstairs W.C. Tucked around the corner from the entrance hall is a downstairs cloakroom with toilet and washbasin - a great addition to a cottage of this size. UPSTAIRS Head up the winding staircase from the cottage’s entrance hall to find the three bedrooms of the house, sleeping up to 4 adults comfortably in softly furnished, pastel-hued bedrooms.     About the village The quiet and quaint Oxfordshire village of Swerford sits on the River Swere, four miles north-east of Chipping Norton. The hustle and bustle of the more popular Cotswold towns and villages has by-passed Swerford, perhaps why it is so well-preserved and picture-perfect. The village was first recorded in the Doomsday Book (1086) when Robert D’Oyley (a Norman who accompanied King William during his invasion of England) became the local landowner. The remains of a 12th century motte and bailey castle is open for visits, as well as the 13th century St Mary’s Church - partly built from stones taken from the castle. Often referred to as a ‘village in two parts’, Swerford’s Church End and East End are separated by a mile of countryside known as ‘Between Towns’. Hillside Cottage is in East End.   • The cottage is exactly as in the photos, maybe a bit smaller but that is England. I would advise approaching the cottage from the other end of the drive, near the parking. We went in the described way, it is very narrow and steep with a stone wall on one side. Unfortunately it had rained slot and the driveway was muddy. The car slipped in spite of four wheel drive. After that we came in the other way and had no trouble at all. The cottage is very cosy and we had a lovely week in spite of cold, damp, foggy November weather. The Boxing Hare is definitely to be recommended.

  • The cottage is easy to find from the directions and delightfully quiet and rural. Every room is full of character and very comfortable - for us having the aga was great (best toast) and the welcome basket was very thoughtful. There are some beautiful dog walks right from the front door. There isn’t a great deal else in Swerford (the church is worth a look). We had supper at the Boxing Hare which was very welcoming - excellent fish and chips.

  • The cottage is absolutely charming and decorated with lots of color and art. We loved it and found it to be wonderfully relaxing and a great getaway We were there during a cold spell and couldn't get the heat to work very well upstairs but we made a fire downstairs and it was wonderful. For any Americans thinking about coming, the driveway is tricky as it is extremely narrow with a rock wall on one side and fairly steep. Driving on it is a bit harrowing. I would definitely recommend arriving during daylight.

Lovely welcome goodies (bread, butter, jam, marmalade...), and absolutely everything you'll need to make yourself at home. The setting is beautiful, private but within a small, pretty village, with lots of walks in unspoilt countryside. Handy for Oxford and some of the best Cotswold towns and villages.     Bridge Hill Cottage is situated on Bridge Hill, a small lane that becomes a footpath a few yards below the property and leads down to a stream. The cottage has a small front garden, with four steps up to the front door, which opens into an entrance hall. This leads to: Kitchen/dining room: The dining room has seagrass matting on a tiled floor, a large window-seat, plus a dining table. which comfortably seats eight guests. Adjoining the dining room is the well equipped kitchen, including an electric cooker with hob, fridge, separate wine fridge, counter-top ice-maker, dishwasher, microwave, kettle and toaster. Freezer capacity available upon request. Main living room: The heart of the house, with exposed beams, a large inglenook fireplace with a wood-burning stove, three-seater sofa, plus a 'love-seat' armchair, window seat and 2 x wickerwork chairs; Utility room: Contains a toilet, hand basin, washing machine and tumbler dryer. From the main living room, five steps lead up to: Second living room: A spectacular room for both adults and children, containing a fabulous old bar-billiards table (the rules are on the wall!), a large open fire, exposed beams and a Smart TV, corner sofa, plus armchairs. There is also a piano, however please be aware that this may not be properly tuned. An impressive Cotswold stone barbecue, for which the kitchen/dining room window acts as a serving hatch, can be used in all seasons.
    The Cotswolds are characterised by attractive small towns and villages, built of the underlying Cotswold stone (a yellow oolitic limestone). In the Middle Ages the wool trade made the Cotswolds prosperous and some of this money was put into the building of churches, leaving the area with a number of large handsome Cotswold stone "wool churches". The area remains affluent, which has encouraged the establishment of many high quality pubs, restaurants and antique shops.

A modern, well-equipped little kitchen and a living room (single sofa-bed) and dining area are on the ground floor with a cosy fireplace.   • We had an absolutely lovely time at Robins Cabin. Being surrounded by the impressive library while snuggled up in front of the fire was so fantastic. Even though we were 5 people we had enough space. Definitely necessary to have a car, the location was perfect for exploring the surrounding countryside and towns. Could not have been a better sweet snug welcoming cottage return to after a day of exploring. Having the fire was a real highlight for us as well as comfy furniture for lounging on.     The Smithy is on the corner of a quiet road, in the heart of Chipping Norton. The front door is accessed directly from the pavement and opens into the main ground floor living space. The following rooms are on the ground floor: Living/dining room: The stylish living room contains an exposed Cotswold stone wall, wooden floor and a cosy wood burning stove, There is a large sofa, a snuggle chair and an armchair, as well as a flat screen SMART TV. The dining area contains a large wooden dining table, with seating for six; Kitchen: The contemporary kitchen is well laid out, and contains an electric oven, four ring gas hob, microwave, dishwasher, combined washing machine and tumble dryer, plus a kettle, toaster and a Nespresso coffee machine (without capsules); Cloakroom: Contains a toilet and a wash basin. Stairs lead up from behind the dining area to the first floor landing, off which are the following rooms: Bedroom 1: A bright and airy room, which contains two single beds; Bedroom 2: Another elegant room, which contains a double bed; Bedroom 3: The standard setup of this room is with a single bed, however a further 75cm wide pull-out single bed can also be setup in this room, upon request. There is very little floorspace available in the bedroom when the pull-out bed is setup, especially when set up as a twin; Family bathroom: A stylish, modern bathroom, which contains a bath with overhead shower and handheld shower attachment, toilet and wash basin. At the rear of the cottage is a small, elegant courtyard garden, which contains a bistro table and seating for four.
    Chipping Norton, better known as "Chippy" by locals, is a well-known market town in the Cotswolds which has been runner up in the Great British High Street awards for small market town for the last two years. Once the site of a Norman castle, the town is the highest in Oxfordshire and has a number of notable buildings to visit. The Town Hall proudly marks the days when the town was a Borough. It was built in 1842 and used to host the poultry and butter markets on Wednesdays, as well as the Corn Exchange. It was also used for entertainment and auctions and lucky visitors may catch a glimpse of a bride and groom as the hall is licensed for weddings. A picturesque row of traditional Cotswold stone cottages can be found in the town which were once almshouses given to Chippy by puritan Henry Cornish. The almshouses are set back from the road and are entered through a grand archway which has elaborate finials and cresting. Another standout building is Bliss Mill. It dates back to the 1870s and was once used in the manufacturing of wool and tweed for cloth manufacturer William Bliss. The mill was designed to look like a country house, but has the large chimney at one end for which it is recognised. It is now a Grade II listed building and was converted into luxury apartments in the 1980s.

  • We stayed in this lovely house in the centre of Chipping Norton. It had great extra touches such as fresh milk being provided for us so we could have a cup of tea on arrival. There was a coffee machine and plenty of tea facilities provided. Local facilities were good with a nice pub just a short walk up the road and there is also a Sainsbury’s within a short walking distance. The house has WiFi available and a smart TV. There was a main bathroom upstairs with a bath and good overhead shower, plus the downstairs toilet. Dependent on arrival times (we arrived on the Friday evening when the locals pubs and restaurants were busy), you may need to drive around for a while looking for a suitable parking spot as there are no dedicated parking options for the house. However if you avoid arriving at peak times there should be plenty of nearby parking available. A great stay in a lovely village and would definitely return!

The following rooms are on the first floor: Bedroom 1: Contains a lovely window seat, SMART TV and a king size bed; Bedroom 2: Contains a beautiful oak timbered wall, window seat and two single beds; Family bathroom: Contains a bath with overhead shower, toilet and wash basin. A wooden door on the first floor landing opens to reveal a staircase up to the second floor, which contains the third bedroom: Bedroom 3: In the eaves of the cottage, with lovely oak beams, a wooden floor, SMART TV and a king size bed. Returning downstairs, a door leads out from the utility room to a small courtyard garden, with a table and four chairs. Although small, the garden can be a lovely suntrap, particularly in the summer.
    Chipping Norton, better known as "Chippy" by locals, is a well-known market town in the Cotswolds which has been runner up in the Great British High Street awards for small market town for the last two years. Once the site of a Norman castle, the town is the highest in Oxfordshire and has a number of notable buildings to visit. The Town Hall proudly marks the days when the town was a Borough. It was built in 1842 and used to host the poultry and butter markets on Wednesdays, as well as the Corn Exchange. It was also used for entertainment and auctions and lucky visitors may catch a glimpse of a bride and groom as the hall is licensed for weddings. A picturesque row of traditional Cotswold stone cottages can be found in the town which were once almshouses given to Chippy by puritan Henry Cornish. The almshouses are set back from the road and are entered through a grand archway which has elaborate finials and cresting. Another standout building is Bliss Mill. It dates back to the 1870s and was once used in the manufacturing of wool and tweed for cloth manufacturer William Bliss. The mill was designed to look like a country house, but has the large chimney at one end for which it is recognised. It is now a Grade II listed building and was converted into luxury apartments in the 1980s.

  • A great cottage in a perfect location near the centre of Chipping Norton. The cottage has been renovated to a high spec, with really good facilities, great little kitchen, good bathroom and even a useful utility room. The rooms are all a good size, and the beds comfy! If over 6 foot, You will need to watch your head when going into the bathroom and bedrooms, and the stairs are a little awkward to come down as the beams are quite low at the bottom. There are great finishing touches throughout which are really lovely to see and made our stay really enjoyable. It's just a short walk to the Theatre and lots of pubs/restaurants and take-aways. We had no trouble parking outside each night, but you do get a permit to park in the premier inn car park which we didn't ever need to use.

    The studio is set in the quiet Hamlet of Heythrop which finds you in the gateway to Cotswolds . There is immediate access to public footpaths and farmland from the doorstep, suitable for walks. Heythrop has just 20 or so houses, mostly Victorian Estate cottages, a phone box, postbox and a large church built for the Heythrop House.

We also had nice trips to Oxford, Bourton on the water and a walk around the Cotswolds wildlife park.   • This is a lovely little place to stay and the bedroom is separate to the living space which is nice. Amazing shower and lovely bathroom, very clean. We went with our 2 dogs and it’s nice that you can let them out and there is a fence so they are enclosed in their own little garden. We didn’t t really venture out but collected a takeaway from nearby Chipping Norton which was lovely. There is no cooker but there is a microwave and toaster. The wifi was not working which the owner apologised for and it is in the process of being upgraded. A lovely cosy little Space which I wish was my holiday home lol.

  • This is a perfectly brilliant little spot in the country near the Cotswolds. Fantastically cozy and clean, absolutely charming people, wonderful location. Kate and John are outstanding hosts, and the cottage itself enough to make you want to live there. Old church and fantastic cemetery a few yards away, and a very old Inn for supper if you can make the drive a few miles down the road. We got very lucky with a massive October Hunter's Moon over the fields, but I will unhesitatingly recommend this spot regardless of time of year or weather.

    The Granary is the conversion of a 17th Century Cotswold stone grain store, offering accommodation over the first and second floors. External stairs with views over the surrounding fields lead up to the Granary’s own front door. Very close, yet far enough away from Soho Farmhouse dependent on how you see it. Well situated to learn more about academic and historic Oxford. Stately days out at Blenheim Palace. Some big name retail therapy at Bicester Village. Spa treatments and organic food from the worlds smartest farm shop at Daylesford. There's much to see if you want to get out there and plenty of home comfort if you don't.
  • What a gem! We booked pre-covid but saw no reason not to go. Mark extended a warm welcome, at suitable distance upon our arrival and just left us to get on with the weekend. The property ticks every box, it’s in a beautiful location, spotlessly clean and everything we needed was there. There are some lovely design touches, will really add the finishing touch of warmth and class to what is an expertly created living space. Mark and his wife have achieved a super-high standard physically and aesthetically. Was sad to leave this morning. We felt like we could happily hide away in The Granary for many weeks and come out once life had returned to normal. We will be back!

From the White Company towels and bedding to the wood burner, which was laid ready for an ignited match.....to the Cotswold sausage, bacon, eggs, butter and milk in the fridge- this place thoroughly deserves its high rating! We star gazed(it was February!) and the walled garden would be an ideal (and private) BBQ area in warmer temperatures.... whatever the time of year, this will never disappoint !! We will be back!

A 15 minute walk to the village green of Deddington, which boasts a fabulous food emporium, traditional pubs, a designer clothing boutique, and art gallery. Chipping Norton is a 15 minute drive to the west, making this property the perfect location for exploring the entire Heart of England region.
    Built in the 18th century, Hempton Lodge is a family home with a wealth of character, provided by the two artist owners and their children. A private entrance at the rear of the Lodge, away from the road, guarantees a most peaceful stay. The secluded garden for guests faces west, capturing the last of the sun each evening - just right for settling into the dinner hour with a glass of wine. A stable door from the garden opens into a hallway between the kitchen and bedroom, with a tranquil shower room in between. The studio sleeps two people in a UK double bed, in one bedroom, which has a cupboard for linen and clothes storage, and a separate hanging rail. The kitchen is well equipped for simple cooking: washing machine, induction hobs, micro-combi oven, fridge with freezer compartment, toaster and kettle and a dining table.
    Studio 3 is in close proximity by car to the Cotswolds, Oxford, Soho Farmhouse, Aynho, and there are numerous footpaths from the property to explore the local countryside.

Bed very comfortable and had a great night's sleep. I found there was noise from the fridge or heater which would rumble occasionally when I was trying to get to sleep but ear plugs completely blocked it out and I had no problems. I'm a fussy sleeper generally though 😁 Would definitely recommend to others.

Walls separating bathroom from rest of the space do not so all the way to ceiling, so those with less pleasant bathroom habits may feel uncomfortable. Wasn't too much of an issue for us. Smart TV - couldn't get regular channels as not sure there is any aerial etc. NetFlix, iplayer etc all there though so, these days, not an issue to find something to watch. thanks for a lovely but brief stay

    Now re-opened after a winter break! The Garden Flat is a new extension to our converted stone barn in Oxfordshire, outside Hook Norton on the edge of The Cotswolds. Attractively & tastefully furnished it is accessed through double doors and is on one level. Small kitchenette area with 2 ring hob, fridge/freezer, dishwasher, microwave, toaster & kettle - no oven; double bedroom with king size bed & en-suite shower/bathroom. There's a gas BBQ on the private patio with views across the valley.
    The flat has a large, light, airy & comfortable sitting room with lovely Cotswold views, and there is large smart TV & Freeview box. There are local maps and guides available for walks or cycle rides & other tourist attractions and an Ordnance Survey map on the wall in the kitchen area. The double bedroom is accessed via some old French shutter doors and has a large wardrobe and drawers. The ensuite bathroom has a shower/bath plus basin and loo. We leave you a DIY breakfast with tea/coffee/milk/bread/cereal etc plus fresh eggs from our own free range chickens. If you want us to get in any shopping in advance of your trip just give us a call and it will be left ready for you. No need to bring any toiletries or towels as they are provided.
    Hook Norton is an attractive Oxfordshire village famous for it's beer and brewery and is on the edge of the Cotswolds. Soho Farmhouse is a 5 minute drive & the multi award winning Daylesford Farm Shop is nearby. There are lots of footpaths in the area and the village shop has everything you could ever need - and is a 10 minute walk away - as are two village pubs! Blenheim Palace in Woodstock is a 20 minute drive and has many events over the year and the Cotswolds are literally round the corner and have too many houses, gardens, walks & cycle rides to list! Hook Norton is an eco-village with it's own bio fuelled cars, electric bikes, community pigs & veg patches! 30 miles from Cheltenham Racecourse; 25 miles from Silverstone F1 track; 18 miles from Bicester Village.

    Spring Farm is a working farm in a peaceful rural location with cattle, horses and chickens in the fields around the farmhouse. It is perfect for a countryside getaway with some lovely walks & cycle rides from the farm (see how to hire bikes below). Feel free to wander round the farm and meet the animals. Spring Farm is less than 3 miles from Soho Farmhouse and there are many superb pubs and restaurants nearby. We would recommend The Boxing Hare, Swerford and The Falkland Arms, Great Tew.
    The annexe has a separate access and is a self contained unit. It has recently been totally refurbished and guests can enjoy the high quality finish. A breakfast hamper is left for guests containing fresh eggs, bread, bacon, cereals, orange juice, tea, coffee and milk. The sofa bed is quite small so we offer a high quality portable guest bed if required.
    The historic market town of Chipping Norton is 2 miles away. There is a farmers market once a month, a historic theatre and many restaurants including Chinese, Indian and Thai food. Other tourist attractions nearby include Blenheim Palace, Daylesford organic farm shop and spa, beautiful Stow on the Wold, Hook Norton Brewery & Whichford Pottery.

    Private secluded period barn set within the grounds of our home in Wigginton, a peaceful small village in Oxfordshire on the edge of the Cotswolds. Entrance to the barn is through a private driveway with off street parking.
    Enter through the wooden French windows into the spacious kitchen diner. Fully equipped kitchen. The barn with the exception of the garage is yours for the duration of your stay and is accessed through a private drive with off street parking ideally situated. The Ground Floor level comprises of an open plan kitchen and dining room with large farmhouse table. The bathroom also downstairs, has an old iron bath and shower over with separate controls. A heated towel rail keeps your fluffy towels and the bathroom nice and cosy. The Second Floor comprises a lounge that is generously set out with a split level living area with two sofas and private views over the rear garden here you can relax, spread out and watch television or read in the peace and quiet. There is one double bedroom with real king-size bed. There is one additional single Z bed available for use for an additional £25.00 per night.
    Easily accessible from North and South, Wigginton is a quite village with a small pub. Perfectly situated to explore well known areas of the Cotswolds, Burford, Stow and Chipping Norton to name a few. Visit Daylesford Organic Farm Shop just 20 minutes drive away perhaps book in a spa treatment beforehand. Visit Hidecote Gardens, Upton House and Blenheim Palace or if in need of retail therapy the expanding Bicester Village is under half and hour away. Enjoy walking in the beautiful countryside, we can help point you in the right direction, a walk to Great Tew to the Falkland Arms being a favourite or if members, Soho Farmhouse is close by. Take in the spires of Oxford around 40 minutes drive or a visit to the Royal Shakespeare Company in Stratford Upon Avon, there is plenty to do.

    Situated in a quiet cul-de-sac to the north of the village, Orchard Road studio apartment combines traditional iron stone architecture with contemporary interior design to provide elegant, spacious accommodation, easy access and an excellent base from which to discover the area. With heating and hot water provided through a solar-powered air-source heat pump, the apartment also boasts very high eco credentials in a warm, comfortable environment. A continental breakfast is provided each day for guests to prepare themselves. Check in was a breeze, the apartment is private and has all you need, with clear instructions on how to use everything and the breakfast is a lovely touch. As the apartment is attached to the house, Nigel is right there to answer any questions you have. Its a very modern and comfortable space and is perfect for a single traveller or couple. I had friends staying at Soho Farmhouse and it was only a 15 minute drive through the cute towns and countryside to head over each day. I highly reccomend Nigels place, you wont be dissapointed.

Downstairs Toilet/Cloakroom. Upstairs there is two bedrooms, Master bedroom with a double bed, Wardrobe etc, 32" Freeview Tv. 2nd Bedroom, Twin beds, Chest of draws etc, 24" Freeview Tv. Bathroom there is a Shower. USB sockets available throughout the house to charge all your gadgets. Newly added for 2020 a Hot Tub (Stables only) Dog Friendly - All we ask is to not allow them on the soft furnishing i.e Sofa and not upstairs. Also please do not leave them in the property on their own. Great place to stop to explore the Cotswolds, ie Blenheim palace , Oxford, Stratford-upon-Avon, Cheltenham, Bourton on the water, Moreton-in-Marsh, Stow on The Wold, Bicester Village, plus plenty more beautiful towns/villages.
    Little Tew is a small, rural village in the North Oxfordshire Uplands, the north eastern part of the Cotswold Hills. The famous Falkland Arm in Great Tew is a great place for a drink and a bite to eat. Plenty of beautiful walks in and around The Tews and of course the wonderful Soho Farmhouse.

It’s perfectly located close to Chipping Norton, Blenheim Palace and plenty of country walks. all of which means you might not spend much time actually inside The Stables. That said, an evening infront of the log burner is an evening well spent! We’re only sad it was too cold and wet to try the outdoor burner. The little welcome pack including biscuits for our pup was a really lovely touch! I highly recommend The Stables and we hope to be back again!

    A unique and beautifully designed barn with a large, open plan living area and a mezzanine sleeping deck. A recently built and timber clad, giving it a rustic and original feel. The barn comes with its own private landscaped terrace, providing excellent views over the fields beyond. Situated in the idyllic Cotswold village of Little Tew, a stone's throw from Soho Farmhouse.
    There is a mezzanine sleeping deck with lovely round window looking over the orchard and fields beyond. This is accessible by ladder only, so please do not book this if this is at all challenging for you. The barn was designed to mimic a traditional barn with double crittal windows on opposite sides, allowing wonderful views and lots of natural light. The space downstairs has a long central table with a well-equipped kitchen area (comprising all the usual appliances) and a wetroom with a colourful encaustic tiled floor. The other end has a large comfy L-shaped sofa to relax on. There is a sound system which you can plug in any device and Sky, Netflix, Spotify etc are all accessible through the TV.
    Little Tew is a pretty, quiet village in the Cotswolds. It has no shops or pub, so it is best to have some form of transport.

    We have two rooms available, next to each other. We are surrounded by great Pubs and restaurants that we would be happy to recommend, including Soho Farmhouse a small 5-10 minute drive away.
    Room 3 is the second of our two rooms. It is an ample double sized room and is very comfortable and well presented. The room has a lovely outlook and is quiet and peaceful. Our house is next to wonderful countryside walks with amazing views! There is a snug lounge for our guests. Offering T.V. B.T. Infinity for viewing movies etc and a wide selection of DVD's.
    Our village is a small one on the edge of two valleys, amazing views and walks. The next village which is a mile away and can be walked has pubs and restaurants so you have no need to drive.

The location is easy to find and while it's not in the centre of the action (a plus!), there are plenty of thing to do locally and shops and pubs are very easy to get to. Check in was smooth as can be and I was made to feel very welcome. I wouldn't hesitate to stay again!

    A small barn built with friends during a barn raising. Simple, stylish, fun, compact but with sense of space. Deck with hammock extends into fields at back. Edge of Cotswolds, thirty minutes to Oxford, two minutes drive to village of Great Tew.
    Built originally as a large playroom/nursery we extended added and re-built it as children started to fly our nest in 2015. Designed and built by John you can see the frame going up at the end of the photos. We are part of the Great Tew Estate and Field End is part of the site called Potato Town. The history of the name is a bit of a mystery but the " Town "consists of a cluster of buildings. Those that border the road are our studios and workshops, our cottage is at right angles to the road and Field End is a building at the back. It is separated by a garden and bordered by a lane, fields and a flower and vegetable garden. Exhibitions and classes run form the workshops but don't impinge at all on life at Field End. Guests have a reserved parking space and separate entrance.
    You can walk into the village of Swerford and access lovely country walks directly from us. There is also The Boxing Hare pub which serves good food just 150 metres away. Discover the Cotswold villages of Stow on the Wold and Burford. Closer still the thatched Village of Great Tew with its Famous Pub The Falkland Arms. Hidden away in the village is the recently opened Soho Farmhouse. Daylesford Organic Farmshop for spa treatments and luxury is nearby in the village of Kingham. National Trust properties of Hidcote, Chastleton and Upton are within easy reach as is Blenheim Palace and the town of Woodstock.

  • As a group of friends who get together once a year to enjoy each other’s company, eat, drink and laugh, this was the perfect place. The accommodation is very stylish and clean. The kitchen is well stocked with cooking utensils and crockery. The open plan meant that whilst cooking no-one was missing out on the fun! The bedrooms were beautifully dressed. The views from the cabin were spectacular. We brought our own food/drinks but were able to choose from a selection of pubs for a lunch. Local shops were available for top ups. Full Property Description Ground Floor Entrance Hall/Cloakroom The welcoming, spacious and bright entrance porch is the perfect place to hang coats, put on or take off shoes and boots, while perched on the pretty bench, and drop down bags of shopping or suitcases before entering the main house. The stone flooring makes it ideal for storing muddy footwear, while a boot rack will help dry out any footwear that’s been caught in a shower. Living Room At the heart of the property is the Living Room, a fantastic room for relaxing and socialising. It is a warm and welcoming space radiating its history from the 18th century exposed beams and a solid oak floor, cut from a single Oak tree, yet feels contemporary with the grey-taupe colourway and splashes of orange and yellow. This spacious room is flooded with light from two sets of French doors opening to the rear garden and windows overlooking the front garden. At the centre of the room are two sink-in sofas, a large coffee table and a Chesney wood burning stove (kindling and logs provided to get you going). A large, flat screen Smart TV is cleverly concealed behind the mirror over the fireplace and has access to Freeview, Apple TV and Netflix. In the corner by the window is an inviting armchair with a reading light, a lovely spot to sit and watch the children in the garden or read a book. A vintage sideboard, chest of drawers and bookcase provide the finishing touches. The Kitchen / Dining Area To the left of the Living Room is the fully equipped Kitchen and Dining Area opening out through French doors to the rear garden. The bright and airy kitchen would delight any chef with its plentiful storage and preparation space, polished granite surfaces, high-end appliances, including a 5-burner Smeg hob and double-width oven and Miele fridge/freezer, and full range of bakeware and utensils. The kitchen’s pretty windows overlook the front garden - perfect for keeping an eye on children playing while you cook or clear up. At the opposite end to the kitchen is a dining area with a striking exposed Cotswold stone wall and a retro rectangular table and seating for six, plus a highchair. Bedroom One – Master The vaulted ceiling and original A-frame set the scene for the striking Master Bedroom, with its super-king size bed, exposed stone walls, whitewashed floorboards and French doors opening out to the rear garden. The bedroom is furnished with a 3-door cupboard, full-length mirror, bedside tables with reading lamps, a pretty dressing table with a triple mirror, seat and power point with a hairdryer. A comfy armchair, positioned near the French doors, provides a lovely place to sit and relax. Downstairs Wet Room/WC Sitting between the Master Bedroom and Bunkbed Room is the small, but very stylish, Wet Room, featuring charcoal black floor-to-ceiling tiling. The room is equipped with a rain shower, WC, heated towel rail, and washbasin. Alcove shelving provides space for personal items, or you can light tealight candles to create a distinctively spa-like feel. (Note: there is a step up into the Wet Room from the hallway.) Bedroom Three (bunkbed room) Overlooking the front garden, the bunkbed room is a fabulous room for children, with lots of space to sleep and play. The room has a play table and chairs, an A-frame blackboard with chalks, a mini rocking horse and a pirate’s toy castle! It is a bright and airy room, but blackout blinds as well as curtains will ensure a good night’s sleep! The bedroom has a wardrobe with chest of drawers, which also houses the iron and ironing board. The second wardrobe is an airing cupboard where guests will find a travel cot, baby changing mat and clothes airer. Upstairs Mezzanine Sitting Area Stairs lead up from the Living Room to a mezzanine level close to the eaves of the Quail House. At the top of the stairs is a delightful seating area, with a two-seater sofa, double pouf, table and lamp. A telescope is positioned under a Velux skylight window, inviting you to view the stars in the inky blue sky, with little, if any, light pollution. (Instructions for the telescope are not available, please use with care.) Bedroom Two From the seating area, cross over an elevated walkway to this light and airy dual-aspect king-size bedroom, with views over the front and rear garden through Velux skylights (with blinds). The room has a beautiful, exposed Cotswold ironstone wall and is furnished with an antique desk with drawers, bedside tables with lamps, a comfy armchair and a hanging rail plus wall hooks for robes and jackets. Family Bathroom This beautiful bathroom with its contemporary Moorish styling, polished limestone flooring and tiles, roll top bath and wet room-style, walk-in shower calls out to be used for relaxation. The bath is perfectly positioned under the Velux skylights, so that guests can lie back and watch the night sky or the early morning sunrise. A washbasin is set in a pretty, retro sideboard, while the toilet is offset for privacy. A large, heated towel rail is big enough to keep several towels dry. Outside The Quail House has two immaculate, private and enclosed gardens to the front and rear of the house. Stepping in through the grey-green entrance gate from the road you’ll be greeted by five amphitheatre-style steps up to the front lawn, with a children’s play area to the right including a treehouse on 4ft stilts, a slide and a rope swing all under a beautiful ash tree, and a little wooden playhouse full of garden toys! Beyond the lawn, to the side of the entrance porch, is a patio with a small bistro-style table, chairs and a parasol. Raised borders with fragrant lavender bushes and other bee and bug-friendly plants wrap around the front of the house, providing a colourful border against the wooden frame of this beautiful 1750s barn conversion. Stepping out to the rear garden, which can be accessed through French doors in the Living Room, the Dining Area or the Master Bedroom, you will find a patio directly outside the dining area - ideal for enjoying an outdoor breakfast, lunch or supper. Step up to a raised lawn surrounded by an impressive Cotswold stone wall (at least 5ft high), then cross the lawn to another patio furnished with sofa seating and a large gas barbecue.
    Local Amenities Shopping for Essentials Sandford St Martin is a beautiful but tiny Cotswold village, and so, as with many tiny villages, it does not have a pub or shop; however, there is a village shop in Middle Barton, just 1 mile away – great for an emergency pint of milk, loaf of bread and eggs. (The closest pubs are The Fox Inn, Middle Barton or The Falkland Arms, in Great Tew (2 miles). Chipping Norton is the closest place (8 miles) for supermarket shopping; there is a Co-op, a small Sainsbury’s and Aldi, all with parking. The town also has a good selection of independent stores, including two butchers, Nash’s Bakery, Oats the health food store and Roger’s Fishmonger. For a larger supermarket shop, try Banbury (10 miles away) where there is a Morrisons, Sainsbury’s, Tesco and Aldi. All the major supermarkets deliver to The Quail Cottage. Eating Out The Cinnamon Stick, in Middle Barton (1.5 miles away), is a Lebanese restaurant that gets very good reviews. Handy for takeout. The house is beautifully appointed with everything you would need for a luxurious getaway. All the books, toys and playground stuff make it perfect for families!     A very secluded space, with great access to local facilities. Solar lights and phone chargers. Flushing toilet and large shower. * We ask for a small fee of £5 for a bundle of logs( enough for an evening around the fire). So please bring some cash with you for the honesty box. Alternatively if you would like to provide you own wood for the fire , this is welcome.*
    There are no neighbors nearby. There is great road access, and shops located a couple of miles away.

  • Laura's glamping yurts are gorgeous! I can see why they're consistently highly rated. Everything was set up for us when we arrived, including a bottle of prosecco and two glasses! Laura had even set up a cot for our little one. There were lovely fresh wild flowers and plants, and beautiful decor. The kitchen block is great! The shower gets properly hot, the whole block is very modern. I can't recommend this stay enough - all the rustic charm of camping, without any of the hardship!

  • Swereview Cottage is a wonderful little bolthole with a BEAUTIFUL garden and in the idyllic village of Swereford which took our breath away. We spent a few nights over Easter at the cottage. The kitchen is very well equipped and the view are magnificent. Richard was very accommodating. The place is fantastic value too! Highly recommended!
