Wake up in your king-sized bed to one of the most amazing views in the world. Enjoy a swim “beneath” the volcanoes and hang out on the dock. Relax and enjoy the tranquility or get out and explore. Take a walk to one of the neighboring villages or explore the lake by boat. At the end of the day settle back with a glass of wine as you watch the sunset.
The studio, newly completed in July 2019, is an open-plan, modern-style, lakefront apartment. The hardwood floors and ceiling, together with the floor-to-ceiling windows, make the most of the magnificent views we have of the lake and the volcanoes. At the front of the open-plan, split-level space, is a king-size bed, glass-encased shower, and bathroom. An accordian-style door, at the front of the studio, can be completely opened to remove all barriers between you and the landscape outside. The kitchen and living area is located towards the back of the studio: perfect for meals, relaxing, or office-style work. When needed, semi-transparent roller blinds can be lowered to provide privacy and/or darken the space. All windows, and the front door, have mosquito screens to keep any mosquitos at bay while still allowing airflow. Wake up, make a cup of local coffee, open the accordion doors, and head back to bed to enjoy your coffee, the sunrise, and perhaps even a few extra hours of sleep. Please note: the studio (and our house also) has a modern ecological dry toilet (see photo #12). Waste is stored in a chamber that will be removed and thoroughly cleaned before you arrive and after you leave. It will be like using a newly installed toilet. The toilet is connected directly to an extractor fan, located outside the studio, to ensure that there is no odor. The Property Make use of our private dock to swim, hang out, and pat our puppy dogs. Take out the stand-up paddleboard and explore, or use the wifi coverage at the dock to relax and listen to music. The dock is also where you will take public or private boats to other villages around the lake, to explore or eat at restaurants. The public footpath that connects our neighboring villages also runs through our property. If you are adventurous, you can walk to Jaibalito or Tzununá along one of the most scenic trails in this area of Lake Atitlan. Location We are located between the villages of Jaibalito and Tzununá, on one of the most remote and quiet shorelines of Lake Atitlan. The property is accessible via boat or the public footpath (there is no road access). It is a 5-minute boat ride to these two neighboring villages, or a 30-minute walk to Jaibalito, and a 60-minute walk to Tzununá. During daylight hours, public boats pass our dock every 20 minutes. These boats can be flagged down as they pass our dock and they stop at all the villages along the northern shore of Lake Atitlan. If traveling by public boat is not your style, private boats are available to take you anywhere on the lake. If needed, we are happy to help arrange your travel to our property via a private shuttle and/or a private boat (fares are additional). We will also provide you with information to organize your own private boat travel around the lake, if travel by public boat isn't your style.
"Casa de Cristal," the name of the property, is located on Lago Atitlan between the villages of Jaibalito and Tzununa. As it is a remote location, the predominant sound is that of the lake. Expect to enjoy trees, rocks, birds, and unobstructed views of Atitlan's three volcanoes. The private dock offers space for sitting and relaxing or swimming and paddleboarding. Our wifi extends to the dock as well. Matthew and I live in a larger house on this property, so expect to see us out and about during your stay.

  • We loved this little corner of solitude on lake atitlan. Falling asleep to the sound of the lake and waking up to sunrise beyond the mountains was romantic and extremely relaxing. The house has everything we needed, not to mention getting around via local lancha boats was easier than expected. The space is beautiful, well designed and very clean. Nancy was an incredible host and we loved the sweet doggos. We were sad to leave and would recommend this home to any travelers looking for a slice of paradise.

  • Casa de Cristal is a little piece of heaven nestled into the rocks on Lake Atitlan. The views are absolutely stunning from sun up to sun down and the lake offers a great variety of things to see and do. The casa is centrally located on the lake, so you have a quick, easy, and cheap boat ride to any of the small lake towns you’d wish to visit. Nancy and Matthew are super hosts who respond very quickly to any questions and go out of their way to help provide information and recommendations to better explore the lake. I would highly recommend Casa de Cristal as your destination when visiting Lake Atitlan, and if we are ever back this way, we will definitely hope to visit again!

  • We had high expectations for this place and yet, it exceeded them! It was absolutely amazing, waking up to some of the most breathtaking views we've seen and enjoying a glass of wine admiring the incredible sunsets! The house had everything we needed, the bed was super comfortable, and the entire experience was just unforgettable!   • It's quite hard to find words to describe how amazing this place is. The house and the views are absolutely phantastic! Not only is the house stunningly beautiful but also very well equipped and very clean! The shower is probably the best you can find in Guatemala – while taking a shower you can enjoy breathtaking views of the lake and it has great water pressure. We loved the secluded and quiet location of the house. It was amazing watching sunset and sunrise, cooking, doing yoga and going for a swim in the lake. There was also a paddle board which we were allowed to use. And if you want to explore the area you can easily catch a boat which will take you around the lake. Staying at this heavenly place is definitely an experience we won't forget. Plus Matthew and Nancy are the sweetest hosts! Thanks so much!

The place itself is beautiful and has all the amenities needed for a short or longer stay. The view is breathtaking and the jacuzzi was amazing as the nights do cool down quite a bit.   • I DID NOT WANT TO LEAVE! This place is magical. It's located on the outskirts of town, which doesn't matter bc you'll want to spend most your time on the balcony! Henry was an awesome help - he gave me tips as a single traveling gal, set up my car transfers and was overall helpful when needed. The apt is equipped with everything you need. Located right next door to an AirBNB with a lovely restaurant. I will be back for sure!

  • I don’t even know where to start but if you’re thinking about booking this bungalow, do it now! It looks just like the pictures and the view is AMAZING! I traveled to Guatemala solo and I was little worried but I felt so safe! Henry, who is one of David’s concierges was a great host and just a message away. Also the hot tub was perfect a touch (takes a little while to heat up) and before I arrived, Henry sent me a list of extra services that you can book. I booked a massage right when the sun was setting it was truly an amazing experience! Oh and there’s a bed and breakfast restaurant right next door if you don’t feel like going into Panajachel (only a 10 min drive) for food but it wasn’t anything to write home about. I don’t think I’ll ever stop talking about this place! I will definitely be back again! Thank you David and Henry!

  • If you are looking for a beautiful, open, airy place to relax with views of three different volcanoes, this is the place to stay. David assigned us a wonderful concierge who coordinated transportation for us from Guatemala City with a stop at a super market along the way. Henry, our concierge, met us at the house along with two of the grounds keepers who hoisted our giant luggage up VERY steep steps to the house. The hike up to the house is pretty intense, but completely doable for those with no mobility restrictions. You definitely feel it, but the view is so worth it. The house was super clean, modern and sleek. The kitchen was great to have and the gas stove was wonderful to cook on. The bed was firm but very comfortable and I slept like a rock. The view from the porch is breath taking and it was so nice to be able to relax. All in all, it was a wonderful place to unwind and I would recommend to anyone to stay there!

    Our home is located on the mountainside along the footpath between the charming Mayan villages of Santa Cruz la Laguna and Jaibalito (15-20 min walk to either) -- the only two towns on the lake without car access. Visitors who discover this part of the lake at the end of their trip often lament they didn't discover it sooner. This is the quintessential lake-living experience for those who want to get off the beaten path and away from the tourist traps of Panajachel, San Marcos and San Pedro (not to mention the firecrackers and loud music), and immerse themselves in tranquil highland Guatemalan life -- while still being just a 20 minute taxi-boat ride away from "the action." Jaibalito remains a very indigenous town, where the local language, Kaqchikel, is spoken before Spanish. There is a small, eclectic expat community in the town which is centered around the Posada Jaibalito--a must-visit spot for cheap, good food and interesting conversation. Santa Cruz's charm lies in the paved walkways winding through lovely homes and a long walkable waterfront. Rent a kayak or paddle board or even go scuba diving. Be sure to go up to the village to take in the incredible view (and a meal or drink) from CECAP, which is run by a US-based non-profit that does great work in the community.

  • Erynne’s place is an oasis with dreamy views. Pros: views, great seating and lounging areas, stocked kitchen (we did plenty of cooking), hot water (not found everywhere on the lake), and great communication with hosts. We stayed at multiple locations on the lake, all had hikes and stairs. Cons: I did assume prior to booking that the walk from her property to the either side was time consuming but they are a bit strenuous as well. Not anything I would recommend in the evening. Santa Cruz is the easier hike. We also didn’t have help with our bags because they were off on the weekend. Our biggest issue is that we had a large loud group staying above us. We could hear every step they took (Definitely took away from the experience). So hopefully you get the place with nobody above or grab the top house. All that being said, all minor nothings but wanted future guests to be aware. We will come back and bring friends and more food!! It’s a magical lake and a magical house.

  • This place is picture perfect. We had short stay and it couldn't have been a better experience. Communication was fantastic, services like the private boat and shuttle van were arranged on our behalf, and the driver's were very kind and attentive. It made a big difference having Erynne's help with organizing a short trip where every hour counts. Added bonus for the wonderful canine and feline visitors every now and then. Can't recommend enough!

  • When we first saw this place, we were in awe. It has an amazing view of lake Atitlan and the volcanoes. It is a very spacious and clean apartment, with an awesome balcony and hammock. We immediately made friends with Cafu and Choclo, the cutest cat and dog who came around often. The location was perfect - right between 2 great restaurants: Isla Verde and Casa del Mundo (where you can also swim). The dock was a great place to swim and sunbathe. We also didn’t see or even hear the people staying in the other apartments at all. We highly recommend staying here if you are going to Lake Atitlan.

The stone stairs up to the house are steep so just keep that in mind if you or someone you are traveling with is physically unable to climb. The most beautiful views could be seen from the patio.   • We had a great stay in the cabin. We were sick and it was the perfect place to chill out for a few days. The view is spectacular and the kitchen is well outfitted so you’ve got all you need, and it’s a short walk to town for supplies. If you’re a light sleeper I’d bring earplugs because the traffic and dogs can be loud, but it didn’t bother us too much. Thank you to Tom and Caleb for their hospitality and super quick responses to any queries we had. Would definitely recommend a stay here.

  • Great place with an amazing view of the lake. The place is 5-10min walk from the main square in San Marcos but you can take a cheap tuk tuk easily from and to the house. The place is very clean and the kitchen is well equipped as well if you wanna cook your own meals. It can get a little bit loud in the morning with tuk tuks going by, but other than that the place was amazing. Also the host was super helpful.

  • Staying at Rebecca's place was a great experience for my girlfriend and I. Mauricio the grounds keeper showed us a local cliff diving spot and was supper helpful through our 4 day stay. It's true, the place can be a bit noisy with the dogs barking but that only bothered us 1 night and wasn't a long time. It is about a 10 min walk from the center of San marcos. If you're driving there you may think you're going the wrong way since the roads are so bad, but that's just Guatemalan roads for you! Overall I'd recommend to any solo or couple travelers looking for a more private stay around Lake atitlan.

  • Super relaxing with an amazing view! It's a bit of hike to get up there, but so worth it (you can also take a 5Q taxi instead)! The cabin is just rustic enough but with all the comforting amenities you want. It's very well appointed and thought out...kind of like a ship. I recommend bringing food up for at least one dinner and breakfast because you're just going to want to hang out and chill in the cool space and deck!

  • Great place to stay - much bigger and nicer than expected. Great view, for which there are a few steps to climb - but it was also possible for us as two girls with suitcases. In a few minutes you are on foot in the "city". The living unit itself extends over three floors and is largely open, the bedroom itself is lockable and you have a great view of the lake from your bed. However, you should not be afraid of insects. The facility is well maintained and safe. We enjoyed the stay very much and we would come back anytime.

It´s a 15 min. walk or 7 min. tuk -tuk drive to San Marcos la Laguna. The house (approx. 50 m2) has a lounge with comfortable large sofas and fully equipped kitchen. A bedroom has a queen size bed, big wardrobe and a safe deposit box. The bathroom has a hot gas shower and a bathtub. There is a balcony and a big and very private hangout area with seats and hammock under an old avocado tree......and of course it offers one of the best views on lake Atitilan. Included services: - drinking water - WI-Fi additional services: - laundry - cleaning service - sauna PS: Pasaj-cap is still a very natural area and all kinds of animals are around and sometimes also inside the house. If you cant deal at all with spiders & insects this might not be your place.
    Pasajcap (Kaqchikel for - sweet from inside) is a quite and natural area close to San Marcos town with probably the best view at lake and volcanoes.

Juan met us at the gate and helped us carry our bags up. The bathtub and lots of hot water are a welcome luxury after hiking in the area. I imagine this would be very romantic for a couple.   • Karsten’s place is amazing. Not only does it offer an immense amount of privacy, it also carries with it a peaceful vibe and everything you need to enjoy your stay in San Marcos / Pasajcap. Karsten’s place is very open. It has a large studio feel to it. The bedroom is connected to the living room / kitchen, which is connected to the balcony, so everything flows very nicely (especially when the balcony doors are open to let in that cool lake breeze). If you’d like extra privacy, a beautiful curtain can be rolled down to separate the bedroom from the other living spaces. The large glass balcony doors, windows throughout the kitchen, and small translucent roof covers, allow lots of natural sunlight to penetrate the space. This makes for an awesome opportunity to connect with mother Earth and make your circadian rhythm really happy. The natural light also helps the place heat up and remain insulated at night when the temperature drops. Karsten has done an immaculate job with retrofitting this property with small touches that really made it feel luxurious. For example, the dimmable living room globe lights, super large and comfy couch, and balcony with gorgeous views. He’s also included lots of things you might find at home: lots of kitchen supplies, cookware, silverware, cups, generic sauces/spices, and some of his homegrown bananas and lemons! This way, you can have guests over to share a home-cooked meal, some drinks, or simply prepare anything you’d like. Some other things I felt made this home away from home very enjoyable were the hammock and garden just outside the cabin, high-speed wifi, closets for your clothes and belongings, large desk space to work or organize things, lock-safe for your valuables, and mosquito/bug netting for your bed. Oh, and the bathtub/shower... As long as there was sunlight, I had hot water all day/night. And it got VERY hot, so I never had to worry about potentially taking a cold shower. This allowed me to take showers during the day as the lake was waking up or at night with the chirping of the crickets. Both equally relaxing. If sunlight is not available, you can simply turn on the water heater (takes anywhere from 45min - 1.5hrs to heat up I was told). As far as location goes, Karsten’s place is great. It’s a 15-20 minute stroll / 5 minute Tuk-Tuk to the center of San Marcos. This ensures you’re not kept awake at night by local commotion or woken up by the bustling of the city. And as I mentioned earlier, this also provides you with a lot of privacy. Karsten’s place is close enough to the lake and main road that you may hear the sounds of boat engines whip across the lake, Tuk-Tuks driving by, and light conversation from local hostels throughout the day. But at night, all you hear is crickets, owls, and every now and then, dogs barking. I think the noise level I experienced at Karsten’s place was great. It made me feel like I was never too close or too far from everyone else. Just right. Karsten was a great host as well. He quickly responded to any questions I had, greeted me when I arrived, gave me a tour of the space, provided me with recommendations for things to do, and checked up on me during my stay. One last thing I’ll mention is... if you’re terribly afraid of spiders or scorpions, I would think-twice before booking this place. For the most part, the home is well secured and you will not see many creepy critters. You might catch a spider or two hanging around your ceiling, but they’re harmless and there to protect you from mosquitos and flies. However, in the case that you see a scorpion, you might have a heart attack. I experienced this first-hand during my stay, when I, for the first time in my life, saw a pitch-black scorpion, crawling on one of the bathroom walls. I could have left it alone (they’re relatively harmless too) but I couldn’t live with the fact that there’d be a scorpion crawling around my living space. So I decided to grab my shoe and obliterate it. This left me with slight paranoia throughout my stay; slowly entering rooms, checking my bed before going to sleep, shaking my clothes before putting them on, etc. This may sound like a negative experience, but it truly made me appreciate some of the luxuries I have back home. And it definitely made me feel much closer to nature. Being on my toes was fun, exhilarating, and made me feel alive. Of course, this may not be everyone’s experience, so just take this into consideration! Anyway... Sleeping in a cabin tucked into the Pasajcap wilderness, waking up to natural sunlight cast by beautiful sunrises over Lake Atitlán, hearing the colorful morning songs of the native birds, relaxing in a hammock with ultimate privacy, and watching the sun set over volcanic mountain ranges is an experience I will forever cherish. I think Karsten’s place is a great spot to make your San Marcos / Pasajcap experience worthwhile. If you enjoy open, liberating living spaces with small touches, insanely gorgeous views, and privacy, then this is the place for you.

    This is one of our petite bungalows. Its quite small but beautifully handcrafted. It is ideal for a single traveler, a couple or good friends. This bungalow is highest up on our property, but is my favourite as it has an amazing live tree growing in the bathroom which has orchids growing on it. It also has a front porch, and secondary sitting area. During the rain season there is a waterfall behind it and you can hear the water running.
    Located on the shores of Lake Atitlán under the San Pedro, Atitlán, and Toliman volcanoes, La Fortuna at Atitlan is tucked into the private bay of Patzisotz, only a 5 minute boat ride from Panajachel. Here you can relax in our lush jungle and gardens, and take in the view of Central America’s most spectacular lake. We have two bungalow suites with king size beds, and luxurious private spa like outdoor garden bathrooms with hot tubs, and two regular bungalows with a queen bed and single, and private luxurious garden bathrooms. Breakfast and dinner is available. Hiking, kayaking, scuba diving, and exploring the indigenous villages around the lake can be organized through the lodge. Come and experience the natural and cultural wonder of Lago Atitlán at La Fortuna in Guatemala's most beautiful tourist destination. Suites are $138 a night, and regular rooms are $89. High season rates may be slightly higher (December and Holy Week). We are the only hotel on a private bay - and attract lots of birds including nesting herons because of the tranquility and being off the beaten track.     We are about a 7 minute boat ride from Panajachel the port town on the lake. There are many ATMs, grocery stores, bars and restaurants as well as artisan shops here. On the other side of our bay is Santa Cruz. It is one of the smaller villages on the lake but has a fantastic local culinary school, some great hikes, bars and restaurants. It is a 5 minute boat ride away from us.

    Casa Moderna is one of the 2 houses we offer for rent at "Casa Corazon del Lago", right on the shore of lake Atitlan, known as one of the most beautiful lakes on earth. It's a modern and comfortable house, perfect for relaxing ! It has both lake access (with a private floating pontoon) and road access, which is very convenient. We're located at Pasajcap, at a perfect distance from San Marcos (15 min walk /5 min with TucTuc taxi) to enjoy this peaceful place, as well as the "San Marcos life" !
    The house is a very functional and comfortable two-storey house, with stable hot water 24 hours a day (not very frequent around lake Atitlan !) The bedroom is situated on the lower floor, and has one Queen bed, a private bathroom with tub and WC, and a balcony. Great views from the bed, the balcony and the bathtub ! On the first floor, the house offers a fully equipped kitchen, a living room with fireplace and a sofa, a double bed and a shower room with WC. And a large deck, with amazing views on the lake ! The house has private access to the lake, with a private floating dock, in a small inlet suitable for swimming.
    Pasajcap is a quiet place, yet close to the lively village of San Marcos (15 minutes by foot / 5 mn by tuc tuc). The privilege of this location, in addition to its exceptional views of the lake and volcanoes, is to have a double road and lake access.
  • We came here at the end of a 3 week trip and were so glad we did. Honestly, the pictures do not do this place justice. I was awed when we first arrived by the incredible view. Agnes met us and got us settled in, the place was beautiful and incredibly clean. She also helped us get there with a driver, which was a luxury but well worth it as Tono is an incredible driver who brought us back as well. We were given a great tuk tuk driver’s information and it was so easy to get around the lake from the private dock. This spot is gorgeous! Serge was also very responsive and Miguel was there to help in a flash. Do read the description about the stairs but don’t let that stop you if you can handle it. Worth it! Plus I did not see any places on the lake that didn’t have a lot of stairs simply because of topography.

  • What my husband and I enjoyed most about Casa Moderna, (Agnes’s rental unit at Casa Corazon), was the jaw-dropping view! San Pedro volcano is directly across the lake and can be seen from anywhere on the open-concept main floor! We also enjoyed having morning coffee and practicing our yoga out on the spacious porch each morning. The Casa has everything you need for either long or short stays. The spacious kitchen was well stocked and we did lots of cooking there! The water in the shower was HOT and pressure was great. There is a big soaker tub on the lower floor and that too has a view on the volcanoes. As is mentioned in Agnes’s description, there are many stairs to get down to the dock and even more to get up to the road. We were fine with it but this could be a problem if you have mobility issues. The advantage to staying at Agnes’s place was its location and ACCESSIBILITY! You can arrive and depart directly by launcha-boat down at her dock on the lake or by foot or tuk-tuk on the road above. This gives you such flexibility when planning day trips. We loved taking the ‘launchas’ to other communities on the lake (yes, we visited all 11)! And we often walked back and forth to San Marcos, sometimes opting for a bumpy tuk-tuk ride back at night! Anything we needed at the property was promptly taken care of, ie more water, more propane, etc . Miguel, the maintenance man, was a joy to have around, always smiling and helpful. Communication with Agnes by What’s App was smooth! A word about Agnes herself. This is a warm and attentive hostess who senses exactly how much interaction you need! Our 4 week stay at Lake Atitlan was greatly enhanced because of her! We stayed long enough to meet some of her lovely friends and got invited to a few very pleasant outings with them. I also took advantage of Agnes’s professional background and had the best massage from her! Each of Agnes’s restaurant recommendations were a hit ! Queso y Vinos in San Pedro is a must! And Blind Lemon’s restaurant for the best pizza in San Marcos. We discovered that Blind Lemon’s also have the best carrot cake there and as Agnes had promised, Carlos , the personable American Expat owner plays a mean dobro and entertains most Friday nights.   • If you are looking for THE most beautiful view of Lake Atitlan, tranquility, calm and serenity, you must definitely come here. The place is sublime, we stayed there 3 days and it was not enough. The house is very well equipped and very clean with everything you need for cooking. Wifi works perfectly. For those who rent a car, there is a garage. There is private access to the lake with a private ponto from which you can swim or paddle (there is a board and a paddle available). Serge is a very attentive host who, despite the distance, leaves nothing to chance and ensures that we have everything we need. Miguel the caretaker who will welcome you is also very friendly. Note that there are however many steps and therefore the access is a bit complex for people with reduced mobility. For the rest it is a 20/20.

  • Agnes & Serge were amazing hosts! Though we didn't meet in person Serge was in communication with me when I needed it. Miguel, the care taker of the house was always around and would respond to my texts when needed. There's a lot of stairs to get to the house from the main road as well as from the dock. But once you're inside the house its totally worth it with the views you get of the lake from inside. San Marcos is a beautiful small town about a mile from the house. You can walk to town on a dirt road in about 15 minutes. We usually would walk into town and get a Tuk Tuk back for the ride home for about 20Q a person. The kitchen had everything we needed to cook some basic meals while we were there. We did enjoy having breakfast on the deck in front of the volcano every day.   • Beautiful spot, magnificent view, very private. Bartolo (guard/gardener) was very helpful. We didn’t think the steps up to the house were bad at all. Lastly, super helpful communication. Veli/Morgan booked transport for us from the airport, gave multiple numbers for TukTuk drivers to get into town, and helped guide us for our Tuktuk-boat-shuttle departure. Didn’t want to leave!

Morgan and Veli remembered its was a bday trip and they had a bottle of wine waiting for us when we checked in. Views are amazing. House was super clean. Morgan and Veli were very communicative and helpful with our needs. Had a lot of recommendations of things to do there which we used. But you may not want to leave the house after enjoying a coffee and breakfast in the morning on the balcony because it’s So relaxing.

  • It is hard to imagine that their is any place better to stay than here across Lake Atitlan. The view is stunning - words and pictures truly do not do it justice. We regret not having more time at the lodge itself because it was truly the most serene and rejuvenating place to be. The hosts (Morgan and Veli) are incredibly responsive and helpful with any questions you have or help booking yours. Bartolo the caretaker is also amazing and so helpful. The location between Tzununa and San Marcos was a perfect jumping off point. Yes as others have said the steps up to the lodge are not for the weary but it is totally manageable and was a good mini work out! We are already planning for another trip to Guatemala just so we can stay here again - it is that good.

Incredible hospitality, workers available to answer any questions at any point and always tending to the lawns and gardens. Free kayaks, amazing private lakefront dock for swimming, and outdoor shower with beautiful hanging vines. Honestly the most peaceful and serene and enjoyable bathroom experience I’ve ever had, haha. Only downside is that it’s hard to find the place, and the stairs walking down are STEEP. Worth it though.

  • I would definitely recommend this space for a couple. It’s really adorable and romantic with its lake views from the bed and outdoor shower. The property is quiet and relaxing and water access is easy. Being able to order breakfast to the house in the morning was a really nice touch! The stairs getting down to the place are intense and the location is not suitcase friendly...(but neither is most of San Marcos!) bring a backpack!!

    This delightful cottage nestles you among fruit trees and aromatic herbs. The breathtaking view of Lake Atitlan is seen from every window. It is quiet, safe, and close to San Marcos. It is also Eco friendly, off the grid, and has pristine lake front with private beach and spacious private dock area. Strategically located, it's very easy to go to and from close by villages using public water transportation. Walking to San Marcos is good with no bags.
    This cottage is located on a Permaculture garden, facing all three of the lake's astounding volcanoes making it a sensational view. We have 10 appropriate technologies successfully in use, also called eco or sustainable technologies. The cottage is spacious with epic views from all social areas and bedroom. Has a loft bedroom with a queen bed and a single bed. The energy of the place is very special, the light coming in is abundant and well distributed. It has well thought details in the design and decoration. We have two female cats, Rosita and Ambar (daughter and mother) they are vey affectionate cats, but not allowed to sleep in or spend time inside any of the three guest houses: Cozy Cabin, Eco Cottage or Eco Nest. The kitchen is well furnished and stocked with more than basic cooking equipment, no refrigerator, great natural illumination, has a gas stove with working oven. Bathroom is inside on the first floor, it has a solar heater on the roof for hot showers and a neat and friendly dry composting toilet. The Permaculture garden of exotic and local varieties is located on terraces through out the property. You will find nice areas to rest, read, or walk as you discover our food forest. The dock is a great place to jump for a refreshing swim or to hang out, watch sunrises, sunsets and stargaze. You can see Fuego Volcano erupting at the distance (50 Km away in a strait line). Some times at night you can see lava! Our lake front (45 meters), offers access to a pebbled beach with some big rocks; there is a place for bonfires in the beach. The price listed is for two people Additional guests will be charged $ 25 per person per day (maxium 4 guests in total, including children from 1 year of age).
    This neighborhood is particularly beautiful with clear and clean waters in which you can swim (mornings are the best), amazing sun rises and sunsets, and phenomenal views of all three volcanoes. It is safe and close to San Marcos (4 minutes by boat) The area is called Pasajkap, located bordering Tzununa. Only 20 minutes by boat to San Pedro. From San Pedro there are a number of tour operators who offer hikes to San Pedro Volcano, The Mayan nose, San Pablo and Tzununa waterfalls, San Marcos forest. For visitors with enough time, shuttle companies may take you to the outstanding IRTRA Water Parks in Retalhuleu, these are theme parks specially great for kids. Rock climbing, mountain bike and hand-gliding and other extreme sports are available in the area. Santa Clara Saturday's Indigenous Market. Culturally interesting site to understand traditional Maya markets, you can buy everything from cooked food and produce, tools, fire wood, to live animals, like chickens and pigs, medicinal plants and clothing (there is a special area for used Mayan clothing, where you may find amazing old traditional Maya textiles: pure cotton, preciously hand crafted, lasso bags, leather shoes etc). In San Marcos there are very good restaurants, just walk around and ask to find food from Guatemala, to international, Italian, Oriental foods There is also a large selection of Holistic treatments with therapists providing a variety of alternative healing modalities. San Marcos is also known as the hub of spirituality around the Lake and holds various workshops, activities, classes and retreats on the subjects of self discovery, healing, wellness and holistic lifestyle. San Marcos is known as a hub for appropriate technologies for healing and well being practices, including organic gardening and soil conservation practices and an variety of nutritious foods: preserves, probiotics, goat cheese (also in Hotel Bambu in Tzununa) and different kinds of breads (sour dough, sprouted grains, whole wheat) and corn tortillas including blue corn hand made tortillas. If you are looking for a healing experience, on a personal note, I would love to recommend my daughter Mariu, who in my humble opinion holds the gift of healing. As a well studied and trained independent therapist, she offers a variety of therapies and treatments, workshops, and products (brand name Amatista) to enhance quality life. If you are interested in old (used) Maya textiles be sure to visit Panajachel on market days (Tuesdays and Fridays) and go to the Fire Station's parking lot, where numerous vendors, specially women put up their booths and spaces with great options, some times even museum quality textiles. There are good restaurants in San Marcos: For vegetarian cuissine, visit La Paz and Il Giardino, for international food: Moon Fish, Fe or Aculax (Lush), for Japanees food visit Seiko, for on the go visit Shambala, Hostal del Lago. There is always new places coming up so take some time to walk around the village of San Marcos. Please pay a visit to Nectar, a lovely Art Cafe and the only all-organic cuisine with the best coffee or tea in town. It is located 30 feet west from Hotel La Paz, in the first floor of the two-story building to the left. For a more cultural type visits, go to San Juan, it is the cleanest village around the Lake, has the largest student population and women's textile coops, interesting art galleries, Maya ceremonies, medicinal plants and organic veggies.

  • Wow -- Lago Atitlan is such a magical lake and Luzmi's place is the perfect frame for it. We LOVED staying here and waking up every morning with that view. I feel like we could have stayed here so much longer. The cottage was perfect and very comfortable. For us it was best to shop for food and prepare everything there -- we didn't want to leave. But if we did venture out to San Marcos or any of the neighboring towns, Luzmi's advice in her welcome folder was a great reference. It is best to read her arrival email thoroughly as it offers helpful tips to get there. Luzmi also prepares delicious fermented foods for purchase. Her kimchi is delicious! We really could go on and on about how amazing it was for us but it is one to be experienced.

    This beautiful one-room guest house in Jaibalito has a king-sized bed, an outdoor kitchen and bathroom, and lots of storage. With its incredible view of the volcanoes on Lake Atitlán, this house is the perfect private getaway for a couple!
    This house is unique! It is located lakeside on a mountain just west of the small village of Jaibalito. The guest house at Casa en la Piedra is quiet, private, and ruggedly remote. The surroundings are lush and green all year around. The house has a beautiful main room with a king-sized bed with a mosquito net, and an amazing view of the lake. The entrance has a built-in desk and two large closets. The outdoor bathroom is accessible through the sliding window-doors in the bedroom. The shower is built right into a giant rock, and has hot water. It is much quieter than being in the village itself. There are spiders and other insects common to the region. Please be advised that you might be seeing them inside the house.
    The residents of Jaibalito are mainly Mayan with a population of 800-900 people. There is a small friendly community of foreigners who reside there year around. It is one of the smallest communities on Lake Atitlán. Residents speak Kakchiqel with some Spanish. The women still dress in traditional Guatemalan traje. Jaibalito is only accessible by "lancha" (water taxi), with no roads leading in or out of the village. So there are no cars in the village, just one tuk-tuk (auto-ricksaw). There are four restaurants, and one small local café. The lake is the deepest in Central America, and is cool but wonderful for swimming. Kayaks are available for rent in the neighboring village of Santa Cruz, a 30-minute hike over the mountain east of Jaibalito, or a short boat ride.

It's a 10 minute walk to nature reserve, lakefront, restaurants, shops, yoga, dance and Tai Chi classes, music, market and events
  • Karin’s place is just as the pictures portray. The kitchen and front room area was actually bigger than I expected and was brightly decorated with lots of amenities. The bedroom had a closet which was nice to hang clothes. The location was good, only a five minute walk to town although quite a steep incline on the path to go up. It was okay and definitely manageable, we got used to it after the first day :) the deck was our favorite part of the home - nice volcano views and the perfect spot to have our morning coffee or evening drinks or just relax in the sun and read. Mia is a super friendly cat that comes around and we really enjoyed her company as well! The home felt secure and safe at all times. Would recommend Karin’s place to anyone visiting San Marcos.

We were there in January 2020 and practically didn't hear construction noises mentioned in the previous reviews - the construction of the neighbors' house is done, the workers were still there and they were using angle grinder for a few minutes a day, but that was about it.   • All I can say is WOW! From the incredible views, cleanliness, amazing hospitality and location. This place was perfect for our romantic Valentines getaway. My husband and I would often say, “Wow these views look like out of a movie”. We kayaked in Lake Atitlan (for free) and were close enough to the restaurants that we didn’t need transportation. And yes, the stairs to get there are pretty brutal so I would recommend to bring comfy shoes but it’s WORTH IT. We would definitely stay here again. Thank you Maria, Domingo and Diego! :)

Terrific swimming:) Excellent service: the caretaker is there to support you and will bring you whatever you need with a smile. We were unaccustomed to such service, so we hesitated to ask for too much, but we did have a delicious typical breakfast brought to us one day. He will even pick up food in town for you. Amazing! The grounds are breathtaking (lush gardens with a view), very comfortable, and that bathroom is gorgeous as advertised.

Not only is this a very nice, well equipped, clean house with lots of light coming in through its huge windows, but it is lake front and surrounded by beautiful gardens and landscaping as well. There was always someone around to help us with whatever we might need. It is not exactly what one would call centrally located, but a nice walk along the beach will get you to roads from which you can easily reach any number of places in the center of Panajachel. It is a perfect location though, if you like quiet. I highly recommend this place!

    The Bambu Guest House is nestled in the natural beauty of Tzununa, a traditional Mayan town in Lake Atitlan.     Tzununa is a traditional and relatively untouched indigenous Mayan village. We are very close with our community and always feel safe. There are many children and opportunities to connect with locals. There are at least 10 waterfalls within a mile of our hotel, including some absolutely stunning ones. The permaculture farm, Atitlan Organics, is also an asset to the community, offering tours every Monday at 10am. And the shores of Lake Atitlan are less than a 10 minute walk away and visible from the hotel.
  • Bambu is such a beautiful place. The views are out of this world, from both the common areas and the bedroom. The porch attached to our room was incredible - it includes a couch, two chairs, coffee table, and a hammock, and overlooks Lake Atitlan and the surrounding mountains. Our room and bathroom were both very clean. The staff are all warm, welcoming, and accommodating. Highly recommend eating from the farm to table restaurant; it typically only has one menu item available at a time, and our breakfasts and dinner were phenomenal. Tzununa is a more quiet town, and less "infiltrated" thus far by tourists. There are pros and cons to it being slightly removed from nearby San Marcos, which is a ~45 minute walk, or ~15 minute Tuk Tuk ride. (Pro: It's quiet and not in the thick of things, providing a more unique experience than just staying at a hostel or Airbnb in town. Con: From our experience, being a bit removed, we'd recommend trying to avoid leaving or coming back late at night. Some Tuk Tuk drivers (understandably) charge more at night or won't even do the drive from San Marcos to Tzununa. During the day, we had no issues, and typically when you leave the property, there will be one waiting for you by the front door. It's just worth noting the distance, but as long as you use your best judgement and keep your wits about you, you shouldn't have any issues). Overall, we cannot wait to return to Bambu, and I can't recommend it enough!

You are nestled among bambu trunks outlining the interiors, with a balcony overlooking the lake and the natural landscape that is the tzununa village. Access to bambu was easy and a Tuk Tuk to San Marcos is very convenient as well. The staff was cordial and helpful and they let us use the kitchen even though they were busy feeding an Ecstatic Dance festival that was going on the same time. Truly grateful!

  • Wow wow WOW. If you're at all interested in natural construction or are just looking for a homey yet well-appointed eco lodge in the area, this is the place. The staff are welcoming and personable; the bamboo architecture is so gorgeous and the private rooms have high ceilings, huge windows with views of the volcanos and lake, and a big private patio (including day bed and hammock, of course!). Unlike many natural buildings I've stayed in, this doesn't feel rustic - door sweeps and properly sealed windows keep the place bug and dust-free, and the large private bathroom is beautifully designed. The beds are the most comfortable I've experienced in Guatemala, with memory foam pillows and crisp fresh linens. The vegetarian food, locally grown at the associated permaculture farm, was plentiful and simple yet surprisingly luxurious. The fact that this business is socially and ecologically responsible really makes this place next level. I highly recommend it!

  • Bambu guesthouse is set in the most beautiful spot high above the lake. The rooms are really spacious with an amazing balconies. The guesthouse is connected with Atilan organic, so all the food is delicious and healthy, it’s really great to support sustainable businesses and I’m glad by staying here we can do this. The local village is very pretty and small, which if this is what you are after then come here. There is a waterfall you can walk to and the village is nice to stroll around. SAN Marco’s is a 40-45min walk or short boat/tuk tuk away but be aware tuk tuks do not leave after 10pm and charge way more at night, it’s also not safe to walk back from San Marcos after dark. Best bet is go there in the day and come back for relaxing hangs at Bambu. We did 3 days in Bambu then went to other villages after for a balance.

Unit is in the Riviera Atitlan Hotel but privately owned. You have access to the parking, restaurant, swimming pool and grounds. The jacuzzi can be use only when they have it on for the regular hotel guests. Private apartments can not use all the amenities. Beautiful room, the view transforms you.
    It is on 14th floor overlooking one of the most beautiful lakes in the world. Aldous Huxley called it THE most beautiful lake in the world. Kitchenette has refrigerator, microwave and coffee maker. THIS SUITE HAS NO OVEN, SO YOU CAN NOT COOK except in microwave.
    Whats great about the small bay the hotel is on, very quiet and private....just outside the bustle of town, but still within walking distance or $1.30 tuk-tuk ride to town. There is a beautiful nature preserve with zip lines, some runs over 1500 ft. and butterfly tent right behind the hotel, entrance $5 US. Zip lining costs more but is in the nature reserve.

The house consists of a large room on the ground floor, with the living room and the kitchen. A spiral staircase provides access to the first floor, where the sleeping space is divided in two rooms, separated with curtains. One room has a double bed and the other two single beds. The bathroom consists of a sink, a toilet and a shower, and is continuous to the house. Accessed from outside, it is opened to the exterior and offers a splendid view on the landscape and the lake : great shower times ! Stable hot water 24 hours a day : not very frequent around lake Atitlan !
    Pasajcap is a quiet place, yet close to the lively village of San Marcos (15 minutes by foot / 5 mn by tuc tuc). The land consists of 2 independent houses, that only share access to the lake and the road, and the private dock. The privilege of this location, in addition to its exceptional views of the lake and volcanoes, is to have a double road and lake access.

As per other reviews, there are a lot of (big) bugs (due to where you are situated), and it's worth bearing in mind that the bathroom/toilet are outside. We loved every minute of our stay here. Excellent communication from start to finish from Serge, he provided thorough check-in and local transport information. Watching the sun rise over the lake while enjoying a coffee on the lounge chair outside was a great way to start each day. Of course, being so close to nature comes with some insects (and the occasional small scorpion), none of which bothered us. It's only a 10-15 min walk into San Marcos, and a dock at the property makes it easy to catch a boat to other lake towns. In addition, Serge was a very generous host, offering suggestions and answering our questions about the area.

    ¿Has vivido en un volcán antes? Si no, ahora es tiempo :) La subida es 5-10 minutos (280 gradas) para llegar a la casa en las faldas del volcán de San Pedro, pero verás q vale la pena. Lo que te espera son unas vistas increíbles y una casa hermosa. Ever lived on a volcano before? If not, now is the time :) The walk uphill is 5-10 minutes to reach the house on the bottom of the volcano (280 steps), but you´ll see that it´s well worth it. Incredibles views are awaiting as well as a modern house.
    La casa de diseño es muy hermosa y moderna (el agua, por ejemplo, viene en una bomba desde el lago en tubos por más de 200 metros). Una estancia aquí significa estar en tranqulidad y en la paz en medio del la naturaleza y sin la bulla del centro, pero todavía teniendolo bastante cerca (25-30 minutos caminando en total desde la casa, o la otra opción son 5-10 minutos para la subida/bajada y un tuc tuc en 5 minutos para llegar al pueblo). La recomendación es mirar las fotos y leer los comentarios, está casa no solamente es una estancia, es una experiencia. Welcome to this specially designed, comfortable and modern house (the water, for example, is pumped from the lake in tubes more than 200 meters long). Staying here means to be in a calm and peaceful place in the middle of nature, escaping the noise of the center, while still having it pretty close (25-30 minutes walk in total from the house, or the other option is to walk the 5-10 pathway to the main road and then take a tuc tuc there for around 5 to town). The recomendation is to look at the photos and read the comments from other guests, this house will hopefully not only give you a nice stay, but also give you some memories for life.
    El vecindario es muy tranquilo. Recuerdan que van a vivir practicamente sobre un volcán al aire libre rodeado de la naturaleza, pues habrá lo que hay en la naturaleza como animales, plantas y árboles. No hay muchos vecinos, los vecinos mas cercanos tienen perros como mascotas, y aunque pueden ladrar mucho al llegar a la casa, son inofensivos y no afectan en nada a la propiedad. The neighborhood is very quiet. Remember that you will live practically on a volcano surrounded by nature, so you´ll find the typical things there is in nature such as animals, plants and trees. There are not many neighbors, the closest neighbors have dogs as pets, and although they can bark a lot when you get to the house, they are harmless and do not enter the property. One more thing I would like to add is that in Guatemala the electric system sometimes does not work when there is too much rain or wind and the service is sometimes cut off in regions and communities, it is a problem that affects the community and is not in our hands to solve but as we are always attentive to our clients we want to inform them and of course help them in the moment if necessary.

  • Andrea was an excellent host the entire trip - very communicative and responsive and gave us excellent local recommendations. The living area of the home (kitchen, living room, and bathroom) are on the first floor of the home, surrounded by an entire wall of windows facing the lake. Both bedrooms are upstairs, accessible via an outdoor patio/deck which has a truly unbelievable view of the property and the majority of the lake. The home is located approximately a 15-20 minute walk into town. Alternatively there are consistent tuk-tuks passing the house which will take you anywhere in San Pedro for a typical price of Q5 per person (less than 1 USD). The property also has two hammocks, multiple outdoor seating areas, a fire pit - it's truly a beautiful property. Andrea was a very gracious host, and absolutely enhanced our stay!

The decor is gorgeous, African elements and animal print in the exact amount so it's not cheesy but Salvaje! Even the towels... great taste. The swing in the room is wonderful. Bed is super comfortable and big. Bedsheets are new! The place was super clean, super safe and beautiful.   • This place is awesome and has an amazing view. We were greeted by Duncan who was there to let us drop our bags off early. The room was so cute and comfy we just wanted to stay in the bed and look at the mountains all day. Everything was new and clean. There were lots of little nooks around the property to chill and relax. It's quite a steep climb to get there but is just a short tuk-tuk ride from town and going down into town is easy by foot. I would stay there again.

  • This home was even more beautiful than we expected. We loved chilling at the house, drinking coffee and laying out on the private dock, cooking in the big kitchen. Flor and Santos were incredibly hospitable and quick to respond, even at night. They made our stay comfortable and unforgettable. The house is about a 20 minute walk from the Santa Cruz dock along a lovely path that follows the coast. There was even a sweet little neighbor cat that kept us company throughout the week.

  • The view from this house is nothing short of stunning. The house itself is amazing with its entire front a bank of floor to ceiling windows that look directly out and over the lake. As the sun rises each morning you can lay in bed and watch the sun light slowly the volcano and the lake turn an amazing shade of blue. When it sets in the evening the stars come out and the fireflies start to shine in the trees. The house has everything, except food, you could possibly want. The bed is great, the lounges in the living space are perfect for a nap and the deck is to die for. Once you have packed in your food there is really no need to ever leave. The kitchen is well stocked with all you need for cooking simple to complicated meals. Our only concern is the steps (stairs) up to the house are not a couple of dozen. There are 170 uneven stone steps necessary to get from the road to the house. Be prepared to work to reach the house but the reward is so wonderful once you arrive you won't really care. Pour yourself and cup of cofffee and stare at the beauty that is Lake Atitlan.

After buying fruit and vegetables I could even cook as there were all the spices etc I needed.   • We had a wonderful time staying at Dita's place, the Hawks View. We arrived by public boat and following directions we asked our boat captain to stop at Casa Rosada. We met Dita's husband, Michael; who filled us in on details about staying here. From the Casa Rosada house, we were assisted and guided by Bartolo, security/grounds keeper; to the home which is short hike up the mountain. The Hawks View home is across a dirt road from Dita's house. The dirt road will take you to San Marcos or Tzununa. After walking through a couple doors you'll arrive at the home and get ready for some awesome views.

  • Just book this! This loft is one of the most amazing places we’ve ever stayed—even after traveling to 70 countries. The views are the very best on the lake. The bed is super comfortable. Everything was sparkling clean. Definitely take advantage of the extra services David will coordinate. We did the boat trip with Pedro, massages, and breakfasts and dinners prepared in the loft (which were unbelievably delicious). Miguel is an excellent property manager and Juan can take you into town via tuk tuk easily. The hot tub is a nice touch, too. So calming and wonderful to spend a few days here at the lake.

There were a few cons since this place is pricey for the area... if there is a family in the neighboring loft you will hear them. It is also not easy to get into town. If you are looking for a place to walk from this is not it. They give you a phone with a tuk tuk driver but it's not guaranteed they will be available. The tuk tuk driver they give you also charges more then others in panajachel. This place is amazing and if you are looking for a place to chill outside the city then it's for you but I would not recommend for short trips.

David was a very kind host - quick to respond, attentive, full of suggestions. There is no direct access to the water, but a local beach was easy to find, towards Pana and about 20/25 mins walk. The walks to Pana/Santa Catorina are roughly 30 minutes. But a tuk-tuk is less than 10 and super cheap. We would stay here again without question. Thanks David!

    Since you start taking the first steps to the property you can see a cabin covered with palm roof surrounded by fruit trees and birds which perch on them to eat the fruits of the season. From a distance you can see and feel the tranquility and peace of the place. After going down the starts and opening the door you can see a wide space with plenty of natural light surrounded by cozy tones. On the right we have the room which impresses from the beginning with a window almost the size of the wall without missing a centimeter of the view portrayed. To the right a painting where you can see the 3 volcanoes, branches, and leaves that surround the room. For your comfort in the room you will find a TV 43” Smart to watch movies from the bed, black out curtains to take a nap in the afternoon and a comfortable high quality queen bed to make the experience as comfortable as possible. In the middle of the cabin we have a capacious bathroom with a window in the shower to relax with the view of the San Pedro Volcano while taking a hot shower which falls as if it were rain, a tempered glass in the shower to not lose the scene from the toilet or from the sink; which is made with a piece of natural trunk. You will find the bathroom with its 3 sizes of white good quality towels for more comfort. On the left of the entrance we have in a single very spacious, cozy and elegant atmosphered kitchen fully equipped for those passionate about cooking. In the middle of the commodious area lays the dining room table made of glass over an incredible natural trunk with dimmable lights to have a romantic dinner. To conclude, at the end of the space you find a living room with a view from the sofa towards the incredible volcanoes, a 43 ”Smart TV to enjoy dinner and watch a movie on netflix. This house is perfect for those who want to get away, find nature, simplicity, commodity, and overall be mesmerized by the views of the majestic Lake Atitlan. The cabin is located just 7 minutes from Panajachel on the outskirts of, it has Internet throughout the cabin.   • My husband and I visited recently stayed at David's place and we had a wonderful time. The apartment is brand new with very nice amenities including a wonderful bed with wonderful bedding. The bedroom has an outstanding view of the lake and the volcanoes. We loved staying here. It is about 10 minutes outside of panajachel by tuk tuk. This was what we wanted and felt like we were going away from the tourist bustle for the evenings. We were set up with a tuk tuk driver who we would text and he would immediately come pick us up. Very convenient. Overall- if you don't mind being a few mintues outsides of panajachel, very well worth it. A gem!

    Cozy Lakeside Cabin This cute cabin is at the lake shore, in a quiet peaceful area. Ideal for a couple or a single person. Off the grid with a solar lamp, dry composting toilet and solar shower. The dock next to the cabin is great for jumping in the lake, swimming, stargazing, sunbathing and waiving to catch boats passing. To get to the cabin tell the boat capt. you are going to Pasajkap to the wide dock with a tree in the middle. If coming form Pana it's 40 min. or 4 min from San Marcos.
    This one of a kind little cabin sits on the shores of lake Atitlan, in Pasajcap, between San Marcos and Tzununa. It is a four minute boat ride from either of these villages. It is totally off the grid, which means there is no electricity and no fridge. The kitchen is equipped with the basic necessities for cooking. There is a dry composting toilet and solar shower outside. The cabin is surrounded in a beautiful edible garden with plenty of herbs and local fruits, depending on the season. There is a cayuco or traditional wooden canoe on site. For grocery and food shopping the closest market is in San Pedro, Panajachel offers more international options, but San Marcos also has several stores in the central park that offer pretty much anything you can need and several veggie stands with fruits and vegetables.
    We advise to arrive to Atitlan as early as you may. Book the 8am shuttle from Antigua, it takes one hour from the airport to Antigua and 3 hours form Antigua to Panajachel, Pana, the "Port of Entry" village on the Northeres shores of lake Atitlan. Our place in Pasajkap is located also on the Northern shore. From Pana to Pasajkap, San Marcos La Laguna, it takes 30/40 minutes. Before coming here and once in Pana (you may do your shoping there at Chalo's or Sandra's small supermarkets and for fresh produce, the market in Pana) and when you are ready to take the boat to San Marcos go to the Tzanjuyu dock, ask for the public boat to San Marcos, pay 25 quetzales each, tell the captain or his helper you go to Pasajkap, to the dock with a big tree in the middle, next to Pierre, our neigbor. By boat, we are 4 minutes before San Marcos and 4 minutes after Tzununa. Remember to bring food for the first one or two meals, your toiletries including toilet paper, candles, insect repelent and maybe water shoes if you want to walk comfortably on the beach. We are a 0 waste facility, we only take your compost waste. Our chickens love it; the chicken's coop if the first station of our compost system. We kindly ask you to take with you, your plastic waste or any other non decompostable trash. We have a Temascal, a modern Maya sauna bath. It's best to take it after 4pm. We charge a fee of $10 or Q75. The Municipality opened a path from the road San Marcos/Tzununa to the sacred Tzan Kumiba'l Mountain November 2016. We have a trail/path to get from the lake shore to the Tzan Kumiba'l Reserve. Pasajkap is a jurisdiction of San Marcos, bordering our neighbor village of Tzununa, that extends from the Tzan Kumiba'l sacred mountain at the East of the San Marcos bay, to the border with Tzununa, farther to the East, It is a portion of land about one and a half kilometers. It has large properties, now mostly owned by non resident Guatemalans who live in Guatemala City, a few Guatemalan residents and a larger number of residents from Europe, Canada and the United States. There are a few original San Marcos natives. It is very calm and secluded, also very safe. The lake in Pasajkap has prestine waters and it's wonderful to swim and paddle (we have a Cayuco, Maya canoe). San Marcos, only a 4 minute boat ride or a 20 minute walk offers many good restaurants and coffee shops. There is a large selection from vegetarian at La Paz or Medicine Food, Japanees at Seiko's, wood oven pizza at Fe or Paco Real, Special gourmet at El Giardino, French/Mexican at Paco Real, burritos and great breakfast at Moon Fish, In between good meals go to Nectar for a nice experience to have the best coffe or special teas with the opportunity to buy lovely original jewery, body care products, gourmet tapas and food and more, or juices at Circles, creps at Shambala, etc Nightime hotspots are created from one day to the other for special events or Del Lago Hostal all weekends and for special festivities. There is a beautiful park by the water kept by the Municipality on Cerro Tzan Kujil, West of san marcos bay. On the other end of the bay, East of San Marcos, there is the other "Guardian Mountain" Tzan Kumiba'l, great for sightseeing and cliff jumping. To walk to San Marcos, this is the mountain we hike to get to the level of the road Tzununa-San Marcos. The walk takes from 20 to 30 minutes. Also in the center on San Marcos, the Municipal Park is nice and shady with well assorted mini markets or stores. I buy at Los Arboles and Tienda Azul oposit cornet to the basket ball court. There you may find: different types of probiotics, kambucha, gourmet sauces and preserves, cheese, pasta, rice, flour, olive oil and cocunut oil, good bread, toilet paper, soaps, etc. The best bread, sowerdough and many othres at the Circles bakery. Check-in is at 4pm. Check-out at 11am. If you wish to come earlier, you are welcome to drop off your luggage until the house is ready. This is the best way because you have your bags taken care of, you take the key to the door and we take you to the lakefront path and hike the Tzankumiba'l Reserve to reach the level of the road Tzununa-San Marcos. You can start discovering the area and are independent of the boats because without luggage, our path is beautiful and only around 25 minutes long!
  • A peaceful haven with many thoughtful touches, a self-sufficient hide away from the world. But San Marcos and it’s many well stocked shops and excellent cafes are all a half hour walk away (along steep small paths and the lake shore which I’d only recommend in daylight). Amazing swimming from the dock right outside the front door which is the perfect place to watch the sunrise and sunset over the lake and also from the rocky outcrop across the bay. Comfortable benches and hammock hanging spots are dotted around the lush garden. Certainly cosy by candle light. The more candles the sweeter the night! There are plenty of shelves to hold them.

  • Amazing location. If you want to disconnect for a bit it's the perfect spot. You have your own dock to wake up to each morning and catch a boat to visit other towns. The location is not entirely private though it is shared and you may encounter others staying on the property. So if you want to do morning yoga or meditation you gotta beat them to it.

    The property is located on the mountainside along the footpath between the charming Mayan villages of Santa Cruz la Laguna and Jaibalito (15-20 min walk to either) -- the only two towns on the lake without car access. Visitors who discover this part of the lake at the end of their trip often lament they didn't discover it sooner. This is the quintessential lake-living experience for those who want to get off the beaten path and away from the tourist traps of Panajachel, San Marcos and San Pedro (not to mention the firecrackers and loud music), and immerse themselves in tranquil highland Guatemalan life -- while still being just a 20 minute taxi-boat ride away from "the action." Jaibalito remains a very indigenous town, where the local language, Kaqchikel, is spoken before Spanish. There is a small, eclectic expat community in the town which is centered around the Posada Jaibalito--a must-visit spot for cheap, good food and interesting conversation. Santa Cruz's charm lies in the paved walkways winding through lovely homes and a long walkable waterfront. Rent a kayak or paddle board or even go scuba diving. Be sure to go up to the village to take in the incredible view (and a meal or drink) from CECAP, which is run by a US-based non-profit that does great work in the community.

The trail between Santa Cruz and Jaibalito offers easy hiking between the towns. The casita is rustic but clean and the view from the balcony is amazing. Our family enjoyed swimming off the dock as well.

  • We had an unforgettable, picturesque vacation at the casita! As other reviewers noted, it’s quite a hike (up steep, but well maintained stairs) to the property from the dock, but this seems to be the case with every property around the lake. As a host, Erynne went above and beyond in assisting us, and all the drivers, boat captains, and house staff were incredibly hospitable and helpful, even with our atrocious Spanish skills. The one thing I’ll note that I didn’t see in other reviews is how physically incredible this property is- the casita’s architecture and landscaping all around the property made me feel like I was in a design magazine and botanic garden. The colors at sunset reminded us of Nice, France. We couldn’t have picked a better place. Don’t hesitate to book here!

Tucked in the cliffside near Santa Cruz this 2 bedroom stay boasts a wonderful outdoor living space with a fireplace as the center piece!
