The Boat House is a unique space which sleeps 2 in one bedroom/sitting room. Fully centrally heated and completely renovated last year, the property has a wonderfully sunny patio where you can relax after a busy day exploring the area. The accommodation comprises of one large room upstairs which has a Feather and Black bed which can be split into twin beds or made into one large double bed. This room also has two armchairs and a TV with a large inbuilt desk set under a window which looks out towards the Broad and the moored boats. This is a wonderful space for the budding writer or for enjoying breakfast. The original staircase (fairly steep) leads down to the kitchenette (please note, no oven) and wetroom. The wetroom has underfloor heating. There is a pub and a cafe in the village, both 5 minute's walk away which serve lunch and evening meals (only the pub serves the latter). There is also 'The Ship Inn' in South Walsham which serves meals and is just over a mile away. The apartment is dog friendly, we accept one well behaved dog. HOT TUB RENTAL £75 per short break. The tub is filled and heated for your arrival and comes with a chilled bottle of prosecco! Homemade cake, fizz and balloons for special occasions £30
Ranworth is a beautiful village in the heart of the Norfolk Broads. There is a nature reserve in the village which has a thatched visitor centre on stilts at the end of a boardwalk which overlooks Ranworth Broad. From here you can take wildlife trips on the Norfolk Wildlife Trust boat. There is a huge array of birds and wildlife to observe and listen to here. The rare swallowtail butterfly can often be seen in the garden. Ranworth church which you can see from the property is known as the 'Cathedral of the Broads'. Climb up to the top of the tower and enjoy wonderful views of the village and views all the way across to the coast. The church is known for it's beautiful rood screen and antiphoner and is well worth a visit. There is also a cafe here. A few minutes walk from the accommodation is the staithe which is host to the many boats which visit the village. Here you will find a pub, shop (closed from November until March) and cafe. It's a great spot to have a meal or a drink and watch the world go by. There are walks in the area and you may also like to visit the nearby Fairhaven Woodland and Water Gardens, which comprises of 53 hectares (131 acres) of beautiful ancient woodland, water gardens and a private broad at South Walsham. Amongst the many things that make living here special, are waking up to the sunshine with the mist hanging over the broad (with the boom of the bittern in the distance if you are lucky!), listening to the owls hooting late at night and drifting along the river on a boat. There is so much to see and do here not only in the village but also in the rest of the Broads. We are also close to many beaches. Winterton beach is a favourite both with locals and our guests. There is cafe right on the beach and a cosy pub in the village of Winterton. Norwich is only half an hour away with it's wonderful shops and museums. Wroxham is 15 minutes away where you can hire a boat to explore the waterways and there are fishing jetties on the River Bure, about 10 minutes drive away. Imagine Spa in Blofield Heath has a range of relaxing treatments available too, again only 10 minutes away!
  • Wow! A charming, high quality and very special place to stay. The attention to detail and cleanliness are exceptional. So many little touches that were very much appreciated. Lovely views of Ranworth Broad to the front, and to the Church and Alpacas to the rear; and what a treat the Alpacas are to watch from the hot tub... Our only disappointment was that we did not book more nights! Thank you Jane, so much.

  • My boyfriend and I spent a lovely 4 days at Jane's Boat House in February. The place is just as lovely as it looks in the photos and the views from both sides are very picturesque, even in gale force winds and lashing rain! We loved sitting at the front window overlooking the broads and boats - it was so relaxing and peaceful. Similarly, the sheep and alpacas in the field to the back kept us amused chasing each other around. So sweet! The Boat House is so cosy, warm and snug and the bed is so comfortable. There are also sweet little touches dotted around like freshly cut flowers and sea shells decorating the bath towels. Despite the weather we did manage one evening in the hot tub which was wonderfully relaxing. Jane provides big robes to put on afterwards for the dash back into the warmth. As other reviewers have mentioned, the stairs are very steep but thankfully there are hand rails on both sides so you soon get used to them. Just make sure you have at least one hand free and don't attempt to go down laden with crockery and glasses! We enjoyed a couple of lovely meals out - the first in the Ship Inn just down the road in South Walsham and the other a little further afield in the King's Head in Holt. We also visited the Malsters for a few drinks which is only a 2 minute walk away. The beach at Winterton is a lovely place for a long walk. Jane wasn't around when we first arrived but the self check-in is very easy with the use of a key safe and means that you don't feel like you are disrupting anyone's day. When we met Jane on the second day she was very friendly and welcoming and definitely strikes the right balance between letting you know she is always on hand whilst ensuring you have complete privacy during your stay. All in all we had a fantastic time and are already thinking about when to go back. The Boat House is the perfect location for a long weekend of total rest and relaxation.

In the cooler months it provides a great source of light, enabling guests to watch the world go by from the warm and cosy comfort of indoors. The surrounding fields provide lovely views from the Crossing Retreat’s private courtyard garden where guests can enjoy the lantern lit outdoor seating area.
    Tunstead has many traffic free walks/ cycle routes and a very cute watering hole which welcomes passers by with home cooked lunches, local ales, cakes and evening meals at the weekend. St Mary church at the end of the lane is a particularly vast church for such a small village, so too is the church at Worstead just 2.5miles away. This village is also host to Titchfest held this year on 25th-26th June and the famous Worstead festival on 30th-31st July. Hoveton Hall is just around the corner and has some amazing gardens to stroll round. Also very close by is Wroxham Barns which has a farmyard, amusement rides, garden centre, specialist shops and a restaurant (which sells the most amazing full English breakfast!). Further on but still only 3 miles from the cottage is Wroxham, the heart of the broads. There you can hire a boat, canoe, bike or walk along the river sampling the restaurants and cafes. It is also where you can board the Bure Valley Railway, which is Norfolk's longest fifteen inch gauge line running between Wroxham and Aylsham. The 18 mile round trip takes you through the picturesque Bure valley countryside following the river and stops occasionally at small country villages. Also within 3 miles is Coltishall, a lovely village on the river Bure, housing antiques shops and pubs with outdoor seating on the riverside. You are also only 10 miles from the famous North Norfolk coastline. Whether you're looking for large expanses of sand, walking along sand dunes or marshland, bird/ seal watching or water sports the Norfolk coastline has them all. Just over an hour's drive takes you to Southwold, a typical Victorian seaside town with a modern take on the classic arcades. We can't not talk about North Norfolk without mentioning the National Trust sites; Blickling Hall, Felbrigg Hall, Sheringham Park and finally Blakeney Point. We also have some super golf courses which we have played on and will be able to recommend to you. Finally, the Georgian town of Holt is also not far away and is a must to sample its quirky shops, pubs and galleries.

  • Absolutely loved our stay, everything was spotless and clean (bedding, towels etc smelt lovely and fresh), the pool table was awesome and we loved watching films on the projector. It was like having our own private cinema, such a lovely place. And to top it all off, the cats were beautiful and Lulu was the sweetest cat we've ever met, with her padding and purrs and cuddles.     In addition to the double bed we have 2 camp beds, a cot and highchair available if required. Please note we have a shower only. There is a heated towel rail in the bathroom.
    If it is wildlife you are interested in Norfolk Wildlife Trust provide boat tours. The Nature Reserve in the village provides a great spot for walking and bird watching. Whispering Reeds Boat Yard is an excellent place to hire canoes, motor, rowing and sailing boats (pre-booking is recommended particularly in high season and public holidays. Please note the boatyard closes for 2 weeks over the Christmas period) If you fancy taking your own Sailing yacht on holiday, you can enjoy the fantastic Hickling Broad Sailing Club where they offer our guests daily memberships for a small fee. We are surrounded by countryside so it's ideal for dog walkers, cyclists and motorcyclists. Horse riding lessons are also available in the village (again best to pre-book) We are a short drive away from a 'Blue Flag' beach at Sea Palling and are located halfway between Great Yarmouth and Norwich, which have so many family attractions to explore you can keep all ages of children entertained! We are also a short drive away from many other parts of the famous Norfolk broads:Potter Heigham, Horning and Wroxham to name a few!

    The Little Laundry is located in the village of Neatishead in the heart of the Norfolk Broads. Nearby Barton Broad is famous for where Nelson learned to sail, and can be seen from a series of conservation walkways. The village is midway between the fishing town of Cromer and the historic cathedral city Norwich with a short drive to the sandy beaches of the North Norfolk coast. The village has a traditional local pub, community run shop with in a 2min walk. There is also a locally converted barn swimming pool where private sessions can be booked.

  • Irene and Richard’s house is a wonderful, peaceful spot in the heart of Norfolk. The village has a great pub and a community shop that stocks essentials and is open every day. My daughter was with me and we discovered a lovely park about two minutes drive away too. Irene welcomed us personally, and showed us round the Little Laundry. It has everything you need, and Irene had also added some lovely little touches that went over and above what we expected. Their house is just through the garden but it’s very private if you want it to be, or Irene and Richard are lovely to chat to if you need help or advice on the area. Thoroughly recommend this little house and will hopefully be back soon!

  • Irene provided a lovely welcome and introduction to the Little Laundry. Though in the garden of Irene and Richards house, the space is very private and there are 2 little garden areas. We really enjoyed sitting out in the sunny barbeque area in the morning having breakfast. The space is one room with a small kitchenette area, bed, chair and table and separate toilet and showet. It has a lot of character and Irene and Richard have really thought through the little things that might be needed in a home from home e.g. hot water bottles, candles, hand held fans. There were also some nice touches with fruit, cakes etc. that were provided as well as tea, coffee and milk. The pub, (a couple of minutes walk away), was great. We really enjoyed our overnight stay at the Little Laundry.

  • This cottage is SO clean and beautifully presented. It's a warm comfortable cosy space with everything we needed. The weather during our stay was terrible but staying inside wasnt a problem. The kitchen diner is well equipped . The bathroom and shower are perfect. The bed is comfortable. There is a huge comfortable sofa in the living room, a wood burner and electric heating. The internet works well and phone signal was good. Next door is The White Horse pub. Had a decent meal in there with tasty food and good service. The location was really good for us. Not far from the Broads or the coast. Will definitely return.

    Part of a barn and stable complex, a picturesque converted brick and tile self contained annexe with en-suite, lobby with kitchenette and direct access to pretty shared courtyard garden with exotic plants and water feature. Location is unrivalled, set in the heart of the Broads National Park, two minute walk from Womack Water and river and five minutes to Ludham village pub and shop. Scenic river and marsh walks, nature trails, swimming pool, cycleways, beach and boat hire are all close by.
    Accessed from the courtyard garden and comprises a kitchenette with fridge, sink, microwave, toaster, portable hob, tea and coffee making facilities. The bedroom and living space has double bed, chairs, breakfast table, storage and book shelf. The en-suite has it's own bath and shower, together with towels and toiletries. Under floor heating provides cosy warmth for early and late season visitors. You can be assured after each stay the annexe is thoroughly clinically cleansed throughout with medically approved cleaner and in this difficult time any wish to remain isolated will be respected.
    This unique location is close to Womack Water and river and the pretty village of Ludham with thatched cottages, church, pub with restaurant, village store, butchers and tea room. Other attractions close by and within easy walking/cycling distance include historic St Bennets Abbey, How Hill Gardens and Nature Trail and only a short car journey away Wroxham Barns Craft Centre and the beautiful sandy beaches of the Norfolk coast. Horsey Gap is a real treat and probably the best place in Norfolk, particularly late October through to February, when the adult seals and seal pups can be seen in abundance. If you have the time these and many more are all well worth a visit.
  • Rupert’s place is a lovely find. It's in a sweet location, just up the road from the broads, and its set in a lovely garden space. We spent a weekend mostly on the water, but we were relaxed and happy when back and got some great nights sleep.

  • You will receive a friendly welcome, a warm and cosy cottage. It is spotlessly clean. In the bathroom there was plenty of hot water to soak in after a long walk. It was all beautifully furnished, with little extras that will add to you holiday. You can just leave the car safety in its own private space and head off for beautiful walks in the fens. The area is quiet and peaceful, the village is charming, the church looks thriving and all the cottages around delightful. There is even a butchers, village shop, tearooms, gift shop and a pub. Rupert will ensure that your holiday is a success!

  • This is a delightful place to stay for a few days. Rupert is a very friendly and helpful host, with lots of helpful tips and ideas about things to do in the surrounding area. There were some lovely touches and treats to make our visit special, as well as 'The stables' being clean, very comfortable and warm! We enjoyed being able to visit the seals on horsey beach and went for some lovely walks around the local area. We would highly recommend a stay here and would consider a return visit in the summer.

    Worstead is famous for the wool and cloth named after it. With its large church and cloth merchants houses surrounding the square, it has a lovely atmosphere. You’re likely to see a visitor or two strolling about here and it’s a popular meet-up place for walkers and cyclists who explore the village and walk/ride the Weavers Way circular route. Behind it is the village pub restaurant which serves food all day. Menu available at the house. On Thursday evenings a Fish & Chip van is at the village square 200 yds away. Takeaway restaurants are also happy to deliver to the house for a small charge (or free). The house and room overlooks a large playing field with nice views. The nearest shop is the town of North Walsham (3 miles). We have a train station which is just under a mile from the house, for Norwich, The Broads, North Norfolk Coast.

It totally suited me for just one night and I slept well. I spent several minutes in the early morning watching a number of house martins flit around the sky then come back to the nest under the eaves just above my window - that was magical for me!     Comfortable double room with kitchenette facilities and exclusive use of adjacent wet room. Set within walking distance of the High Street with a Tesco store, pubs, chemist and a variety of small shops and cafes. Ideal base for exploring the Norfolk Broads (we are walking distance from Stalham Staithe). You are spoilt for choice with our nearby gorgeous sandy beaches only a few miles away such as Sea Palling or Horsey, famous for the seals. The fine city of Norwich is about 15 miles away.
    The room is quite separate from the rest of our accommodation, whilst being within our house, with sole use of adjacent wet room. Fridge freezer, microwave, toaster and kettle. Light breakfast provided including cereals, toast and selection of spreads, orange juice, tea and coffee. Tv/dvd, radio, heated towel rail. There is an additional oil filled radiator and blankets in the room for chilly nights.
    We live on a quiet road in the lovely Broadland village of Stalham which is within easy walking distance, as is Stalham Staithe, gateway to the Norfolk Broads. Plenty of little high street shops and charity shops as well as pubs and cafes. There are a wealth of gorgeous beaches nearby which are well worth a visit, whatever the weather.

    Full of character and charm, Crossways Cottage is an ideal base for small families and couples to explore the Norfolk Broads. Crossways Cottage is beautifully decorated and furnished, featuring exposed internal beams and a wood burner in an inglenook fireplace. A tranquil Village bolthole, the perfect country hideaway to escape to.
    The Cottage is located opposite the popular village pub and very close to the community run shop and village hall. Neatishead is on the edge of the Norfolk Broads, part of the Norfolk Broads National Park. A staithe provides access to Barton Broad, a splendid long boardwalk out into the broad, which leads walkers to the nature reserve at Aldermen Broad.There is a wealth of National Trust properties to visit in the area which include Felbrigg Hall Garden and Park, Blickling Hall and Sheringham Park. Alternatively, spend a day in the fine city of Norwich with the magnificent cathedrals, castle, museums, theatres, market and vast array of cafés and shops. Walking, birdwatching, sailing, fishing (licence required) and cycling are all available locally. Beach 9 miles. Shop, pub and restaurant 30 yards.

    Welcome to Thatch Cottage; once home to 17th century Norfolk farm labourers and now a luxurious holiday hideaway. This beautiful detached house in the heart of the Broads National Park provides luxurious self-catering accommodation in an idyllic hamlet. The two-bathroom, two-bedroom configuration sleeps up to four people. Thatch Cottage offers all the modern essentials and has been immaculately modernised and renovated while still retaining its traditional rural charm.
    Entry way: There’s plenty of hanging room for coats and space for Wellington boots as well as a washing machine and tumble dryer. The boiler is also located here so wet coats and shoes dry quickly. So do dogs! Outside the back door there’s a tap and hose for washing down muddy Wellies and dogs. In the drawers you will find some games, maps, torches and other useful items as well as emergency contacts and instructions on how to use the heating, fireplace and cooker. Please read these when you arrive. Kitchen: The kitchen is fully equipped with a dishwasher, fridge/freezer, electric oven/hob and all the cooking and baking equipment you could want. The kitchen table is the main dining table and comfortably seats four people. Living room: The TV is located in the cupboard to the left of the wood burner, Gas wood burner for instant heat and comfort, Two leather sofas, there is also a printer/copier/scanner located in the cupboard to the right of the woodburner. Study: Desk and chair if you need to work while you are staying, Bookcase full of holiday reading, Airing cupboard Downstairs shower-room: Toilet, basin, generously sized shower and heated towel rail Upstairs Bedroom 1: En-suite bedroom with super-king size bed that can be configured to two singles. Wardrobe and small dressing table Bathroom has a freestanding bath and hand shower along with heated towel rail. Bedroom 2: Super-king size bed that can be configured to two singles if required. Bathroom is the shower room downstairs. Each bed is freshly made up with White Company sheets and a White Company Bath Sheet and Hand Towel per person. NOTE: the staircase is steep, narrow and winding with a large step up to the second bedroom. It is not suitable for the infirm, small children or dogs. Please see property pictures for further information. Outside: There is one small patio with a bench, small table and chairs to the front of the property where you can sit surrounded by mature plants and trees. This is a beautiful spot, especially in the late morning. This garden is not dog proof. There is a much larger patio to the back of the property surrounded by planting and a large lawn that gets sun from the south and west. There is a large table and chairs to seat six people as well as Badminton, Croquet and other games. This garden is accessible from the Kitchen and the Living Room and is fenced for dogs.
    Prior to arrival, guests will receive access to our app that details many ideas about where to go and what to do for your stay, we also try to showcase local things to do through our social media channels - browsing pages we have liked on Facebook is probably the most efficient way of finding things that might interest you as there's a huge variety! Be part of the community: You'll find out about what is going on in the villages of Neatishead and Horning through the parish magazine pages, links to which will be provided. Activities include Cinema evenings in both Neatishead and Horning village halls, farmers markets and other activities. Our facebook page has also linked to a number of local businesses in Neatishead and Horning. Shopping local is also a great way to give back to the community. The village shop in Neatishead uses many local suppliers and also has a small range of gifts and postcards. A little further away in Stalham (six miles) Truly Local is a unique shop providing a comprehensive range of goods (food, drink and gifts) all sourced within a forty mile radius. Nature: There are many walks you can do from the cottage that will surround you in nature, but you could also hire a motor boat to see the rivers and broads from a different angle! Horning is the nearest location for boat hire on the River Bure and Wayford Bridge or Stalham are the nearest for boat hire on the River Ant. The Yare and Thurne rivers are also nearby and each river has different characteristics and attractions, so it's worth exploring. There are many boat hire companies and prices are very seasonal. All companies will hire out life jackets and abide by strict safety protocols, so don't be afraid to google and find one that suits exactly what you are after. You can also explore the river by sailing boat, canoe or Paddle Board. Canoes and Paddle Boards have access to otherwise non-navigable stretches of river so if you're looking to spot more nature they are an ideal choice, although even in a motor boat you can see a host of wildlife including otters and kingfishers. Family Activities: Bewilderwood is a wonderful adventure park that is just two miles away. It emphasizes the natural environment and has a number of treehouses, slides, sky walks and other activities suitable for all ages. The Bure Valley Railway is a miniture railway that runs from Wroxham (4 miles away), through various villages, to Aylsham which is a traditional market town that is also home to Blickling Hall. Aylsham and Blickling Hall are well worth exploring, and for the adventurous, there is a footpath/cyclepath that runs alongside the railway so you can walk or bicycle all, or parts of, the way home too. Even smaller than the Bure Valley Railway is the model Railway collection also in Wroxham, at Miniature Worlds. Wroxham Barns has a host of activities, including a miniture farm, mini golf, cafes, shops and a host of arts and crafts. In the spring there is the option to feed the lambs and other youngstock as well as learn about many different farm animals. Slightly further afield there are beaches, zoos, museums and a host of options in Norwich which can all be reached within about half an hour. Arts, Architecture and Historical: Locally, St Benet's Abbey celebrated it's one thousandth birthday in 2019 and Norwich, also in 2019, won the prestigious Stirling prize for Architecture for a newly designed social housing scheme; there really is something for everyone! In fact, Norfolk has a history of human habitation going back an astonishing 850,000 years, with the oldest human footprints outside Africa having been discovered about 10 miles away on the beach at Happisburgh! Also local is the Museum of the Broads, where you can find out about what makes this part of the UK so unique and explore more about the history of people and wildlife in broadland. The Norfolk Museums website gives a good overview of many of the other local museums, many of them Norwich based. The Sainsbury Centre for Visual Arts is a leading art gallery with a couple of permanent exhibitions as well as visiting exhibitions of extremely high calibre. Norwich Castle also frequently has art exhibitions as well as its fascinating museum, details of which can be found in the museums link above. Norfolk also has a wealth of National Trust and other stately homes to explore as well of course as Sandringham House, home to the Royal Family and locally you can explore Hoveton Hall Gardens and East Ruston Gardens. Norfolk is perhaps most famous for its churches and Cathedral. Whatever your religious beliefs you can't help but appreciate the unique architecture of these great buildings. Music, Theatre and Film: The parish newsletters will give the best details of local events but Norwich has a greater choice of venues. Norwich has five theatres and several cinemas - we highly recommend Cinema City and there are many music venues, depending on your preferred genre but some favourite locations are listed here. Food and Drink: Almost as famous as Norfolk churches are Norfolk pubs! In fact it is said that Norwich used to have 52 churches, one for every Sunday in the year and 365 pubs. It is true, Norfolk has a wealth of ancient pubs full of wood fires (can you tell I'm writing this in bad weather? There are also some great pub gardens....!) and delicious food. Norfolk has also seen a real rise in independent tea and coffee merchants meaning you can almost always find a delicious spot for a cuppa. There really are too many to choose from - but some of our favourites within a three mile radius of Thatch Cottage are: The White Horse in Neatishead - a lovely traditional pub with its own microbrewery and even their own gin. The Staithe n Willow and Bure River Cottage - both in Horning and the (seasonal) Garden cafe at Hoveton Hall. A little further away in the village of Ingham is the Ingham Swan, serving delicious, higher end, meals. There are numerous great spots for food and drink, really too many to list, but there are some further ideas in the app that is sent once you book.

  • Thatch Cottage is a wonderful, cosy home which was perfect for my Birthday weekend getaway. The place was immaculately clean. The cottage has great character, with modern touches, and a fabulous bath! We particularly loved Liz’s efforts with providing local information - we went on one of her suggested walks, using her route map, and had a lovely pub lunch in The White Horse Inn. Evenings spent in the living room with the fire on, were a perfect winter’s night in. Wish we could have stayed longer!!!

    Cygnets Nest is a spacious annex attached to a family home and set in Bengate, part of the quiet parish of Worstead. It has its own entrance and hallway leading to the large double bedroom, wet room (with shower, W/C, sink and storage units) and living area comprising of a spacious kitchen/diner and lounge. There are French doors to the front and the rear of the property that open to outdoor seating areas. The annex has beautiful countryside views looking out over farmland and woodland.
    In the kitchen there is a dishwasher, microwave, electric oven and hob, fridge with freezer compartment and dining table and chairs. This leads through to the cosy lounge with warming wood burner and flat screen TV/DVD. In the bedroom there is a double bed, dresser and wardrobes. Cygnets Nest is in an excellent position for walking or cycling with direct access to a network of footpaths and the popular long distance footpath of Weavers Way, which runs from Great Yarmouth to Cromer. Bengate is a short walk from the village of Worstead, famous for weaving and its annual village festival in July. There is a pub serving food daily, a magnificent medieval church and a train station (where you can travel the Bittern line into the city of Norwich or towards the seaside towns of Cromer or Sheringham). A short drive away you can find many other attractions such as the beautiful and diverse Norfolk coastline and the Norfolk Broads which can be explored by boat / canoe, or on the many footpaths alongside them.

  • Gabrielles's annex was such an eye opener. The annex itself is large and spacious, very clean and so comfortable. The large lounge is lovely with comfy sofa's. The kitchen is also very roomy with everything you need. The bedroom is spacious and the bed is one of the most comfortable we've slept in. The property is set in a very quiet location and so peaceful. We would highly recommend it and we will definitely return. Extremely good value for money.

    A self-contained, one-bedroom, 'upside-down' cottage set in the middle of the 600-acre Beeston Hall Estate about two miles north-east of Wroxham, 'gateway to the beautiful Norfolk Broads'. A tour of Beeston Hall as well as Beeston Hall Arabian Stud are included in your stay.
    Ambience The Beeston Hall Estate extends to nearly 600 acres of woodlands, lakes, arable farmland and pastures/paddocks – we regard it as our own ‘mini nature reserve’ – and is home to the acclaimed Beeston Hall Arabian Stud. Almost literally the centre-piece of the Estate is Beeston Hall. Built in the late 18th century in Georgian-Gothick style and listed English Heritage Grade II*, its architect is believed to have been William Wilkins, Sr, whose ‘Jr’ designed the National Gallery in London. Associated outbuildings include a stable block, two carriage houses, an old brewery, an old laundry and an orangery, all English-Heritage Listed Grade II. Enclosed within the grounds of the Estate is the round-towered Beeston St Lawrence Church which dates from Saxon times and is listed English Heritage Grade I. Most of the Estate may be freely roamed but, to repeat, we regard the Estate as our own mini nature reserve. To borrow the Scottish-born US naturalist John Muir’s injunction: ‘Walk softly and hurt the landscape hardly more than the birds and squirrels.’ Please leave gates as you find them i.e. open or closed. Access to the Hall and its outbuildings is by prior arrangement only, and access to BHAS areas – its stable block, tack and other storage rooms, its ‘school’... and, of course, any paddocks with horses in – is at all times strictly prohibited unless you’re accompanied by a member of BHAS’ staff. West-facing, ‘sundowner’ chairs and/or a bench, and a small BBQ can be provided. Accommodation If a luxurious hot tub or power shower is your thing, Pheasant Cottage – a converted, domestic-stores facility situate only a few meters from Beeston Hall’s back door – likely isn’t. We describe it as ‘upside down’ because its bedroom and bathroom are on the ground floor and, upstairs – offering splendid views northerly to BSL Church and southerly across some of the Estate’s, pastures/paddocks, lakes, fields and woodlands – are the living room and kitchen/dining area. Kitchen/dining area ‘Refreshed-traditional’, with electric cooker and oven, microwave, and all the basic, everyday kitchen and table wares and implements we think you’re likely to need... ... except a dishwasher. Given the panoramic outlook from the kitchen/dining area’s windows, however, we hope hand-washing up won’t seem a chore. Tea and coffee, etc, cooking oils, and a selection of condiments will be left for your use; we’ll also provide a welcome-pack for those staying for four or more nights comprised of fresh bread, milk and eggs, when possible locally-produced. Bedroom King-size bed fitted with a ditto mattress we’d characterize as ‘super-comfy’. Pillows, bed linens and towels, etc... duvets... are all supplied. And not to worry about an alarm clock. We have peacocks and cockerels on site who’ll gladly provide that ‘natural wake-up’ many sleep therapists now recommend. (The bedside cabinets do contain disposable earplugs, however, just in case....) Living room Cozy – perfect for a quiet evening in – but with the above-referenced, splendid southerly outlook across the Estate. TV and a selection of ‘good’ books are provided; additional reading materials may be available from the Hall’s library. Bathroom ‘Refreshed-traditional’, with bathtub and gravity (!) shower, and sturdy grab rails for those with stability or mobility concerns Access Via the Estate's main driveway; car parking immediately outside the Cottage Notes The Cottage is not suitable for guests with serious mobility problems, or children. Babes-in-arms are most welcome, but guests must provide their own baby "equipment" Other than guide dogs, no animals of any sort are allowed in the Cottage. Smoking and/or vaping in the Cottage is not allowed. To repeat: access to the Hall and its outbuildings is by prior arrangement only, and access to BHAS areas – its stable block, tack and other storage rooms, its ‘school’... and, of course, any paddocks with horses in – is at all times strictly prohibited unless you’re accompanied by a member of BHAS’ staff.     The vibrant cathedral-city of Norwich – arguably today the UK’s most complete medieval city which, in its time, was second in importance only to London – is half an hour or so away by car or public transport. The North Norfolk coast (Holkham, Wells-next-the-Sea, Sheringham... Cromer) and National Trust attractions including Blickling and Felbrigg Halls, lie 30-45 minutes away; the Suffolk coast (Southwold... Aldeburgh/Snape) is slightly farther distant.
  • What a wonderful place to stay. We enjoyed every moment of our trip to this beautiful property. From the moment of our booking, Marta was welcoming and informative both via online communication and in person. She greeted us at the property and made us feel cared for while making it clear we were free to explore. The property itself is best described as quirky! It’s upside down approach works wonderfully to allow views of the beautiful surrounding areas. There is plenty of (very) hot water and despite being concerned about the shower after reading the listing it was definitely powerful enough for us. The kitchen is well equipped and the living room is cosy, there is a smart TV and a small selection of interesting books. The bed is very comfy with a lovely thick duvet and spare blankets should you need them - we were concerned we would be chilly but despite it being frosty outside we were toasty overnight. Without a doubt the biggest attraction of this property is the estate itself, we loved the animals (we did need the ear-plugs helpfully provided) but the amazing horses and lovely puppy dog more than made up for the wake up call. The walk through to the church and local pub are highly recommended. Enjoy your stay, I know we did!

You need a car but it is only 10 minutes to the local towns/villages and within easy reach of Norwich and coasts. Was a bonus to be able to see some of the arabian horses and have a look at the main house with the owner. Would recommend and would stay again when we are back in Norfolk.

  • Marta is an extremely friendly and helpful host, she gave us lots of useful information on the local area and even let us have a cuddle with the horses and their foals. It was an added bonus having locally sourced bread, eggs and milk left for us. Marta even left some biscuits for me, as I am gluten free! The cottage is well equipped and comfortable, also very clean. We loved waking up to the Cockrels crowing in the morning and hearing the peacocks throughout the day too. We also met W d'arcy Henry and had a look around his beautiful hall, he was very friendly and charismatic. Overall, we had an amazing time and we can't wait to book again soon. We definitely recommend it to others thinking of booking this charming cottage.

    Wherry Cottage is a beautifully furnished, self contained annex within the main house, with it's own entrances both front and rear and self check in on request. The back entrance leads to it's own private courtyard, with table and chairs, which overlooks the rear garden. There is a King size bed in the living area, along side a TV, fast WIFI, sofa and feature fire place. There is also a separate kitchen, so you can enjoy cooking you own meals and a separate bathroom.
    The Entire Guest Suite has independent access both front and rear. There is also a self check in on request. We are surrounded by beautiful countryside and stunning beaches for you to escape to.
    Wherry Cottage is situated on the edge of the Broads National Park and 100 yards away from Weavers' Way, linking the North Norfolk coast at Cromer to the East Norfolk coast at Great Yarmouth. The famous coast and Norfolk Broads are within a few minutes drive. Boat hire on the Broads is available locally in Stalham, which is 2 miles away and in Wroxham which is 9 miles away.

  • The Nook is a well designed small space perfect for a weekend away. The bed was comfy and the shower room was well designed. The main room included a small kitchen area with a microwave and hob, the hosts left milk, tea, coffee, home cooked bread and jam.     Chris and Lesley welcome you to their two person Studio which is an ideal place from which to explore the lovely North Norfolk countryside and coast. Located in a very quiet location, overlooking fen meadow which is a wildlife haven, the Studio offers a high standard of accommodation. Luxuriate in a super king sized bed ( can be split into singles) with Egyptian cotton bedding. Stay snug in winter with underfloor heating. Bathrobes are provided for you to lounge around in.
    A self contained Studio in rural North Norfolk. It is situated in the Broads National Park but lies close to the coast. Overlooking fen meadow you will see plenty of wildlife including deer, barn owls, marsh harriers, buzzards. If you are really lucky you may see a crane or a bittern.
    The Studio is located in the Broads National Park close to winding waterways and the lovely sandy beaches of North Norfolk. The village of East Ruston is home to the nationally renowned East Ruston Gardens which is a must see attraction for the visitor. We are located right next door to the long distance footpath route the Weavers Way. From this route there are a number of circular walks that can be undertaken. Canoes can be hired locally as can bikes. Broadland cycle hire offers free delivery to our area. There is a carp fishing lake in the village for which day tickets can be bought. Day boats can be hired from a number of locations nearby.
  • The Studio is in a great location with great views of the sunset over the fen. The Studio was exacrly as described and Chris and Lesley were really welcoming, greeting us upon arrival, showing us around The Studio and giving us lots of hints and tips of places to eat and things to do. The Studio has everything you need to be self catered and there was even a little starter hamper (with milk / freshly baked bread / lemon drizzle cake / cookies / jam etc) waiting for us when we arrived along with some freshly picked flowerson the table. Would highly recommend staying here.

    This apartment is on the first floor of a residential property accessed by its own outside stairway and door. The apartment is ideally suited for a couple.But have a single put up bed if needed. It has views of the village common, is 150m from our cricket club and approximately 5 minutes walk to the staithe on Barton Broad. The neighbouring village, one mile away has a shop and Gastro Pub. The busy town of Wroxham, known as the centre of the Broads, is 3 miles away.

    Luxury Scandinavian inspired cabin for two with all mod cons a stone's throw from Wroxham, the capital of The Norfolk Broads. Facilities include: King size bed, luxury bed linen, blankets & hot water bottles for chillier evenings, towels, wood burner effect stove, fridge with freezer compartment, 2 ring hob, kettle, toaster, Nespresso machine, all crockery & glassware, B&O speaker, hairdryer, board games, plenty of books, private patio area with coal BBQ & outdoor furniture.
    A hot water shower, eco-composting loo and sink are located 15metres away from the cabin along a well-maintained path (that is lit with solar-powered lights in case you need to visit during the night). Please note, the cabin itself doesn't have a hot water connection - only cold, fresh drinking water but there is a kettle should you need hot water. To enable you to well and truly switch off and escape some of the stresses of modern-day life, the cabin is not connected to Wifi. But for those among you who can't live without your daily internet fix, the entire garden is well served by 4G. The only exception is EE, as their signal strength can be a bit patchier.   You are welcome to use the entire two and a half acre garden and all of its facilities during your stay. These include an orchard, flower garden, vegetable garden, wooded area, croquet lawn, boules pitch, swing & slide set, children's playhouse, sandpit and a badminton & volleyball net. The cabin comes supplied with tea, coffee pods, sugar, olive oil and salt & pepper. I am happy to pre-stock your fridge with locally produced goodies including bread, cheese, ham, eggs, sausages, jams and chutneys. If you are interested in this service, please let me know and I will send you prices. I can also provide breakfast, but this is also at an additional charge - please note that I do request at least 24 hours notice for this service. Free, secure parking is available about 100m from the cabin. We will provide wheelbarrows so you can easily transport your luggage to your accommodation. The property is entered through an electric gate - we will give you the access code as part of your welcome briefing so you are able to come and go as you please. Although the cabin was designed specifically for couples wanting to get away from it all, we are very happy to accommodate small children. We can provide travel cots, changing mats and a high chair free of charge. We have a sandpit and Wendy House they are welcome to use too. Please note that we have a cat and a dog. The dog is a large Deerhound / Lurcher. She is very friendly but we do appreciate that she can be a bit scary looking at first impressions. We are happy for guests to bring ONE well-behaved dog with them (at an extra charge of £5 per night), but we do ask for a £100 cash deposit that will be returned at check out in case of dog-related damages. Our garden is very peaceful, but as we are positioned alongside a fairly main road, there is some road noise (the cabin is located at the furthest away point from the road with farmer's fields behind). Compared to London it pales into insignificance, but if you are looking for total and utter silence, you may want to consider looking elsewhere.
    Wroxham / Hoveton is a bustling village over the summer months as lots of people use it as their base when exploring the Broads. It has everything you need including a large supermarket, a small department store (the famous Roys), hairdressers, florist, wine bar and deli, restaurants, pubs and cafes. The surrounding villages of Horning and Coltishall are also home to several great pubs and restaurants so you definitely won't run out of places to eat during your stay. We are happy to give you more specific recommendations when you arrive.

We BBQd in the evenings with produce from local butchers and strolled into Wroxham on the first evening (about 15 mins walk) for a waterside drink. It’s a short drive to the beautiful Norfolk beaches too. The cabin was super comfy and had everything you could want. And the bottle of fizz in the fridge was a lovely surprise!     The Annex is a totally self-contained cottage in the small village of Ludham filled with all you need, cosy home from home for your stay. Located a short 5-10 min walk from Womack Staithe. Although you are not located right on the water, a short wander up a quiet lane and you can sit and feed the ducks, grab a coffee from the local shop and enjoy the comings and goings. Perfectly located as a base for you to explore the Norfolk Broads, Norwich, and Great Yarmouth.
    This property is attached to the owners’ house however is totally self-contained from them. You have use of the garden area which again is private. Garden furniture is also provided.
    The neighbourhood is very quiet and situated in the heart of the Norfolk Broads and just a short car journey away from the coast, perfect base for exploring Norfolk.

    Golebys Cottage is a 250 years old Cottage, set just off the village Main Street. It has a cosy living room with multi fuel stove, tv/DVD, plush couch & underfloor heating.     The Water Cabin is a recently renovated 1930’s cedar-clad cabin located on the bank of the River Thurne, in the heart of the Broads National Park. It is the ideal retreat for a romantic getaway or family holiday at any time of the year.
    The Water Cabin has two bedrooms (sleeps four) and open plan living room, kitchen and dining room. The bathroom has a large walk-in shower and bath. Outside, there is a large decked area, a generous sized garden and an adjacent boat dyke with river frontage and moorings. The cabin has river views to the front and countryside views to the rear.
    The Water Cabin is situated in a friendly community of riverside properties on the bank of the River Thurne in Repps with Bastwick. Neighbours will be a mix of residents and fellow holidaymakers. The Broads National Park is made up of manmade rivers that are medieval and home to quarter of UK’s rarest wildlife. There are more than 200km of navigable lock free rivers and open water. In the Broads you will see the swallowtail butterfly, the Norfolk hawker dragonfly, the marsh harrier, the bittern and the crane. One of the best places to visit to spot all five is Hickling Nature Reserve. The Broads National Park is home to a quarter of the UK’s rarest wildlife. There is nowhere else in Britain where you go for a walk and see a swallowtail butterfly sunning itself upon a flag iris. Nowhere else, where on the same footpath, you’ll see a flock of cranes cross the sky like oriental wallpaper. By the time you’ve put down your binoculars you’ll have already noticed the hares boxing in the meadow beyond and the Chinese water deer breaking cover from the willow trees. The air is filled with the hum of dragonflies, some as large as your fist. Was that the sound of a cuckoo? The water is flat and clear as a mirror and upon it a grebe glides as though in state, before disappearing beneath the water’s surface. Beneath the shade of the sails of a heritage mill seems the perfect place to stop, to listen to the song of the swifts and the sway of the reeds. Because the Broads National Park is home to a quarter of the UK’s rarest wildlife and there is nowhere else in the country where you can see all of these creatures in one place, except here.

  • Great hosts who were professional and responsive. The welcome pack was extremely generous and very much appreciated. The cabin is stylish, clean and well thought out. The skylights and vaulted ceiling in the lounge create a bright and spacious property. The location is peaceful and it doesn’t take long to find yourself settling into the pace of life on the river. We left well rested and refreshed. My father uses a wheelchair and my mother walks with two sticks. Mum had no issues accessing the property and Dad was able to gain access over the front step with the help of an able bodied companion and once inside was able to access all areas, including the outside decking. We hope to return in the future.

The kitchen is well stocked with all the things you need to prepare a proper meal which we really appreciated - we have a toddler so all our evening meals were at home. We had lovely weather during our stay but would have been fine even if not as it's such a lovely space to relax in. Loved the books dotted around as well - a really nice touch. And when it was too chilly to sit out on the deck in the evening we watched the sky changing colour and the birds passing through the windows from the comfy sofa. We didn't miss internet / tv at all, was lovely to have a proper break.

  • We had a lovely holiday at Tracara in Horning. The apartment is beautifully decorated with a very comfortable bed & sofa. It is ideally situated in the village near all amenities. Great pub opposite which serves good meals. We would definately make a return visit. Highly recommend.

    Delightful and stylish barn conversion in a traditional Broadland village, just 200 yards from the shop/post office and local pub. Perfectly located for enjoying the local sandy beaches, nature reserves, seal ( we are volunteer wardens at Horsey) and bird watching ( several RSPB reserves nearby), photography and painting ( we do both), cycling and walking.
    This classic barn conversion is set in a charming old Norfolk village and is built of traditional flint and brick materials with a pan-tile roof. Tastefully converted to an East Anglian architect's design, it provides a comfortable , relaxing and quiet setting in which to relax in the country. Dogs are particularly welcome and there are a full range of local walks ( despite us being in Catfield).Our new resident Sprocker, Jonah, is bouncy but gentle and used to children.
    Catfield is a friendly Norfolk village near to several market towns and within easy reach of the North Sea beaches where we 'warden' an increasing population of grey seals who haul out on our beaches to have their pups ( over 700 this years). This National Park status area of the Norfolk Broads has lots of nature sites ( SSSIs , bird and butterfly reserves etc.,), walks for dogs and hikers and lots of water to sail, launch, canoe etc. on. It is also great for bicycling and we have several hire companies within easy reach or who deliver a bike right to your door ( pre-booking essential).Boat hire is also available locally. As a thriving tourist area, we also have lots of friendly public houses with meals, real ales and excellent hosts. (Many are dog-friendly!) Museums, country parks, activity centres and heaps of fun places to visit make this a very precious are for us... and for YOU to visit!
  • My family and I (2adults 2kids and 1 dog) have just returned from a very relaxing week staying in the lovely barn. The hosts were always at hand for any questions you may have. You are perfectly situated to get to many of the outstanding attractions in the surrounding areas. You will also find the barn has all the amenities you should need for be it a quick snack or like us a full on family feast for New Year’s Eve celebrations. I would truly recommend this property and would definitely stay here again.

  • We had a wonderful stay in this special place. Michael was a great host - welcoming and helpful with great local knowledge. Thanks to him we had a fantastic walk to see the seals - a beautiful trip that will stay in our memories. The barn was cosy, warm and homely. Our children loved the mezzanine bedroom but most of all they enjoyed the ponies and Jonah the sprocker in the garden. A happy time had by all.

  • A very cosy barn in a lovely, quiet place. We were warm and comfortable throughout. We enjoyed exploring the local beaches, churches and tea rooms and then just relaxing in front of the TV in the evenings. The barn was well-equipped for our needs and the host kindly provided a bottle of wine and some milk, which was appreciated. Our dogs enjoyed exploring the garden, where they met their first Shetland ponies! All in all, a very pleasant stay.
