WE HAVE WI-FI! IF YOU'RE GOING TO SHUT IN, WHY NOT DO IT IN NATURE AND AWAY FROM CROWDS? Sleep staring at stars in wine country! Just 90 mins from NYC, but a world away. 30 acres of rolling hills give total privacy & isolation as glass walls open up onto endless views of vineyards, orchards, & wildlife. Modern comforts (WiFi, A/C, loaded kitchen) mean you don't have to give anything up. (Please click the button below to expand & read full listing BEFORE booking! You'll see why I ask at end!)
Hi! If you're thinking of booking, please message me BEFORE putting a booking request in to confirm, and also please read the entire listing to the end as it likely answers any questions you may have... Welcome to The Glass House. Come see what the press called "The World's Most Beautiful Tiny House" and The Today Show called an "off-grid oasis." Sleep staring at the stars and feel the stress melt away in this glass-enclosed tiny house (just 180 square feet!) retreat, just 90 minutes from NYC, but a world's away. This is a truly special place, and most people find it surprising that it can exist so close to New York. With all sorts of wildlife coming within inches of the house (don't be surprised if you see coyotes, families of deer, and every type of bird you could imagine--not to mention more butterflies than you've ever seen, depending on the season), this is a truly immersive experience into nature. But despite its small size and isolated location, it is surprisingly luxurious on the inside. The listing includes: -A 180 square-foot glass-enclosed tiny house, offering spectacular 360-degree views of the Hudson Valley and surrounding vineyards and apple orchards -Lots of privacy on a 30-acre farm, featuring a modest lavender field! (Super special/rare for the region) -Outdoor dining and lounging furniture, along with access to a fire pit that you can definitely grill on. -A plush queen-sized bed with a super-comfy memory foam mattress and insanely comfortable pillows -A dining table with two chairs for sitting and eating and/or working. -A modern stainless-steel kitchen with a mini-fridge, induction cooktop for cooking, microwave, and electric kettle. Despite the small size, it has just about everything but a range oven. -Wi-Fi for keeping in touch with the real world and streaming shows on your personal devices. Also note that while the house is tiny and has a maximum occupancy of two people, I am sometimes able to accommodate larger parties for those bringing tents and willing to camp outside. Please inquire about pricing for such scenarios. FREQUENTLY ASKED QUESTIONS: Q: Can I get to the house without a car? A: The house is about 20-minutes driving from the Beacon Metro-North train station (about 90 minutes from Grand Central). If you choose not to drive the whole way there are Zipcar pickups at the train station (reserve in advance!) and Uber JUST launched in the area (roughly $20 for the ride from the train). A car is highly recommended (especially if you want to explore the area), but this definitely makes things possible for the car-free—just be sure to show up with everything you need for the stay as the farm is in a rural area that is not particularly walkable. Q: Do I need to bring towels or linens? What about a hairdryer? A: Nope! I provide all these things. Same with basic toiletries (unless I happen to be out, which is very rare). Q: Is this house really off the grid? A: Yep! It features solar panels for power, a propane HVAC system for heating and air-conditioning, and a unique dry-flush toilet (more on that in the "Other Things To Note" section below). One exception: You absolutely have working Wi-Fi. Q: How will I receive the key? A: The house features a keyless entry system with a code that lasts as long as your stay. This allows for effortless check-in and entry. Q: Is the place professionally cleaned between guests? A: Yes, and I take pride in providing a clean home for guests. Take a look at my reviews—I think you'll find my guests agree! Q: What's up with the cleaning fee? A: I get a lot of questions about this, so I'll just break it down so you understand why it is what it is: All but $10 of that goes directly to my cleaner. She is a professional who does a great job and who I insist on compensating fairly for her work. The dry-flush toilet cartridges cost me about $20 apiece, so the remaining $10 lets me split that cost with guests. (Of course, if you happen to use more than one cartridge, I cover that cost alone). Q: What's my total booking price? A: I honestly have no idea. With fees included, Airbnb only shows the guest, and not the host, the total cost. This figure should be present after you enter your dates. Note that, pricing varies on a daily basis, and Airbnb actually uses some crazy algorithm to adjust it automatically, so I don't actually control this. Q: I am looking for a last-minute stay. Can I make a same-day booking? A: If you're looking for a same-day booking and the place is free, please inquire and I'll try! It depends on whether my cleaning crew can spring into action at the last-minute, which isn't a sure thing. Check-in may also have to be later than the listed time in order to make sure the place is ready. Still, can't hurt to ask. Q: I know it says "No Animals". Can I bring my small/well-behaved dog? A: I love dogs, but there is a farm dog who gets very nervous when other dogs are around, and so we can not allow animals. This is also for your dog's safety, as there are coyotes in the area. Basically: Please don't try to sneak one in--this really doesn't end well. Q: I'm a blogger/YouTuber/influencer. Can I stay for free? A: No. NEW: There's now a second tiny house at the farm. If you have a larger group and are looking to rent both (the new one can hold three people), definitely inquire. ONE LAST THING:I really, really appreciate that you followed directions and read the whole thing. Please put the phrase "Don't throw rocks at glass houses!!" at the top of your message so I know you did so as such bookings tend to go so much smoother! And thanks for hanging in there!
The Glass House is situated on a 30-acre farm in the rolling hills of the Hudson Valley. Guests have total privacy, but are joined on the farm by the main farm house, a smaller residence with live-in caretakers that can help out in case of an emergency, and one other tiny house. Around the farm are views of rolling vineyards and apple orchards—many of which are absolutely worth a visit. Downtown Marlboro is minutes away and has a few nightlife and dining options, and the hopping town of Beacon (home of the Dia; Beacon) is about 20 minutes away. Storm King Art Center (a must) is also about 25 minutes away. Also near: New Paltz, Cold Spring Poughkeepsie, and countless other Hudson Valley gems. While it is far easier to reach the Glass House by car, guests can also take the Metro-North train to Beacon, and then take a taxi or Uber (20-minute ride). As this is a rural area, it is not walkable and guests who arrive without a car should arrive with all the supplies they will need for their stay. UPDATE: Uber recently launched in the area, which makes things MUCH easier for the car-less. It should cost you around $20-$30 to ride from the Beacon train station. A car is still recommended and you'll still want to arrive with all the supplies you need, but the train is now a definitely real option.
  • Staying in Seth's tiny house was truly a unique experience! The house is very clean and stylish, as well as highly functional. We were able to cook a full meal with all the kitchen amenities. Seth also provides a number of activities of the stay, including games, a puzzle, and books. Overall, we greatly enjoyed our stay at the tiny house and would definitely stay here again.

  • A cozy and intimate atmosphere. A relaxing environment to enjoy time to yourself or with a friend/partner. Amenities are well kept and clean. The layout of the home creates a spacious environment while still giving the experience of downsizing. Nice view at night of the moon and stars.

  • Amazing!! My best friend and I decided to take a spontaneous trip somewhere upstate and stumbled across this cute little house on Air BNB. Not only did Seth respond to us in a timely manner, he was attentive off us throughout our stay there. Checking in was super easy (which was amazing since we got there around 12:30AM) and checking out too. If you’re considering staying here DO IT! You won’t regret it. I just wish we had more time. We’ll definitely be back!

  • Amazing stay! Would recommend to anyone. That's it!

  • We've had an amazing stay at the tiny house! It's super cute, the big glass windows make it amazing during both day and night. Seth was a very attentive host, super helpful and quick to respond. The local tips provided in his manual were very useful. Highly recommend!

  • This tiny home is AMAZING! My wife and I spent the night here and loved that secluded, back to nature feeling. It makes your realize what you take for granted in a typical home. Seth has created a special place in this tiny home. Go check it out!

  • The tiny glass house is such a delight - so much that this is our second time back! Seth is as always, a consummate and attentive host. I also happen to know him personally and he responds to his Airbnb messages faster than text or email (it's that much of a priority to him and I think he puts it on a special alert)

    David2020-02-12T00:00:00Z
  • This tiny glass house is a little slice of heaven. Don’t miss the opportunity to reset, relax, and unwind with this unique and beautiful hone!

Starting April 2nd, we're looking for guests who can stay for at least a month or more. The house now has wifi. Michelle and I's house shares 5-acres with the tiny house, so it's a beautiful and secluded setting. Nearby: Minnewaska State Park, Mohonk Preserve, & Rail Trails. Any weekend or short-term instant bookings for April & May will most likely be cancelled to accommodate a long term guest. We wish everyone safety and love during these times. Reach out for pricing.
With our goal of healthy living, the house is equipped with an organic king mattress (yes! king bed in a tiny house!), organic sheets, and organic pillows. The couch futon is also organic wool with natural latex. No off-gassing materials in the home. All the cabinetry and woodworking is custom--we hope you'll enjoy the love that was put into our first home. We're so excited to add that the tiny house is now solar-powered! Thank you to all our guests for staying with us and supporting our family and homestead!
Tranquil and quiet 5-acre setting with 250 ft of Wallkill River frontage. Luckily situated on a river bend.
  • We had such a lovely stay at this tiny house in upstate NY! It was so cozy and warm, and perfect for a weekend getaway. There are so many thoughtful design elements and touches to the space. Very easy to get to from the train station. We would definitely come back here for another trip!

The house has been renovated to a very high standard, creating a comfortable and peaceful place. Start the day with a mug of coffee curled up on the window seat watching the sunlight sparkle in the stream. Some breakfast items are provided for your first morning. The kitchen is fully equipped for everything. Delve into the vintage vinyl collection and snuggle up by the fireplace at this character retreat near the breathtaking Shawangunk Ridge. Hike or Bike one of the many trails and then return for a soak in the claw-foot tub.
This is a 200-year-old stone and clapboard house, just one mile outside of New Paltz, an historic and vibrant college town, settled beneath the breathtaking Shawangunk Ridge, just 90 minutes from NYC. The 1807 Stone House was built by our ancestors for tenant farmers and now, after an extensive restoration, provides a very comfortable vacation house full of historic character. The house forms part of a 12-acre property of woods and streams that has been in our family for 10 generations and is also the site of our 1826 Federal style home that is listed on the National Historic Register. The Stone House is very peaceful and private - see the guest reviews for endorsement! The property is adjacent to a 23-mile rail trail, which is an easy hike or bike into town. We have a selection of bikes that you are welcome to borrow. In the late 19th century, the Wallkill Valley Railroad ferried fresh produce and vegetables from the farmlands of Ulster County to the streets of New York City. The railroad may have gone, but the area is still abundant with apple orchards, small independent farms and wineries. There is an organic farm just a 3-minute walk from the property where, in season, one can buy fresh vegetables, artisan breads and local cheese. Accommodation is on three levels, so we would advise against choosing our house if you are elderly or infirm. There are stair gates available for young children if required. The house has a modern zoned heating system that makes for cozy winter visits. In the summer there are AC units in the kitchen, living room and both bedrooms. The house is foam insulated so it is cosy warm in winter and keeps it's cool in summer. At the top are 2 bedrooms, one with a Queen bed and the other with 2 twin beds. The emphasis is on comfort, with ironed linens and plenty of pillows and throws. There is one full bathroom with claw foot tub and rain shower and limitless hot water. There are two living rooms on the second floor; one has white washed stonewalls, with a large gas fired stove set in the original open fireplace. There is a large sofa and armchair, TV for Netflix and DVD with movie selection Please note that there is NO cable TV, but there is fast Wi-Fi connection throughout the house. The other room is full of light and looks out over shrubs, trees and a stream. Stairs lead down to a full kitchen, with wide board maple floor and large open fireplace with propane stove. The kitchen is outfitted with stone countertops, European eye level oven and the basic necessities including a variety of quality cookware, coffee maker and blender. A range of spices, olive oil, coffee and selected teas are provided. The table can seat six and there is also an armchair and window seat. We provide complimentary breakfast items for your first morning. A Dutch door leads out on to a private terrace with picnic table and propane grill. This is a wonderful place to watch the abundant bird life. There is a laundry room with washer and dryer. The house sleeps 4. *Please note that on holiday weekends there is a 3 x night minimum stay *We have a strict No smoking and No Pets policy. *We will always try to be flexible on our check in and check out times if we can, so please ask! **Minimum 3 x night stay on holiday weekends**
The house is surrounded by nature, yet just a mile from the vibrant college town of New Paltz. The property is close to a 23-mile rail trail for hiking and biking. We have bikes! The surrounding area is abundant in apple orchards, small independent farms, and wineries.
  • This cottage is incredibly perfect. I had the perfect weekend. The house of comfy and full of character. It had everything you need. Not far from the town and close to beautiful trails. I will definitely be back very soon.

    Jimmie2020-03-03T00:00:00Z
  • This was our fourth visit to this lovely home. We adore everything about it!

    Raquel2020-02-20T00:00:00Z
  • I love the wonderful grey floors, white walls and comfy couches and beds. The location overlooking the creek and woods and the visit by the red cardinal is so rural. The road has a dead end so little car traffic. And so close to the rail trail you can walk and admire the Shawangunk Ridge in the distance.

    Dina2020-02-16T00:00:00Z
  • We came to celebrate my daughters 30th birthday the cottage was warm ,cozy and super clean. Our host made sure we had everything we needed. I would come back for sure

    Susan2020-01-26T00:00:00Z
  • This was certainly one of the nicest airbnb's we have stayed in. Kate and Mark carefully prepared the arrangement of the furniture, amenities and decor in this beautiful home. Not only did they have fresh fruit and brownies when we arrived, but also had fresh bagels, milk, butter and cereal for us. All the rooms and amenities were extremely clean. The house is adorable and spacious for our family of 4. We all loved the record player and the many wonderful books throughout the house. The house was built in the early 1800s and Kate & Mark even have a book that shows pictures of the extreme gut renovation to the house to make it the adorable luxurious farmhouse it is today. Our family and kids loved playing in the creek in the back as well as taking a nice walk on the Walkill river trail that is directly behind the house. Thank you for a wonderful stay!

    Akhila2020-01-12T00:00:00Z
  • Kate and Mark created a beautiful experience that went well above our expectations. Not only did they provide a place with deep historic roots but they combine it with contemporary luxurious and their own eye for style to form an truly unique experience.

    Markus2020-01-03T00:00:00Z
  • Such a cute cottage! Exactly what we wanted for a weekend getaway. Warm and cozy place w 2 fireplaces. Walking trails right outside. Great restaurants nearby too. Would love to come back again!

    Deena2019-12-30T00:00:00Z
  • Mark and Kate's cottage was so warm, cozy and inviting. It was the perfect place for my family and me to spend Christmas. The attention to detail was very impressive. From the plate of cookies, delicious coffee, and local bread, to the tasteful holiday decorations the entire house is thoughtfully appointed, and beautifully decorated. I loved the local art, books, and references everywhere. The beds were comfortable, and the gas fireplaces made for cozy winter nights. It's a great combination of historical/original details and modern comfort and amenities (even gates on the stairs which was essential with a 1 year old. )

Victorian Haven is located near the Shawangunk Mountains that extends for over 20 miles and reaches 2,200 feet in height at Sam's point, the highest elevation on the ridge. In addition, the Wallkill River provides unspoiled and picturesque spots for hiking, fishing and/or picnics. Gardiner has a beautiful rail trail that follows the path of the 1860's railroad and provides a great opportunity to hike, bike or ski.
  • Erik's airbnb is the perfect getaway, and quiet retreat we were looking for. Close to the town itself, the home was clean and comfortable to come back to after a long day of hiking. We would definitely recommend and/or stay again!

  • Victorian Haven - quiet, cozy, and quaint! Such an adorable hidden gem in a small community. Had everything needed from morning coffee to dinner making! The small intimate touches like the selection of coffee with multiple options for creamer and added notes and information about the place and local areas of interest made it stand out! The wildlife was amazing - seeing 50+ deer just hanging out and the many birds on/near the river. Perfect place to stay while seeing a concert and just wanting to get away for the weekend. Definitely recommend for a couple trying to unwind and relax!

  • What a sweet cabin! It is cozy yet also very spacious. There were great kitchen amenities and appliances that made cooking a breeze! Also there were games, pens and markers in the living room that made nights by the fire even more fun! The sunset was gorgeous at the outdoor deck and town was a quick 10 minutes away. We highly recommend and want to return with our dog soon!

  • Second time back, and we still found it cozy and the perfect winter weekend getaway. Love the fireplace, and lounging on the comfy chair in the living room, and loved having our dog there too! Went for a lovely walk down the road with our dog and saw a beautiful sunset and lots of deer. :-)

  • GORGEOUS, spacious home! Really great for large groups who want to get away from city life and relax. This house is very inviting with lots of natural lighting. The kitchen is the heart of the space, but there’s something here for everyone whether you want to sit back and watch a movie, sunbathe in the deck, stargaze at night over a bonfire or head to the jacuzzi. There are also plenty of local attractions like climbing at the gunks, going for a hike, or sampling cider at the angry orchards. We are already considering booking our next trip to come back here for the summer. This spot is a gem!

  • The space was big, clean, and super cute. Location was perfect for going into town - the drive was short, just make sure you request your uber in advance because it might take a bit. But once you’re in the car it’s quick!

  • Clean, adorable, 5 min drive from town yet secluded and private. Hosts are friendly, hospitable, responsive. Great value! There is a small fridge and microwave but no kitchen or sink. The hidden extra powder room was a nice surprise!

    Jacqui2020-02-02T00:00:00Z
  • Nice, simple, and convenient! Needed a last minute space to spend the night and this was perfect. Close to downtown new Paltz too!

    Sarah2020-01-25T00:00:00Z
  • Judy and Eric are such a pleasure to stay with. They are warm, thoughtful, and very well-organized hosts. The room is spacious and cosy, with its own sitting area. The coffee and cereal were such a nice touch, and indicative of the warm hospitality at Judy and Eric's home. If you are on foot, be sure to ask about the shortcut route to the house, which makes the distance to town more manageable. Overall, would highly recommend!

Our apartment is 6 miles from downtown New Paltz on a quiet and private setting only 1.5 hours from New York City, in the heart of Hudson Valley's Wine Country and apple/peach orchards. Just renovated. Sleeps 2-3. Fridge is stocked with local eggs, bread, cheese, coffee, wine. 7 miles from Mohonk Preserve and 10 miles from Gunks climbing area, and great Cross-country skiing. Quiet street on a 4 acre, only a quarter mile from Adair Winery
Just renovated 1 bedroom apartment located in the back of our 1850' Federal house. The apartment is on the first floor with its own entrance. We mow the yard in the summer and feel free to use it for picnics, but we don't have any gardens and it grows pretty wild.
Our road is part of the Hudson Valley Wine trail and one of the wineries is one quarter mile down the road (Adair Winery). A grocery store is 3 miles away, and down town New Paltz is 6 miles away. Minnewaska State Park is a 22,275 acre state park perfect for winter activities like cross country skiing, snowshoeing and ice climbing. Minnewaska is a 25 min. drive from the apartment Mohonk Preserve has 8,000 acres for cross country skiing, snow shoeing, ice climbing and iceskating. Mohonk is about a 20 minutes drive away. Hunter Mountain, Belleyre and Windham are great areas for downhill skiing and are all approximately 1 hour drive north of New Paltz.
  • Well-decorated with lots of thoughtful touches. When we were there, there was a bottle of wine in the fridge, liquors and mixes, fresh bread, and coffee. The place is really well decorated and quiet. In the late afternoons and early evening there were lots of deer in the yard. a great place to stay for a few days to get away from it all.

    James2020-03-08T00:00:00Z
  • We loved the space! All the homestyle touches like the eggs, milk and coffee were welcomed after our cross country flight and long drive from NYC. Thank you for a restful and adventurous start to our New York visit.

    Emmer2020-03-06T00:00:00Z
  • We loved our stay at this sweet little cottage. The special touches really made it and we enjoyed all of Annas recommendations. A cosy spot with all the board games you need for a night in.

  • Anna’s place is very stylish and comfortable. I admire her skill in interior decorating! Anna is also very accommodating and communicative. We love the area and have visited many times and this was a very nice place to have as a home base.

    Sandra2020-02-23T00:00:00Z
  • Space was lovely! We very much enjoyed our three night stay there, felt like a home away from home. Perfect for a romantic getaway. The restaurant recommendations our hosts made were spot on ( Schatzi’s, Main St Bistro) and we also got Thai food from Lemongrass that was very good as well. Hosts were very kind and offered for us to check in early and check out late since they had no guest coming after us. Very thoughtful and we appreciated that. Will definitely be back!

    Lucca2020-02-03T00:00:00Z
  • We really enjoyed having a warm and private space to relax after both a long day in the mountains and a long night of travel. This place had everything you’d expect (fresh towels, clean dishes, WiFi, etc) plus a bunch of extras like fresh eggs and bread for breakfast, GOOD coffee, and a really environmentally friendly feel some of us appreciate. Only 10 minutes from New Paltz too which is great! Your guests, Sean and Alex

  • Anna’s place was exceptional- clean, cozy, and stylish! We had a terrific time in New Paltz and were able to just enjoy our time and relax in the mornings at the apartment. Downtown was close and so is Mohonk- lots to do! The eggs, fruit, cheese and wine were so nice.. such a sweet touch! Looking forward to enjoying our time there again soon!

    Cashin2020-01-22T00:00:00Z
  • We had such a comfortable stay - it was the perfect proximity to downtown New Paltz and surrounding neighborhoods. Anna provides a booklet that shares local restaurant recommendations and we fully took advantage ! The little details throughout the apartment made our weekend so cozy and warm.

  • Where do I begin? This place far exceeded our expectations. Tammy our host was nothing short of hospitable and accommodating! We were greeted with a bottle of wine and fresh warm muffins. (Mmm) Everything was so spotless and oh so welcoming. Truly a home away from home. Just minutes away from town and everything New Paltz has to offer. Tammy was also very helpful in her suggestions of places to go and always very responsive. We cannot wait to plan another trip here. Thanks again and God bless!

  • This charming little farmhouse has so much character! It was warm and cozy with the fireplace and hot tub. Tammy and Mike have everything neat and labeled with clear instructions for your stay, it made everything a breeze! The bathroom and decor in the private room made it feel like a 5 star suite. The bed is comfy and the hosts provide extra blankets, pillows, coffee, and snacks. You will love this place!

  • George’s place was great, easy to find and a nice spot to get our daughter off campus for a little break. It was clean and comfortable. Plenty of wineries and a cidery near by. George and his wife were awesome hosts.

    Ron2020-02-24T00:00:00Z
  • We had a great stay! The space is very comfortable, cozy and nicely fits our family of 4. Arrival was super smooth, and the space included everything that we needed to make basic meals (bring your own Tupperware, foil, etc if you need to get deeper in to cooking/storage). In addition to great accommodations, we felt very safe here. We are lucky to be well acquainted with navigating RV accommodations, however George and Kelly were available immediately any time we had a question. We come to town regularly for military reserve duty, and plan on booking stays here any time we can. Thank you again!

  • This place went beyond our expectations! George was very responsive, extremely kind and hospitable. It was super clean and comfortable. Extremely spacious. Warm even when it was 17 degrees outside. We would highly recommend this place!

  • George and Kelly are great hosts. Communication couldn't be better. When we had an issue with water, all was resolved promptly! We will be booking again in the future. Truly love the area!

    Nancy2020-01-21T00:00:00Z
  • So many good things to say about this stay. I'll start off with our amazing hosts George and Kelly. They are absolutely amazing people who deserve nothing, but the best of the best. They accommodated to our inconveniences and were extremely thoughtful throughout our entire stay. The trailer itself is definitely bigger in person compared to the pictures. It gives you the 2BR studio vibes and its pretty spacious with a cute kitchen setup. There's also a campfire with firewood provided, with tons of space to enjoy your time outdoors. Finally, you really can't beat the price for this location, it's totally worth it. Me and my girlfriend had an absolutely fine time here and we look forward to future stays.

  • Our stay at Jule’s place was incredible. The photos on the listing don’t even do the property full justice. The house is lovely, perfectly laid out, and spacious. The rooms are sparsely furnished (which, to me, is a positive) with comfortable furniture and touches to make for plenty of comfy lounging space. The kitchen is stocked with the basic necessities, which is helpful, and the bedding and towels are high quality. The house had a historical feel but was newly renovated, and the resulting aesthetic was pleasing. Staying here, you are perfectly located within a short drive from Main Street Gardiner, New Paltz, a grocery store, a mini mart, and the mountains. We couldn’t have hoped for a better stay.

    Kristen2020-02-18T00:00:00Z
  • Loved our stay in this comfortable, sparkling clean stylish home. We appreciated the thoughtful touches such as milk, tea, butter in the fridge which got us through our first morning after a late evening arrival. Jules was incredibly responsible and flexible. One of my best Airbnb experiences.

    Frances2019-10-27T00:00:00Z
  • This is a sweet old farm house with modern updates to the kitchen and bath. It was immaculate and very comfortable. Our 2 year old grandson was free to play all over the house and loved it. My only complaint was lack of WiFi and phone reception. That would have helped had we had an emergency. Otherwise, food in the fridge and cupboard was great. We used it for condiments, coffee and a snack for the 2 year old. Thank you! Nancy

    Nancy2019-10-20T00:00:00Z
  • We had a great stay at Jules's place. A modern well-supplied kitchen let us make great meals and the location was very central to everything we needed to do. Jules was super responsive with all of our questions and offered great suggestions.

  • This turned out to be perfect for our family. The bathrooms and kitchens were clean and modern in this rustic house and setting. The beds were extremely comfy and the rooms spacious and plenty of closet space. Towels and linens were all of nice quality. We appreciated the simpleness of the decor. It was easy to just.“Be” and relax because upkeep was easy. Washer and dryer were available if needed. The property has plenty of space to enjoy being outside and running around or hang out on one of the two porches. We look forward to coming back in warmer weather. Close to town and the mountains and parks

Conveniently located in the Hudson Valley Wine and Orchard country. Twenty minutes from Beacon and New Paltz. Furnished with mid-century and 18th century period furniture and art work, yet with all the modern conveniences. Uber and Lift an easy five minutes away. The ancient forest contains many Stone Age rock shelters and calendar sites.

Cliff top retreat surrounded by old growth forest only seventy miles from Manhattan. This is truly a special place, with ancient Calendar sites, petroglyphs, burial mounds, rock shelters and caves, some of which date back over five thousand years. Undisturbed for centuries in the ancient forest, they can all be seen on guided hikes. Cliff Top itself, with its all encompassing views, was used as a gathering site for ancient peoples, as attested to the many fire pits found while digging the beds for the rose bushes along the cliff twenty years ago.
  • Amazing location! Beautiful views and the space is lovely, comfortable and full of incredible paintings and furnishings. We had a delightful time!

  • My experience with Mary and Dr. Ned at Turtle Rock was by far the most pleasurable of any Airbnb I have stayed at. They are beyond hospitable and the apartment and surrounding area are gorgeous. If you are a lover of history, art, and culture you will find so much here.

    Matthew2020-02-23T00:00:00Z
  • Best Airbnb we have ever stayed in. Mary provided exceptional hospitality and thoughtful amenities. Dr. Ned was superb- showed us around the landmarks of the area while sharing fascinating archeological and historical info. The Airbnb itself is perfectly cozy and beautiful inside, with beautiful artwork all over the walls and warm blankets for the nighttime. Thank you to the both of them for being so welcoming ans generous. We're already planning our next trip back to Turtle Rock.

    Zygimantas2020-02-16T00:00:00Z
  • Our stay at Mary’s place was absolutely wonderful. It was relaxing and peaceful and exactly what we needed ! She provided us with more than enough food for breakfast and snacks. The home was small and beautiful and so cozy !

  • Beautiful view on the clifftop. We came during the winter after it snowrd. It was wonderful to watch the sunset, covered in blankets and enjoy some snacks while sitting next to the electric heater. There is a breakfast nook with cereal, milk, fruits available. Mary was very considerate in her hospitality and it was a peaceful and relaxing trip.

  • Mary, Dr. Ned and Nemo were wonderful hosts! The space itself was so comfortable and cozy. Mary left us things for breakfast and we felt so at home here. Dr. Ned and Nemo led us on two very fun, informative, and beautiful hikes, right outside the door! The area surrounding this home (and the view!) is truly stunning and we couldn't recommend it more. We were able to easily get around without a car (Lyft and Uber is readily available) and nearby Beacon is a great little town to walk around in. We have zero complaints and we were so pleasantly surprised during our visit. We will definitely be back, and I couldn't recommend this place more!

The space is an attached apartment on the lower floor of a three-story home, with the upper levels inhabited by my wife and I (in our 70s), and it has its own separate entrance that is accessed by a stone stairway on the left side of the house that goes down to a large, private wooden deck. There is also access through an interior door/staircase if needed. This fully-furnished, country studio sits on a farm with drop-dead views of the Gunks. It is minutes from Mohonk, Minnewaska, and Peterskill Trailheads and all the fun things to do outdoors like hiking, rock climbing, swimming, biking, bird watching, rock scrambling, skiing, snow-shoeing, etc. Hike early and often. Then enjoy the Mountain Brauhaus or one of many restaurants/bars/wineries in New Paltz and Gardiner (5-6 miles away). For those inclined, enjoy great art and history nearby, too.
Seven windows on three sides offer great natural light to this second floor studio. Inside, there is a queen bed, a cozy couch, a kitchen equipped with a gas stove & oven, and an expandable dining table if want to make more of a work space. There is a smart, flat-screen television, cable, and wifi. The bathroom has a full bath and shower Guests will appreciate easy parking just outside the studio and for longer stays, the shared laundry/dryer facility. Guests will also enjoy hiking the carriage trails on the farm, meeting the horses, ponies, and two donkeys. During the winter, the house is heated geothermally and in the summer, it is cooled the same way. The farm has solar panelling to reduce the energy footprint and we appreciate guests' efforts to recycle.
New Paltz is the best...especially for those of us who love the outdoors, good food, and the culture inspired by all of the nearby colleges, Hudson Valley artists, history, and agriculture. The studio is a ten-minute drive to New Paltz and to Gardiner.
  • We had a perfect weekend out of the city in this beautiful apartment. It was clean, cozy and it was such a treat to be starting so close to so many beautiful animals! Super close to Main Street and Tom and Julie gave us amazing tips on where to go and what to do! Highly recommended.

  • Stunningly beautiful vistas and a comfortable, homey studio provided a deliciously peaceful and relaxing getaway. Tom and Julie were warm and friendly hosts, who went above and beyond with tips, and who were very quick to respond to questions. I suffered a minor medical emergency during my stay, and they were compassionate and generous in their help - lovely people! I'm already looking forward to returning!

  • We loved our stay at La Luna farm. The studio was wonderfully decorated, had excellent natural lighting, and overall felt very comfortable and homey. We look forward to potentially renting from Tom & Julie again in the future!

  • The little red schoolhouse studio space was just right for us. It was spotless, peaceful, cozy and comfy. We were really happy to meet the horses and have a warm spot during a big snowstorm close to lovely New Paltz. Thank you Tom and Julie!

  • My stay at Tom and Julies place was great. The place is exactly as pictured, very comfortable and clean. They were great with communication and provided great local tips. If I ever came back to the area I would stay here again!

  • My boyfriend and I spent the weekend here for a mini getaway and it was just spectacular from start to finish. We accidentally locked ourselves out in the middle of the night and Tom was so sweet and gracious and woke up to help us back in. The farm itself has gorgeous views and all the animals are beautiful. The apartment itself was the sweetest, cleanest place as well. We will definitely be back!!

Big studio loft with tons of natural light, vaulted ceilings and a private deck! Vintage mid-century style! The studio is a 700 sq/ft stand-alone unit with a full kitchen and bath. It is nestled on 3.5 beautiful acres in the heart of Hudson Valley farm country and stands adjacent to an 1890 farmhouse where your hosts, Nila and Frank, live. We recently remodeled: new floors, queen bed, 48" tv, fridge and couch. All these new things live alongside some of our favorite old vintage finds.
The studio is totally separate from the main house, above our garage. Your hosts Nila and Frank understand how valuable privacy is when you're trying to relax away from home. However, if you need anything, be it a cup of sugar or a restaurant recommendation - please don't hesitate to ask! ****************************** A note about Coronavirus… Health and safety (both yours, ours, and that of our community) are very important to us. In light of the Coronavirus, we want to inform you of our cleaning protocol… We wear gloves while cleaning. We use disinfecting wipes and/or Lysol spray on all hard surfaces. We wash all towels and linens (including sheets, duvet covers, pillowcases and pillow protectors) with soap and hot water. We have switched to antibacterial soaps. The studio is now equipped with antibacterial wipes, Lysol spray, and a bleach-based cleaner. In order to be extra safe, we are no longer accepting bookings that would mean a same-day turnaround between guests. This means that when you arrive, the studio will have been unoccupied for at least a full day. We generally don’t meet our Airbnb guests in person, but we still feel it is important to say that we are both healthy and neither of us have been in contact with anyone who has been diagnosed with COVID-19. In return, we ask that you inform us if you are displaying any symptoms. We have made our cancellation policy very flexible during this time. If you are not feeling well or need to cancel for any other virus-related reason, you are free to do so up to one day before your booking and receive a full refund (minus Airbnb’s service fee). Stay safe and wash your hands! Thanks, Frank and Nila
We are nestled in beautiful Hudson Valley farm country. Rolling hills, an apple orchard and hemp fields surround the property. The setting is idyllic, peaceful and gorgeous. In the fall, enjoy the many pick-your-own apple farms in the area, the closest of which is just down the road. We are only 10 minutes from New Paltz, a funky college town with a multitude of restaurants, bars, shops, yoga studios, a movie theater, the Trailways bus station, and the SUNY New Paltz campus. We’re only ten minutes off the I-87 thruway. 90 minutes from New York City 80 minutes from Albany 20 minutes from The Gunks/Mohonk 20 minutes from Poughkeepsie 20 minutes from Kingston 30 minutes from Newburgh

  • it was the perfect open studio for a great stay in upstate new york. loved being so close to the farms, amazing views from all sides. very easy to get in touch with and super helpful if we needed. would definitely come again for future stays!!

    Rebecca2020-02-09T00:00:00Z
  • The perfect spot, whether for a week or a month! As a long-term stay, I truly enjoyed my time at Frank and Nila's place. The large, open space is fantastic for reading, working, or cozying up to watch a good film, while outside, the porch and yard beyond were incredible even on the chilliest of days for taking a walk, having a cup of coffee, or gazing at the stars. One of my favorite parts of this space are the expansive windows providing views of sunrises, sunsets, nature in motion, and the moon and stars at night. It was incredible experience to be so immersed in nature at any moment in time: from the comfort of the bed (so comfortable and cozy!), making a meal in the kitchen, and from the couch in the sitting area... It's an incredibly special place with thoughtful and responsive hosts in an ideal setting and location - highly recommended!!!

    Beth2020-02-01T00:00:00Z
  • Neat and comfortable space to stay, private but easy to communicate with the hosts who were very responsive. We stayed in the winter - the patio is a wonderful place to spend time in the right weather. We enjoyed our stay and would definitely return.

  • I was looking for a relaxing getaway from the city, and Frank and Nila’s place offered just that! The location of the standalone studio feels like you’re in the middle of the country, yet you are just a few miles from anything you’d need - restaurants, groceries, etc. Watching the surrounding nature from the incredibly comfortable bed was a treat. Can’t wait to return!

    Brooke2019-11-24T00:00:00Z
  • What a beautiful place in a great location. I went for a quite weekend get away and I found the perfect spot. It was secluded enough to feel like I was in nature but close enough to great restaurants and shops to feel like I had plenty of options. It was so cozy and comfortable. Beautiful views with windows all around and great night time stars. I highly recommend this place. Thanks for the coffee provided in the morning too!

Old Mill Cottage offers a perfect setting for an upstate getaway for 2-4 people. Enjoy an evening in, watching the sunset over the Gunx from the back deck or walk over to the Gunk Haus for the "best burger in the Hudson Valley". If you're more in to a night out, New Paltz is only 10 minutes away.
Boutique style duplex cottage with all new construction and unbeatable mountain views.
Clintondale is a hamlet set in the middle of beautiful apple orchards. We are close to mountains, rivers and lakes and every season has something to offer. The spring is perfect for hiking, mountain climbing, cycling on the rail trail, antiquing (the closest antique store is Grandpa's vintage attic, just steps from the cottage) and driving around finding yard sales. In the summer we swim in lakes, rivers and pools and go to fairs. In the fall we go apple picking, hay riding, stuff ourselves with cider donuts from the farms, shop for fresh local produce at the open air markets and enjoy the spectacular colors of the leaves. In the winter we sled in the backyard or drive to mountains close by that offer skiing. New Paltz is less than 10 minutes away and has a lot of coffee shops, bars and restaurants, ranging from American to Thai to vegan. There is a wonderful selection of unique stores with local craftsmen. Destinations within half hour include Kingston, Rosendale, the Mohonk preserve, Lake Minnewaska, High Falls, Saugerties. Tell us your interests and we'll help you plan the perfect stay!

A beautifully done costume made tiny cabin! It is located on a private road with a stream at the end of it, and just a few houses on it, each seating on an acre of land. The back of the house is all woods and in front is the gunks. This private property is a heavenly getaway from your busy life.
The cottage has everything you may need! The kitchen is fully equipped, there are plenty of towels and bedsheets. The property is 10min away from new paltz and 2min to Gardiner town. Please not:THIS IS A SOFT OPENING! the front yard is still under improvements, it’s open and a bit bare. You can see a few houses of the neighbors on the sides of the house at the moment. The rate is discounted accordingly.
    Just 10min from new paltz
  • Amitai was responsive and polite. He was flexible and very nice in general. The place is very cute and comfortable. It has everything you may need for cooking and dining in. Perfect for a solo get away or with your +1. Nice hikes and lakes nearby. As advertised, the entrance is in construction but it did not bother me at all. Good deal for the price. The fireplace and the Sonos system made my day.

  • Such a great little cottage and escape!

    Camilla2020-02-23T00:00:00Z
  • This place was exactly as described for a great price. It was so cold but the fire place heated up the entire cottage. We cooked a lot and everything we needed was there. Overall, this was the perfect place for a quiet weekend getaway in a very comforting home. Thank you!

    Nayali2020-02-09T00:00:00Z
  • Amitai's cabin is a great weekend stay from the city. It's under two hours from Manhattan and feels isolated in spite of that. Though it's a small cabin it feels large and all the appliances are full sized so you can cook a full meal easily. The fireplace, candles and incense were a thoughtful addition and makes the place feel very calm and cozy. Also the snacks were great and the bathroom had premium products! We stayed over a three day weekend.

    Jessica2020-01-20T00:00:00Z
  • Amitai’s cottage is a piece of heaven. The design of the cottage is wonderful, it was sparkling clean, and created the perfect ambiance for a romantic getaway. The fireplace warms up the whole cottage and with the candles turned on you truly feel relaxed. The house also has a speaker system that plays music from his personal playlist which helps set the mood perfectly. Not even 10 minutes from the cottage is also the park which has amazing hiking trails and scenic views! Make sure to check it out. Amitai also provided water, soda, snacks, towels, robes, slippers, and coffee. One of the most giving and helpful hosts. We will definitely be back!!!

    Hazim2020-01-03T00:00:00Z
  • This is an elegant, relaxing little place close to beautiful hiking locations, but also near a lovely little town. I comfortably weathered a rain/ice storm, and also felt like I was able to treat myself to a classy stay for New Years.

    Kristen2020-01-01T00:00:00Z
  • This cottage is pure bliss for anyone looking for a little getaway to a quiet and peaceful place. Amitai's place is equipped with everything you'd need for a sweet escape. Also, Minnewaska state park preserve is only 10 minutes away. The trails for Minnewaska lake and Awosting falls is great! All in all, it was a very satisfying and amazing stay.

  • A lovely, well decorated apartment beneath the main house. Desi was an amazing and very accommodating host!

    David2020-01-05T00:00:00Z
  • Desi is easy to communicate with, kind, and very hospitable. She would often shoot happenings and popular things to do in the area which we really loved. Desi even let us check-in earlier to avoid rush hour traffic and left goodies on the table! Desistock being dog friendly is a plus and the accommodations for Pooch were second to none: Bowls, bags, treats, you name it. Desistock was very clean and the Christmas decorations during the holiday season really gave it a homey feel. The shower was fantastic: 5 heads, great pressure, no issue with hot water. Electric fireplaces in the living room and bedroom added to the warm vibe. Not to mention the serene setting where you have an unbeatable view of the mountain. Would definitely recommend!

    Jeffrey2020-01-02T00:00:00Z

We couldn’t have asked for a better stay, and will definitely be back again whenever we need an escape from the city bustle.

The farm is gorgeous with incredible views of the mountains - the perfect place for a morning walk with coffee. It was such a great plus to be able to hang out with the horses and donkeys. We got to learn their names and feed them snacks. The staff on the farm were incredibly kind and we learned a bit about what La Luna is all about. Thank you Tom and Julie for a wonderful weekend!

  • We had a wonderful stay at Kathleen's Airbnb. The room is cosy, but everything is perfectly laid out. Good sized bathroom too. So many lovely (and unexpected) touches in the room to make us feel at home. The location was tranquil, and perfect to go cycling straight from the property (we brought our own bikes) with many hikes nearby, as well as restaurants and cafes for breakfast. Kathleen is so responsive and was very accommodating - nothing was an issue. Thank you Kathleen, we would love to stay with you again next time we're in the area!

The Treehouse, a lush Parisian inspired Studio high in the treetops in the heart of the village of New Paltz; newly designed and constructed summer 2018. Private entrance leading to private rooftop deck, lovely sun filled space to enjoy the treescape or sunset. Two blocks to Main Street and Main Course, a farm to table award winning casual restaurant with view of Mohonk tower from their deck. Follow Main Street to downtown area with artistic shops and restaurants;five blocks to SUNY New Paltz.
The Kerr’s were together in Paris a few summers ago, and again last fall. Lisa has brought the colors and passionate spirit of that grand city to our TreeHouse getaway, as well as a few treasures from artists found while walking the vibrant streets of Paris. The Treehouse is perfect for a single guest or a couple. Plush deep mattress, many pillows, cotton blanket for summer, down comforter for cooler nights. There is a separate entrance for privacy and a seventeen by six foot rooftop deck to enjoy the treescape in the summer and foliage seasons, and sunsets over the Shawangunk Ridge in winter and spring. Added for winter but also nice to have on cool evening is a cozy electric fireplace. A sherpa and velvet heated throw is on the foot of the bed. The Treehouse strives to be more than a place to sleep. If you’re looking for a place that will move your heart as well as place to call home while staying in New Paltz please consider The Treehouse. You will be welcomed by lovely music as you enter from the Amazon Echo left for our guests to enjoy, lights warmly lit, and a soft scent from the natural sachets (fragrance sensitive...let us know before arrival.) Flames may be dancing in the electric fireplace depending on the weather. From one of our guests - “The wow factor begins as soon as you open the door- music playing and the glow of the fireplace make for lovely ambiance.” We strive for a warm, welcoming, artistic atmosphere with music. The space does not have a TV. There is good WiFi with password in the guest book, which we encourage you to connect to if you chose. We do now as we always have thoroughly clean between guests. All surfaces in the bathroom and kitchen are wiped down with a bleach solution, including door handles. There is a fully equipped galley style kitchen with a top of the line Breville counter top oven, Cuisinart induction cook top, cookware, Capresso coffee maker and Nespresso espresso maker stocked with coffee, espresso, local tea, half and half, & juice in the fridge, Biscoff Belgium coffee cookies and fruit on the counter, high end toiletries - EO French lavender body wash and Hask Argan oil shampoo and conditioner. We are widely traveled; we have been guests throughout the United States, Europe, and India. We have incorporated what we have learned, expected, and hoped for as guests in designing The Treehouse, and look forward to sharing our space with you. Price is inclusive of county occupancy tax. There is a length of stay discount for 6 or more nights.
Family neighborhood with a sprinkling of student homes within walking distance of the college, Main Street, and the Trailways Bus Station. Ample street parking right in front of the studio.

It's nice to be able to walk to Main Street for dining or shopping. And we also appreciated the Millbrook Preserve trails very close by.

Escape to picturesque Gardiner, NY and wake up to the best view in the Hudson Valley - the 200 ft rock cliffs of Millbrook Mountain are displayed prominently through all windows in this studio apartment overlooking the Keirnan beef farm and vineyard. Start with a hike to one of the waterfalls in Minnewaska Park and on your way back to the pool and/or hot tub visit one of the local cideries, wineries, or distilleries. Plenty of great farm to table restaurants await your evening celebration.
Recently renovated, this spacious apartment features a hand crafted counter top, barn beam chandelier, and distressed wood table all constructed by the owners from locally reclaimed materials. You will find plenty of space to spread out for both working and playing. The TV nook is a cozy spot relax and the bathroom and shower are bright and clean. As accommodating as the apartment is, you will constantly be drawn to surrounding landscape. Come down and enjoy a swim (pool) or soak (hot tub) in our backyard garden.
Gardiner is a small town south of the busier and more happening New Paltz. We’re 10 minutes to Minnewaska State Park and even closer to the climbing areas of the Gunks, 15 minutes into New Paltz (food, drinks, shops, etc), and less than 7 minutes away from the Angry Orchard cidery (and even closer to the Tuthilltown Distillery and several wineries). There are various local farms with farm markets/stands and a petting zoo for kids close by. If you want to drive a little further, 25 minutes will get you over to the Hudson River and you can do the walkway over the Hudson and then the variety of food, drink, and shopping opportunities of Poughkeepsie or the art galleries in Beacon.
  • Wow, what an amazing space with an incredibly hospitable host. Super clean, cozy, and the hot tub under the stars was the perfect cherry on top of the cake. Couldn't recommend this space more. Thank you Jeff and Leo!

  • Need the perfect retreat for a birthday getaway? Look no further! My boyfriend and I had the most magical time at Jeffrey and Morgan's stunning home. Not only is the view/location spectacular, but it's also a convenient drive to New Paltz. (Also, do not miss out on that hot tub!)

    Kelsey2020-02-29T00:00:00Z

    Kimberly2020-02-24T00:00:00Z
  • Jeffrey’s place is the perfect spot for a weekend getaway. The apartment is so cute and the backyard is beautiful. The hot tub is a huge plus. Gardiner was a lovely spot for our long weekend and Jeffrey’s recommendations for the places to eat and drink are all excellent. The apartment is a short drive to some beautiful hikes for all levels.

    Mollie2020-02-17T00:00:00Z
  • We stayed at Jeff’s for a girls’ weekend away and enjoyed every minute of our stay. Jeff was great about suggesting places to eat and hike, the space was clean and well-stocked with everything we could need, and we loved meeting Leo. Truly a wonderful spot for a quiet getaway - would highly recommend!

    Rachel2020-02-11T00:00:00Z
  • Cozy, clean, beautiful place. Jeffrey was very helpful in giving us all the best tips to have a great trip. From where is the best place to watch the sunrise, to the best place to listen to local live music. Definitely the best host I have ever had. I really look forward to going back in the summer.

    Carlos2020-02-09T00:00:00Z

The property is ideally located so that it can be your gateway to the rest of the beautiful Hudson Valley.
Although the property sits on 1/2 an acre, there are others that live on that road. There are neighbors that live in the community.
  • Great place to stay and so close to New Paltz! The house was extremely comfy and cozy and the owners left nice snacks for us when we arrived. Kitchen is well stocked and the grocery store close by was very convenient.

Our place is all about comfort and convenience! It is under 5 mins from the NYS Thruway and not far from public transport. Close to nature, Minnewaska State Park, Mohonk Preserve, rock climbing, skydiving, Walkway Over the Hudson, Rail Trails and much more. Located less than 10 mins. from the fun and friendly village of New Paltz and in the heart of the amazing Hudson Valley full of activities, farms, restaurants and bars. The house is great for couples, solo adventurers and business travelers.
Our charming farmhouse is set on approximately one acre. The back of the property is forest, with many beautiful old trees around. There has been several exciting wildlife sightings, like foxes, bald eagles, turtles and more! The house is spacious, clean and welcoming. It is never a full time residence so it is not cluttered with daily living items. When you walk into the house you enter the well-stocked, eat-in kitchen (which guests have complete but shared access to). Up the stairs and to the right you will find a beautifully and thoughtfully prepared master bedroom with natural light, views of gorgeous trees and amenities including a Sealy Posturpedic King Size bed, high quality bedding, room darkening shades, TV with streaming capabilities (BYOL--bring your own login-info), a window unit air conditioner (during the summer months), a free-standing fan and an empty dresser and closets for your use. Attached to the bedroom is the master bathroom that will be private to our guests. Both the bedroom and bathroom is private and lockable for the duration of your visit.
The house is situated in a mixed use area, which makes for many great conveniences. Very close by there is a mini-market with a deli, a liquor store, a diner, a gas station and a great Mexican Restaurant. Down the road there's some classic Hudson Valley farmland with an orchard that has a great local farm store, has hard cider tastings and has gourmet wood fired pizzas overlooking the awesome orchard landscape during the warmer months. The house is backed by forest and the yard has several beautiful old trees. A few things to note about the nearest neighboring properties. Since the area is mixed use, there are residential homes, as well as a small water treatment facility, a garden nursery and a backyard firewood business next door. We have rarely experienced issues relating to these neighboring properties. It’s just kind of a unique neighborhood. Please reach out to us if you have any questions.

What about a hairdryer or iron? A: No! I provide all these things. Same with hotel-size toiletries (unless I happen to be out, which is very rare). Q: How will I receive the key and how many keys will I get? A: The house features a keyless entry system with a code Q: I see there is a limit on how many guests can stay in the house. Does that include children/infants? A: The listed limit is a function of my insurance coverage and children definitely count as people to insurance. Q: Is the place professionally cleaned between guests? A: Yes, and I take pride in providing a clean home for guests. Take a look at my reviews—I think you'll find my guests agree! Q: I am looking for a last-minute stay. Can I make a same-day booking? A: If you're looking for a same-day booking and the place is free, please inquire and I'll try! It depends on whether my cleaning crew can spring into action at the last-minute, which isn't a sure thing. For same-day bookings, check-in may also have to be later than the listed time in order to make sure the place is ready. Still, can't hurt to ask! One last thing: I really, really appreciate that you followed directions and read the whole thing. Please put the phrase "The Gunks" at the top of your message so I know you did so as such bookings tend to go so much smoother! If you're looking for another nearby getaway, check out Majestic King Suite with view of the Gunks. • This was a perfect space for two of us for a weekend in New Paltz. Great location near the parks for hiking and Franky and Jenny were amazing hospitality. Very friendly, prompt responses and even shared some chicken eggs from their coop. Hot tub with disco lights was another great plus! Would recommend to anyone looking for a peaceful weekend get away.

  • Jenny and Franky's place was a great getaway for the weekend. Jenny was able to help us get checked in since we came in after dark and showed as around the airbnb. Saturday my boyfriend and I had a day-pass at Mohonk Mountain House so the airbnb was in perfect location to that as well as Robibero Winery we went to on Sunday, which was only about a 5 minute drive. Jenny left us yogurt, coffee/cream, fresh eggs, along with all cookware needed for a night in. We definitely are looking forward to coming back during warmer weather.

Once in New Paltz you can either walk (about 1 mile) or take taxi ($5) to the house. The Water Street Market and the rest of New Paltz cafes, shops, and organic vegetable farms are a 20-30 minute walk and even faster bike ride from this spacious and peaceful apartment on a most desirable country road frequented by walkers, joggers, and cyclists. By car, you will be 5-15 minutes from the Mohonk Preserve, Mohonk Mountain House, and Minnewaska State Park. But leave the car behind as you bicycle (bikes available for your use) the Walkill Valley Rail Trail north to the quaint village of Rosendale, south to the bucolic village of Gardiner, or head west to the Mohonk Preserve bicycle and walking paths. Return home to rest on the patio or soak in the awesome hot tub with its inspirational wooded mountain views and perpetually singing wild birds. This is a perfect place to unwind, relax and use as a base for all your Hudson Valley adventures!
This is a great neighborhood with old shade trees, a community rail trail steps away, located in a country and peaceful atmosphere yet extremely convenient to all that New Paltz and its surrounding area has to offer, such as: - the Shawangunk Ridge with the absolute most spectacular rock climbing, scrambling, cross-country skiing, snow-shoeing, biking and hiking east of the Rocky Mountains, with water holes, falls, streams, cascades, and spring fed glacial "sky" lakes --- the reason why I can't move away : ) --- you can access all this within a 5 to 20 minute drive! - access to night life after an exhilarating day on the ski slopes of Hunter Mt. and Belleayre, each about 1 hour away - being a college town in an outdoor enthusiast's paradise inspires an interesting mix of restaurants, cafes, bookstores, local shops, antique dealers, festivals, culture, and history, against an iconic mountain backdrop - a sky diving ranch 5 minutes away - historic Huguenot Street boasting the oldest stone houses in the country - a nature sanctuary (adjacent to Huguenot Street) replete with wildlife and a huge variety of wild birds amidst serene wetland pathways - a university with theaters, tennis courts, running tracks, museum and planetarium - Mohonk Mountain House (Victorian-era castle) where you can dine and/or spa and/or ice skate in rustic elegance and luxury that is kind of indescribable - the Walkway Over the Hudson (about a 15 minute drive) where you can experience from high above the water, the majesty of the mid-Hudson River - kayaking up and down the Wallkill River (the launch is 1 minute away just down the street) and you are almost certain to spot great blue herons and other majestic wildlife - visiting several organic farms, farmer markets, vineyards, distilleries and breweries - improving your well-being with numerous massage and yoga studios, pilates, acupuncture, chiropractor-care, and day spas - indulging in apple, peach, strawberry, blackberry, blueberry and pumpkin picking
  • A wonderful and peaceful retreat! A short skip from the village of New Paltz, plenty of nearby hiking, oh and a hot tub with a view of Skytop tower. You can't really ask for anything more!

  • It's pretty clear that Ami has done this for a while and knows the ins and outs of hospitality. As a long-time resident of New Paltz, he has unique insight on places to visit. He even had trail passes available for us to borrow to go hiking! The space is well-kept and comfortable. We really could not have asked for a better host or space. Thanks Ami :-)

  • Staying anywhere with a hot tub in the winter is a dream come true. Close to town, hiking, dinner, and it’s a lovely space overall.

  • Ami is an amazing host. He personally greeted us as we arrived, and have us a thorough tour of the place and information about getting around in New Paltz. We loved the extra little touches such as the juicer and the kambucha he's shared with us (he makes it himself!). The hot tub of course was a hit, what better way to spend New Year's eve than gazing at the stars from the warm hot tub in a mildly cold winter! I would recommend staying here!

  • If you haven’t visited New Paltz before, it’s an artsy little college town in the mid Hudson valley that’s surrounded by some incredible natural attractions to enjoy during all four seasons. Nestled near the banks of the Wallkill river, Ami’s getaway is ideally situated in close proximity to all of these natural attractions and the quaint and lively town of New Paltz. We were immediately struck by the cool vibe and positive energy that flows throughout the little apartment. It’s a very healthful environment with warm lighting accentuated by candles, wild sage, relaxing scents from the diffuser, and all natural products (hair products, body soaps etc.). The large kitchen is very well-equipped and functional (my husband and I cooked a five course Christmas meal to bring to our family!). The bed is super comfortable and there’s plenty of extra blankets to curl up with a book on the day bed. The Bluetooth speaker was a welcome amenity that’s often overlooked, even in the highest-end Airbnb’s. Although the apartment is attached to the main home, it has it’s own entrance and is extremely private (in fact, we had only one visitor during our week-long stay, Puffy, a curious and loving orange tabby who presides over the property). Ami’s retreat lies at the edge of a marsh that eventually gives way to spectacular views of the Shawanagunk ridge and Skytop (Ami leaves binoculars and a birder’s guide so that visitors can get a closer look at the scores of diverse creatures that call this haven home). The outdoor deck and jacuzzi, which are only a few steps away from the entrance, are an excellent place to take it all in. If you’re a nature lover who is looking for privacy, exceptional hospitality, and a great value, this is a good spot!

  • Our stay at the Minnewaska Lodge truly exceeded our expectations. We were fortunate to be upgraded to a larger room with a balcony and the view of the forest and mountains was beautiful! The room was spacious and had a cozy lodge feel to it and we enjoyed the continental breakfast (oatmeal, hard boiled eggs, toast, fresh fruit, yogurt, granola, etc.). It is located a ten minute drive from New Paltz, which is a cute town with lots of food and drink options (we loved Huckleberry). Highly recommend!

The cottage at Maple Ave offers a perfect setting for an upstate getaway for 2-4 people. Enjoy an evening in, watching the sunset over the Gunx from the back deck or walk over to the Gunk Haus for "the best burger in the Hudson Valley". If you're more in to a night out, New Paltz is only 10 minutes away.
Clintondale is a hamlet set in the middle of beautiful apple orchards. We are close to mountains, rivers and lakes and every season has something to offer. The spring is perfect for hiking, mountain climbing, cycling on the rail trail, antiquing (the closest antique store is Grandpa's Vintage Attic which is just a few steps from the cottage) and driving around finding yard sales. In the summer we swim in lakes, rivers and pools and go to fairs. In the fall we go apple picking, hay riding, stuff ourselves with cider donuts from the farms, shop for fresh local produce at the open air markets and enjoy the spectacular colors of the leaves. In the winter we sled in the back yard or drive to mountains close by that offer skiing. New Paltz is less than 10 minutes away and offers lots of coffee shops, bars and restaurants, ranging from American to Thai to vegan! There is a wonderful selection of unique stores with local craftsmen. Destinations within half hour include Kingston, Rosendale, the Mohonk Preserve, Minnewaska, High Falls, Saugerties... Tell us your interests and we’ll help you plan the perfect weekend!

  • The house was really comfortable for our family of four; and Linda and James provided us with an extra mattress, pillows, and blankets. The location is unbeatable - from the house itself you have beautiful views of the Gunks; and it's close to great places to visit. We are definitely coming back!
