A charming cottage situated on popular Brownston Street in the heart of Modbury. With lovely period features the open plan lounge and kitchen is fully equipped and perfect for home cooking and relaxing in the evenings. Two double bedrooms and a newly renovated bathroom make this cottage perfect for couples, families and friends a like. A sunny courtyard garden completes this property making it an ideal residence for your relaxing stay in South Devon. Dogs are welcome by prior approval.
Light and airy throughout the cottage, downstairs is an open plan lounge and kitchen space. Fully equipped for home cooking with a dishwasher and large fridge/freezer, the space also boasts a 50" SMART TV with unlimited WIFI access and complimentary NETFLIX included. A kitchen island with stools provides a quirky eating area, with a smoothie maker and Tassimo coffee machine for your daily fix. A washing machine, iron and ironing board, airer and outside washing line are also available for your use. Situated on the first floor is an open plan bedroom with king size bed, wardrobe and chest of drawers. It has direct access to the bathroom. The bathroom boasts a bath with shower mixer taps as well as a separate shower, toilet and sink. Guest towels, essential toiletries and a hairdryer are provided for your use. Up a further flight of narrow but quirky wooden steps is the second double bedroom located in the eaves of the loft conversion. Period beams and sky windows make this space a treat to stay in. Bedside tables and an end of bed bench provide storage for your stay. Please note there are no electrical sockets in the loft room and there are some height restrictions in the eaves. Please note access to the bathroom and loft room is via the open plan bedroom on the first floor. There is a courtyard garden to the rear of the property with an outside hose pipe and washing line. There are gates separating it from a property at the rear and next doors garden. There is flexibility with check-in and check-out times thanks to a key safe system installed. Well behaved dogs are welcome for a small extra charge. £10 per dog for entire length of stay. Maximum of 2 dogs. Please inform us upon booking if you will be bringing your four legged friend! Please note both sets of stairs are wooden and can be difficult to navigate for the elderly or guests with mobility difficulties. Children are welcome, infants also welcome but please bear in mind there are no stair gates or cots provided. There is no allocated parking space, instead on the street parking is on a first come first served basis and runs along the length of Brownston Street. The property is situated in the middle of Brownston Street. A public pay and display car park is available in Modbury centre and is reasonably priced.
The Georgian market town of Modbury is situated in an Area of Outstanding Natural Beauty surrounded by the rugged splendour of Dartmoor and the sandy dunes of the South Devon beaches less than 5 miles away. The town is well equipped with many independent food, art and gift shops along with warm inviting inns and restaurants. A well stocked Co-Op food shop is just a short stroll away, open 7 days a week from early until 10pm. Situated in the South Hams, the South Devon coastline offers many unspoilt beaches and fabulous coastal walks, with the stunning golden sands of Wonwell, Mothecombe, Bigbury on Sea, Bantham and Salcombe only a short drive away.

The house it’s self was incredibly comfortable and stylish. Couldn’t have wished for a better stay.

    Our charming shepherd hut provides cosy accommodation for two with stunning views to the countryside nestled in its own meadow on our small farm. Although our beautiful hut is hidden away in a peaceful quiet location, there’s something for everyone nearby. Located in the heart of the South Hams countryside near the town of Modbury there are spectacular views, walks and scenery all year round.
    Drive down our private lane and park in the car park before a short (200m) walk down the fields to access the hut. The double French doors open up to reveal a beautiful characterful interior. At one end is a built in double bed, with lots of storage underneath. There’s an open plan living and kitchen space with power points for your electrical items. A door at the other end leads to the shower room with electric shower and WC. For the colder nights you can stoke up the wood burner, providing plenty of warmth. The galley kitchen has all the basics (including tea, coffee and sugar) and provides a simple space with a useful drop-leaf table for cooking up your own meals. There is a fridge to keep the essentials cold and an electric hob, kettle and toaster. Outside the French doors is a decked covered balcony with table and chairs so you can relax and enjoy the views in peace and quiet. A perfect setting to enjoy an alfresco dinner at the end of the day or a game of cards. Feel free to use the BBQ or fire pit (some wood provided) in the evening, you may even hear the rustle of the local badgers, deer and wildlife in the fields. We are a short walk from Andrews Wood Nature Reserve, an established woodland with a collection of ferns and beautiful wildflowers. A walk through Andrews Wood takes you past a ruined farmstead and gardens long abandoned by people. Exmoor ponies graze the wood which is home to the Heath Lobelia which is thought to exist in just six locations in England, making Andrews Wood a site of Special Scientific Interest. A short 30 minute drive from the farm will find you in picturesque Dartmoor National Park for some breathtaking walks. In the opposite direction, some of the West Country’s best beaches can be found. Bantham or Bigbury for the surfers (or sunbathers!) and plenty of coastal paths for the hikers. If shopping is more your thing there are plenty of small towns to potter through including Totnes, Salcombe and Kingsbridge. There are lots of places to eat nearby more details and recommendations will be in your welcome pack. Less than a mile from the hut you can easily walk to the local pub which has a well-stocked shop opposite if you’ve left any of your essentials at home! There are lots of places to eat nearby
  • Had a lovely mini break here with my partner and my little dog. Jan was very helpful through the booking process as I had a few hiccups with the air bnb app. Her directions were spot on and she was very welcoming when we arrived and left us to our own devices for the duration of the visit. She had very kindly provided a water bowl, dog towel and some dog treats for my four legged friend which I thought was a lovely touch. The shepherds hut itself was very secluded and far from the main house, situated in a field that we had all to ourselves, which was lovely for my dog to play with toys when we weren't out exploring. And even though it was pretty cold outside, the woodburner made the place lovely and warm. Would definitely recommend this to anyone looking for a quiet little getaway and I would definitely visit again!

  • We had a lovely couple of days at the cabin. It’s located at the end of a field so you are well out of the way and it’s lovely and quiet. The log burner does a great job heating the place and it was nice not to have to go outside to get to the loo/shower. The cabin was spotlessly clean and the bed nice and comfy. Good hot shower too. The cabin was easy to find and only a short drive to the coast for days walking and exploring the area. It’s beautiful even in January!

  • This was our second time staying at Jan's hut and it felt as if we were returning to a place that we own! As always, the hut was spotless clean and well stacked with coffee, tea, milk, sugar, wood for the log burner, etc. This time around we booked ourselves on the Great Robin Round Trip (Steam train, Bus and Steam Ferry) and it was lovely returning home to a warm and cosy cabin. We spent hours sat on the veranda, watching the stars and chatting. Maximum romance! I just love seeing the effect that this gorgeous secluded spot has on my often-stressed husband. Your place is magic, Jan, a real tonic and you're a wonderful hostess. Thank you so much for having us again, we can't wait to be back soon!

    Sleeps 4 + cot Waterfall Cottage is a stone built cottage set on the 28 acre Colmer Estate in the beautiful South Hams. The Colmer Estate dates back over 700 years. The property is ideally situated for Salcombe, Modbury, Kingsbridge, Dartmouth, Bigbury-on-Sea. The cottage has an open plan living space with a stable door leading to a private terrace with BBQ and seating overlooking the beautiful shared outdoor swimming pool.
    The terrace is the perfect place to sit back and take in the views of the majestic trees within the grounds of the Colmer Estate. This view is really quite special and one that persuaded us to buy the cottage, well that and the lake, the wildlife, swimming pools and it's close proximity to both the sea and Dartmoor National Park. After viewing properties for over a year this is the one that both we and our children fell in love with. Guests of the cottage have full use of all of the facilities which include: - an indoor pool which is open all year round - an outdoor pool open (end of) May- (beginning of) September - an all-weather tennis court - table tennis table - fitness gym (over 16s) - walled garden with children’s play area and pavilion - private lake and woodlands - wildflower meadow
    A beautiful location in the South Hams. The cottage is in a rural setting within a short (less than 20 minute) drive of the sea and the Dartmoor National Park.

  • Absolutely beautifully, sparkling clean, modern cottage which was so well equipped with lovely thoughtful touches for our arrival. I think there’s 20 or so cottages on this site, but we felt this one was the most ideally located! A balcony overlooking the outside pool with direct access to it & directly opposite the indoor one! We had the indoor pool to ourselves every time we used it! Exceptionally beautiful grounds, which was ideal for walking the dog but not a great deal of places to let the dog off, which was fine for us as we were aware of this. Plus there are so many beaches to explore so not really a prob! Highly recommend North Sands if you are taking the dog; absolutely stunning beach and safe! Highly recommend The California Inn for food & drinks! Not the cheapest but staff, service and food great! Plus it takes less than 10mins to walk there. We’ll definitely be returning...

  • Fantastic place with everything you need for a comfortable stay. Everything has been thought through so carefully and there is so much to keep you entertained. My daughters were thrilled with the books & games and the indoor pool is fabulously clean and really warm. We stayed through storm Dennis and didn’t much care that the weather was so bad! The grounds are very are beautiful with lovely walks and the patio overlooks the outdoor pool which would be a fantastic place to sit in the warmer weather whilst supervising children in the pool. Lovely! Highly recommend!

  • Fantastic cottage with both the outdoor and indoor pool next door. A lovely balcony with a barbecue for using too. Unfortunately we were unable to use the it as we came in December/ January and the weather was wet! The cottage is very well equipped and the little touches, with the games, books and toys were a nice touch. The bed in the master bedroom was so comfortable. There was everything we needed and we were close to Dartmouth, Blackpool Sands and Bigbury beach, all of which we visited. I would highly recommend this cottage.

  • Lovely place, clean and lots of extra amenities such as indoor pool and gym. There is an outdoor pool but obviously closed at this time of year. Got a little lost finding the cottage but this was mainly to the fog and we didn't get there till dark. Lovely estate with lots of grounds and history. Also Plymouth and attractions such as South Devon Railway were easy drives. Highly recommended, I imagine even more amazing to see in the summer with gardens and wildlife.

    A superior modern and beautifully presented new home. Tastefully furnished to a high standard mixing modern pieces with Chinese antiques. Only a few minutes walk away from the market town of Modbury which is home to a collection of individual shops, bistro and restaurants. Surrounded by countryside with the beautiful sandy beaches of Bigbury on Sea, Wonnell and Mothecombe nearby. 25 minute drive to Plymouth, 15 minutes to Totnes and around 25 minutes to Salcombe.
    This is a very comfortable and attractive living space and would suit a professional person looking for a room that is a home away from home. It is in the heart of the beautiful South Hams and offers stylish contemporary living in the desirable town of Modbury. Small South facing garden with sunny rooms and safe and secure. Parking available, including locked garage if needed. Modbury has its own Fair which will run from 5th to 13th May with a whole week of activities. This house can also accommodate a couple as the bedroom is a double room with large wardrobe. There is a private bathroom with bath and shower. All facilities available including washing machine, tumble drier, dish washer, ironing facilities, towels and bedding.
    The neighbourhood is largely professional. It is quiet in the evenings and at weekends and it is a quick ten minute walk into the heart of Modbury town where there are 3 thriving pubs, an Indian and Chinese restaurant, bistro, post office, GP surgery, pharmacist, barber shop and hairdresser. There are also individual specialist shops plus a small Co-op store. There is also a thriving church.

  • Tilly gave me a very warm welcome to her beautiful home. The rooms were sparkling clean and I had everything I needed. The house itself was peaceful and quiet and the road also, but it was also easy walking distance into the lovely small town of Modbury. The bedroom was very comfortable and the private bathroom next door was perfect. I didn’t feel I was intruding on Tilly’s privacy as I had the middle floor to myself. We shared the kitchen but I didn’t use it for more than a cup of tea as I was eating with my sister locally for all meals, but had I needed to it was very clean and Tilly had said I could use it if I wanted to. There was a TV in the lounge which I could also use if I had wanted to. WiFi was also available. All in all, Tilly’s place was perfect for my circumstances and I would happily stay again if I needed to.

  • Tilly's house is on a new estate in the attractive little Georgian town of Modbury. The Development where the house is located is very pretty with some great views out towards Dartmoor. This is a relatively new housing complex and the facilities within Tilly's lovely town house are exceptional. She couldn't have done more to make me feel relaxed and at ease. Nothing was too much trouble and I felt at home almost as soon as I'd arrived. The house was spotlessly clean and I cannot think how anything could be improved upon. Staying with Tilly has been a wonderful experience and I cannot recommend her home and hospitality highly enough.

    Mole Cottage is thought to date from the 1800s and lies at the heart of the bustling village of Ermington in the beautiful South Hams area of Devon. Dartmoor National Park on the edge of Ivybridge is ideally located in the countryside, yet within easy access of all main routes. The city of Plymouth is just a short drive away. Bird watching, horse riding, golf and fishing can all be found locally and Mothecombe Beach is just 4 miles away. Shop 2½ miles, pub 400 yards and restaurant 200 yards.
    The cottage is 2 bedroom with a lounge, kitchen, bathroom and dining room. It has a small enclosed garden with outdoor table and chairs. It has been tastefully decorated with quality furniture, Egyptian cotton bedlinen and towels, and has everything you need to make your stay comfortable. The lounge has a woodburning stove with a complimentary basket of wood (Oct - May) , and a Smart TV with a complimentary Netflix account. The cottage has a good speed Broadband suitable for working from home if required. The kitchen is equipped with a gas hob, electric oven, fridge and dishwasher, and there is a washer/dryer and freezer in the utility. For warmer days, there are beach essentials; towels, chairs and picnic rug, plus outside garden furniture, parasol and a BBQ. Bedroom 1 : King size bed sleeps 2 Bedroom 2 : Twin single beds sleeps 2 The garden is enclosed and reasonably secure for most dogs, but those with canine escape artists are advised to supervise their dogs whilst outside. There is a small public field right opposite the cottage for little walks.
    Ermington is a small Devon village, with a pub, a bistro and village shop within walking distance. The nearest beach is 4 miles away at Mothecombe Beach. There are several more beautiful beaches all within 15 miles depending on whether you want a sandy beach or want to go rockpooling. Ivybridge for bigger shops and supermarkets is 3 miles away

A lot of care and attention to detail to ensure that travellers have a comfortable stay. The farm itself is lovely and peaceful. The children enjoyed seeing the animals everyday. We spent most of the time out visiting places, but it was nice to come back to a lovely peaceful lodge. Above all Sarah and Mark are really amazing hosts.....so friendly. I would thoroughly recommend farm for a stay.

  • Lovely base for us this weekend celebrating my birthday. My husband and I met in Devon 10 years ago and we used Carol and Marcs place to introduce our 3.5 month old son to the county! Carol was brilliant with communication before and during our stay and the cake was lovely! Very comfortable stay and close to our favourite restaurant the beach house!! We would definitely return, maybe when our son is a little older so we can wear him and the dog running up and down on the beach!!   • We (me, my husband and two small children, aged almost 3 and almost 6) had a lovely stay in Whitsun week in Jenny’s place. It was well maintained, clean and exactly as advertised. Chris made the check-in pain-free and helpfully provided a bed guard for us to fit on one of the beds in the second bedroom for our youngest who is still in a cot at home. We didn’t need any further assistance during our stay but it was good to know he was there had we experienced any issues. The site facilities are excellent and we used the swimming pool on every evening of our visit, and mostly had it to ourselves or with a few others. The site was quiet, well maintained (lawn mowed during our visit) and very tidy. The location is great for anyone wanting a stay close to the sites and attractions of South Devon. We would definitely consider returning again in the future.

  • We had a fabulous three night stay here last weekend! Very easy and stress free, from checking in to checking out. The lodge was spacious, clean and comfortable and in a fabulous location, within easy reach of Modbury town and the coast. The beds were so comfy and the bedding was of a high standard. The hosts had left us Devon Scream Scones which were delicious, a lovely touch! Good quality tea, coffee and milk also provided. We had full use of the small gym, a large swimming pool, steam room and a sauna, which was a god send on our last day as the weather was horrendous ( nothing to do with the hosts) ! I would also recommend The White Hart Inn, in the village of Modbury which serves fantastic food and wine at very reasonable prices. We are hoping to return in September to sample some more of Devon's delights! Thank you Jenny and Chris

    Marwell Lodge is a beautiful lodge set in large grounds down a quiet country lane. It is beautifully presented with many home comforts for your stay - summer or winter. The lodge is a true getaway and feels miles away from anywhere , however you can walk to a local pub and shop and a short drive to many wonderful beaches. We pride ourselves in customer care and you will arrive to a welcome pack including fresh milk , coffee , tea and a few little treats to welcome you after your journey.
    The lodge is south facing so nice and sunny ! Very peaceful and private. You can relax on the terrace and have the joy of your own grounds. It is well situated for the South West Coastal Path, Dartmoor and country walks , amazing beaches - no need to get in the car if walking is your thing .
    There are many good pubs nearby with great reputations for good food and friendly service . Close to a village shop and nearby Modbury for everyday needs.

There is also a full Sky package which was an unexpected bonus but very welcome for the cosy nights by the fire. The location is gorgeous and we enjoyed some lovely walks up through the vineyards. Although worth noting that it isn't walking distance to anywhere so you do need to drive if you want to pop into Modbury or surrounding villages. We loved our week here and wouldn't hesitate to recommend it.

    The Oak Nest is a wild private area of the farm adjoining a 100 acre nature reserve. We replaced the beloved bell tent with our shepherds hut for 2018 it is off grid and is comfortably furnished with a double bed, nearby private compost loo and alfresco hot shower and covered cooking/washing up area. There is a nearby parachute shelter over a fire pit. An ideal setting for peace, wildlife and outdoor living, but cosy and close to beaches and the moor. Certainly Far From The Madding Crowd!
    The sun comes up over the nature reserve and the shepherds hut has a beautiful view over wildflower moorland. We built it from recycled materials and I use it myself when lambing in March and April. Clean and tidy now for guests but there are tell tale signs of its authenticity if you peer underneath! The mattress is very comfortable and all basic cooking /kitchen requirements are supplied along with tea coffee eggs on arrival. Bedding, linen and towels are provided but we can offer a reduction if you bring your own. We can provide charging for mobile phones at the barn. A decking area with table is a romantic place to have meals and there is a fire pit/campfire area. There is space for friends to put up tents, please ask us about this and we will give you charges at the time. It is also possible to put our little gypsy caravan in the Oak Nest by the shepherds hut for older children or another couple please ask. It is an ideal space for a couple who dont have their own tent but want to enjoy the outdoors. The camp fire area can accomodate a group and there are further compost loos in an adjoining field..
    We are a 45 acre small holding and we adjoin Andrews Wood Nature reserve which is run by Devon Wild Life trust. We are in an area of outstanding natural beauty. Drive to Central Dartmoor is about 30-40 minutes and the beautiful beaches of Bantham and Bigbury for surfing and rockpooling about 5 miles. Transition Town Totnes is about 10 miles away. Sailing is available at nearby Salcombe also about 10 miles.. There is a pub and garage with shop within walking distance.

We fell totally in love with it - so much so that I decided to propose to my fiancé as we lay in bed watching the world go by from the Shepherds hut. The clearing where you stay is totally separate and private from the rest of the farm and although you're only a short walk from the house you feel like you're in your own little world.     Pretty cottage for 5 people, on country estate in South Devon, with indoor pool open all year and heated outdoor pool open end of May until September, a gym, tennis court, fishing lake, walled garden, games room & play area in 28 acres of land to enjoy. Beaches of Bigbury Bay, Thurleston, Bantham & Hope Cove & the towns of Kingsbridge, Dartmouth and Salcombe nearby. Furry friends welcome & safe in enclosed private courtyard. Children are very welcome, also great for a romantic couple's getaway.
    Downstairs is an open plan living and dining area with kitchen. The front door opens out onto an enclosed private courtyard with barbecue and seating area. Upstairs are 2 bedrooms, one double and one bunk room, the bathroom with bath and shower over is upstairs.
    The cottage is in 28 acres of land, for you to enjoy, plus all the facilities. The grounds are beautifully kept. There is a parking space directly outside the cottage for one car, and a guest carpark for additional cars. There is a fabulous pub within 10 minutes walk of the cottage. The shop at the local garage, again 10 minutes walk, stocks everything you could possibly need.
  • What a magical space, the glorious this date with every activity the kids could have wished for. They have the contacts that the table football, tried fishing,, turning inside and outside in a chlorous big heated outside pool, that got warmer over the day with secret hot sprinkling taps at the pan, tennis court which was very good surface, and never too busy. Great to try all the beaches which will further than one might like that still worth going potatoes. Would you take any loved mothecombe and the cafe at South Milton sands.

  • We have stayed at Hope Cottage several times now and haven’t been disappointed. We absolutely love the coziness of the space and all the amenities—kids spend everyday in the indoor pool, and there’s a fab little shop a short walk away with all you could need. The kitchen is stocked though we tried to avoid doing anything more than warming up some delicious Cook mead from the shop. We’ll definitely stay again!

  • What a treat to stay at Penny's hayloft. Spotlessly clean, lovely touches (like the addition oat milk, which I appreciated being vegan). Penny's eye for interior design and her choice of original artwork were a pleasure to be around. The bed was so comfy I resented coming back to ours. Everything was perfect inside and the location was excellent. There was a lovely little area where it would have been nice to eat if we hadn't stayed during Storm Dennis :-) Would recommend highly.

  • We had a lovely five nights at penny's place in January. Great location for exploring south Dartmoor and also some of the beautiful coastal walks south Devon has to offer. The flat has everything you need, super comfy bed, lovely bath and shower and well equipped kitchen. Thoughtfully decorated and perfect for a relaxing break. It's a converted barn so almost all the natural light comes through the skylights but this just made it very cosy in the winter. Also bonus of some fresh eggs left out was a lovely surprise. Thank you for a great stay!

Penny was a fantastic host who was always on hand to help with any questions we had, and she gave us some brilliant recommendations for pubs and walks in the surrounding areas! The Hayloft is close to Noss Mayo, where there are so many lovely pubs - we did a long walk along the coast and into Noss that I’d really recommended for a sunny afternoon. The space was truly beautiful, modern and bright - the bed was so comfortable and the bath was also a definite highlight. There’s also a tennis court which is a fun touch!

As the night sets in, enjoy a glass of wine whilst wrapped up in a fleece throw provided and simply stargaze to the sound of owls hooting. Our pretty timber cabin is situated in a private location surrounded by fields but only a stone's throw from the heritage market town of Modbury.
    The cabin has two cosy bedrooms each with a standard double bed furnished with crisp cotton bed linen and with thick, fluffy white towels. One bedroom has an en suite shower and wc and there is a separate bathroom. The light and airy living room has comfortable sofas and is equipped with free Wi-Fi, TV/DVD player, Roberts digital radio, board games, books and a selection of DVDs for you to enjoy. The well equipped kitchen has a washing machine, tumble dryer, double oven, hob and a fridge freezer. There is a kettle, toaster and Nespresso coffee machine for your use. Olive oil and a selection of herbs are provided and enough muesli, milk, coffee and tea to get you started. French windows open from the dining area and take you to the decked terrace which has table and chairs and a gas barbecue. The cabin has central heating making it perfect for use all year round. The Nest is on a farm property so there is plenty of parking available.
    The Nest at Little Sheepham, is perfectly situated equidistant between the fabulous South Devon coast and glorious Dartmoor so for those of you who find it difficult to decide whether to go for a country holiday or a coastal holiday, this is perfect; you can have both! Our pretty local town of Modbury has a Co-op, butchers and delicatessen and is a lovely place to wander and explore the interesting shops, galleries, cafes and pubs. Treat yourself to coffee and cake at one of the cafes or visit the ancient Exeter Inn for lunch. Spend time at our favourite beach ( 15 minutes away) at the entrance to the Erme Estuary, part of the Flete Estate where parts of the films Sense and Sensibility and International Velvet were filmed. Bantham and Bigbury Beaches are 20 minutes away. The beautiful coastal town of Dartmouth is only 25 minutes drive away. It is easy to spend at least a day looking around the eclectic collection of shops or taking a boat trip up the River Dart to Dittisham or as far as Totnes. Dartmouth has some great restaurants and pubs. The pretty harbour town of Salcombe is a mere 20 minutes drive. If the sun is shining, take the passenger ferry across to Mill bay beach. Totnes makes for an interesting day's shopping in particular on Fridays when there is a colourful market in the morning. There are some wonderful coastal walks locally, some in particular offer the opportunity for a circular walk with a lunch stop at a pub! Take a trip onto Dartmoor and enjoy the wilderness but drive carefully as the native ponies, sheep and cattle roam freely. There are some amazing walks on the moor for all abilities from a short gentle stroll to a decent day's hike. There are some lovely villages to visit on the moors and some great cafes, farm shops and pubs to grab refreshments. We are only 10 minutes from the A38, making us not only easy to get to but also making a day trip to Exeter or a lunch at Rick Stein's in Padstow, Cornwall a real possibility.

From beach to Tor, our base is ideally placed: a short drive to the coast, as well as 15 minutes to Ivybridge, the doorway to Dartmoor. Modbury itself is a quaint market town with three pubs to explore, all within walking distance of our front door. Includes breakfast.     Based on a quiet road a few turns off the high street, our home is within walking distance of everything Modbury has to offer. Our house is an upside-down house, with our guest rooms and private bathroom based on the ground floor, with our living space on the 1st and 2nd floor. Our main guest room (pictured) is a light, clean, roomy bedroom with a double bed. There is ample space to unpack, with a tall wardrobe and a chest of drawers. The window looks out onto our very quiet street and feels very private. In winter, you won't be cold, with central heating and extra blankets provided for your comfort if needed. If we are in during the evenings, you are welcome to join us enjoying our open fire in the living room. In the summer, we can provide a fan if sunny Devon gets too much for our guests! You may also feel free to take advantage of our 1st floor sun-trap terrace. Free parking is available on our street, with an often unused spot directly across from our house. In the rare occasion this is filled, you can find other free spaces on the nearby streets. As mentioned above, we are pet friendly and have our own Cocker Spaniel puppy. The dog is not allowed in the guest room and is kept separately upstairs, so interaction can be kept to a minimum if required. Included in your stay: - Free fast WiFi - Continental breakfast with fresh fruit (let us know if you have any dietary requirements and we will try to cater accordingly).     Modbury is a charming small market town, with a quirky edge (proudly claiming to be the first UK town to ban the use of plastic bags - since 2007!) With modern amenities such as pubs, takeaways, art galleries and cafes, Modbury is also steeped in history, the town itself having been recorded in the Doomsday book. Modbury means "meeting place" in Old English. Modbury is ideal to access everything that South Devon has to offer: A walkers paradise, with Dartmoor, the South West Coast Path, South Devon Area of Outstanding Natural Beauty, and a variety of heritage trail walks around the town itself. If it is the sea that draws you, you cannot beat Bantham, Bigbury on Sea and our personal favourite, Mothecome - all a short drive from Modbury.

    A lovely barn conversion in the heart of the South Hams. The barn is close to the popular beaches of Bigbury and Bantham and a short drive into Kingsbridge, Modbury and Salcombe. A beautiful private garden with a great view of the countryside. The barn has a log fire and a large open plan, relaxing living space. The barn has 4 bedrooms (2 double beds, 2 single beds and 1 bunk bed). The barn is ideal for two families of 4 or can sleep up to 8 comfortably. A great base to explore the South Hams.
    A fabulous spacious barn conversion with a vaulted open plan living area with large kitchen and lounge space. Very light with amazing views over the countryside. Downstairs the bedrooms are light and two rooms have doors outside to the garden space.
    Close to Modbury and Aveton Gifford both have good pubs and Modbury has supermarkets and lovely cafes. Aveton Gifford has a lovely post office and pub. Slightly further afield you have Kingsbridge and Salcombe which are fantastic towns with plenty to do. You will ideally need a car as the barn is remote (which is great) but close to the main road so easy to find.

  • The barn is stunning! Such a lovely huge open plan living space upstairs and bedrooms and bathrooms downstairs. Amazing outdoor area which I can imagine is perfect for long summer evenings out there with a firepit going. We used the log burner to make it nice and cosy for our stay. Communication was fantastic the whole way through- we had a couple of blackouts due to power outages in the area on the Saturday and they were very responsive and helpful. Would definitley recommend staying here- very close to Dartmoor zoo and not far from the coast either.

Wood burner (Wood provided FOC for 2 nights.) Heating, in the colder months will be on from 7 am until 11 pm at night although you will be able to alter the temperature for yourselves. Tea, coffee, loo rolls & soap all provided.

  • This gorgeous 2 bed cottage is just beautiful. It represents Suzi to a tea: its spotlessly clean, well presented and such gorgeous little touches. Suzi is helpful and kind and this is reflected in her house. It had literally everything! I’m an avid cook and held a New Years meal for 4 people, and had everything I could possibly need. We took our five year old son who also loved this cottage. Plenty of space, super comfy beds, well equipped with washing machine, dishwasher and gorgeous log burner. Simple nice touches with throws, essentials in the kitchen, homemade scones, tea, coffee, bread, oil, cling film, cereals, milk she just couldn’t have possibly done more! Even toys for our boy. We were all very sad to leave and would love to come back!!

The house is warm and beautifully furnished, the kitchen is well equipped. Ermington is a good location for exploring the countryside and also visiting Plymouth. There is parking in the square outside the cottage (although it was a bit busy with vans working in the daytime at the nearby pub). We never had a problem getting a space.

    Close to Bantham Beach, Bigbury-on-Sea, Salcombe and Kingsbridge, this fully-equipped high quality Shepherd Hut is set in a tranquil location with stunning views across to Dartmoor. Now with private hot tub adjacent to The Hut, offering a perfect place to enjoy sunsets or starry skies. The Hut is ideally situated in South Devon and offers a peaceful rural retreat with close proximity to many Devon beaches and towns.
    Uniquely situated to visit all the South Hams beaches, towns and villages, private and secluded but not remote. A 10 minute walk from The Hut up the lane will take you to the main road where you can catch a direct bus to Dartmouth along the stunning coast line passing through Slapton, Strete, Stoke Fleming and Blackpool Sands. At the top of this lane also is the Church House inn – a 13th century former monks’ house with a great selection of food and wines. Other dining options nearby include The Oyster Shack, The Sloop at Bantham, Britannia Shack at Beesands, The Crabshell in Kingsbridge as well as other excellent eating places in Salcombe and Dartmouth. The Hut has a fully made-up double bed with a pocket spring mattress and duck down quilt and pillows for a comfy and cosy night. The bed just folds up against the wall to reveal a generous living space with table and benches. The toilet/shower room is plumbed in with a “proper” toilet and shower. The well-equipped kitchen unit incorporates a 2 ring hob, combination oven, microwave and grill, a small fridge and sink, [as well as crockery, cutlery, glasses, toaster, kettle etc.]. The wood-burner offers additional heat and cosiness if required in cooler months. Set in the corner of a large 5 acre plot The Hut is totally private and away from the owners’ accommodation. Ample parking [a short walk along a path] is provided as is a useful storage shed next to The Hut to maximise your space inside. The Hut now has it's own hot tub, which is perfectly situated to enjoy a tipple whilst enjoying spectacular views across open countryside to Dartmoor. As well as the hot tub, outside The Hut is plenty of space to unwind with lounger chairs, picnic table and chimenea. There is ample room to pitch a tent for additional guests by [small extra cost by arrangement] but please note there are no other toilet or shower facilities available.
    This is a beautiful place to live, a gem we found a few years ago and have gradually been transforming into our forever home.   • We had the most wonderful stay here and I would recommend it to anyone (in fact I will be!). Alistair and Siobahn are such lovely hosts, they really go above and beyond and are so easily contacted when/if needed. The place itself is so cute and has everything you need plus a hot tub!! We came for a long weekend for my boyfriends birthday and it’s a perfect base to explore the local area - it’s only a £20 taxi home from Salcombe if you fancy a few bevs. The pub that’s a ten minute walk is lovely too with great food and friendly staff. Thank you so so much, we loved it ❤️

The main house is extremely old and has loads of character and appears to be part of a farm, I didn't get the chance to meet the hosts but Charlotte communicated extremely quickly to any queries.   • Sarah and Mark were both lovely hosts, and very approachable. Their place is amazingly great value for money, we attended a wedding at Shilstone house which was really not that far. About 10 minutes drive max. Being from a city we struggled with the windy Devonshire roads but once the journey was done a few times you easily remember the routes. We also left our little boys rucksack within the caravan which they immediately called us once they found it. Unfortunately too far away to turn round but the hosts are agreeing to post it to us! - what more could you ask for? Comfy beds, lots of leaflets on things to do in the area and an easy to use kitchen. Amazing place and will remember this one to pop back and stay again. Thank you Sarah and Mark.

Chain House dates back to the 17th century and is located in the heart of Modbury, in the beautiful South Hams area of South Devon. Whether you're visiting Modbury for a particular event, for a relaxing short break in a beautiful area, for a family holiday close to Devon's stunning beaches, or for a more energetic outdoor holiday, Chain House provides the perfect venue for your stay.
    Lou's family have lived in Chain House since 1960, and in recent years we have restored the house to make it both extremely comfortable and easy to live in, while at the same time retaining all of its original character, features and architectural integrity. At the back of the house, which dates back to Tudor times, we have created for our guests an entirely private and spacious self contained wing which overlooks, and is immediately adjacent to the lovely walled garden. - The guest wing is attached to the main body of the house but has its own entrance/front door from the garden side, it's own very well equipped kitchen/diner and an elegant and spacious drawing room. - There are three double bedrooms and altogether we can sleep up to eight people. On the top floor Bedroom One is a particularly gorgeous and huge room spanning the full length of the building. It has an ensuite bathroom, and a separate single bed as well as a king size bed, should it be needed for 'family' accommodation. Please note that due to architectural constraints this bedroom is not accessed via a conventional door, but has a heavy curtain at the bottom of its own staircase, separating it from the lower floor for privacy. Bedrooms Two and Three are on the first floor below. Bedroom Two is slightly larger with both a double and a single bed once again allowing for extra sleeping space. Bedroom Three has one double bed. These two bedrooms share a very well appointed bath/shower room. - TV, WiFi, Hairdryers, Tea/Coffee making facilities, are in all bedrooms. - Perfect for any guests - walkers, surfers, sailors, golfers, or just plain relaxing. Chain House offers space, warmth and comfort throughout the year, located in the heart of vibrant Modbury, yet providing a quiet haven of peace and tranquility. The surrounding countryside is stunning, designated an area of outstanding natural beauty, and the views from the house open across the rooftops to meadows beyond. It is perfect for small family gatherings, or groups of friends to relax and explore the area. MODBURY: Lying sandwiched in a hollow between the South Devon Coast and Dartmoor, rimmed by gently undulating hills and meadows, Modbury is a small and ancient market town. It has a long and interesting history. In the Civil War there were two battles in Modbury, and it has origins tracing back to the Saxons. The name Modbury derives from the Saxon 'Mootburgh' meaning 'meeting place.' The Modbury of today is very much a 'living' and vibrant small town, with a real community spirit and feel.     There are spectacular walks straight from the house, meandering through the surrounding hills and valleys. Within a short drive the splendours of Devon unfold. 300 miles of coastline, with Modbury itself lying approximately four miles from the nearest beach and the South West Coast Path. A few miles to the North you can visit and enjoy the craggy beauty of Dartmoor National Park. The area is particularly attractive for those who enjoy the outdoors, with a myriad of activities including sailing, surfing, riding, golf, and walking/hiking. Culture and history are incredibly rich and diverse in Devon. There are more National Trust properties than any other county, ranging from medieval cottages to the Lutyens' Castle Drogo, the last castle to be built in Britain. The South Hams has become a gastronomic destination in its own right, with local producers of cheeses, meat, fruit, vegetables and more recently wines as well, featuring prominently in our shops and restaurants. Visits to the Farmer's Market in Kingsbridge and the famous Markets in Totnes and Tavistock are a delight not to be missed. The wider area also boasts a growing number of Artists and Artisans, and there are regular exhibitions throughout the year.     The Dairy at Middle Nuckwell is a one double bedroom property, with a luxury double sofabed in the lounge, so would sleep 4 people comfortably, and is detached from the main farmhouse. The Dairy is a traditional stone built property (the original dairy to the farmhouse) and has been recently renovated to the highest standard and includes a fully fitted kitchen, luxury bathroom with walk in shower, underfloor heating, wood burner and private courtyard area, which includes dining set and BBQ. There are horses, chicken and ducks on the property, and you are welcome to collect your own eggs for breakfast. The property has amazing views over a beautiful, peaceful valley. The Hayloft at Middle Nuckwell is also available to rent if you require space for more people.
    Nestled in the heart of the South Hams (Area of Outstanding Natural Beauty), the property is nestled in a beautiful valley. There is a tidal road and estuary within half a mile and there are public footpaths and bridleways nearby, so the location is perfect for walkers and mountain-bikers. Bantham Beach (voted one of the best beaches in Europe by Lonely Planet) is about 3 miles away, so the property is perfect for surfers and water sports enthusiasts. The property is set in the heart of the South Hams so there are numerous sandy beaches and coves to explore. The market town of Kingsbridge is about a mile away, where you will find numerous amenities including supermarkets. The yachting town of Salcombe is also very close by, providing water sports, shopping and many restaurants. Dartmoor National Park is also close and can be seen from the property in the distance.

Easy to contact also, they even politely gave us some foil that we’d forgot to buy from the shop! (It’s only a 10/15 minute drive to Tesco.) Perfectly appointed in the home for self catering, pretty much everything you could need, and the family hens kindly allow free eggs! Unfortunately on our stay the lights outside had just been blown so was pretty dark navigating down to front door and hot-tub, it really is huge, thought there may have been a view from there in daylight but not. Location off the beaten track (literally) but local amenities are good and fantastic beaches/places to visit nearby.

    My place is close to Modbury, South Devon. You’ll love my place because of its peace, rural location and lovely views. Close to Kingsbridge, Salcombe and South Hams coastline walks.. My place is good for couples, solo adventurers, and business travellers.
    The apartment is a self contained wing of a devon longhouse, in a quiet setting one mile from Modbury; a lovely place to retreat , with books, open fire and TV available. Nights are quiet (apart from the occasional barn owl) and the lack of light pollution means you can see the myriad stars. Modbury has three pubs, all serving food, a bistro and two takeaways. It's a friendly, all year round community. The towns of the south hams (Kingsbridge, Salcombe, Totnes) are all within easy reach, and Dartmoor is fifteen minutes to the north.
    Beautiful devon countryside surrounds us. Our neighbours are south devon cattle on one side, and horses on the other. Modbury is an attractive Georgian town which was the first town in the UK to go 'plastic free', over five years ago.

    Stay in our home with us for a warm, relaxed and comfortable start or finish to moorland walking and a traditional breakfast to set you up perfectly. Our house is a 10 min walk away from Ivybridge train station and a 5 min walk away from the start of the Two Moors Way. Guests have sole use of a living room/conservatory and are welcome to use the kitchen at any time to make hot drinks.
    Our home is a four bedroomed, detached house within a stone's throw of Dartmoor and the start of the Two Moors Way. We also have a twin room, Bracken as well as our single room, Gorse. A bathroom with powerful shower and bathtub is shared exclusively by the three rooms. Guests are very warmly welcomed, and we are only too happy to recommend local establishments and attractions. Pubs and restaurants can be reached by foot from our home. Ivybridge also has a leisure centre and pool open to all, and a library and cinema. There is also a beautiful, quiet woodland river walk less than five minutes away by foot from us. We are within half an hour's drive to the South Devon coast with many incredibly beautiful beaches.

They were friendly and attentive hosts and went out of their way to make sure we had everything we needed for our stay (the cake was much appreciated!). Our room was warm, comfortable and clean; a real luxury after spending 10 hours running the trails in the rain! We didn't take up the kind offer of a cooked breakfast as we had to hit the road early but they had a great selection of cereals, porridge, fruit and freshly made bread.   • Stayed at Cheryl’s place for work purposes. Excellent communication and very accommodating as I was travelling a long distance on the first day. I wasn’t there much apart from in the evenings to sleep . The owners always greeted me when I came in and made me feel comfortable. Both Cheryl and her husband are very nice and makes you feel at home. The place is very clean and quiet . It was perfect for me.

    Set in the beautiful Devon countryside, cosy 1 bedroom property with amazing views, 3 miles from the fantastic surfing beach at Bantham, close to Kingsbridge in the heart of the South Hams. Lovely traditional pub within walking distance.
    Kitchen and bathroom completely refurbished - Under floor heating, walk in shower and luxury kitchen - all brand new for Easter 2017 - The Hayloft at Middle Nuckwell is a one bedroom property, with a luxury double sofabed in the lounge, so would sleep 4 people comfortably, and is detached from the main farmhouse. The Hayloft has been recently renovated and includes a fully fitted brand new kitchen, modern brand new bathroom, and private decking area, which includes outdoor sofa, dining set and BBQ. There is also a hot tub on the patio. The garden backs onto a paddock which has horses grazing. There are also free range chickens and ducks - you are welcome to collect your own eggs. The property has amazing views over a beautiful valley. The Dairy at Middle Nuckwell is also available to rent if you require space for more people. Thanks
    Nestled in the heart of the South Hams (Area of Outstanding Natural Beauty), the property is nestled in a beautiful valley. There is a tidal road and estuary within half a mile and there are public footpaths and bridleways nearby, so the location is perfect for walkers and mountain-bikers. Bantham Beach (voted one of the best beaches in Europe by Lonely Planet) is about 3 miles away, so the property is perfect for surfers and water sports enthusiasts. The property is set in the heart of the South Hams so there are numerous sandy beaches and coves to explore. The market town of Kingsbridge is about a mile away, where you will find numerous amenities including supermarkets. The yachting town of Salcombe is also very close by, providing water sports, shopping and many restaurants. Dartmoor National Park is also close and can be seen from the property in the distance.
  • The location is fantastic, local beaches nearby recommended by Katy were lovely. Great space, underfloor heating was a welcome addition and the hot tub and balcony area was beautiful to sit and watch the stars. Very clean, would definitely visit again!

  • An amazing weekend stay here! If you need to leave the house you will probably need to drive as the country lanes are very narrow. Hot tub was so relaxing and the hayloft was really homely. Friendly horses next door. Bring milk if you want a cuppa. Would definitely recommend to a friend! Thank you Katy so responding via message to us and making everything so easy!

  • Had a great 2 night stay at Katy’s place, location is fab if you want something out of the way in the middle of nowhere. The air bnb itself is next to the main house but very private. The hot tub and terrace outside are not overlooked so it felt like we were completely on our own which was lovely. The pictures don't do it justice as there was a lot more space than we were expecting, and the house was super clean and modern. Just a tip if you're a light sleeper you may be woken by the roosters but in general we couldn't hear a thing it was so quiet around. Overall would be very happy to stay again!

    A small room with comfy double and one single bed. Ideal for a couple & child, or friends sharing, in a rural thatched farmhouse. We adjoin a nature reserve and regularly hear owls from this room! The bathroom is private & across the hall. Tea etc
    The farm house is built from straw bales and timber frame and runs mostly on solar power for heating and hot water. The Owl Room is on the first floor up fairly easy wooden stairs.There is a small chest of drawers and tea and coffee making in the bedroom.
    We adjoin a beautiful nature reserve and have much wildlife on the farm, owls, crows, ravens, finches, warblers, dormice, bats etc We are about 5 miles from the beautiful sandy beaches at Bantham and Bigbury good for surfing and rockpooling.
