'Green Loanings' is a beautiful, detached country house in an area of outstanding natural beauty with amazing views and gardens on the border of Kent and Sussex. Set privately in 5 acres, the house is close to Tunbridge Wells and the Ashdown Forest. It is under 1 hour on the train from the nearby station Eridge to London. Brighton is about 40 mins away by car or bus. The house is ideal for families (with kids) and groups looking to celebrate a special occasion responsibly.
Guests can use all spaces in the house and gardens. The house is completely secluded with no visible neighbouring houses. The house borders an apple farm with lovely walks.
Royal Tunbridge Wells is 5 miles away and is pretty and tranquil spa town. The Ashdown forest is 5 miles in the other direction providing wonderful walks and views of the South Downs.
  • The house was amazing with plenty of space to host 4 families including 9 children. The pool house was fantastic with a heated pool including a wave machine, night lighting, spa jets, music system, large TV and lots of seating. The garden, backing on to an lovely unobstructed view, is massive with a swing, basketball stand and 2 football goals providing plenty of outdoor activities for the family, as well just great to walk around. The house itself has a beautiful spacious master bedroom (all double bedrooms are large) with another highlight being the annex room which was great for the bigger kids to entertain themselves. The dressing up box for the younger ones was an unexpected bonus. In short, it was a superb house which I highly recommend. Ben and Lucy are great hosts and were on site to greet my family on arrival, there was also good information about the area and amenties to make sure we could make the most of our stay. Thank you Ben and Lucy!!

    Arriving here is like arriving in a little part of heaven - what a magical place! Situated among the apple trees, the holiday cottage has it's own decking area with hot tub/bbq and fire pit, with the most fabulous views of the Kentish countryside.
    The entrance to Little Oak is up the wooden stairs on the outside of the barn. The holiday accommodation is found on a single floor and encompasses the living/sitting room, kitchen, double bedroom and white tiled bathroom with hand basin, wc, bath and shower attachment. Little Oak is situated in the grounds of my house and although we have pets and children, we are respectful with your space. A great addition to Little Oak is the hot tub, which is for you to use during your stay and is available all year up til 8pm September til March and 9pm for the rest of the year. You have your own private decking area and new for 2018.. your own Mediterranean patio area. On a warm summer evening the fire pit gives you that little extra bit of heat, so that you can sit outside and chat surrounded by nightlights and enjoy the night sounds. With a fabulous welcome pack to enjoy and countryside all around, this holiday cottage is ideal for a holiday or short break. Just take your book and relax in the shade of the garden or pack a small rucksack and enjoy exploring the many footpaths in the area. CHECK IN : 4pm CHECK OUT: 10am Its so peaceful and relaxing here, so ideal if your looking for a real break and need to re-charge your batteries…...
    Its very peaceful here, perfect if you have a hectic life and want to unwind and relax, but we're also very fortunate to have lots to do on our doorstep, like Hever Castle, Penshurst Place, Groombridge Place, Lingfield Race Course..... as well as lots of lovely country pubs, like The Rock in Chiddingstone Hoath, The Bottle House in Penshurst, The Hatch in Colemans Hatch, The Dorset Arms in Withyham....

  • An absolute amazing beautiful place set right in the heart of the Kent countryside. My partner and I booked Pips place for our anniversary and it was by far our best decision. Pip is so welcoming and I kind of left the place wishing I could adopt her as my mum 😊 While she is happy to help, she is also completely respectful of privacy. She recommended a few nice pubs and even put us in touch with a local cabby who picked us up within 30mins everytime. Nice special touches include a hot tub. Fresh OJ and bacon and eggs for the morning. We can't wait to come back in the summer Nick and Lea

    Bardown is a 90 acre working farm with panoramic undulating views. Sleeping 16, our Sussex barn is converted into 3 cottages each with its own living area and kitchen but with enough room in the middle cottage to all eat and relax together. Enjoy our warm outdoor pool or try one of the many beautiful local walks. It's just an hour by train from London direct to Stonegate station. Bardown Farm is the perfect location for family and friendship groups, business get-togethers and activity retreats.

  • Alison was a great host and incredibly welcoming and accommodating, even when it was an inconvenience! An amazing house with incredible views and a great pool. We had a hen party here and the cottage was perfectly kitted out with every utensil you could hope for in the kitchens, and TVs all over the place for downtime. Lots of space and didn’t feel crowded at all. Perfect as well as the rooms were all 2 single beds so plenty of privacy. It’s a great location if you want the remote beauty of real English countryside.

The middle cottage was big enough for 12 of us to sit and enjoy dinner together. A perfect location for three generations of family to enjoy a weekend away.

  • We were a party of 14 women celebrating 40th, 50th and 60th birthdays. The location is great with fabulous views over the countryside. We rented the whole barn and each of the 3 cottages have well equipped kitchens and comfortable bedrooms. We loved the visits from the chicken and dogs and enjoyed feeding all our scraps to the pigs. Weather was fab and we enjoyed the use of the outdoor pool which is heated. Took a nice walk around the lake and sunflower field. Alison is a lovely, friendly host who gives you privacy. Would say accommodation better suited for 12 people as sofa beds not very comfy but apart from that it was a fabulous stay.

    The Hive is an open plan contemporary building set in the heart of Kent within easy reach of London and The Coast. Pool is heated June to September only.Historic castles and well known gardens of Kent and Sussex are nearby. The house is in a rural setting with great walks and some excellent pubs along the way. Royal Tunbridge Wells is a short drive. Doggy charge £20 per stay.
    The Hive is an open plan space designed with surrounding nature and organic bee keeping in mind. Please note the bedroom is mezzanine reached by spiral staircase. It is very romantic but perhaps not everyones choice of sleeping arrangements. Kitchen is fully equipped with everything and guests are welcome to use the Bar, just replace what you consumed.
    Best of both worlds, country and town, all yours. Plenty of castles to explore too. Hever and Penshurst Place are our favourites. Royal Tunbridge Wells is a short drive away and offers plenty of eating out and shopping options. Some excellent pubs are walking distance away and you can bring your dog too. London is an hour train journey, Brighton and the cost about the same by car.
  • We had a great stay at Stella’s Airbnb the location is beautiful with lots of walks close by. The interior is very stylish and lovely for a few days away. Stella and Kevin were wonderful hosts and even bought a bottle of Prosecco for my girlfriend with a little card left on the doormat the day of her Birthday. So thoughtful of them! There’s a pub (The Hare) which is a 15 min walk away and the foods really good. We’d defiantly recommend it if you want to get away from the hustle and bustle of town life and relax in a beautiful setting.

    The suite includes a stunning 50 ft living room with a dining table, grand piano, underfloor heating and a 10 ft cinema screen with film server offering over 6000 films. The stylish bedroom has a luxurious ensuite: perfect for relaxation with a deep jacuzzi bath for one. Tea/coffee(+ toaster and fridge). There are no cooking facilities (no kitchen). Your own car is needed. Takeaway available at local pub. Early arr/late dep: £10 per hr, please ask if available.
    The wing is on the ground floor and includes an open planned 50ft living/dining room and a separate bedroom with ensuite. There is no kitchen access with this suite. The living /dining room is set up with a grand piano, cinema screen and large writing desk one end and a dining area the other end. In the centre of the room is the TV with sofas and comfortable arm chairs. The dining area includes a large dining table, small fridge, cabinet with wine, champagne and water glasses, crockery and cutlery, kettle and toaster. Tea, coffee, milk provided. Local pub does takeaway and delivery. There is a film server with over 6000 films to choose from to watch on the cinema screen. Accessed from your private living/dining room, on the ground floor, is a bedroom with stunning en suite bathroom with 2 basins, walk in shower and a sunken 'Japanese style' soaking bath for one person, deep and square (1mx1m). TV and King size bed made with Egyptian cotton linen. A feature of the property is the original Victorian stable doors which can be left open or can be closed to provide black out for the bedroom or for watching a film on the screen. The inner courtyard can be used for access to the property only. The front of the stables has a table tennis table and an outdoor draughts board, both available for your use. This area can also be used to sit and enjoy the sunshine, or the lawn adjacent to the property.
    The Stables is set within a 50 acre estate surrounded by stunning countryside. There are 3 other properties on the estate, along with woodland, fields and lakes. Mayfield (1.5 miles) is a pretty and bustling ancient village with tea rooms, butchers, delicatessen, bakery, grocery shop (open until 10 pm), wine shop, clothes shops, gift shops and a magnificent medieval pub. It was awarded 'Best Village in Britain' by The Times (13/3/17) We are 18 minutes from Tunbridge wells, 30 minutes to Glyndebourne and 20 minutes from Buxted Park.
  • Such a lovely space - the cinema screen and hot tub bath make it really special. Incredibly clean and has a luxury feel. Theresa even sorted balloons, chocolates and petals making it extra special. Just take note there is no microwave- a fridge, kettle and toaster are all there but not a “kitchen” as such. Would definitely stay again and have already recommended it to some friends!

Set in the heart of the glorious East Sussex country side, situated in semi ancient woodland, yet only a minute or two drive from the pretty village of East Hoathly. Our rustic cabin is fully equipped to make your stay as comfortable and enjoyable as possible. Whether you're escaping for a relaxing stay, a romantic weekend, taking a ramble through the country side and Weald Ways or a spot of fishing.
    Inside our Little Cabin you will find a beautifully rustic style living area, light, airy and comfortable. The handmade log bed adds a lovely feature to the room. The breakfast bar and fitted kitchen gives all you foodies everything you need to make any stay just perfect. The lovely large walk in shower, WC and sink all add to the comfort of your stay (we provide the towels). In the winter you can snuggle by the log burner, whilst in the summer you can sit outside on the lovely large deck that over looks the lake. The lovely view of the lake through the windows and double doors allows you to see the wildlife that is forever bustling about. Our lovely Canadian Geese return every year to have their babies are always a pleasure to watch. The bluebells appear in Spring and bursts into life! What ever the time of year the cabins always a pleasure to be in.
    If it’s at all possible to get fed up sitting by the waters edge, sipping your favourite drink in the most stunning setting or watching your favourite films by a cosy crackling log burning fire, then there are literally hundreds of other pursuits and activities, after all you’re in the beautiful south. There are plenty of local walks directly from the Cabin including the Weald Way and many others if you fancy a drive in the area. There are many local pubs within a short drive that will satisfy any foodie. We can recommend a few on your visit. The seaside is also close by: Brighton is a 25 min drive, Eastbourne is a 30 mins drive and Seaford 25mins, the Seven Sisters Country Park. The historic county town of Lewes with its many shops, cafes, pubs and antiques is only 15mins drive. Alfriston village is like stepping back in time with its chocolate box cottages and shops and Glyndebourne Opera House is only a 16 min drive.     Deer Cottage - a rustic cottage set in the grounds of a wonderful garden and backs onto the woods, yet 5 mins from Tunbridge Wells. The property is on the edge of a 3000 acre estate, where deer and rabbits hop about, Ideal for families and dogs are very welcome too. Further accommodation for up to 4 available listed on airbnb under Bohemia Barn Cottage. two bedrooms one on a mezzanine. Has own courtyard. Also extra accommodation in bell tents available.
    Just an hour from London, Deer Cottage is 2 separate dwellings next to each other; a bathroom and 2 bedrooms - a super king bed in a large room & a small twin/double room. The other building has a fully equipped kitchen and sitting room with a log burning stove. This arrangement works well when one party (i.e. children) have gone to bed and the other can stay up without worrying about noise. Plenty of parking There is a south facing terrace overlooking our pretty garden and a large expanse of lawn. It gets sun-drenched in the afternoon and evening, a perfect place for a BBQ and hanging out together, where wisteria climbs around a shaded overhang. The bathroom has a bath and shower above the bath. This is a unique property where you can be left to your own privacy, yet there are other people around - alone but not lonely! Simon and I live in the main house opposite Deer Cottage and we have people living in the Old Kennels and other converted outhouses, further away from the house.
    Tunbridge Wells is a beautiful spa town with great pubs, cafes and restaurant and shopping. There is often a jazz festival or arts festival on. We can recommend local places to eat at and also to visit, such as Penshurst Place, Groombridge Place, Sissinghurst Garden etc.

The quirky layout with lounge and kitchen in one cottage and the bedrooms and bathroom in the next one really works for us, and we instantly relax on arrival. Such a beautiful place to walk, a lovely farm shop very close, and you cannot fail to soak in the countryside.   • This airbnb is great for a number of reasons. It's very close to Tunbridge but has the feeling of being remote. Though you're near a main road, the house itself feels secluded because you're up a long drive. There's lovely nature surrounding the airbnb. Although it wasn't clear to us from the description that the kitchen and living room are separate from the bedrooms, this in fact seemed a plus because it meant one of us could stay up watching a film while the other went to sleep without risk of disturbing. The rooms themselves are lovely and Celia's daughter was kind enough to light a fire for our arrival. A very friendly family. Plus breakfast things - eggs, bread, etc. - for the morning. Highly recommend.

    Pekes Wing is part of our 'Distinctly Different' Pekes private estate, centred on its ancient Tudor Manor House, and including other picturesque buildings like the old double-Oast House. Guests in the Wing can enjoy facilities such as the heated indoor Swimming Pool and Tennis Court, and stroll around and enjoy the extensive gardens and parkland. The Pekes estate, well away from any road, is set deeply into the very quiet and peaceful Sussex Weald farm lands (organic - no sprays), and has beautiful views across ancient unspoiled countryside. Beyond that there is the stunning coastline, the seaside towns, historic places like Battle and great houses and gardens. For children there are two nearby exciting adventure venues, as well as farms to visit, etc. East Sussex has great charm, and Pekes is very much part of that. The Wing adjoins but is separate from the Manor house; if both houses are taken the connecting door can be opened. It is very peaceful and snug, and has a charming 'column garden' to sit out in.
    The immediate neighborhood of Pekes is the Sussex Weald with its numerous footpaths and lanes running through ancient farmland and many little woods. Just a few miles away is the South Downs National Park, incorporating the stunning Seven Sisters chalk cliffs, wonderful sheep-grazed downland, lovely natural beaches, charming villages and some lovely houses - all of which has inspired artists and writers for nearly 200 years. The seaside towns of Eastbourne and Brighton are not far off, and it's a short drive to historic Battle, and the fateful events of 1066.

  • Having just returned from a weekend with a couple of girls friends in The Wing we are in awe of what a fabulous place Pekes is. The perfect place to unwind and get away from it all, leaving the stresses of family life and work behind. We loved the fabulous architecture, period furniture and artefacts that filled our home-from-home. As we sat in the hot-tub and then swam in the pool surrounded by lush foliage and mosaics we had to keep pinching ourselves to check it was real. Next time we'll be sure to make use of the sauna too. The Wing contained everything we needed for the weekend - milk was in the fridge on arrival and there were enough logs in basket to enable us to have a roaring fire on the first night. Kildare checked in on us the next morning to see if everything was alright and brought us more logs for a reasonable cost. Pekes really is a hidden gem of a place. We promise to return as soon as the opportunity arises.

  • Our family really enjoyed the week we spent in the Wing at Pekes. It was very spacious for the five of us. It was a bit cold, but we turned the heating up and the beds and duves were very warm and comfy so we weren’t cold at night at all. The kids loved the heated pool. The location was perfect for us, quick drive away from the seaside. Also we went for walks in the local area and had very nice Sunday lunch in the local pub, The Gun . We had a great holiday all together.

  • The Pekes is a gem of a place in the Sussex countryside, and the grounds are absolutely beautiful, especially the swimming pool nestled inside a magical greenhouse. We had some confusion with guests staying in the main house next door to the Wing, which wasn't great, but Kildare and his team were very responsive, and his staff even gave us a lift to the station the following morning rather than letting us book a taxi. The team was keen to know that we were comfortable and happy, and that makes us want to return.

    Our large detached house is in a very quiet area just 7 minutes drive from Mayfield (and its prestigious girls school) and conveniently located for Eastbourne, Brighton, Royal Tunbridge Wells and surrounding areas. Heathfield is just a short drive away where several boutique shops, pubs and restaurants can be found. we are also ideally situated for visits to the the home of Rudyard Kipling, Batesmans the Historic Village of Burwash. We are also nearby the magnificent Glyndenbourne Opera House, Battle Abbey School and the stunning East Sussex vineyards.

    We’re directly on Avenue Verte, perfect for London to Paris cycling trip! Your bikes can be locked in our garage. The End Cottage was built in 17th century & has many of its original features still well preserved and intact. We very much enjoy the mixture of modern & vintage features. The End Cottage is in a village called Rotherfield, with towns of Crowborough & Tunbridge Wells nearby. There's number of pubs within walking distance & plenty of nice country walks near by.
    On the ground floor, we have a sitting room, with a big comfy sofa, which is facing beautiful wood burner (and less important TV), and a breakfast bar with two 'tractor seat' stools. Fully equipped kitchen is half a level down past the sitting room. Kitchen has a view & access to the back garden, which is equipped with seating area. We have BT cable tv, with number of various channels, including BT Sports and there's a good wifi throughout the house. Your room is on the 1st floor. There's a day bed, which is a single during the day/night and can be extended to a double for the night too. Understandably, there's much less space left within the room once the bed is extended. There's a desk area / work area. There's a small landing and a bathroom on the first floor too. This bathroom is shared between us. On the second floor, we have our main bedroom, where I & my wife stay. As you may be able to tell from the pictures, there is a lot of exposed wooden beams throughout our house. Number of these are fairly low and you will need to be careful not to hit your head if you're taller than us (I'm 175 cm and I just get away with it). Stairways are rather narrow & possibly steep, so you need to be careful & fairly agile.
    We live in a little village called Rotherfield, East Sussex, which is about 2 miles away from Crowborough and 7 miles south of Tunbridge Wells, of Kent. Our village has two pubs - Kings Arms & The Catts Inn. We've been to Kings Arms many times as this is less than 100 steps from our house. Lovely old looking pub with great food. There's also lovely cafe in the village, The Courtyard, and we recommend going there for breakfast / coffee / cakes. There's couple of hairdressers, antique shops & little local grocery store. For any other shopping you'd need to go to Crowborough or Tunbridge Wells. We are about one hour drive south east of London and we both commute for work. London is also accessible from Crowborough train station, about 2 miles from the house. Crowborough to London is a direct train and takes about an hour. On our days off, we tend to head away from London. There's beautiful Ashdown Forest few minutes drive away, nice tows of Tunbridge Wells or Lewes not far either. We often head towards the south coast, which is about 40 minutes drive away. There's lot of country walks around us, lovely country pubs, number of old traditional villages such as Mayfield or Battle.

  • Melissa is an amazing host. She showed great hospitality and very quick in responding. We had a weekend escape with my family. The cottage has a beautiful garden and very close to one walking path to the local pub. The kitchen was fully equipped and there were enough staff(spices, tea, coffee, sugar, bread etc) to prepare breakfast. Melissa also left some complimentary items in the fridge (many thanks for those) . Beds were very comfy. Certainly recommend having a Sunday roast at the Star Inn pub. Over all, we enjoyed our stay very much.

    A lovely comfortable single room with a small double bed and sole use of the large family bathroom mornings and evenings. The cottage has a cosy kitchen, dining room and a lovely snug lounge area. About 3 miles away is Etchingham Station with good train links to London and Hastings. The patio is large and great for breakfast outside in spring and summer. We have a emu and peacock that live nextdoor, the peacock likes to pop in the garden. Kipling’s home Bateman’s is only a short walk away.
    The room is on the first floor with a small double bed for single occupancy and includes sole use of the beautiful family bathroom in the mornings and evenings. The room is at the front of the cottage so looks out to the road but the garden has a lovely view of fields and trees.
    Burwash is a lovely rural village surrounded by beautiful views. There are many places to explore including Rudyard Kipling’s home, Batemans. Batemans is now owned by the National Trust and is open to the public most days. There are 2 pubs in the village both serving food and a well stocked village shop. There are also some good farm shops close by. Etchingham station is 3 miles away with good travel links to London and Hastings. There are also lots of other places to visit as well. Mayfield is 8.3 miles, Bexhill is 11 miles, Hastings is 13 miles away and the historic town of Rye 22 miles away.

  • It was such a lovely stay. I was looking for a weekend outside the city and was on the look-out for nature, a bath and a fire place and got it all. Staying at Karen and Mike‘s place was such a great break that instead of waking up early as I thought I deeply slept in. They are a warm welcoming couple who made sure I safely arrived at their place with Mike picking me up and dropping me off again when it was time to leave. I got great recommendations and made discoveries I wouldn’t have thought off. The breakfast was such a treat and I feel fully rested going home.     Private cosy traditional log cabin on the lake, surrounded by beautiful countryside. Lovely peaceful get away from it all in an area of natural outstanding beauty, yet just ten minutes drive from Royal Tunbridge Wells, with all the culture, bars, restaurants and shops. The pretty village of Lamberhurst has lots of pubs to offer, with top quality food and local ales. Trains to London are 1 hour from Frant station. Nearby attractions include Scotney Castle, Bewl Water and Bedgebury Pinetum.
    Situated on our working livestock farm, the log cabin has its own entrance on the farm with plenty of parking. There are no shared amenities and you are welcome to come and go as you please. The log cabin is a very quiet peaceful area with just us for nearby neighbours. There is a lovely private screened decking area overlooking the lake for your sole use. The decking is south facing and a real sun trap, sit back, relax and enjoy the views of the lake and watch the hustle and bustle of the wildlife outside. The beautiful woodland surrounding the cabin means that every season is special here and offers an ever changing view, from the vibrant autumnal colours right through to the start of spring, bringing an abundance of bluebells through the woods and summer here definitely has the wow factor. Expect to see lots of wildlife here, including a variety of deer roaming around and we even have a resident kingfisher on the lake. The entrance to the log cabin has a covered canopy so you can still enjoy the outdoors even in poorer weather. There is plenty of seating outside and a BBQ is available to use during the warmer months. There is also plenty of outside lighting, including a motion sensored flood light where you will park. If and when you have had enough of taking in our views outside, enter the warm and cosy interior of our lovely log cabin. The lodge has a fully equipped kitchen, with integrated fridge and small freezer compartment within the fridge. There is an electric hob, microwave, kettle, toaster and Nespresso machine. I will supply tea, coffee etc and milk for your stay. There is a kingsize bed with a firm mattress and a range of drawers and ottoman for storage of your clothes and belongings. A fixed open style hanging rail, complete with hangers is for your use. A large comfortable two seater sofa and two seater dining table and chairs complete the open plan feel to the main part of the lodge. There is a TV with built in DVD player mounted on a full motion TV bracket for your viewing convenience. There is a separate shower room, with large shower tray and heated towel rail. Towels are supplied. There is a separate washroom, comprising a WC and shaver point. The lodge has hot water and heating, including an electric style wood burning stove. Smoking in not permitted in the lodge. The lake is not open to the public and is for our enjoyment and the enjoyment of our guests, fishing for our guests is permitted, please enquire before booking, so I can give you all the information you need about the lake. Very well behaved pets may be considered, please message me with the details.
    Lamberhurst village is a very pretty undulating rural area with a wealth of country pubs, catering for all your needs. There is a convenience shop with post office services and also tea rooms located in the village centre. A mobile fish and chip van visits the village on a Thursday evening. There are plenty of attractions and places to visit in and around the surrounding area including: Scotney Castle, Leeds Castle, The Pantiles, Bewl Water, Bedgebury Pinetum, Lamberhurst Vineyard, Penshurst Place, The Hop Farm, Spa Valley Railway, Assembly Hall Theatre. The nearest costal towns are Rye and Hastings, approx 40 minute drive away. We have all the big name supermarkets, mostly within a ten minute drive.

  • The cabin was really amazing, it is so serene and wonderful. You can step out in the morning to a beautiful view and hear nothing but the sound of nature. I planned to ask my girlfriend to marry me on the balcony overlooking the lake but the cabin provided such a lovely setting I ended up just doing it inside. Fern is a lovely host and sets you up nicely on arrival. We went for a lovely walk around the woods on the Saturday that wasn't too taxing and again provided a lovely peaceful setting. I 100 % recommend this to anyone looking for a nice location to escape to, and whilst we didn't travel the local area, it is very well situated for doing so.

  • I stayed here for 3 days in January 2020. This is a wonderful little place to visit, located at the end of a one mile track in a very attractive part of East Sussex. The nearest village is Mayfield, which is charming and well equipped with a good butcher, a deli, pubs, cafes and a nice wine merchant. The treehouse itself is a beautifully engineered building, and the interior reflects the very high standards of the owners. On arrival, Lucinda ensured that the wood burning stove was lit and kitchen was well stocked with all of the basics. Inside everything is immaculate, with lots of attention to detail; the bed, the towels, the dinnerware, the bathrobes. This is a very comfortable, well equipped and perfectly clean treehouse! I happened to visit on an extremely wet and stormy few days, and even with the winds raging outside I never felt anything other than warm and secure in this very solid structure. When the rain did let up there are some very nice walks available through the surrounding forests that literally start at the front door. Overall, this is a really remarkable place to stay with friendly and welcoming hosts, and I honestly can’t recommend it enough. I don’t think there is a bad time of year to come here. It’s somewhere to come to enjoy nature and the English countryside, no matter what it happens to be doing. But you can do it whilst staying warm and comfortable!

  • Lucinda’s treehouse is a cosy, romantic and exciting place to stay. We felt instantly at home and slept like logs on the comfy bed. Staying at Hoots really is a unique and genuinely relaxing experience. It is easy be at one with nature and unwind in the beautiful woodland surroundings. The deck with its bbq and countryside views is lovely, as is the fire-pit which we particularly enjoyed at night - making S’mores was great fun and thank you Lucinda for the supplies! There are very many lovely walks through the surrounding woodland and also at Wadhurst Deer Park - wildlife is literally on your doorstep! The village of Mayfield is only a short drive away and has plenty to offer, especially friendly locals, good food and excellent wine.

    Our chalet-inspired studio barn, with vaulted ceilings and oak beams, is light and airy in the summer and beautifully warm and cosy in the winter, with underfloor heating throughout. It is completely self-contained, with a separate entrance from the adjacent family house. With a sumptuous superking bed (or two twins), sofa bed, unlimited fast WiFi and HDTV, you are assured of a relaxing and welcoming stay in a family-friendly setting in the East Sussex countryside (with no cleaning fee!).
    Situated in a peaceful rural setting, The Studio (large room & en suite shower) is incredibly flexible with one sofa bed (with mattress topper) and two extra mattresses that can go on the floor, if necessary. The Super Kingsize bed has a 1500 independent-spring, pocket-sprung mattress with hypoallergenic fillings. It can be divided into two. There are blackout blinds throughout the studio. The shower-room has underfloor heating and a rain-head shower with soap, shampoo & conditioner supplied. There is a heated towel rail and large butler sink. There is a large desk and ergonomic office chair in one area of the studio, perfect for laptop work, with views onto the sunny garden. Unlimited Fibre-WiFi delivers fast internet speeds and The Studio has 24 plug sockets so you'll not struggle to find one! We can also offer business facilities like printing and photocopying, if required. Guests can also enjoy our brand new 43" Smart Panasonic HDTV. A kettle, tea and fresh coffee are also provided with fresh milk in the fridge. While there is no kitchen, there is a toaster and microwave should you feel peckish with bowls, side-plates and cutlery provided. For the kids there is lego and a train track to have fun with! We also have a travel cot if required.
    We live in a very peaceful part of the countryside, yet you could walk to the local station and Buxted Inn in less than 20 minutes. There are wonderful walks in the vicinity being on the doorstep of Winnie the Pooh's Ashdown Forest. The house is on the Vanguard Way, a long distance walk of around 66 miles from East Croydon in outer London to Newhaven on the south coast of England.

Items for babies/ toddlers available on request: Travel cot, changing mat, stair gate, high chair, play mat, selection of toys & books. All terrain pushchair (Out n about nipper).
    Heathfield is a lovely town with cafes, restaurants, gift shops and several supermarkets (Co op, Sainsburys, Tescos & Waitrose). There is a farmer's market 3rd Saturday of every month. There are 3 great pubs within walking distance of North Lodge, all of which serve fantastic food: The 14th Century Star Inn and also the Half Moon in Old Heathfield village are both country pubs with beautiful gardens. The Heathfield Tavern is situated in the main town.

It was lovely accommodation for our little family of 4; beautifully presented, with a place for everything and all the facilities and home comforts you could wish for. We especially loved the wood burner and also the shower was excellent. Plenty of shops just a few minutes away. We didn't try the local pubs as we ate out at lunch times further afield and had evenings in, but we can recommend the indian takeaway which Christy recommends, and they delivered ! We can also recommend Bateman, the home of Rudyard Kipling which is just 10 minutes away and is worth a visit. We would love to stay in the annex again and explore more of the grounds and woods when it is less rainy.

    Battenhurst Barn is located in the beautiful Sussex countryside near the picturesque village of Burwash where you will find Batemans the home where Rudyard Kipling once lived and a good selection of pubs, tea shops and antique shops.     Recently converted, the Barn is spacious and modern yet with rustic charm! You will have exclusive use of the Barn in the Oast grounds so you can come and go as you please and have your own key.     The barn is located in the Weald in the Area of Outstanding Natural Beauty.(AONB) There are lots of wonderful walks, stately homes and castles to visit, and pretty villages to buy local produce. The room was lovely with filtered water, kettle (including tea & coffee) and inspired by Japanese culture having a spacious zen feel. The bedding was a delight to snuggle up in! ​ Aida is a very kind-hearted, hard working woman who was eager to ensure that my stay was as pleasant and hassle-free as possible. Bordering a woodland you can see various local wildlife from the window which was a beautiful view to observe. The truely unique and creative bathroom is a must see however it’s situated at the top of this three storey house which itself is towards the top of a hill, therefor the water pressure isn't fantastic but none the less it’s a brilliant bathroom and is fully functional. I am grateful for the meditation session, an insight in to Japanese customs, a tinkle on the wonderful baby grand piano and having met such a wonderous spirit in Aida. ​

  • Really enjoyed our stay at Swallows, we didn't meet Chris and Jo as they were away that weekend but they left us some fresh eggs and other bits and pieces when we arrived. The space was actually a bit bigger than I expected and very clean, nice kitchen, bathroom etc. It was in a nice secluded spot with no traffic nearby. Recommended.

  • This is a lovely place, with a well equipped kitchen and nice sized rooms. There is a good selection of DVDs and the TV has plenty of channels to view. The heating is very efficient and effective and it was nice to have both a shower and bath. If we were looking for accommodation in the area again we would happily return. We travelled with our 20 month old daughter and she enjoyed the accommodation and location very much.

    In a rural setting, self contained contemporary barn with stunning views. Close to many famous houses and gardens including Sissinghurst Castle, Great Dixter, Chartwell, Batemans and Charleston also the South Downs. The Spa town of Royal Tunbridge Wells, 7 miles to the north and the West end of London an hour away by train. The local village of Wadhurst is 4 mins by car.There are cafes and pubs and a great butcher. Only 35 mins to Hastings,Rye and Eastbourne and close to Camber Sands.
    The barn is an open plan space all on one level, only the shower room is a separate room for privacy. Its furnished with quirky pieces bought on our travels. We provide a welcome basket with eggs, homemade granola, butter, bread ,jam,yoghurt, tea and coffee, milk and sugar. The barn has everything you need for a self catering holiday, a really well equipped cooks kitchen, good knives, food processor, nutri bullet, hand blender, le crueset pans etc. The bed linen is top quality 500 thread count, or sumptuous French linen, cool in summer. The comfy king size bed sleeps 2. Their are two large sofas to relax on and watch TV or read . The large wood burning stove makes this barn a year round cosy space with the benefit of electric heating also.
    Wadhurst is in an area of Outstanding Natural Beauty and voted winner of The Sunday Times Best Village in the South East 2017. Mayfield, has been voted best village in the UK by The Times 2 We have some amazing pubs with great food close by. Great walking through deer parks and the South Downs and cycling in and around Bedgebury and the local villages. Bewl Water has some fabulous walks around it and there is a Bistro only a stones throw from the waters edge. Bedgebury Pinetum is very popular for walking with its restaurant as a pit stop. We are 35 minutes away from the coast, Rye Harbour and Hastings make great days out. There are two Indian restaurants in Wadhurst and plenty of places for coffee. Lovely interiors/gift shop @ONE in Wadhurst selling my handmade lampshades, rugs and many things you have seen in the barn.

  • Had the most glorious few days staying in Alli‘s barn to recharge my batteries. It was so peaceful and beautiful. Such a gorgeous space, with a big log burner and lots of cozy cushions and sheepskins and sofas. Comfy bed, well stocked kitchen (Amazing freshly baked loaf of bread, eggs from Alli’s chickens, and homemade granola were highlights) and just breathtaking views across miles of rolling hills. Couldn’t have asked for a more idyllic stay, so thank you very much to Alli and Andy, I will be back soon for sure!

    Our guest Garden Room is a light and airy space separate from the main house, furnished in a simple uncluttered style. It has it's own private entrance and garden area with seats. The nearest village Waldron, half a mile away, has a pub and Norman Church. Midway between the stunning coastal scenery of the South Downs National Park and the High Weald, ideally placed for a variety of Sussex and Kent attractions. Batemans, home of Rudyard Kipling, Battle and '1066 country' are a short drive away.
    The kitchenette allows guests to make hot drinks and eat bought in meals, it is not a full kitchen for meal preparation. It has a kettle, toaster, and fridge. The bathroom has a shower over bath, toilet, and basin.
    Our house is on a quiet rural lane overlooking woods and fields. Heathfield, the nearest town, has a good range of shops and a regular market. There are plenty of National Paths and Cycle routes through the local area. We can provide covered storage for bicycles, and there are local guides and maps for reference. Beachy Head and the Seven Sisters are about 15 miles south. The Spa town of Tunbridge Wells is 15 miles north.

    My flat overlooks a beautiful church, it's 10 minutes walk to the train station/town centre and there is a 24 hour BP/M&S garage a stones throw from my place. Please note that this is NOT suitable for couples & while I do get asked, there is no microwave. This is partly due to the size of my kitchen. I also live in the flat although I am sometimes away for work.
    The bedroom size is 12 feet in length x 6 feet 10 in width. If using the cooker, they are induction hobs with touch controls. The shower room is 6 feet in height so do bear this in mind because if you're taller than this you will have to crouch when having a shower.. There is a standing shower it just can't be seen in the picture. After popular demand, a hair dryer is now also available.
    Very quiet and everyone is very friendly.

He also gave me a brief guided tour of his flat to ensure I was familiar with my room and the kitchen & bathroom facilities. The flat is perfectly located for the centre of Tunbridge Wells and there is ample unrestricted parking within a short walk. The station, Assembly Hall theatre, The Forum and The Pantiles are all accessible within walking distance as are all the bars and restaurants T Wells has to offer.

    This is a cosy old cottage annexe in the mid-Sussex countryside, with easy access to numerous public footpaths, the Cuckoo Trail, Eastbourne, Tunbridge Wells and Lewes. Hosts on site to offer you a warm welcome. It is close to Heathfield with a good selection of cafe's, restaurants and takeaways. Heathfield also has an excellent Deli (great selection of Italian wines), renowned for its Friday 'Pizza Night'.
    The cottage is the original part of this house and dates from the mid-1800's. A cottage industry thrived here for many years, where Mrs Eliza Foord, and then her son Thomas, made ginger beer, lemonade and other soft drinks for the thirsty farm workers. In the local streams one can still find remnants of the old glass bottles, in particular the pointed-bottom ones that the farm workers used to push into the ground to keep them upright. The cottage is full of character, offering old world charm with modern facilities. Guests will have a separate entrance, a breakfast room and a lounge with a log burning stove for their sole use. There is a pantry (low ceiling) where there are tea and coffee making facilities, a toaster, fridge, sink as well as a microwave for the preparation of easy meals. There is ample off road parking, free Wi-Fi for guests and use of the large garden. This is an ideal spot to spend a peaceful and relaxing time. The price listed is for double occupancy. Extra guests are charged at £25 each per night.
    Set in the Sussex Weald there is a wealth of things to see in the area. There are numerous public footpaths in the vicinity, including the renowned Cuckoo Trail and the Sustrans Cycle Route 21 passes close by. A short drive will get you to Eastbourne, Lewes, Tunbridge Wells or Battle as well as the Ashdown Forest with its famous Pooh-Sticks bridge at Hartfield. A little further will get you to the famous medieval town of Rye or the seaside resorts of Brighton and Hastings. The Bluebell Railway is a must for the steam enthusiast or anyone who would like to take an interesting step back in time. For younger guests there is also Blackberry Farm Park, Drusillas Zoo and Knockhatch Adventure Park. There is a wealth of country pubs in the area serving a good range of food.

  • We had a lovely time at Ann's place. Ann was there to welcome us and we really appreciated the guidance on local walks. We were able to walk to the Cuckoo Trail from the cottage and whilst we weren't able to cycle it (we left the bikes at home due to Storm Dennis), the route was a great option for a walk on a very wet and windy day where the local clay footpaths were challenging. On the night we arrived, we went to Cucola, the deli in Heathfield. On Fridays, they have a pizza van outside and we had some of the best pizzas we've had in a long time. Whilst waiting, we got a glass of wine and chatted to the locals. The guy who runs Cucola was really friendly and told us about the walking tours he runs in Italy. The accommodation was ideal for our weekend getaway from London. We appreciated the wood burning stove post-walk and the beds were really comfy. The kitchen facilities were fine for making some breakfast and preparing cold plates - there are lots of pubs within a short drive and several of the main supermarket chains have a presence in Heathfield. The place was good value and I'd definitely recommend it.
