Stunning restored brick barn,timber beams, original pig arches(glazed). Sole use. Wood burner and under floor heating to concrete (URL HIDDEN) and Wi-Fi. Large sofa,table football,darts and table tennis.Wet room shower through utility room. No cooking facilities but tea/coffee/kettle/milk provided. Use of fridge.Cooked breakfast provided in main house.Barn setting isolated apart from main house. Access to the New Forest National Park 70m from the barn.

The space

A unique private and spacious(15m x 5m) property set in a stunning rural position on the edge of the New Forest National Park. The barn is part of an 18th century farm with a partly thatched farm house.
The bed can be made up as a large double or as an Austrian twin ( two single together but made up separately). Linen and towels supplied.
Guests have sole use of the barn and shower/wc and come to the main house for a full English breakfast.
Freesat TV and Wi-Fi. Table tennis and table football.
Kettle/tea/ coffee/milk supplied. Use of fridge (shared)

Guest access

Parking is very near the barn.
Sole use of the self contained barn and shower/wc room.
Use of washing machine/dryer by agreement for a small fee.
English Breakfast served in the main house dining room (see menu below).

Interaction with guests

Available to help if in during the day.

Other things to note

Use of woodburner is at clients own risk as the stove becomes very hot. We will explain how to use it safely. The barn and shower has thermostatically controlled underfloor heating.
Sorry but the barn is not suitable for children.
Please confirm when booking how you would like the bed made up.
Use of a fridge(ice in freezer) and sink in the utility room.

BREAKFAST: Cereal. Eggs,bacon,sausage,toast. Mushrooms and cooked tomatoes for vegetarians. Fresh fruit.

Such a fun place! Loved the games, table tennis, fussball. Having a wood burner is such a luxury and just made the whoe place cozy and perfect for our winter break. Beautiful barn in lovely countryside. Short walk to the nearest pub, yet secluded and quiet - best of both worlds. Breakfast was great, Pauline was a lovely host, so flexible with our check in and didn't fluster when we were several hours late (sorry)! Would reccommend this to friends, and I'm hoping we'll return again soon. Thank you Pauline!

ABSOLUTELY AMAZING STAY! Pauline is an amazing host, the barn is amazing, the breakfast is amazing and the surprise brownies when you check in are amazing! Location wise it is perfect for long walks and pub lunches! Looking forward to returning.

Just back from a lovely stay at this beautiful place. Pauline was an incredibly friendly host and very welcoming and makes a lovely breakfast. Its a fantastic location for the area with great local walks as well as being very convenient for the local cities and attractions. The barn is an amazing space and was very comfortable with a myriad of facilities and games available. Would definately visit again, if just for the welcoming brownies!

I am married to Hugo and we have three sons, the older two are now away at university hence the idea of renting out the barn when they are away. When the children were younger we lived in London but decided they would enjoy life more in the countryside so moved out. We have renovated a number of homes, Rockford Farm has been the biggest project as it is a Grade 2 listed property . I enjoy being outdoors and keep fit running and dog walking. The thing I like doing the most is being with the family on a skiing holiday anywhere with lots of snow.
