Our family (9 Total with Grandma) decided last minute to take a long weekend and get away. We wanted a place close to town, but away enough so we could have breathing room and space for the kids to run free, take walks and relax. This home was beyond our greatest expectations. The space was perfect! We had two families meeting there and wanted a large communal space as well as private spaces. The layout was perfect. It has a very spacious LR and DR just off the beautiful Kitchen with views that go on for miles. The basement is fully furnished with 3 bedrooms and smaller seating area for kids to play games etc. Two more bedrooms upstairs including a huge private loft space. Once we all settled in and unpacked the kids immediately ran outside and left their iPads behind. We walked to the neighbors horses and let the kids pet them. We were able to watch them easily from the huge front deck overlooking miles of mountains and fields. Lots of wildlife everywhere! At night we settled in, watch a movie on the huge TV after relaxing in the hot tub. Next day we ventured out to the Waterfall and Natural Hot Springs.. A MUST DO! The next day, the moms, grammy and girls went horseback riding about 20 minutes away for two hours later that afternoon thanks to the suggestion of our Hosts! Our last day we toured around town, went shopping and ate BBQ along the river, and checked out the ski area on our way out. We will be back every year if we can!

•Our neighborhood is very peaceful and family oriented. We ask our guests to please be very respectful of those who live here.
• No more than 4 people, at a time, in the hot tub.
Too much water can overflow and damage can occur if th(URL HIDDEN) water level goes below the jets. If you do need water added during your stay, please let us know. DO NOT ADD WELL WATER!
Tub will have to be drained & filled. Cost to you $150.
-NO CHILDREN UNDER 12 YEARS OLD ALLOWED. ADULT SUPERVISION REQUIRED FOR OTHER CHILDREN AND YOUR ADULTS.
•“Hot tub” towels are located on lower level closet shelves.
•NO GLASS allowed in hot tub. Plastic glasses in kitchen.
• Metal bar is used to lift and close the lid, and stays on top of cover. Follow instructions hanging on lower level door.
• Voices carry. QUIET HOURS, in tub and outside after 10pm.
•Our water is well water, and feeds the house from a holding
tank. Please don’t let faucets run. We use our well water for
everything except drinking and Hot Tub filling.
•Drinking water in frig and 5 gallon dispenser. More water is
•Septic system sensitive. Do not overload toilets with tissue(URL HIDDEN)Please DO NOT FLUSH ANY SANITARY PRODUCTS! Use only toilet tissue.
•Dogs are not allowed on furniture or beds. In front hall closet we do
have old towels and sheets to help, if needed.
•Dogs are not allowed unattended in house, unless crated.
•Owners, please supervise your pets when outside. Although an extremely
dog friendly neighborhood, please remember that your dog is the guest.
•Please clean up after your pet outside. Small bags on a roll by front door.
Please do not allow dogs to urinate on the corners of the house, or pee and poop on the deck.
•A reminder that there are 3 cats on property.
•Should your pet have an accident or damage anything, please let us know.
FOOD & DRINKS
•Feel free to use condiments in frig, and food in cupboard.
•Coffee and tea available
•Please set all beverages on coasters or placemats, so as not to leave
moisture rings on wood.
•Recycle container in front hall closet. Information on frig.
•Instructions for using TV, DVD’s, Netflix, and Pandora on coffee table.
•If renting a movie thru DISH TV, please leave payment.
•Please do not change any connections or settings on back of TV.
•Our heat is intran floor heat. We hope we’ve set the temperature
properly for you, but if not, please know it takes some time to warm
up more, and a couple degrees warms a great deal. The fans help to
to distribute the heat, especially in the loft master bedroom.
•When the snow slides off the roof, it is very loud! FYI!
•As we have no air conditioning, fans, ceiling fans, windows, and curtains
will help regulate temperature to keep house cool.
•Our weather can change very quickly; rain storms and EXTREME WINDS.
Please don’t leave windows wide open when leaving for the day. Winds
can easily catch and damage them.
•Please adjust shower head and curtain so water does not run over onto floors.
•Deck door handles. Up to open, Down to lock. Right door opens first, Left door closes first.
•New Outdoor Gas Grill. Heats up immediately, getting extremely hot quickly. Please monitor & do not leave running. Utensils hanging at end of grill.
•Trash container outside of garage.
•1 FIRE EXTINGUISHERS behind trash can, at end of kitchen counter.
1 in loft closet. 1 at bottom of lower level stairs.
•Flashlights under kitchen sink. Lanterns on shelf in hall closet should
electricity go out at any time.
•Please let us know should anything get damaged or broken. We
understand things will happen, and just appreciate the heads up.

We have lived in this wonderful community for a very long time. Tom recently sold an auto repair business he owned for 35 years. And Kris retired from Sysco Food Service of Denver after 20 years. Traveling, camping, and boating is what we enjoy during the summer months. Steamboat Lake, a few miles north, has been one of our favorite escapes for many years. We also spend as much time as possible at our home in San Pedro, on Ambergris Caye, Belize, as scuba diving and underwater photography are our other passions. The Yampa Valley area is one of the most heart warming places we've have ever lived. Tom and I chose this home because we wanted more of a country lifestyle, than we had living in Old Town Steamboat. Now we have gorgeous, expansive views of the Yampa Valley and surrounding mountains. And along with the beauty, is the peaceful serenity. We invite you to come and enjoy!
