A beautiful 1750s cottage in Bradford on Avon, voted by the Sunday Times as the best town to live in 2015, just 5 miles from Bath. The cottage is set up with 2 rooms with double beds, 1 room with a double and a single, and can host 7 people in the cottage. The original wash house for the terrace, has a lovely light and airy studio the garden with an additional king size bed sleeping 2, hence a maximum total of 9 guests. It is cosy, so suits smaller groups well as well.
In the cottage there are two rooms with double beds and 1 room with a double and a single, so in total the cottage sleeps 7. In addition there is a lovely light and airy studio in the garden which sleeps 2, or a sofa bed in the lounge. Travel cots can be provided, and an additional single mattress on floor if accommodating smaller children. Works well for couples, small groups of friends or families.
Use of the studio for parties of 7 and under needs to be agreed in advance. If smaller groups would like use of the studio that can also be arranged but for an additional fee.
The cottage oozes character with exposed wooden beams throughout the property, mullion windows all carefully crafted from Bath Stone, and the original staircase and floor boards in some of the rooms. It has a cosy wood burner for winter stays, and a small but perfectly formed garden to enjoy on sunny days. There is use of a BBQ in the garden and charcoal is provided.
While the cottage comfortably fits 7, there could be room for 2 extras in the lounge/diner if necessary with the option of a sofa bed or with use of an outbuilding which has a lovely light and airy studio on top which has now been set up as an additional bedroom with a kingsize bed. There is no bathroom in the outbuilding so guests staying here would need to use the bathroom in the cottage. There is only one toilet located in the bathroom/ shower room, so with a large group patience maybe required at peak times.
There is a full length mirror on the landing so guests can use this while getting ready to go out and minimise clogging up the bath room. There are smaller mirrors and hairdryers in each of the bedrooms.
The sheets are all Egyptian cotton from John Lewis with quality bedding throughout. Guests have commented about the comfort and quality.
The stairs are original and quite steep. Stairgates are provided if young children require them but please let us know in advance so we can put them up. We have many families with young children stay. People with mobility issues may however find the stairs difficult.
Guests have access to the entire cottage which is only used as a holiday let for air b n b. It will have all the things you need without the clutter of the owner who lives there part of the time..
Use of the bedroom in the outbuilding needs to be pre-agreed for parties of 7 and under
The outbuilding houses the washer and tumble dryer and microwave. It can be accessed via a side path that runs along the back of the row of cottages. At ' peak' times with back to back changeovers the cleaners may access this path between 9-3pm to change over loads of washing. They will be in and out in 5-10 minutes and will not access the cottage or the top studio , just the utility room underneath the studio.
Other things to note
The stairs are the original ones and are quite steep. I can put stair gates at the top and bottom of the stairs for safety should your party include young children but please let me know in advance if this is needed. Further if your party includes people with mobility issues, sore knees they may find them difficult.
Further, the access to the toilet/bathroom is unusual, lets say, with a step across from a landing. I have had only two guests out of over 60 bookings feedback that this was a challenge, a heavily pregnant lady and someone with an elderly member of their party who had mobility issues. Please bear this in mind when deciding if this is a suitable place for your party. I have pictures of the stairs and the access to the bathroom on the listing so you can make your own decisions. Groups with children have so far not had any issues with it at all to date, though I am sure they are supervising them.
I have not advertised on the amenities that I have a TV, however a friend gave me one recently and I have put it in the property so that it can play DVDs. I have a small selection of DVDs including children's DVDs which guests can use or bring your own. There is not the TV cable/aerial, so you cannot watch TV. So far of the 80+ stays only 1 guest said having a TV would be a good addition, so I may yet remove it.
Wood burner needs to have the door closed once it's been attended to, to reduce fire risks. Keep flammable materials away from the area when stoking the fire.
If you use the tumble dryer or washing machine please review the instructions manual before use and follow the instructions. Don't overload.
Feel free to use the washing liquids provided. Remove all the fluff from the dryer after each use and check if liquid needs emptying. Please empty near compost bin rather than on the lawn.
Bedroom 2&3 have new woollen carpets so I would appreciate no shoes in these rooms.
If wearing socks, please be careful on the stairs as it can be very slippery on the wooden old stairs.
The cottage is terraced so there are families on both sides, so it isn't really the type of place for late night partying. I am however happy for hen and stag dos to stay if they are using the place predominately as the place to eat and sleep after you have done your activities out and about. Be aware if there are smokers in the group if they are chatting at the front of the house or in the garden late at night the neighbours can generally hear you and I need to keep the neighbours sweet!
Please place cardboard and plastic recycling in the black bin that had a blue lid ( broken at the moment) and glass bottles and metal tins in the small black rectangular recycling boxes. Please place garbage / general waste in the grey wheelie bin.
Pets are generally not allowed, but please do ask and I may make the occasional exception, especially if the pet remains in the garden and not the house.
