Please note: Taxes are NOT collected by Air B&B and will be charged separately at least 30 days before arrival. An online invoice that is payable online will be sent via email. The Spotswood Lodge Tax is 7.3% (2% county lodging tax plus 5.3% state sales tax).

HOUSE RULES & INFORMATION
Please note there is limited cell service at Spotswood but there is a house phone that you can use for local and emergency numbers. If you want to try your cell phone, the best reception is on the front porch of the back cottage. Local Contact phone numbers will be provided at check in.
CHECK-IN & CHECK-OUT
CHECK-IN TIME is AFTER 3 P.M. and CHECKOUT TIME is 11 A.M.
You can pick-up a key at The Market at Grelen (15091 Yager Rd, Somerset, VA) between 3 – 4 p.m. on the day of check-in. Please turn in your signed copy of the HOUSE RULES at that time. If these hours don’t work for you, please coordinate key pick-up with Sarah Sargent, Property Manager. If the house is ready, early check-ins are available.
This is a NON-SMOKING facility and property. There is absolutely NO smoking allowed on the property by guests.
Use of the fireplaces in the main house and cottage is prohibited. Burning candles is prohibited!
The maximum number of guests permitted at Spotswood Lodge is limited to twenty persons. Additional visitors are not allowed on the property without prior written permission from an authorized representative of The Market at Grelen, Inc.. Such visitors MUST vacate property no later than 11pm each night of occupancy.
Infants and toddlers under the age of five are not permitted on premises without prior written approval from an authorized The Market at Grelen, Inc. representative and a signed liability waiver. Please monitor children activities closely. It is fine to move breakable items in the house, but please put them back where you found them before you leave. There are many hazardous areas for small children…the stairs, the pond, the road, etc.. PLEASE DO NOT LEAVE YOUR CHILDREN UNATTENDED!
Pets are NOT permitted at Spotswood Lodge.
All events/parties planned at Spotswood Lodge must be pre-approved with written permission from The Market at Grelen, Inc. Depending on size and scope of the event and additional amenities required, a separate contract, fees and permits will apply.
We ask that you be respectful of neighboring properties with respect to noise. Amplified music is not permitted outside without prior written permission from an authorized representative of The Market at Grelen, Inc.
Parking is limited to ten (10) vehicles. Vehicles are to be parked in designated parking areas along driveway. Parking on the road, lawn and field areas is not allowed without prior written permission from an authorized representative of The Market at Grelen, Inc.
HEATING & AIR
Please close doors during hot/cold weather to conserve energy. The main house has two thermostats (one in the front foyer and one in the upstairs hallway). The cottage has one by the first floor staircase. Please keep settings at reasonable (environmentally friendly) temps given the weather outside.
WATER AND SEPTIC
Spotswood Lodge is serviced by a well and septic system. We ask that you manage water use responsibly. Please DO NOT FLUSH items other than toilet paper in toilets; feminine products should be disposed of properly in the garbage rather than toilets. All bathrooms are being supplied from one well pump which will not provide sufficient pressure for seven concurrent showers. Guests should "manage" shower use to maintain sufficient water pressure.
CLEANING & LAUNDRY
Please try to keep the home clean and neat. Please remove muddy shoes if necessary. For laundry, there are two separate washers and dryers on the property. One is located in the main house in the small room off the kitchen, and is supplied with laundry detergent. A second (larger) set is located in the Cottage, off of the living room.
Kitchen supplies and utensils can be found in either kitchen drawers or kitchen pantry in Main House kitchen.
STORM POLICY/INCLEMENT WEATHER
Spotswood Lodge has a whole-house generator which will automatically operate during power outages. Please call The Market at Grelen during business hours, or the after hours property manager, if generator does not operate within 5 minutes of a power outage. No refunds will be provided for storms and inclement weather.
POND AND GAZEBO
Children under the age of 16 are not permitted near pond or gazebo areas without adult supervision. Swimming in the pond or diving and jumping from the dock are prohibited at all times. Fishing from pond’s edge is permitted with proper adult supervision. Fishing from dock is prohibited.
Due to our country location, Wifi is available for general web surfing and data use only. Downloading music, movies, photos or live streaming is prohibited and may cause all internet access to be disabled until end of stay. This will ONLY OCCUR if guests are streaming vs using Wifi for data use only.
We hope you have enjoyed your stay at our home. Please note that checkout time is at 11:00am on the designated date of checkout. Before you leave, please:
•Take out all trash, including bathroom trash bags, to the trash cans in the carport. Trash is collected on Mondays.
•Place all used sheets and towels in the bathtubs.
•Load and run the dishwasher.
•Remove any food items from the refrigerator.
•Turn off lights, ceiling fans and other electronics.
•In winter, turn heat to 68º F. In summer, turn air conditioning to 75º F.
•Lock the doors, close the windows, and please leave the keys on the kitchen table.
•Please depart by 11:00am so we can prepare the house for our next set of guests.
•Please have a safe journey home and visit us again soon!
