Fantastic property in a superb location with a private encased garden in one of the most beautiful towns in Italy.

Perfect quiet location in the very center of Malcesine, good for kids - no need to cross any street when they go to the beach by themselves. Big beautiful house and a small garden - both in nearly perfect condition. Highly recommended.

I would recommend this house to anyone and it should be rated highly. It is in central Malcesine under the castle with a private garden to die for. It was immaculate with every amenity one could want. The owner Francesco could not have been more helpful on arrival we going everything from milk to pasta to toiletries. I and my family had an amazing time.

Communication with Francesco was easy and friendly and check in and out was smooth. Francesco was happy to allow us to check out a little later to fit in with our flights which made our last day all the nicer. The house is warm and homely, with a pretty garden, some lovely pieces of furniture and everything you could want in a home-away kitchen. The position of the house couldn't be better, tucked away at the base of the castle in the beautiful winding cobbled streets, a stones throw from the the lake and some of the areas best bars and restaurants. This is a great property for a group of friends (as we were) or a family getaway.

We were greeted and guided to the house by Francesco. The welcome was generous as well as personal with some tasty oddments to help us settle in. We were also thrilled to find that wifi has been installed (though it may be that the people of Malcesine all go on-line in the evening)! The house is lovely and just as the photos show, though these don't do justice to the layout. It's not very clear from the photos but there are three separate bedrooms with doors including the fun 'two tier' kids room. Bedrooms are equipped variously with fans and a/c to manage the hotter nights; most of the house naturally stayed cool. It is a genuine family holiday home so has a good mix of being well equipped and having character in the decorations and occasional curios. The ground floor and terrace offer great spaces for eating together, playing games, barbecuing or just lounging. The kitchen is well equipped including big pans suitable for cooking for a larger group. It is all well cared for and easy to live in. The location is fantastic with a view of the castle tower and cut throughs nearby to go straight in to the heart of Malcesine's historic centre with gelataria, restaurants and shops. There's also a useful supermarket and a bakery a couple of minutes walk away - within range for bold children to run errands and try speaking Italian. Background noise is surprisingly low with the notable exception of being able to eavesdrop on evening music events at the castle! We spent most of our days at Europa Surf and Sail to the north and were able to keep our bikes secure in the garden with the lakeside cycle route just a couple of minutes away - heaven not to need a car! We will be back! Top tip: If you've not been before, Malcesine has mostly very knobbly cobbled streets so bring shoes with thick soles.

This was my first AirBnB experience and I have to say I was a little disappointed and did not want to write this review till I had stayed in a second AirBnB which I now have. It wasn't very clean, we had to spend a couple of hours cleaning when we got in which was made more difficult because of the clutter on every surface which we ended up moving into a spare room. I was also dissapointed to find we couldn't gain access to any wine glasses as they were in a locked cabinet and were provided with plastic disposable champagne flutes. However there are many good points about the place. It's in a fantastic position and you can see the castle from the garden. You definitely feel like a local as it's positioned jut a few minutes from town. Also there are many nice features in the house like the skylight to see the castle and some nice antique furniture. Hopefully francesco can act on some of these points for the benefit of future guests.

Response from Francesco:
Read Richard's review left me disappointed. The house has been cleaned by a cleaning company and before the 'arrival of each guest i do a general inspection . I find it amazing that you can talk about clutter !! The house is always tidy and well organized exactly it appears in Airbnb pictures! . The house is full of precious ornaments that are part of the style of the house itself . Talk about clutter is really funny and ridiculous at the same time.

Francesco's villa is lovely. The kitchen is really well equipped and the whole villa is beautifully clean. We were visiting Malcesine for a family wedding so the location, close to the castle, was just perfect. The terrace from the kitchen is ideal for alfresco dining or a nightcap. We also heard the opera from the castle and saw the fireworks from the garden. And if you like to sunbathe then the garden is ideal. I would highly recommend staying at Francesco's villa either with family or friends - there's plenty of room.
