The Old Mushroom Farm Annex is situated just over 3 miles from Rutland Water in the pretty village of Sth Luffenham
2 bedroom 2 en-suite semi detached spacious annex with large kitchen diner, separate living room with bi-fold doors out to self contained garden & hot tub. Arranged over 2 floors & tastefully furnished to a high standard, with exquisite soft furnishings & natural materials.
Self catering in a rural location, yet within 6 miles of market town of Uppingham & 7 miles from Stamford.

The space
The Old Mushroom Farm Annex is a spacious two-bedroom two en-suite property that has been beautifully finished and presented to offer you a relaxing stay. Now with the added benefit of hot tub this property provides everything you need to relax & unwind as well as being perfectly located to explore Rutland. The annex is less than 3 miles from Normanton Church at Rutland Water - a must see for all visits to Rutland.

There is free parking for up to 3 cars on our large gravel driveway.
On entering the property you will find a spacious hallway with plenty of hanging and storage leading to downstairs WC.

A door from the hallway opens into a spacious lounge with bi-folding doors out to the garden & hot tub.
The lounge has a large comfortable 3 seat L shaped sofa, that folds out into a sofa bed for extra flexibility, and is teamed with a 2 seat snuggle sofa and footstool for added comfort.

A 50inch flat screen TV with Netflix and blue ray DVD player provide entertainment; along with a selection of board games located in the large lounge.
The lounge also provides a dedicated desk/study area.

On from the lounge you will find an open plan dining kitchen with a central island and a good range of units filled with every thing you need for your stay.
There are integrated Neff appliances including an eye-level oven and microwave, integrated fridge and freezer, electric induction hob with extractor over, built-in dishwasher, stainless steel sink and double doors leading out to a private garden.

The kitchen also has a separate area perfect for those guests with dogs as well as a mini ‘library’

To the first floor there are two double bedrooms, both with their own en-suite shower rooms.
Both rooms benefit from integrated black out blinds, luxury Egyptian cotton bedding and high quality mattresses for a perfect night sleep.

There is then a separate garden area belonging to the annex with terraced areas and a raised lawn with mature borders providing year-round interest.
There is comfortable garden furniture in the form of loungers as well as an outdoor dining table & chairs.
The 4-5 person hot tub is located in private garden.

Due to garden being raised we can not accept guests under the age of 12

Parking available for min 2 cars on shared drive.
