It is a terrible place to stay. The kitchen is dirty and I wouldn't cook or eat anything from it. Breakfast is not included and believe me you wouldn't want it to be. The whole place needs a good clean. It smells musty. I spent the whole day out so that I would be tired enough to…

I’m sorry to hear that your recent visit did not meet your expectations. However I’d like to take this opportunity to respond to some of the issues you raise, both for future guests and my fellow hosts in the Airbnb community who may have the pleasure of welcoming Marlene as a house guest. I’ve been hosting on Airbnb (and other sites) for over 3 years now and before a guest arrives the room is hoovered, aired and freshly laundered linen put on the bed. Fresh towels are made available. Previous guests have left 4 and 5 star reviews and have welcomed the opportunity to stay in a warm and comfortable accommodation within easy reach of Ipswich town centre for a very reasonable cost (less than £25 a night including a continental breakfast). I have three guests booked in for return visits in the next 3 months – this speaks for itself. The house has been recently decorated throughout downstairs and all carpets have been steam cleaned in the last two months. New carpeting has been installed in the guest room. Check in time: before the booking was confirmed I made sure that you were aware that due to a one off work commitment I would not be home until around 8pm and you assured me by text message that this would not be an issue for you. I was therefore somewhat surprised to see this raised in the feedback. Had I known it was an issue I would have left a key with a neighbour. Tea making facilities: A small kettle is provided in the room for guests’ sole use as mentioned in a previous review. There is also a microwave in the kitchen for heating drinks, so no need to use my kettle if you did not wish to. Constructive feedback is always welcomed and I have used this in the past to improve facilities for my guests for example providing a small television in the room. I have therefore replaced the offending bath mats with wooden duckboard. I’d like to thank my previous guests for their generous feedback and support: “Angela was very welcoming and accommodating. I am happy to offer you a refund via (Hidden by Airbnb) for the two breakfasts not taken. For any other refunds you would need to contact Customer Service at AirBnb. However, I would remind you that you stayed for the two days originally booked and at no time did you mention that you were in any way dissatisfied with the accommodation. I will leave other Airbnb hosts to draw their own conclusions!
