Spacious bright contemporary barn conversion, this former cowshed is flooded with natural daylight creating a calm and tranquil environment - ideal for couples or the solo traveller. The barn comes with its own private courtyard walled garden, where guests can move seamlessly between the comforts of the house and the pleasures of the garden. The property offers easy access to Edinburgh (21 miles), Peebles (10 miles), West Linton (6 miles) and a great selection of local sights and countryside.

The space
The old red sandstone former cowshed is set within a converted traditional Scottish Borders farm steading. There is a designated parking area which leads on via a walk way into the wonderful high walled private courtyard garden, which is for the exclusive use of guests and from where the property has its entrance. The living room and the bedroom have direct access to the garden via large glass doors.

The garden is well stocked and quirky in design. It has gentle night time lighting for those who like to sit out with blankets under the stars, or there is the cosy option of going indoors and sitting around the log burning stove, for the colder nights.

Two large banks of skylights flood the living room and kitchen with daylight and sunshine.

The livingroom is super cosy, combining old and new, plants and cushions, maps and books, stove and logs, to create a quirky and vibrant garden room which brings the outside garden into the house, via the two large glass doors which open directly onto the courtyard garden.

There is a large kitchen and dining room, including a ceramic hob, oven dishwasher and microwave for those who enjoy cooking, but there is also a good selection of local restaurants within a short drive. The pretty conservation village of West Linton is 6 miles away with a great pub, two excellent restaurants and a supermarket. There is also the option of the historic town of Peebles 10 miles away, with a great selection of shops, supermarkets, pubs and restaurants, not to mention a vast range of other sights and attractions.


The bedroom is a large calm space, restful on the eye and very comfortable. It has direct access to the garden via large glass doors. There are also thick curtains for those who appreciate lying in.

The bathroom is modern, clean and efficient with an endless supply of hot water and large fluffy towels.

There is a new heating system that will ensure your comfort all year round and it is very easily controllable. The property is very comfortable and offers all modern conveniences including wi-fi ,TV, solar PV and some smart house technology.

The house is a great workspace with two full sized desks allowing for the needs of the guests that come mainly to get their work done - we have had quite a few! For the cyclists we have a garage where guests can lock their bikes by arrangement, as well as a good laundry and drying room.

The entire house and private garden courtyard is all exclusive to the guests.

Other things to note
There is a stove in the living room and we provide one free basket of logs with a starter kit, but if you plan several fires, it is advisable to bring extra logs with you :o)

The property is situated within a former farm steading, in the beautiful Scottish Borders up a small road, away from main roads and noisy traffic. There are beautiful walks on your door step - a two minute walk will have you in the woods and heading up into the hills where you could walk all day and not see another soul.
