A 200 year old detached cottage furnished with individual items to compliment its period cottage charm- set in 3 acres of private grounds including terraces, large lawn and private river, lawned orchard. Summer casual games rooms in stone stable please note in poor weather or if swallows are nesting these rooms will not be in use - garden rooms usually open June-sept. Good location for touring SE Ireland , stunning local beaches and great amenities for families. Fire pit available for long summer evenings, garden tables and chairs , deck chairs , tyre swing and double wooden swing set.boules.
Electric oven/grill and 2 ring hob. Use of Aga range cooker can be requested (as extra )for winter use

Oil fired aga may not always be available for use and a small fee will apply ,depending on oil prices. Please enquire at time of booking .Fitted Electric grill oven and 2 ring fitted hob and pro hot plate make for easy cooking options if aga not in use

Most Pets welcome ( usually max 2 and must pre request at time of booking ) ) - they must remain downstairs and off the furniture - please bring your own throw to cover our rugs if pets shed .poo pick up required in garden
Please note that to ensure highest standards of hygiene in the house and grounds excess guest refuse must be removed by them at checkout if they cannot fit entirely into the wheelie bins. No extra bags to be placed beside bins or if bin lids do not close as animals will make a mess. There is a handy "pack a sack" machine in nearby Bridgetown in the car park at Centra convenience store . euro8 for 3 bags. Bins should remain outside the wall for the collection service. Empty glass Bottles MUST be removed for recycling at , local bottle bins .Should excess waste be abandoned at the property , removal charges may be applied against the damage deposit. Please note that parties are expressly forbidden and guest may be asked to immediately vacate the premises with loss of fee and damage deposit. Should you fall in love with the setting and have an upcoming event please request in advance and where possible we may be able to arrange a private family event , small wedding , family celebration or festival style event etc in the house and grounds.
The cottage has spring water and we leave some 5litre water drums in case of power cut. We find the local water quite hard ( lime ) and tend to drink bottled water
Please note we have free wifi for guests hi speed fibre 500 mega b download speed
All fridge/larder food should be removed from the property by guests at checkout as we have no way to donate. We leave dry stores -spices and herbs etc to facilitate guests cooking on short stays. A pre order of grocery delivery can be arranged from local supermarket , contact Kate
No smoking indoors and please use "butt " bucket provided outside to dispose of cigarette ends !
