Villa Pugliesi is a unique 15th-century waterfront estate in the picturesque bay of Zaton, just 10 minutes from Dubrovnik. This registered Croatian National Heritage monument combines historic architecture with contemporary comfort. The villa accommodates up to 14 guests in 6 bedrooms and features spacious living areas, Mediterranean gardens, a private pool, terraces and a private chapel. Enjoy complete privacy and stunning views of Zaton Bay and the Adriatic Sea.

The space
The main house offers 580 m² of interior space across two floors.

On the ground floor, guests will find two double bedrooms with private bathrooms, a fully equipped professional kitchen, a modern bar area, a comfortable living room with fireplace, a spacious dining area and a laundry room with washing machine and dryer.

The upper floor features a library and four luxury suites, each arranged over two levels with a comfortable lounge, modern bathroom with walk-in shower and a gallery with a king-size bed. Two terraces on this level overlook Zaton Bay, its piers, docks and the Adriatic Sea.

The property also features over 1,500 m² of secluded Mediterranean gardens, an outdoor swimming pool, a shaded lounge area, an outdoor grill and the private Chapel of St. Jerome.

Contemporary lighting, SONOS and BOSE sound systems and easily adjustable temperature and atmosphere settings provide modern comfort throughout the property, while original architectural details preserve its historic character.

Guest access
Guests have exclusive access to the entire private estate during their stay.

This includes the main house, all 6 bedrooms and their bathrooms, the living and dining areas, fully equipped kitchen, bar area, library, two first-floor terraces, laundry room, Mediterranean gardens, outdoor swimming pool, shaded lounge area, outdoor grill and the private Chapel of St. Jerome.

The property is enclosed by high stone walls, providing guests with a high level of privacy throughout their stay.

Other things to note
Villa Pugliesi is a registered Croatian National Heritage monument, and some original historic features have been carefully preserved as part of the property's character. Due to the conservation of the historic structure, the internet connection may be inconsistent in certain areas of the property.

The villa is located directly on the waterfront in the bay of Zaton, approximately 15 minutes by car from Dubrovnik. A restaurant is conveniently located just 50 meters from the property, while a small supermarket is approximately 200 meters away.

Its position makes it easy to combine a peaceful seaside stay with visits to Dubrovnik and the surrounding Adriatic islands and destinations.
