This beautiful condo is located at the Havasu Springs Resort. The condo has breathtaking lake views. Enjoy your morning coffee or afternoon cocktail on 2 balconies. Unique to the unit is a custom built in bar and (2) 65" flat screens in Family Room.

CHECK-IN/CHECK-OUT TIMES
Check in is 2:00 PM. Check out is 10:00 AM. These times allow for necessary time to professionally clean the property. Should you stay beyond this time a $200.00 charge will incur. Late check-out and early check-ins may be arranged in advance (if availability allows). A fee of $85.00 will be charged per early check-in and late check-out. Please confirm in advance. Please make sure all dishes are clean. Dirty linens should be placed near the laundry.

PETS/SMOKING
Pets are considered. For those properties that will accept a pet, a non-refundable pet fee of $195.00 shall be charged. Smoking is not permitted in any home or condo. If smoking does occur, you will be liable in full for any damages done to the home, including but not limited to A/C coil cleaning and/or A/C deodorizing, carpet clean/deodorize, replacement of linens and/or smoke damaged furniture, and new paint throughout the residence.

PAYMENT OF NIGHTS RESERVED
Guest is responsible for the payment of all nights reserved regardless of the guest`s actual arrival and departure.

DAMAGES
Should any ACCIDENTAL damage occur, please contact our office immediately and fill out the appropriate insurance paperwork. Should the damages be deemed non-accidental, you will be liable for replacement/repair of damaged items. Airbnb will be notified and your Security Deposit will be charged.

KEYS/TOWELS
Each home is coded/keyed individually. There will be a $25.00 charge for each key not returned. Should new locks need to be installed, the guest will be responsible for all charges including additional keys. All original keys must remain. Duplicating or copying of keys is prohibited. Pool towels belong to the individual owner of the home. Please be considerate and do not take pool towels on your boat or off of the residence. Pool towels are there for your convenience; please do not use them to dry your boat.

AGE REQUIREMENTS
You must be over the age of 21 to secure a property. The entire party must be of age unless there are children to whom you are related or share familial status. All laws must be followed! Destination Havasu staff may enter the residence at any time to perform inspections if the concern is warranted.

ENTRY OF PREMISES
Repairmen authorized by Destination Havasu, LLC may enter the premises as necessary, for repairs, improvements, housekeeping and property management. The unit you have rented may be listed for sale at any time. There is always a possibility that you will be contacted and requested to show the home at a convenient time.

UTILITIES
Electrical/gas (excluding pool and spa), water, sewer and trash service are all included in the rates. Should the electrical/gas service exceed $100.00 per monthly billing cycle, the balance will be charged to the guest, applicable for stays extended stays only. Any pay per view, long distance calling or premium paid services charged to the home will be billed to the guest. Please keep in mind all billing cycles run differently; you may receive the bill 3-4 weeks after your stay. Internet and phone service are not available in all homes.

POOL AND SPA HEATING/SAFETY
The guest is responsible for any and all gas/propane used to heat the pool or spa. A meter reading shall be taken upon arrival and on departure to gauge your usage. Additional pool and spa instructions are posted in every home. If you have any questions, please contact our office. Drowning is a serious threat to children and pets. Please make sure all children and pets have appropriate safety equipment and knowledge of water safety.

ADDITIONAL INFORMATION
It is expressly understood that the property owner and/or booking specialist shall not be liable for damages or injury to the guest, invitees of the guest, or guest’s property for whatever cause arising from the occupancy of the said property by the guest.

Rates, taxes, website details or any posted details including but not limited to parking, utilities, décor, etc. are liable to change without notice. Tax and service fees are not included in the nightly rate. Cleaning fees will be charged to every reservation.

Please recognize that you are staying in a residential neighborhood. Your neighbors are not on vacation and are entitled to quiet peace and enjoyment. Please extend common courtesy and refrain from excessive noise and disrespectful behavior. If guest’s behavior results in a police phone, call you will forfeit all charges and be asked to leave the residence.

Each property reflects the personal taste and lifestyle of the owner. Each property will be completely equipped for rental purposes. We cannot be responsible for esthetic conflicts. Special requests must be made at time of booking. Destination Havasu, LLC is a licensed Arizona real estate brokerage, managing privately owned homes and condominiums. Although problems are rarely encountered, we reserve the right to change accommodations up to and including the day of arrival. In the unlikely event we are not able to provide accommodations without an increase in rent, the guest will have the option of paying the increased rent or the reservation will be canceled and all deposits will be refunded to the guest with no further rights or obligations between Destination Havasu, LLC and the guest.

When we arrived after a 5 hour drive at 3 AM in the morning, my family was tired and ready to go to sleep. We were surprised at the home we came to. It looked like the photos, except for the fact that everything was a mess. There were sheets thrown around, dog fur everywhere, dog urine on the bedroom floor, and dust and dirt tracked into the home. We had to vacuum the whole house and wash the sheets so we could go to sleep on a decently clean surface. It was a really bad thing to arrive to.

The guest contacted us the morning after arrival to report the unit had not been cleaned. The guest reported (3) towels in the unit along with cockroaches. After looking into this issue with our staff it was discovered that the cleaning crew had mixed up the unit number and cleaned the wrong unit. A member of our staff brought (10) additional towels to the unit and was able to locate (12) actual towels on site for a total of (22) towels. This unit sleeps 10 people (per the bed count) we found (2) blow up beds, (2) make shift beds on the floor using comforters and pillows and blankets where people had slept on the couch. From the count that would be 16 possible people which is too many people for the unit. The bugs that were photographed and text messaged to us were located behind window coverings and were not cockroaches. They are flying bugs common to the area. that were dead because the unit is sprayed. The night prior to departure we were contacted by the guest and were told they broke the glass cooktop. Upon departure we also located a broken coffee pot and dog urine in one of the bedrooms as well as dog hair in the on suite bathroom. We did make the guests aware of all issues and they declined to cover any costs. They did respond to us by saying it smelled like urine when they arrived after reviewing all guest communication via text that was never mentioned by the guest. We have been hosting Vacation Rentals is Lake Havasu for 17 years. We take what we do very seriously. We addressed all the issue that were brought to our attention by the guest in less than 24 hours.
