KOTI (Finnish for "home") transforms the premises of Tori Quarters Sofiankatu 4 to bring the magic of the communal cottage experience in the very heart of Helsinki.Each evening, up to 12 guests can book from a selection of six spruce timber aitta. Each day, the installation is open for the public to visit.

KOTI – A cottage experience in the heart of Helsinki

KOTI (Finnish for home) is an immersive pop-up installation set inside the prestigious premises of the Tori Quarters. KOTI is available for 30 days only from the 16th of August till the 17th of September 2017. Savour the luxury of simplicity and the value of sharing new experiences. Sleep in your very own design cottage and indulge yourself with tranquility and communal hospitality right in the heart of Helsinki.

There are 6 cottages (2 single, 1 twin, 2 double, 1 family), altogether 12 people at once.

The minimum stay is one night and the maximum stay is 3 nights.

Check-in before 10 pm, guests arriving after 10 pm should inform hosts in advance.

Guest reservations should be made via Airbnb, (we are unable to accept direct reservations).

Information on the terms of reservations and cancellations may be found on Airbnb. Cancellations are possible, but cancellation fees will apply.

KOTI is a living art installation celebrating the Finnish home. As cottages are part of this installation, they are open to public viewing during the day.

Cottages are available for guest use between 6 pm and 11 am. During the afternoon, from 1 pm to 6 pm, KOTI is open to the public as an art and design installation.

Guests must store their belongings in a guarded luggage room during the day. It is not possible to leave them inside the cottages, even for those staying more than one evening.

Sauna can be booked upon request between 6 pm and 9 pm each evening (45 minute turns). Showers are available for the guests in the same premises from 9 pm onwards.

As Finnish people do in their own homes, KOTI guests should remove their shoes when entering KOTI.


Guests can access KOTI KINO an in-cabin online entertainment directly from their own connected devices via wifi. KOTI KINO will include short films, documentaries, animations and Finnish travel guides by Visit Finland and My Helsinki.

"The Dock" is the common space where our guests can meet and interact. It includes: shared breakfast table, shared shower facilities, shared toilets


Children are welcome at KOTI. They should however be accommodated within available beds as no extra beds can be provided. The family cottage includes two double bunk beds and may be booked by families, groups of friends or colleagues (max: 4 people).


Breakfast is included at KOTI. A breakfast is served on the Dock every morning between 8 am and 10 am.

Guests with allergies and/or dietary restrictions should make note of these during the reservation process.

It is not possible to prepare or store food inside cabins.


As in a regular home, the cottages are not sound-proof. Please be considerate of your neighbours.

KOTI is a smoke-free environment.

Staff will be on-site at all times, so it will be possible to exit and enter outside check-in times (although please try not to disturb other guests).

We are unable to accommodate pets at KOTI.


Our hosts are present every day at KOTI to assist guests with check in, present the installation, accommodate requests and ensure a pleasant stay for all.

Guests will be served mainly in Finnish, English and French, but other languages may be possible.

Should an evening event be scheduled at KOTI our guests will be notified in advance.

Seats will be automatically reserved for KOTI guests who have booked a cottage on the same evening as an event.

All events are held before 10 pm.


KOTI Helsinki is located inside the renovated premises of the Tori Quarters on Sofiankatu 4 in the historical centre of Helsinki where the heart of the old town meets the new buzz of the city.

An ideal location right next to the sea, between the Market Square and Senate Square.


KOTI is an art and design installation conceived by Linda Bergroth for the Finnish institute in Paris. Originally set as a popup livable installation inside the Finnish institute in Paris for a 100 days in spring 2017, KOTI is coming to Helsinki this summer KOTI is coming to Helsinki this summer for 30 days from the 16th of August till the 18th of September 2017.

KOTI is an immersive experience into Finnish hospitality and cottage culture as well as an exhibition showcasing Finnish knowhow in design and architecture.

Think about this experience as a "night in the museum" :) Very cool concept, minimal, perfect design of the wooden cottages, but be aware, in case you would like to properly rest, this might not be your first choice. It is super different experience: a cultural experiment of sharing a space - but with all the comfort (sauna, common delicious breakfast, super friendly staff, etc)

Enjoyed my stay at KOTI. The cottages are immaculate and simply adorable! The mattress was very comfortable. The shower/sauna were amazing with access to cool down in the rooftop. Wifi was fast. Breakfast was stylish, delicious and healthy. Noise was a bit of if an issue and there was much warning regarding this beforehand. the cabins are in an empty hall where all noises and voice echo. There were guests who awoke at 6am and were chatting noisily. The earplugs and face mask are provided.

I am Linda Bergroth, designer and art director of the KOTI experience. Inspired by the simple pleasures of holiday stays in a Finnish countryside cottage, we hope to share the delights of an aitta with our guests inside the premises of Torikorttelit. Six cottages made out of spruce timber and furnished with hand-picked selection of Finnish design are stand inside the jugend halls located at Sofiankatu 4.
We invite guests from all over the world to experience the warmth, tranquility and communal hospitality of a shared Finnish sleepover in then heart of Helsinki.
