For those who enjoy surrounding themselves with great architecture, romance, art and history this is your home away. Overlooking the historic Venice Canals, steps to the beach and Abbott Kinney, this custom built home is a new, modern architectural mansion in a very unique and convenient location.

Did we say location? The canals have always been the center of it all in Venice. You can take a 5 minute stroll from our back door through the historic canals of Venice, walking by amazing gardens and incredible multi-million dollar homes by some of LA's hottest architects, and wind up on the white sand and blue ocean of the Pacific.

Or walk out the front five minutes and you'll find yourself on Abbott Kinney, recently given the distinction as the "Coolest Block in America" in GQ Magazine's April issue, with amazing new shops and some of LA's hippest restaurants & bars. Walk or bike to Marina Del Rey, Main Street Santa Monica and Rose Avenue which are all blossoming with new shops and restaurants are also just minutes away. (Check this: Our home comes with free use of two Venice cruiser bikes, two skateboards, three surfboards and two bodyboards ++ ) Stock up on wholesome essentials at the neighborhood Wholefoods; take a ride to the Santa Monica Pier and watch a concert in the summer; splurge at the Third Street Promenade; catch the latest flick at Theater Marina del Rey! Its all so near.

Our architect designed the home specifically with the main area above on the third level to offer the best views of the neighborhood, canals and mountains.
Entertain in our spacious and light loft style living room, floor to ceiling windows, open staircase, hardwood maple floors, contemporary California paintings, a dining room which seats 8, and a huge kitchen all under amazing skylights and soaring ceilings. It features a huge comfy couch, a cozy gas fireplace, an HD TV, and a retractable 120 inch movie screen that recedes into the 14 foot ceiling with projector and a dolby surround system for that perfect movie experience after dark.

For our culinary guests, our modern stainless steel kitchen has everything you need including two sinks, a dishwasher, microwave, a four fire burner cook top, a large built in refrigerator & freezer, and a breakfast bar. And every Friday there is a Farmers Market two minutes up the road with the freshest organic vegetables and fruits.

One level up from the living room to the fabulous roof deck.......you can lounge or entertain in this amazing space with incredible views. It is set up with a barbecue grill, lounge furniture, umbrella, private sun deck and the worlds best Jacuzzi by Sundance Spa. Enjoy breathtaking sunrises while drinking your morning coffee from our new Keurig coffee machine, sunbathe on our private sun deck, or relax in the Sundance Spa Jacuzzi, while watching the some of the most spectacular sunsets and 360 degree views of Los Angeles.

One level down from the living room you'll find three grand bedrooms, decked with luxurious brand new beddings, soft clean linen and towels. The master bedroom has a huge California king sized bed, a 52 inch HD Flatscreen equipped with DVD, DVR and Cable TV with three free movie channels and hundreds of channels, and a private master bathroom with whirlpool tub and double size shower with three massaging shower heads.

Two other uniquely decorated guest bedrooms are on the same floor as the master bedroom, each have a soft queen bed and share a bathroom with shower/tub combination.
Super High Speed Internet and cable T.V. are included.
The bedrooms sleep 6 in total but if requested we can set up a queen size air mattress in the living room for 2 more.

The living quarters are located above the first floor parterre and the property is enclosed with an 8 foot fence which provides maximum safety.
The canals are a very quiet and peaceful community. This house is ideal as a retreat for couples, families, small groups, and individuals looking for an unforgettable vacation in a place with exquisite taste located in the heart of Venice.

Parking is available for a $15/night in the garage. If you have a really big SUV/Truck, it might not fit though ( think Lincoln Navigator i.e.,height is more a problem than length).

Heating/Cooling: This home has central AC and heating and a grand and cozy fireplace. (Most of the older places can get really chilly during a night in winter or easily overheat in summer so you'll appreciate it.)

• 90 min by car to Sun Valley and Big Bear ( Yes, you can ski in Southern California)
• 2 1/2 h by car to Joshua Tree National Park

• Linens, sheets, towels, cookware, dinnerware, spices, coffee, tea and a little guide to the neighborhood
• 2 bicycles, a necessity here in Venice and it will save you $70 a day for the rental.

Palos Verdes is only 30 miles south and en route you will pass Marina del Rey, Playa del Rey, El Segundo, Manhattan Beach, Herrmosa and Redondo Beach. To the North Malibu is only 26 miles and you will pass Santa Monica and the 3rd Street Promenade and Pacific Palisades.
If you want to go past Malibu and drive up the coast you can visit Ventura, Santa Barbara and Solvang which are part of the wine country.
The unit is located 10 minutes from the 10 freeway and 8 minutes to the 405. Hopping on the 10 freeway you can be downtown very quickly.

We want you to feel like home in our place. If not traveling we will be staying in a separate house at the street front and be available for questions not only before but also during your visit.

LAST MINUTE: No problem, just ask and inquire through email.

During the Christmas and summer season, we may require a one week minimum stay and there are different rates for Holidays.

On a site note - I'm originally from Germany. So if you traveled from far abroad you'll be in good hands.

Guest Access:
Beside the house, you'll have access to the yard which holds the surfboards, body boards and bikes, and the the garage where the washer, dryer, skateboards and beach gear is located. If you'd like to rent a garage parking spot within the house, please contact me.
The house has it's own access gates and walkway. If not traveling my husband and I are staying in a cottage on the the street front of the same property, so technically we share the same yard but in reality you most likely won't even see us since we have our own walkway and gate.

1. NO PARTIES, NO EVENTS, NO FILMING:
No more than 10 people in the house, unless explicit permission from owner ahead of time. If guests violate this rule, owner reserves the right to enter the house and/or turn off the electricity.Violation of this rule will result in the forfeit of $500 of your the security deposit. Owner reserves right to eject guests from the property without notice if a violation of this rule occurs.

2. QUIET HOURS 10pm - 8am.
When you listen to music, close all windows. No guests on the roof deck after 10pm. If guests violate this rule, owner reserves the right to enter the house and/or turn off the electricity if guests don't answer their phones. Continued violation of rule after initial warning by owner will result in the forfeit of $100 of your the security deposit. Any additional fines from state agencies will also be deducted from the security deposit.

3. HOT TUB
a) No drinks, glasses or street clothes allowed while using the Hot Tub. Please shower before the Hot Tub to remove all sand and sun lotion which will react with the chemicals in the hot tub and cause it to produce foam. If violation of this rule requires an out-of-schedule drain and refill we will deduct $100 of your the security deposit.

b) It is your responsibility to read the instructions in the house manual on how to open the hot tub. Incorrect operation of the hot tub may destroys the cover.Owner reserves the right to enter the house if a violation of this rules is discovered and guests are not answering their phones. If we find the cover damaged we will deduct $100 from your security deposit.

4. No more than 8 overnight guests.
Violation of this rule will result in the forfeit of $100 of your the security deposit.

5. No smoking inside: You can smoke on the roof deck. Please use the ashtray and don't throw cigarettes over the guardrail. It is hot and dry in California, you could easily start a fire ( and upset the neighbors ). Violation of this rule will result in the forfeit of $100 of your the security deposit.

6. No illegal activity or drugs on premise. Violation of this rule will result in the forfeit of $100 of your the security deposit.

7. Lock the entrance door during your stay and when you check-out. If the door is found unlocked after your check-out, we reserve the right to deduct $100 from your security deposit.If you fail to leave the bike gate keys on the counter when you check-out, we reserve the rights to deduct $50 from your security deposit for replacements.

8. Please remove your makeup before going to bed, it destroys bedding and towels. We have provided Kleenex for this.

9. Never leave the gas fire pit, stove, and guests or visitors on the roof or in the Hot Tub unattended.

10. Owner reserves the right to enter the premise at any time in an emergency situation or if someone is violating the rules.

11. The owner requires access to the house 1x week during daytime hours for maintenance of the Jacuzzi and plants if you stay more than a week.

12. DO NOT PARK IN THE ALLEY. You will be fined and towed. We offer parking for $15/night or you can find street parking.

13. PETS can stay with you. Please inform me in an email as there is one-time pet cleaning fee of $40.

Andrea’s place is AWESOME! We have stayed there for 3 nights, and were the best of our whole vacations! The place is just a couple of blocks away from the beach, and like 800m from the Beachwalk, one of the best known places in this area. The rooms are extremely comfy, and Andrea has been really helpful in the matters that arose. The only issue found was parking. The garage is not big enough if you have an SUV like we do. You cannot park in the Alley because you are fined, and there are a few restrictions to park in the Ocean Avenue some days of the week. Lucky us, we were able to find place to park in the Ocean Avenue anyway so we didn’t have a big problem there. Just take Into consideration the size of your vehicle in case you are using garage.

This is a great place in a great location. An immaculate, well-designed, modern home with great amenities (including a roof deck and hot tub). Very close to the canals near Venice beach which, if you haven't been before, are entirely enjoyable to walk around. You can't go wrong with this place.

Andrea and Ed are super responsive and communicative. They let us use their garage underneath their house for $16/night. Their hot tub is amazing with great views of the palm trees at eye level. A wonderful stay!

Since you'll be renting an entire house with key pad code access the level of interaction is fully up to you ( another benefit of the code access is also that you can check yourself in at any time after 3pm. Guests arriving in the middle of the night really benefited from this).
We had guests that we never saw and who text me when they had questions and we had guests that we would have lengthy chats with.
When not traveling we are in a separate house at the street and available if you have question or need help with anything.

You will, as we do, love strolling on Abbott Kinney ( which GQ rated as the coolest block in America ), go surfing or sunbathing at the beach and explore the world famous and highly entertaining Venice Boardwalk.
