The flat has two large bedrooms with plenty of wardrobe and drawer space for your belongings. The super king size beds (6ft wide), one with 2000 Pocket Spring Memory Foam Mattress and the other with 3000 Pocket Pillow Top Spring Mattress will give you a restful night's sleep.
In the sizable living room, the comfy full double sofa bed with memory foam mattress is accompanied by the chaise longue, cosy armchair and mahogany dresser and corner cabinet. The 49" 4K smart TV is in the corner, connected to the fastest internet available in the area (up to 74Mb) and a TalkTalk TV Box allowing you to pause and rewind 80 freeview channels. You can watch Super HD Netflix, Amazon Video and BBC iPlayer too - the flat comes with its own Netflix and Amazon accounts so no need for a subscription.
The sofa bed is a full double memory foam fold-out version, so no uncomfortable crease down the middle that you get with clic-clac beds. There is plenty of storage for your clothes and belongings in the dresser, allowing you to properly unpack as you wish.
In addition to the usual central heating (new radiators installed throughout), there is the very cosy gas fire in the living room, which is easy to operate and comes with children's safe guard for those of you with little ones coming to visit. The heating is easily controlled throughout the flat with a Nest thermostat - which also means the apartment will be nice and warm ready for your arrival. If you prefer more tropical temperatures there are also three electric heaters in both the bedrooms and living room.
The dining kitchen is well stocked, both with essentials and with good cooking equipment. There are pots and pans of course, but there's also a slow cooker, steamer, weighing scale and juicer. When you arrive you will find real coffee for the cafetiere and a selection of teas. Herbs and oil are also included.
The kitchen has a slimline dishwasher and washing machine too, which will help a lot for those intending to stay longer than a couple of days. There is bread in the freezer, plus a selection of spreads and cereals. The fridge has a water dispenser, butter and a bottle of prosecco! (You will need to bring your own milk, though).
The bathroom has a corner bath with whirlpool jets. There is a standing shower (in the bath) so the bathroom is great for a quick shower before work or for long, luxurious bathing!
There is a backyard too for some outdoor, private space away from the street. This is shared with the flat below, which is also airbnb.

The apartment is yours to enjoy! There is a backyard, two bedrooms, living room, kitchen, bathroom and hallway. It's not shared with anyone else and will be exclusively yours for your stay.
The front door is accessed with a unique key code which I'll send you just prior to your visit. It's easy to use and means you can check in and out whenever you like - so you don't need to worry about co-ordinating arrival and leaving times.
There is also a key available for the side door leading to the yard. This has places to sit and enjoy a glass of wine or breakfast outside. It is shared with the flat below, also airbnb, so you can swap notes with other guests.
Interaction with guests
I am just a call or a text or an email away and a couple of hours travel to deal with any serious problems. There's also local help in case of emergencies. Anything you need to know or anything you need getting done I will help immediately.
Other things to note
The yard is shared with the flat below (also Airbnb and called Regent's Chambers, now available to book). If you have a big group you could book out both flats (a maximum of 13 people).
Please can you let me know at the time of your booking if you need a cot set up or if you need the sofa-bed and/or daybed to be made for when you arrive. There's no extra charge for this.
The pillows and duvets are all goose and duck down. If you are allergic to feathers please let me know and I will provide alternatives.
When you shower please ensure that the shower curtain stays inside the bath as otherwise it leaks to the flat below.
Gas fire to be on only when an adult is in the flat, please switch it off before leaving. If anyone 8 years old and under is staying please use the guard provided.
Please do not use the gas fire while the sofa-bed is extended.
Please put your towels and any other laundry in the laundry bags in each room at the end of your stay.
Please do not park on Prince's St or on Etherley Lane in front of other houses. There is an informal rule operating where homeowners keep their front door spaces for their own cars. It's a bit odd but that's how things are around here! The space outside the side gate is almost always free and there are other spaces along the same side of the street further up if the ones directly outside the flat are taken (though these will be unofficially 'yours' too!).
Please be mindful both of neighbours (the flat is on a residential street) and the flat below, which is also for airbnb guests. No loud music or noise at unsociable hours, thank you! This also means no running races or backflips and so on as it's an old house so is quite easy to hear from the flat below.
Be good to the place and treat with pride! It's yours for the duration of your stay!
