Lower Farm is a traditional Bed and Breakfast in the charming North Norfolk village of Harpley. We offer 3 double rooms in our Georgian Farmhouse, which is brimming with character and period features. Harpley is ideally situated for those who wish to explore the fantastic North Norfolk Coast, walk the Peddars Way, visit the numerous National Trust properties close by such as Houghton Hall, Sandringham House and Holkham Hall. We are surrounded by fantastic pubs and restaurants to suit all tastes!

The space

The two main bedrooms at Lower Farm are very large and spacious with floor to ceiling sash windows looking out over the stunning established gardens. Grouse has a romantic half-tester double bed and ensuite shower room, Snipe has either a Kingsize double or twin with ensuite bathroom. Covey is the family room and has a double and a single bed and en suite shower room. Covey is of a lower specification than Grouse or Snipe and is intended to be a children's room The price for Covey is therefore cheaper than for the other two rooms. All three bedrooms can take an extra put-up bed to accommodate another guest. There is ample parking space in the front drive.

Guest access

Each bedroom has two comfortable armchairs so you can relax in comfort and enjoy the complimentary tea, coffee and biscuits that are provided. Each room has a flat screen TV, complimentary toiletries, hair dryer, fridge and kettle. Breakfast is taken in the communal dining room so guests can pass on tips and advice on their favourite local sites and destinations.

Interaction with guests

Guests are personally greeted on arrival, and as it is our home we are on hand to help with any guest requests.

We so enjoyed staying at Pip's house. Relaxing, welcoming and very special. We left well rested, well fed and our little boy had even had a run around the garden and jump on the trampoline. Pip's a very gracious host- chilled and welcoming. We felt at home immediately. We'd recommend this home very highly.

Pippa is a great host and nothing was too much trouble (she even put up party decorations for my mums 60th birthday!) Communication in the lead up to our stay was excellent and she had plenty of good suggestions for days out and places to eat. Breakfast was delicious and there was so much choice. The rooms are huge and we had a very comfortable stay there. Thank you Pippa!

What a lovely stay at Lower Farm B&B! Pippa was absolutely delightful and accommodating throughout our weekend stay for our 7 person wedding party. Lots of quick and helpful communication before and after we made the booking, which immediately put our minds at rest knowing that we chosen to stay at a location with a kind and friendly host. All three rooms were clean and ready for our arrival, which we were kindly able to use a couple of hours earlier than stated online so that we could get to the wedding on time. The grounds of Lower Farm were tranquil, the interior decor was charming and homely; we all had a very comfortable sleep and a tasty breakfast too - thank you very much!

We really enjoyed our visit. It is a lovely home with a lot of character. Our teenage children played football in the garden whenever they could. We received good advice on local things to do and started each day with a really nice breakfast.

I am a 45 year old Mum of two who lives in the glorious Norfolk countryside and enjoys an outdoor, active country-sports life! We are surrounded by family and friends close by and have a great social life spending time eating and drinking with our nearest and dearest. We love to go racing, shooting, skiing, watch the children doing their sporting activities and live vicariously through them! We live in a traditional Georgian Farmhouse with plenty of character (and cobwebs!) We have three labradors, two horses and four chickens.. We are very relaxed hosts and our guests can treat Lower Farm as home from home, and we welcome children, dogs, horses and well behaved adults to come and stay and experience a traditional, old-fashioned stay in a charming rural village.
