Exceedingly spacious ensuite room with king size bed in large period house 15 minute walk to city centre. Overlooking Victoria Park in a posh leafy neighborhood. Free parking on premises. Large secluded garden with terrace, pergola & hot tub. Luxury!

The space

This is a very spacious comfortable bedroom, 5m by 7m (16ft by 22ft) with underfloor heating, ensuite bathroom with large 2 person shower & 3/4 size bath. Sofa & coffee table in room, desk with convenient power for laptop & phone charging, simply loads of space! Comfortable king size double bed with top quality pocket sprung matress. All lighting is dimmable and subtle. Plenty of drawers. Clothes rail. Hair dryer, tea/coffee making kit in the room with filtered water and a Breville instant water boiler plus herbal, green and black teas. There is a 17 litre mini fridge in the room for your own milk or food (I provide soya milk). Espresso coffee machine & a selection of 9 leaf teas available in the kitchen. Plus organic wholemeal bread (natural rise or yeasted depending on the day) and a range of good quality spreads and cereals (with soya milk) is available for a serve yourself breakfast.

Substantial tasty home cooked veggie/vegan evening meal available if required @ £10.00 per head. See sample menu for likely options on the day - this may not be available unless it is booked in advance.

Guest access

The garden and terrace areas, kitchen, and living areas, large 8 person hot tub. Your host will open this and show You how to use it

Interaction with guests

Casual - I'm there most of the time- available to chat/inform if and when required. If information or interaction not required i will not disturb you - interaction entirely at your discretion. Substantial tasty home cooked veggie/vegan evening meal available if required @ £10.00 per head. See sample menu for likely options on the day

Other things to note

Super fast 30-40 meg/sec FTC broadband available. There's a hot tub in the garden that's available to use by arrangement (it's always hot and ready to use).

Massage is available by a massage therapist at £25 for a 1 hour massage session.

Under CAA rules I can take you for a 1 hour flight over Bath and its outskirts in my 2 seat gyroplane (see picture) for a share of the running costs - currently this works out at £75.00

Free parking is available in the driveway. Washing machine and dryer available to use in dedicated laundry with ironing board & steam iron.
Please note all linen and towels will be freshly cleaned but I do not iron them - so they may have a few creases in them!

Shoes off on the carpeted areas, no smokers, no pets, it's a veggie house, so no meat in the kitchen fridge please. Must be fairly quiet after 11pm - although you don't have to be back by then as I'm usually up quite late. Very important no drinks or cups directly on furniture - coasters must be used. I'm not excessively fussy but if coasters aren't used it marks the furniture. Heavy oak doors so please shut gently to avoid damage. Hot tub always available on request but must be opened and closed by your host - showering beforehand essential.
Absolutely no parties or other guests without prior approval.

This was my first time staying in an Airbnb property and I wan't disappointed. Philip has a lovely home in a great location next to a large park, the botanic gardens and the Cotswold Way, and the room is spacious, clean and tidy with all mod cons. Philip generously included me in a barbecue he was hosting one evening and I really enjoyed meeting all his colleagues and sampling his famous veggie cooking, including the most delicious veggie kebabs I have ever tasted!

I enjoyed my stay in Phillips home. The meal was delicious too! Phillip is a very dynamic person! The location was great, it was a very safe neighbourhood and very accessible to town. The room was very spacious and clean.

The location of 15 Park Lane is perfect for a lovely 20 minute mainly downhill walk into the City, through Victoria Park which is right opposite the house (take a torch for night time, the path is unlit). There are a couple of nice pubs within a few minutes walk of the house, in particular the Hop Pole was very welcoming and sells the excellent Bath Ales. There is a nice café on the corner of the road a couple of hundred yards downhill and a well equipped Tesco Express less than 10 minutes walk away. If you are looking for a large children’s playground, there is a really nice one opposite the pub in the park. The house has a very steep drive to/from the road, so you need be careful. The location of the house is terrific, they say it’s all about location, so if that is all you are looking for then I have no hesitation in recommending 15 Park Lane & don’t bother reading on. If you are looking for a quiet or welcoming environment, then this sadly wasn’t our experience. We were ‘told off’ on arrival for shutting the front door too firmly (we’d been left on our own in the hall, so I thought I would close the door as it was cold outside!) We were then told to take our shoes off (not asked politely, just told), our host didn’t introduce himself or go through the normal process of asking about our journey or any of the normal courteous pleasantries. We had to park outside on the road because the drive was full of cars – he didn’t notice or ask, but luckily there was a space available. The description of the room is accurate in that it is very large and has an en-suite bathroom with shower and separate bath. The room also has shelves with children’s toys, a Thomas the Tank Engine border and a mural above the bed which is approx 6 metres long of Thunderbirds – basically this is a young child’s bedroom, which is fine, but not made clear in the description, the mural is not evident in the pictures. There is also a small hole in the wall which needs an electrical switch or socket, at the moment there are bare wires, I don’t know if they are live, I didn’t stick my finger in to find out. You share the house with a family, we met the host and one son, he was very polite (the son). All of the above were not a big deal and probably not worth normally mentioning, but … there are some very reasonable House Rules in a folder in the room, including one asking guests to be quiet after 11pm which of course we were. It would seem though that the ‘House Rules’ do not apply to the House. On the Saturday we stayed, there was a dinner party downstairs, the music and voices were very loud until midnight when...

The description isn't lying, this really is a huge room! We really appreciated having the space, and the bathroom. It has basic cooking facilities - tea/coffee/herbal tea plus a fridge and microwave - so if you wanted to treat it as a flat, you could. Philip was a thoughtful and helpful host. We'd definitely stay here again.

This a lovely huge room with great en-suite. It's very warm and large windows look over a well established garden. If you are looking for a boutique hotel experiance with matching towels then this is probably not for you. If you enjoy feeling part of a busy household, Philips son lives with him and his other two sons visit, happy to use a working kitchen ( Phillip loves to cook), and happy to have a room with Thunderbird murals on etc then I think you will enjoy your stay. Check in was easy, no need to vacate by 10.00 am sharp. Abundance of hot water, great breakfast choice. Phillip was helpful in advising us of places to go, we even borrowed an umbrella from him. The location is perfect we walked into central Bath in 15 easy minutes. It's not the cheapest out there but our accomodation added to our overall visit to Bath. We didn't use the hot tub but if you want to use it Phillip is very happy to set it up.
