TWO rooms for a single party of up to six guests. A party of 1-2 guests will be assigned only one room, Bedroom #1 (see below), unless there is a special request for separate rooms. The default for three guests will be two rooms, but you can ask for a discount if you will all stay in Bedroom #1, with the third guest on an airbed. A party of 4-6 guests will be assigned two rooms. Please note that, for a group of six guests, one person will need to sleep on a floor mattress, and two people will share a double bed. Space will be a little tight, but it will be fine if you are well organised.
We only ever host one party of Airbnb guests at a time, so you will not be sharing amenities with other groups of guests.
Bedroom #1 has two single beds, nightstands, a food-preparation area, mini-fridge, microwave, toaster, electric kettle, small folding table, and seats, as well as a comfortable floor mattress with bedding. Disposable microwaveable plates and bowls, cups, and cutlery, as well as tea, coffee, sugar, creamer and potable water, are supplied. There is a walk-in wardrobe and dress mirror, and a clothes-hanging rail inside the room and outside on our deck for laundry drying. (If you give us permission, we will bring your laundry in if it rains while we're home.)
Bedroom #2 has a double bed and a sofa-bed, as well as nightstand and coffee table. There is a double-door built-in wardrobe.
All furnishings, fittings, bedding bought new. Not secondhand. This may be important for guests concerned about bed bugs and other parasites that often travel on secondhand items and are introduced to bedrooms in this way. We are aware that many Airbnb hosts do buy their furnishings and/or bedding secondhand.
24-hour keyless entry to the house is via a digital code entered on an exterior push-button door panel. (Entry code and usage instructions supplied through Airbnb message before arrival, and in print after arrival.)
Umbrella stand on the porch step, outside the door. Designated cupboard/shelf space to hang your coat and store your outdoor shoes is just inside the door. It is labelled. Help yourself to clean house slippers from the cupboard.
Toilet, shower/bath/laundry area are on the ground level. The doors are labelled.
Access to the Internet via secure wireless broadband connection. [Password supplied after reservation and in print inside the room(s).] A high-capacity portable wifi unit is available for guests to borrow free of charge. * We lend the portable wifi unit as a free service. Please note that this is not guaranteed, and we do not offer compensation if the unit should be unavailable for reasons beyond our control (e.g. malfunction, or removal by a previous guest).
Printed translation to English supplied for usage of all Japanese appliances.
Access to a shared jacuzzi-jet bath/shower room and wash basin, all with hot and cold water. Separate toilet with heated seat and personal-hygiene water-jet washlet. Access to a clothes-washing machine. (Help yourself to laundry powder and softener.) There is a laundry-hanging area outside on our deck.
Other things to note
We have dogs and cats. All are kept in a separate part of the house. You are unlikely to meet any of them unless you want to.
One dog will bark when he hears you come and go, or when the doorbell rings. Neither dog is aggressive.
Important if you have an allergy or an aversion to dogs or cats: The dogs pass through the entrance hallway and exterior door when they leave the house to be walked and when they return. Cats are similarly contained, but it is possible one may occasionally get past us and make it up the stairs.
Early check-in/late check-out:
Regular check-in time is 2pm and check-out time 11am, but earlier/later times may be possible if you make a request in advance. The earlier you ask the better.
For storing your luggage before check-in and after check-out, the answer is always yes and it's free. (Please note that you will only be passing your bags to us for storage ahead of check-in time. You will not be able to use the bathroom or other facilities at this time.)
For guest early check-in/late check-out at no extra cost, if there is no guest checking out/in on those days, the answer will be yes -- but we would not be able to say for sure until one day before you are due to arrive/leave. That's because we accept reservations with only one day's notice.
To guarantee early check-in/late check-out, we need to block the day before/after and charge a fair price. (Much less than a full day.)
Please let us know if you would like us to calculate a special price for guaranteed early check-in/late check-out.
If not, then it's yes to luggage storage, and hopefully yes for the other request.
To make your journey to and stay in Katsushika/Tokyo/Japan smooth and enjoyable, we strongly advise that you check out information online at URL links we provide before you travel, and info we make available in print after you arrive. Getting to Yotsugi station from Tokyo international airports: We will send you URL links for journey planners (in multiple languages) about buses and trains from Haneda and Narita aiports. If you give us details of your starting point and starting time (e.g. airport and arrival time), we can send you a detailed suggested rail journey.
Walking five minutes to our house from Yotsugi station: We will send you a URL link to a PDF document after you make your reservation. That document contains vital information for your travelling and your stay with us, including a link to detailed directions and a map to get you to our house.
Tips for an enjoyable, trouble-free stay: It's a great idea to read a reputable guide book. There's also some excellent advice in the public domain, and we will send you a URL link for one good info website we recommend.
Not rules at all. Only suggestions to help us all stay happy :-)
* Make sure you are at the right house before you ring the doorbell. (We don't need to upset our neighbours.) Our house has the address posted outside.
* Check in from 2pm. Check out by 11am. (It is possible we can be flexible if you tell us any special needs in advance.)
* Please remove your shoes inside the door (Clean house slippers supplied)
* Please keep the noise down
* No parties
* No additional guests unless agreed in advance. (We accept additional guests included in the reservation up to a maximum of six guests in total.)
* A maximum of two infants (children aged under two years) accepted at no extra charge
* No recreational drugs (Let's not get arrested... Well, it's not so much the arrest that hurts; It's the jail time and having to sit through hours of video lectures to teach you the errors of your ways.)
* No smoking in the house
* Please switch off the air conditioning and lights, and lock the external door when you go out
* Please sort waste items into the correct containers, and do not move waste to the street.
* Last rule is don't worry. We're not really that bossy :-)
Happy to chat and offer advice and ideas if we have experience that will help. We can usually give accurate directions to get you from A to B. That sometimes takes a few minutes, as we might have to look up the info ourselves. But we're good at tracking down the info you need, so don't be shy to ask.
