Our home has a relaxed, friendly feel. We offer a tastefully decorated bedroom with cotton bedding & towels; shared bathroom with twin-headed electric shower; kitchen for tea/coffee; dining room; sitting room.

Due to work commitments, we can't always offer a cooked breakfast; but you are welcome to help yourself to items we supply at a time that suits you!

The space
The #airbnb double bedroom is spacious and has a desk & chair, standard 4ft6 double bed (200cm X 140cm), dressing chair, wardrobe, cabinet with an 'Irish fiction' bookshelf, bedside tables & EU adaptors, large mirror, and lock on door for privacy.

The bathroom is shared with two of us, but we stay out of your way as much as possible. Recently upgraded in 2026; it has a Triton dual-headed 'silent' electric shower.

The area is suburban and quiet but easily accessible to city centre by public transport in 25-30 minutes (bus routes: E1/E2/19/24/N4). Buses are a 2-9 minute walk away in various directions. Please note: the house is approximately halfway between Dublin Airport and Dublin City Centre (5-6km to both). We're close to shops and supermarkets; Dublin City University; Tram Café at Albert College Park; National Botanic Gardens and the iconic John Kavanagh/The Gravediggers pub (24 bus). Also on direct bus routes to Croke Park (19) and 3Arena (N4). For the Aviva Stadium, the N4 bus (2-minute walk) connects with DART coastal train at Clontarf Station (5 stops to stadium). From here you can also travel northbound to Malahide Castle or the picturesque fishing village of Howth with stunning scenery & clifftop walks. Or south to Dunlaoghaire, Killiney, Dalkey, Bray and Greystones.

**CHECK-IN from 2PM to 10pm (time is needed to clean and prepare the space properly). If you're arriving on an early flight, we may be able to accommodate early check-in provided we have no guests staying the day before (please ask in advance as fees apply. See 'Guest Access' for more details). Otherwise you can drop your luggage off and check in after 2pm. We cannot offer late check-in after 10pm**

Guest access
Guests are given house keys on arrival; the Airbnb bedroom has a lock. You're welcome to use the separate dining room to relax in as there's a large table with dining chairs and two fireside armchairs with reading lamps, board games, etc. Kitchen access is limited due to size and storage capacity: guests are welcome to make tea/coffee anytime, fill up on drinking water and prepare a light breakfast in the mornings from items we supply, but the kitchen is not available for general cooking in the evening time (sorry).

Check-in is from 2pm. We need enough time to clean and prepare the space for new guests arriving. If you are arriving on an early flight, please arrange in advance for an early check-in, and, if it's possible, we will try to accommodate you @ €5 per hour if no other guests are staying. Otherwise you can drop off your luggage and check in after 2pm.

Check-out is 11am. If you desire a later check out to accommodate an evening flight, etc., a standard fee of €50 will apply to retain the room up to 6pm (again, only if we have no guests due in that day, so please arrange this with us in advance!). Otherwise you can check out and collect your luggage later at no additional cost.

During your stay
You will be the only guests staying, along with us (we live in the house). We keep to ourselves as we mostly work from home, but also have work commitments outside the home. It helps to plan what you want to do in Dublin before you arrive, though we will always answer messages quickly on the app. We look forward to welcoming you to Dublin!

IMPORTANT INFORMATION, PLEASE READ TO AVOID CONFUSION AFTER ARRIVAL:

Dublin Bus DOES NOT ACCEPT € notes or credit/debit cards. You will need to purchase a visitor's LEAP/travel card [available at the Airport or in Dublin City Centre only]. It provides unlimited travel for your selected time period on Dublin City Bus services (operated by Dublin Bus and Go-Ahead Ireland), Luas tram, DART train and Commuter Rail. It's available in 1-day, 2-day or 3-day formats. You can buy them at these locations:

There's a bar one street from the house and serves decent food, including a daily carvery from 12pm - 3pm and a La Carte from 4-9pm. The Tram Café in Albert College Park is located in period stables and serves nice cakes, sandwiches, and ice creams (and on Friday evenings, there's homemade pizza and live jazz). Insomnia Coffee, Le Petite Café & Andersons Bistro also nearby. The Botanic is home to Kennedy's Wholefood, open 9-4 Mon-Fri, 10am-4.30pm, Sat/Sun. Great brunches, small plates, sandwiches, cakes, organic teas & coffee. Glasnevin Cemetery, and the historic Gravediggers pub are next to the gardens, with its delectable Irish tapas menu (Tue-Sat 12-8pm): my No. 1 recommendation!) are a few minutes away by car or bus. Phibsborough is also buzzing with pubs, eateries, and the newly-opened gig venue *The Racket* at The George Bernard Shaw. Also worth a visit: The Phoenix Park, as well as being home to Dublin Zoo, it's fab for a long stroll or a drive-thru to see the resident deer 🦌
