Comes complete with full kitchen facilities (fridge, stove, oven, microwave, and even spices), bathroom with bathtub and shower, air conditioning/heat, satellite tv, WiFi,sometimes, and electric fire place. Our smallest and coziest tiny home (it is super tiny!). This bright and airy, super tiny one room studio tiny home with a kitchenette (mini fridge & microwave) is located right off of highway 83, about 3.4 miles from Garner and 3.3 miles from the Frio river. A no frills spot perfect for two people to relax after exploring the area. This is our only tinyhome that does not have a full kitchen, it does have an outdoor bbq pit. $60 pet fee per dog with breed restrictions. No dogs over 50lbs

My place is close to family-friendly activities, Garner state park (3 miles), Lost Maples state park, Frio river crossings, Leakey, Concan, Utopia, Kerrville, Uvalde, three sisters bike roads. My place is good for couples, solo adventurers, families (with kids), and furry friends (pets), Pets are an additional $15 per pet, per night. Pets Fees billed after you book, b/c there is no option on Airbnb. The Cozy is located towards the front of our 17 acres about 75 ft from Hwy 83.

Open, spacious and private

There are 2 living spaces and 2 bedrooms with en suite bathrooms. The third bedroom has separate outside entrance and another entrance into the main house. There is also a sofa bed. There is a nice covered patio with a grill. Very spacious dining room with huge table open to TV room for large gatherings. Kitchen opens up to the living room and living room can open up to the dining/TV room. Every room has ceiling fan and mosts all rooms have TV. Covered parking for one vehicle.

With a variety of destinations that can be reached by walking along the shaded sidewalk such as; bars, banks, parks, oxxos and other places of interest. Just 5 minutes by car from the main roads of the city, International Bridge #1 (Eagle Pass), Macro Plaza and various restaurants. Surely you won't need to order a taxi to get around!
